SJR Group / Fraud & cheating!

SJR Group is the #1 fraudulent builder / developer in Bangalore. They lure customers with the promise of below market rates. All of their current projects are delayed by at least a year. They have refused to pay delay charges. Some of their projects are yet to START even after 1.5 years of launch, and taking customer's money.

Flats / Apartments by SJR have only 50% carpet area, i.e. a 2000 sqft 3BHK flat / apartment (SBUA) will have only 1000 sqft of carpet area. They are known to go to the customer just before the project completion and claim that the area of the flat / apartment has increased, and demand payment for the same.

Since most projects are delayed by 1-2 years, customers pay up fearing even more delay if they go to court. They promise a lot of amenities, but fail to deliver on most of their promises. The specification of the flat / apartment shown at the time of purchase varies wildly from the actual result. (Smaller area, less amenities, low quality work).

Stay away from these builders - they are out to fleece the unsuspecting public. Some of their current projects - SJR Equinox, SJR Fortius, SJR Verity, SJR Brooklyn, SJR Park Vista, SJR Spencer, SJR Redwoods, SJR Eastwood, SJR Eternity!

    SJR groups has been blacklisted by many customer groups due to their negligent attitude towards customers. Once thee majority of the money has been paid, SJR starts acting up and delaying the project. Their Managing Director said this to a group of customers who went to meet him regarding project delay - " You should be thankful that SJR is still working on your building - we could have walked away and left the project half completed ! "

    This pretty much sums up their attitude towards customers!

    We have noticed that there are many posts on your websites that baseless and posted only in the intention of defaming our company name.

    These comments have been posted by a person deliberately on many websites in order to defame the company.The person has used certain keywords in his posts and posted the same comment on many websites in order for the complaint to show up on various search engines.This person has also posted comments against SJR Group by using an id called SJR Group(this makes it very clear that the intention is not to complain but clearly to defame the company name.

    We will be pressing charges against the person with the cyber crime cell shortly.We request you to co operate with us by removing such non-genuine/unverified complaints and also helping us to track this person spreading false rumours about our company on the internet.

    SJR Construction is too bad...they charge for amenities & rate/sqft on par with reputed builders but the final product is worse than small time builders.

    Sjr executives are use less they donot know how to co operate with the customer's when they came to visit the site they normally dont care how to attend a customer, last week when i visit the site i felt really ashame to myself because no one bother to attend me infact they where laughing and playing around and infact i myself forwarded to them and ask them to give some details but they send there office boy to show the model flat which shows the standard of the builder, when the office boy shows the flat then what is the use of those people in the company i was really affected by the behaviour i really came to buy a flat where my friend from Infosys has already bought so he reffered to me to buy a property with SJR, it really shows the standard of SJR and there management.

    Need to be careful what SJR folks writes in sale agreement.

    With Park Vista project, they are not allowing the residents to use a large part of the common area inside the complex. They want to sell it off for more profits.

    Then they also tried to impose a hefty sum from residents for using the Gymansium, which was later stopped after residents protested vehemently

    Just imagine. More than 3 years have passed, they have not yet done the katha transfer for residents. And they had collected a hefty sum towards katha transfer at the time for final settlement. They are just using that money and also the interest therein for their own profits.

    Recently i rented an appartment 3 BHK in SJR parkvista after looking at aminities, parks, security and space around the complex. But within first two months, i realized my mistake in selecting the place and I moved out within 5 months. I wasted money on putting up lot of things in new appartment. Basically the quality of water supply through tanker suppliers is horrible. I could not belive that they are pumping the water from borewells just 50-100 meters away from belandur lake which is in fact a drainage water lake and not natural rain water. I feel the association is not doing good job. Association secretary, a lady leaving in ground floor of palm block seems to be working full time on maintainence related activities without any outcome. I can not believe that such a large complex does not have active borewell for it's own water requirement and full water supply is coming from conteminated borewells near a drainage water lake. I was so frustrated, with the place, i moved out without even waiting any more. I was looking for good appartments to buy, but stopped thinking for a while looking at my experience. I can not really trust any place and i am not sure how to ensure good quality of place when i want to buy for my self.

    I had a dreadful experience with buying a 4BHK penthouse at SJR Park Vista. First off the market rates quoted were way above the ruling rate in that area. The advertised rate was at least 15% below the their quoted rate upon the face to face talk. I guess that should be expected since they wanted to lure us into visiting the place in the first place.

    During the final stages, they told us that we are selling the pent house as two separate units. They've managed some clever (fraudulent) tricks of not constructing a staircase between the lower and upper floors, and providing an external passage way to the upper floor area, so that it can be "passed off" as two separate units. This apparently also helps them (not you) save on tax since each floor area is less than 1100 sft and is not subject to certain taxations from the government.

    Anyway, even with these workarounds, we considered going ahead. We approached a bunch of banks and found that the upper floor isn't even sanctioned; 3 banks flat out refused to give a loan. Upon confronting the builder with this information, his reply was something to the effect of "(a) People have bought pent-houses with us in this complex. (b) You can give us an all cash payment for the upper floor. Why take a loan there (c) Many penthouses in Bangalore are like this (d) Akrama Sakrama may regularize this. (e) The penthouse violates the built up area sanctioned and the floors sanctioned, but the total height of the building is the same as in our original plan." Ridiculous !!

    In any case, Akrama Sakrama hasn't been passed by the parliament. Its been debated now for many years. It so happens that the opposition and the governor have always opposed it since (a) the governor believes it regularizes illegal constructions. (b) The opposition never lets it pass during their because they realize that there is a lot of money to be obtained from bribery, which will go to the ruling party and not to them. Even if it does pass through, we do know that it carries with it a penalty (in this case ~10-12 laks) which falls entirely on the owner (not SJR).

    The bank and its lawyers rejected it outright stating that its illegal (a) Exceeded the builtup area with the construction of the pent house. (b) Not obtained sanction for that floor.

    In any case, this kind of illegality is simply a liability to the owner and brokers have told me that (a) You will find it extremely hard to sell it if you move, since it will deter 80% of buyers away (b) You will have to pay bribes if the BBMP guy comes knocking on your door and they will, cause everyone (just like SJR in this case) is out to make money

    Also, you will never get a khatha (A type) for the penthouse, inspite of the association secy insisting you will get one. Its just a tactic, like Purva Riviera.

    Other points to note are : Every time we went, the lifts were non-funcitonal. Maybe this is just a co-incidence, but I'm a skeptic. The water quality is horrendous (and probably unsafe). The borewell where they pump water from as mentioned above is pretty much within a drainage zone and no "water treatment" is going to make up for that. Get the water quality tested at a lab. There are several hidden charges not mentioned on the sheet (maintenance at a ridiculous Rs2.5/sft, Gym fees..).

    At one point, I was told that I had a higher bar, having lived for years abroad.

    Seriously !!

    Every builder will come across hardships and every customer wants heaven for the moneies they pay. If you look at past record of 10 years ago, you will find big names in the lime light, who were in the media for Shabby constructions, illegal encroachments, improper plans, substandard materils used, etc.., Hence i appeal to everyone to take a commitment from the builder and then go ahead with the deal.

    SJR really does not bother about quality. The project - SJR Brooklyn is riddled with leakages, bad quality construction, lack of finishing touches, etc. They really need to pull up their socks, if they need any word of mouth publicity from thier existing customers.

    @SJR: Please stop threatening people on forums as well. If only you could have put 10% of this negative energy and attention serving customers, you would have been way ahead.

    Your cedentials are for all to see at your various projects - including where I stay - Park Vista.

    What sjr was earlier is not the same as it has changed itself for good and you can really trust sjr and the services given i recently purchased a flat at sjr unity and am happy to say that the services are good and staff are polite if interested in sjr unity i personally suggest you to get in touch with the staff on this number - 98807 99904

    One of my friend has taken apartment with SJR they have increased his Super Built up area by 12% . He was made to pay for the charges which were not mentioned earlier, Carpet area promised was 84 % but he got much much less than that .. And to add to this they do not listen to customer ..even if you go as a group/ association they will not liten to you ... Worst of all even after taking money for water connection SJR do not care to provide BWSSB water connecton also .. My friend and his association is fighting a consumer case against the SJR .. SJR is known for luring customers by offering prices below market rate and than increase area / other charges etc to make up for the difference ..One can book a flat with SJR on his own risk .. this is not a good builder to risk your lifetime of savings . If you are really serious about buying a flat with SJR take 2-3 hours on weekend and visist and talk to any of the current owners in SJR apartments like Park Vista, Spencer, Brooklyn, RedWood etc etc ...
