Beach Boys Realty-Andy Gonsalves review: Lease to Own/ Owner Finance

Andy Gonsalves advertised FSBO/Owner Finance properties for sale in Panama City News Herald. Turns out he's a "slum lord". I am a senior citizen who fell for his line, knowing that as a professional Real Estate Broker he is aware of all Real Estate laws in Florida. The property in question had 5 cottages? on it. I chose the really disgusting and still occupied 2 bedroom on the corner lot. Like a dumb ###, I gave him my downpayment of $5000 CASH PRIOR TO HIM PROVIDING PAPERWORK REGARDING MY PURCHASE and OWNER FINANCING AGREEMENT, as he insisted he needed the money Now! After extensive clean-up of filth and MOLD, and remodeling, including the purchase of new plumbing fixtures, flooring, paint, etc. my work took over 6 weeks just to be able to stay in the place. Meanwhile I proceeded to pay my "mortgage/owner finance" payments timely each month, IN CASH (I KNOW NOW-REALLY STUPID!) (I DID MANAGE TO GET SOME RECEIPTS!) and still no paperwork-just excuses and 'I need the payments $575/month and balance due on down payment; another $5000, IN CASH' as Mr. Andy Gonsalves insisted. Found out too late-I have been 'legally' defrauded of over $10, 000 in cash and improvements to the property in question. Did not know what to do. I had already given him my life savings for my dream of owning my own home. I stayed in this property for over 1 year, hoping Mr. Andy Gonsalves, a reputable FL licensed Real Estate Broker, would keep his word regarding our (VERBAL-YEAH, SORRY TO SAY) owner financing agreement. No such luck. Without even notifying me, giving me any kind of notice, on December 31, 2011, he proceeded to 'sell' the entire parcel, my property included, to his "Business Partner" Clay Burdeshaw and I was immediately (and it appears-legally) EVICTED FROM MY HOME. OUT OVER $10K (mostly in CASH) AND OUT ON THE STREET AT AGE 65, COMPLETELY BROKE and BROKEN.
I did contact local authorities, the FL Real Estate Licensing Board and FL State Attorney General's Office to no avail. Since Mr. Andy Gonsalves, proud and ethical, reputable owner of 'Beach Boys Realty' in Panama City Beach, had conveniently failed to provide the proper and necessary paperwork to verify and validate my purchase of this property, (SLICK-HUH?) I SIMPLY HAVE NO RIGHTS OR RECOURSE IN THIS MATTER! BEWARE OF THIS PERSON WHO HAS ZERO INTEGRITY OR BUSINESS ETHICS! I have some cash receipts (1 for $5000, some for $575/month and 1 for $1300) but nobody wanted to listen to my complaint. I also have video/audio recordings of our meetings and inspection of the property in question. As a senior I was told I qualify for Legal Aid assistance but upon seeking their help, I was informed that 'due to budget constraints' they are unable to assist me with this complicated case for 'lack of resources'. So much for the best use of our tax $$$.
I ended up having to dispose of most of my personal property and, 'lucky for me' stay with a friend. WHAT CAN I DO REGARDING THIS SITUATION?! The attached photo of 'terms' sent to my email from Andy Gonsalves is dated 10/24/10! The email message reads: finance numbers on cottages: "Good evening here are estimated numbers on some of the cottages financing options. Thanks for being so patient about seeing the 2 bedroom cottage. Talk to you tomorrow Andy" sent from:
