Deals In Flow / Guy Hakim – Paid for Off-Market Leads, Received Wrong Numbers, Non-Owners, MLS Listings, and Prank Responses
I am filing this complaint to document my experience with Deals In Flow, associated with Guy Hakim.
Based on my direct experience, I believe the service was misrepresented and the leads sold to me were not vetted, not verified, and not usable for a real estate investor.
Guy Hakim also operates under the brand Guy Buys Houses:

What I Was Sold vs. What I Received
I paid for what was advertised as off-market motivated seller leads.
Out of 27 total leads, only one could even remotely be considered a potential seller — and that person repeatedly rescheduled and never proceeded.
The remaining leads fell into the following categories:
Wrong phone numbers
People who explicitly stated they were not the property owner
Properties already listed on the MLS
Vacant land (I only buy houses)
Leads...pam
Examples From the Lead List (Verbatim Outcomes)
Multiple “leads” were already listed with agents on the MLS
Several contacts confirmed they were not the owner and not on title
One person demanded payment via Apple Pay before talking
Several respondents were openly hostile and angry about being contacted
Some leads had no address, no email, and no usable identifying info
At least two people admitted the responses were jokes or pranks
This is not what most investors would consider a legitimate off-market lead service.
Conclusion
Based on my experience:
Ownership was not verified
Seller motivation was not screened
Pricing was not realistic
Lead quality was extremely poor
The service was not as advertised
Whether this is due to incompetence, overselling, or lack of quality control, the result for the customer is the same: lost money, lost time, and unusable leads.
I am posting this so other investors can make an informed decision before doing business with Deals In Flow or Guy Hakim.

Claimed loss: $1700 in money, and immeasurable value in time.
Desired outcome: Refund and an apology.

I had a honest one on one conversation with Guy, and he was very understanding. I feel that while some of my frustrations were legitimate, I over reacted and took the complaints too far. I also feel he is improving the company daily, and looking to help his clients and customers succeed. I appreciated his willingness to call me and work things out directly. :)
