Cal-Am Properties no billing for the 3rd time, a tree that is going to fall, unknown computer security.

cal-am, 1# This is the third time we haven't received a bill before the first of the month. We don't want to use your rent-cafe because we do not know your security parameters and will not risk a security breach. On one occasion we overpaid more than $100. at the direction of the local management. And you did credit the mistake, but this is not a way to run a business. I am also contacting Yes Entergy to ask that they rectify the situation.

2# There is a large pine tree in the back yard that is leaning bad enough to fall on a structure in the surrounding area. As a State, Federal, local conservationist, I can say the roots on pine trees are shallow and prolonged heavy winds might be the cause of great damage. On May 25th, 22, the local management was notified of the concern as did the other neighbors. Should this tree cause damage cal-am will be held responsible according to our attorney.

Desired outcome: Pease resolve the billing lapses. Please remove the tree.

I asked for a little time extrinsic my high utility bills this month. They said, you can pay in an extension but will have $25 added. I am not on my own meter but hooked to a public meter. They gave me a person, Rowena to call, I called her, never returning my call. I called to ask for Rowena’s supervisor and I was told only Rowena knows the name of her supervisor but Rowena (what a joke). I asked for the owner’s address, no one seems to know who owns the property. I phoned the gas company who are happy to allow time for a high utility bill if I had an account with them, however the account I have is owned by the Cal Am. I also, told the new manager and Robin I am more than happy to pay the land I rent amount on time, but please give me a little time on the high utility bills. I am still waiting! This is just bill s!.

Cal-Am Properties Rent and storage

They want us to pay online but when I went to do it the portal said I was late and wanted $15.00. I paid on the second, your suppose to have a grace period until the 5th. before you get charged a late fee. Also we've been paying $35.00 in storage and the portal says $50.00. I live in Rolling Hills Mobile Home Estates in Maplewood,MN. We've lived here 12 years and used to love it. Now we can't get ahold of anyone. No one is ever in the office and you can't leave a phone message because the phone mailbox is always full. I'm considering reaching out to the Better Business Bureau and the Attorney General to find out what our rights are. This is no way to run a property.

Desired outcome: I would like someone to contact me and remove the false charges!!

Cal-Am Properties Maintenance

I opened a maintenance request 4 weeks ago to fix my fridge. My ice and water dispenser isn't working. Here in az you don't drink tap water as it's hard water and leaves residue behind. So after the 1st week maintenance came in and after several hours wasn't able to fix it. They never contacted me for further repairs just silence. 2nd week opened another maintenance request and nothing. Went into the office and left messages and still nothing. Finally sent by certified mail demand to fix it. I think 4 weeks of no communication is absolutely ridiculous. And the fact I've now had to buy water and ice this whole time.

Desired outcome: Want my fridge fixed in a timely fashion.

Cal-Am Properties Cal Am Val Vista in Mesa AZ

To whom it may concern “CAL-AM Corporate” 06/20/2022

My name is Sharon Larson, I don’t really know who to contact at this point as, I am A victim of Discrimination.

I lived with my fiancée Ken in Monroe WA for years till he sold his house as I have many disabilities, one being seasonal depression and we all know Seattle is not the place to be with that condition. As well as Ken’s health was deteriorating rapidly in that climate, so we heard that Banner heart hospital In Mesa Arizona was #1 in the nation he has congestive heart failure, A Fib, COPD, chronic pneumonia.

We moved to Mesa AZ and came to A mobile home park in his motorhome and had been in park 2 months when we finally found a mobile home we wanted to buy and, Ken my fiancée talked the owner into to dropping the price substantially and he put down over $1,500.00 plus gave realtor money to go ahead and do his background check. I wasn’t present at this time as I had to fly to Seattle for two days, the realtor asked Ken if there was anybody who would be visiting or residing with him and, Ken said, yes, we had both come and talked to the desk lady who showed us a few places in this mobile home park however, she’s out of town. He was handed two background checks, one for him and one for me, Ken sat right down in office and filled out money order and both our background checks and was told everything looks good. Ken did tell him as I told Leanna when we went to look at place that, I am very A.D.H.D and go 100 miles an hour at times and make instant decisions as the 1st lady asked why I’d want the smaller place instead of the bigger one for same price? Ken told her I had a lot of mental disabilities even reading and writing, spelling and had a head injury in 2005.

When I returned from Seattle we went back to office and Rick the main guy in the office shook our hands and said he had heard about us from Leanna the lady that gave us the tour of available park models for sale, but she was going on vacation the next day and that Rick would there to help us through the process.

He offered us an alcohol drink and we both excepted. When drinks where gone he gave me 2 pieces of paper and said, initial here and here and sign here, I looked at Ken and said what’s this? He said just go ahead as that gives them a right to go back 7 years to make sure you’re not a hardened criminal and laughed. I did do what he asked and told him how happy I was to be here and now move in with Ken to our new place.

A few days later Ken got the mail and there was a letter from corporate saying we failed and can not buy house, I started balling, it said because he had omitted something on the background checks I knew right away it was because my inability to read and write and make good choices. Ken went and spoke to Rick who sent in the background checks asked why said I don’t know they just failed and you should receive a letter from corporate explaining why, a few days later the letter came it said the company that ran the check approved us that the denial was a corporate decision, so Rick said I can’t promise anything but write a letter, The following morning I called the agency that does the background, and they didn’t understand why we were denied and where quite shocked as Ken had one midsemester and I was only living with him and only he was buying it. After a lot of research we discovered, corporate said it was me who caused this and it was because they went back over 30 years ago on my background and 25 years ago I had car accident due to seizers and got the smallest felony for it, but I don’t remember the accident as I had a bad head injury and broken hips and back and surgeries and was in coma, as a result of that, No jail time and I had to pay a fine of $25.00 a month, also I have some thefts in my past. I was in a very violent marriage 25 years ago; I was severely beaten which my husband did 19 yrs. in prison for attempted murder on me and my unborn child, I had babies and did get caught stealing some food as he left me nothing! Outside of that, I had a couple traffic tickets. Ken wasn’t aware of my past 100 percent or the dates and when I was told to initial here and here and sign, Rick said nothing about anything. We have been harassed and been given papers denying a lease renewal and to vacate the premises in 72 hours, I talked to Keith the bouncer and said what is this all about anyway, he said Ken I don’t know, he let Ken pay till the end of the month, I said thanks it’s not easy finding a spot for a 40’ motorhome, grateful he shook Keiths hand said I know it’s not your fault it’s some kind of mistake I’ll get it straightened out. Only to my surprise I was told I couldn’t buy lease or rent any properties owned by CAL-AM. Now how embarrassing is that from working mid management for the last 11 years for a worldwide construction equipment manufacture, selling my $500,000 home only to be denied residency at a trailer park!

Ok enough she’s upset enough as it is so here’s my two cent’s worth, Given the fact that we not even given a chance to explain anything prior to passing judgement on us, they called Sharon a liar and a thief, without hearing the facts that statement in itself speaks volumes about the people they hire to interact with the people who’s home are at the mercy of these thugs that threaten tenant’s with eviction if they don’t comply with and abide by their wishes, even if they own the mobile home they live in if they get evicted they lose their mobile home. Imagine that, spend your life saving investing in a resort right, sounds like they call all the shots and use threats, corrosion and intimidation to rule with an iron clad fist, so thank you for denying my residency you’ve done us a favor unmeasurable. But you insulted my handicapped girlfriend and called her a thief that is inexcusable no matter what. You have no right voicing your opinion especially in a position where you are the voice of the corporation, read the federal NDA, ADA laws passed by good people of our country, so they don’t have to succumb to being strong armed by thug corporations bullying people. Shame on you and you fly the American flag here. I didn’t put life on the line in the war to be treated with such disrespect, yes sir I am a disabled veteran as well, but that’s not your business either.

So as this letter is going viral to warn others to be ware of wolves in sheep’s clothing, and you picked the 2 most vulnerable victims our handicapped and our senior citizens to bully. I did read the Arizona states governing bodies statues on mobile home parks, and their landlord tenant act, sounds like a wild west novel in the wild west. I see no point in furthering this conversation at this point, your acts and choice of words are inexcusable by the lowest of standards today of professionalism. Sharon was told by corporate that they would speak to your attorneys and get back to her, “I was there, and phone was on speaker” NEVER DID GET BACK TO HER, SHE HAS CALLED TO FIND OUT WHAT ATTORNEYS SAID? NOBODY HEARD OF THIS? YA RIGHT! “IT WAS ONLY ANOTHER SCARE TACTIC”

Sharon already has been diagnosed with PTSD and Panic attacks, I will send you her new medical bills and thank you CAL-AM

Corporate finally called, the same guy who said he would speak to his attorneys and get back to me no latter then last Friday and it would be an” email?” He just called and never mentioned his attorneys and only dammed me more, “the same one who called me A thief and a liar”. He stated that, If I would have told him what my disability was then he would have helped? This guy who I have never met, only briefly spoke on phone till he insulted me, He stated he has mailed something? He started putting me down and talking over me, I will not speak to him again, I will have someone else handling this terrible discrimination and harassment from Cal-Am Properties

I would like to add on to my past letter as CalAM is now retaliating!

I have been having A friend of mine who rents from Ca-Am and I knew her 2 years before I ever moved to Arizona, she takes care of two of my little pups when I am out of town and my husband also has been helping with some things with her rental. Rules are rules and if you're visiting someone in the park, the person can use amenities. there is a known busy body who lives in the park who I have witnessed several times so drunk and high on weed that, she would be in the same pool as me while I resided there, she would be talking about sex toys that she and her friend who also lives there use and she asks people if they are into adult toys, I have also seen her smoking pot and also talking about a lot of people in the park however, I was new there and just listened and did not react, I did have to drive her to her mobile on her golf cart as she was so drunk and messed up she couldn't drive it herself. Never did my husband or I have one bit of trouble with one person there, we enjoyed it till we found out truly what Cal-Am stands for... My husband was over fixing my friend mobile and this same girl came up to my friend Infront of my husband saying, I don't want you to get kicked out of here but, if you have Sharlon and Ken over, I fear you will be kicked out and the owner will be also because, I heard Sharon and Ken are bringing you drugs, and their background is terrible! She said, new rules are, you can only have visitors 3 times a week and, they are here more than that, she said many other things that slandered us. I was at the pool approx. 4 weeks ago and there were about 6 people there and they were talking about "the swingers club they have in park and one of the gate guards was head of it, I had no idea what a swingers club was so, I looked on my phone and found out and was appalled. I was in touch with a guy friend Dan at the time and he said the gate guy wanted me to join and I said no way, and he said, he was caught above office getting sexual favors from someone (the gate guy} and he said, he still wants me to be part of it. Thats when I stayed away in fear something may happen and I didn't go to that pool again, they have 3 pools so if i would want a dip, I would go to the other. I noticed the girl who likes to run her mouth saw me in the pool and was having people keep track of me, " she's very jealous of me, she's in her late 60 and fat and I am in 50s and blond and 120 lbs, this is what I have heard... LOW AND BEHOLD yesterday, Sep 2nd the big mouth troublemaker and I where the only ones in pool, she arrived before me, I said hello and she commented saying, OH MY GOD THE RUMERS HAVE BEEN FLYING ABOUT YOU AND KEN! I said, I don't need to hear gossip. she started saying all the rules have changed and she heard we are not allowed there for any reason? I continued to flout, and she said, I have to go in bathroom and take a [censored], {very lady like} she picked up her phone and went in bathroom and came back and was being overly nice, guess who came and told me I had to leave? You guessed it, the gate guard who was not on duty and said he got a call from "SOMEONE" he said if I ever come back on property, they will criminally trespass me! for what? I have done nothing but good things in that park, I have letters from people about how helpful my husband and I where and still are. I have A letter from another resident saying, they wished Cal Am had more people like us in park as we were always helping each other. A friend of mine in park keeps telling me, please move back closer, I formed many great friendships in the two months we were there before we were purchasing a mobile and they knew I had identity theft and couldn't READ or write and discriminated and didn't allow us to live there due to handy caped, the management called me names to my face and now look, I didn't join the swingers club there so now I could be CRIMINALY TRESPASSED! I will do the right thing and just be in touch with the right people. Kinda funny how the guy wasn't even working and He's a friend of big mouths and when I left, I came back in to deliver a friend dinner and the nice guard at gate just waved me in and when I left smiled and waved as usual! Just thought I would update on how they do retaliate

Dealing with the same issues. They gave me a full panic attack yesterday by towing our car with absolutely no notice. Fight them, sue them.

Cal-Am Properties Refusal by the fountanview estates Tampa Florida management to accept and return my phone calls regarding their tree removal program.

Ongoing situation since April 2022 up until now June 15 2022. Cal-Am had an ongoing tree removal project started February 2022 that seems to have been completed. My street was the final one in the project, and included 7 trees which were all tagged for removal. Besides mine only 2 other trees were removed. And per Orlando the Tree Removal Company deemed all these trees necessary to be removed. In addition the Tree Removal Company left the stump grinding material covering up 1/2 my yard.

Desired outcome: Receive an appropriate response to these issues.

Cal-Am Properties Rent increase

We got a notice for another rental increase at 601. N. Kirby, space 487 in Hemet CA, Last year we also got one for $48, now this year $68, starting in August of this year, well this is ridiculous, Your actually going to lose a resident pretty soon, if this rent increase keeps going up, I live on a fix income and when I bought my mobile home four years ago my space rent was $747 monthly plus utilities after the year I got notice of rent increase for $25 and another last year for $48 now another rent increase notice starting in August for $68 dollars, this is ridiculous. I feel that you as a owner is taking advantage of us seniors and probably just waiting for us to die because of our age. that what I think I'm my mind. I probably will be out in the streets one of these days just living here in your mobile home park. Plus do you know of all the homeless people living here, the drug addicts and drug dealers, living here also.

I don't know but I think you and your partner actually don't care about us residents living here because you people are making a very good income off of us seniors. I can imagine where you live and the house and cars you have, so I'm asking what I'm I to do when my SSI will not provide my space rent. There's a lot of us who someday will have to sell and buy somewhere else. So please be aware of the going on here at the park and be more understanding of our space rent and our rent increase.

Cal-Am Properties Pet leashes are to be 6 ft. And no extendable/retractable leashes as in the cal-am rules.

A lady with a little white dog on a Retractable Leash, while she was riding her bicycle, the dog had at least 15 feet of free reign and was running all over .. not beside the bike with a pet bar attached to the bicycle. She rode her bicycle up and down streets of Val Vista Village, the dog wandered and ran with too much extension on the Retractable Leash.

My Doberman Puppy escaped from my truck and ran up to the little white dog to "of course sniff it's butt", like all dogs do. The little white dog snarled and growled at my dog and at me also when I got my Puppy. The lady had NOT put the extendable leash on lock or to stop the leash from having 25 feet of leash out by then.

The lady stayed on bicycle, did nothing, I grabbed my Puppy and became tangled in the extendable/ UN-RETRACTABLE Leash. In an instant ... just 1 strand of cording from this extendable/un-retractable leash, became wrapped around my leg at the knee and within less than 1 minute, I was wounded, bleeding. After going for Medical attention, I was left with a 5"- 3rd degree burn, that will be visible FOREVER.

I notified the Manager, she was excellent, told everyone at coffee , that these leashes are not allowed-stated that in the rules of the park.

It has been 6 weeks, the burn has not finished healing, requires medication placed on it 5-6 times a day. And I saw the Man, same dog, running with 15ft, same extendable/retractable leash. Obviously oblivious to rules of the park, my permanent 3rd degree Burn I will wear forever.

Desired outcome: person daily(check at/around all Dog Parks), REMOVE Extendable/Retractable Leashes from owners. A-2nd violation $50 FINE. A-3rd violation $150 FINE. Fines used to buy new equipment for the Dog Parks

Cal-Am Properties Park maintenance and lot rent

Mountain Villa, Enumclaw, WA

The Park has not had a Maintenance person for a long time, thus several areas of the park are starting to look like a run down and quite frankly a ghetto. I pay almost $1, 000 a month in lot rent for what?

The dog receptacle containers (poop bins) are overflowing to the point that there are piles of bags of poop on the ground around the bind.

The street lights in front of each home do not work, making the entire park dark and not safe for residents.

Yard Waste hasn't been picked up in at least a month.

No one is in the office to take complaint calls or any other call for over a month.

This is a senior living community and rent has gone up every year I have lived here (5 years) what am I paying for? When I moved in, lot rent was $650.00 a month, it is now almost $1, 000 a month. I have spoken to other neighbors whose rent did NOT go up last year because of the pandemic, yet mine has consistently gone up every year.

Any green space in the park is being replaced by homes, there is no where to walk your dog anymore. Neighbors are allowing their dogs to poop in the road and not picking it up, while other neighbors are allowing their dogs to poop in neighbors yards without picking it up.

The park manager Theresa was excellant at keeping everything up to code but she has been gone for a month and everything is falling apart. Bring Theresa back!

WA State law (RCW 59.20) states that you now have 30 days to comply with all of the above that I have stated or my lot rent is free until you have corrected the problems. Also, you can not retaliate against me for bringing these issues to your attention. You may want to familarize yourself with WA State Manufactured home laws in order to be compliant with the law.

Cal-Am Properties Services gone down

I am extremely disheartened at all of the changes to our wonderful resort. It used to be that we had a wonderful Christmas ON Christmas. This year we had Christmas Eve on December 12 th and Christmas dinner is occurring today for only $17.00 (sarcasm*) 12 years ago we felt loved as residents of this resort and celebrated.
We used to be able to take our own food and drinks or even a bottle of WATER in and now it feels like it is just a money grab for Cal Am. We as 5* resort residents should not be charged $7.50 for an onze of booze, no reason for a company to make over $400 on a bottle of booze; bars don't even charge that much! I understand that over the years there is inflation, but it used to be $2000 a year rent now $8500 which is $11000 in Canadian, every year we pay more and get less! With constant new rules and regulations it is feeling much more like a compound then resort!
We've worked hard our whole lives to be able to enjoy retirement, this is not enjoyment. Something has got to change.

Cal-Am Properties Overall unfair treatment of homeowners

Constantly harassing owners. They are changing rules without prior notice. So many inspections that are you might as well sell. You cannot make them stop harassing you over unreasonable things that are strictly not in the lease you signed.
If you get a letter they will only give you a week to resolve when the lease says 30 days. They threaten legal action for little things like weeds when what you have is grass growing.

This is a property in salem oregon but it is company wide

Desired outcome: There should be a class action suit against them. Or some government investigation for illegal practices. They need penalties for this constant harassment

Cal-Am Properties Broken drainage system

Due to excess water from poor drainage, a pool of water is ruining our mobile home ie vapor barrier of 3 years falling down, floors buckling, need new subflooring on half or our home due to your land causing our home damage. Manager resigned, Mr Purcell was to be taking over yesterday and has not been returning my calls. A Sump pump system was in the process of getting approved and is now falling through the cracks while the damage continues.

Cal-Am Properties Sunrise Estates, Banning, CA

To whom it may concern:
I am a resident at the Sunrise Estates in Banning. I have been at the park for almost 2 years and the most part it has been pleasant.
My concern is for the lack of professionalism and ethics the manager possesses.
On 9/7, I received a call from the manager, Rick Dewalt-the manager informing me about another resident wanting my last name for an article I wrote for The Grapevine (a newsletter distributed in the park). During the conversation he mentions that he heard a "rumor" about me having a stalker in the park.
Whether or not the meddling is true or not is of no consequence to him or your business, but I wonder who else does he repeat his ignorance too about me.
A few months back I receive an email about my dog. In the communication, I was informed that although "no-one" complained about my dog that I should not allow my animal to eliminate in the park and I should tell other dog walkers the same when I see them with their animals. This is harassment.
Coincidently, I had just voiced a complaint with him about dog feces that was collecting in a an empty space for a few months without anyone picking it up.
His behavior is beyond the pale and he needs education about his role as a manager.
This park is overrun with feral cats. There are fleas and excrement on properties and lots that owners must contend with.
California Code of Regulations, Title 25, Article 2, Section 1114 (a) addresses this issue and I have filed a complaint with the State of California against the property, as I have offered resources to management, in the past, with no avail.
Please look into this matter to help the residents here.

I live in Sun City, Bel Air Estates, Menifee Ca.. We have no manager and no maintenance. THe place looks like weed city. It is affecting peoples allergy's. They torture the managers till they quit. Our last manager was wonderful and they drove her nuts and she quit. The people that run this place do not care about us. I bet they wouldn't want their parents living here.

Christina Kelly had just started on her new job at the palm breezes club around three months after we moved into the park sometime. last April 2020, when she

1) barked at us erroneous information pertaining to parking,

2) She again accused us of playing our music loudly and stating that the neighbours who lived at the back of our property had told her it was us playing the music loudly (which of course we have not), but when asked which of the neighbours pointed us out as the ones who played music loudly late at night she did not state which of them did.

3) In her second notice to us dated January 22/2001 Christina has again sent us a picture of our nextdoor neighbour tree situated at 6192 Seashore drive, and stipulated that we cut the overhanging branches. This tree obviously is not on our property, and therefore does not belong to us and for this reason we are not authorized to cut it. and has not given notice to the rightful owner to cut it.

4) She continues to harass us on a regular basis while encouraging other dwellers of the park to grow their bushes to higher lengths than ours
( which I trim regularly) and to have differently painted mailboxes, some are grey / black, some olive etc.

5) Christina has also allowed others in the park to have their shutters closed, but not ours.

6) she has most recently threatened us with eviction.

7) She is also requesting that we destroy our flower garden ( hibiscus in full bloom)

8) We are now at the point where enough is enough, and have decided to sell our house and move away to avoid further harassment by her.

I know this is older but Ms Kelly substituted for my park manager for a short time. She also harassed me. Now the current manager is doing so. I’m disabled so I won’t, no can’t, simply pack up and move. I’m ready for any battles anyone they might want to begin.

Cal-Am Properties hillside maintenance

Mr. Staal:
I'm not sure who you hired to cut the weeds behind my unit on the hillside at #434.
The weeds were about 5-6 feet high and whoever did the job just left all the weeds all over the hillside AND all over my site. It's a mess. The weeds need to be picked up and put in to the green recycling bins, like they it's always been done in years past. These weeds left on the hillside will eventually blow over on to my site and ruin my gardening projects.
Attention to this matter will be appreciated.

Cal-Am Properties bad management liars and thieves

I lived in Cal-Am's Village of Tampa property. We were excited in the beginning about buying a nice home in a nice community. The surrounding area was questionable. I asked the sales person Maritsa if there were many issues with the community, she informed us that it was quiet, safe, and with the security officers the community was orderly. LIE LIE LIE!

I reported loud music from our neighbors about every day. NOTHING WAS DONE. There were drug deals going on in front of our house, NOTHING WAS DONE. I reported people not cleaning up their dog waist, NOTHING WAS DONE. I reported big parties in the middle of the night. NOTHING WAS DONE. I reported trashy neighbors, AC not fixed in laundry, people parking on my property and driving in my grass, and in the grass and no parking areas, NOTHING WAS DONE!

We were told from the property manager and the sales person Maritsa that there was a 30 day period that if anything in the house need fixed they would fix it. LIE LIE LIE! When we moved in the AC unit was not working. We called the office with the issue along with others. They sent out a AC tech and he informed me that the AC coils were very bad. I informed the manager, he said that was not their problem and I didn't get what he said in writing and that he was not going anything about it. I had to pay $1500.00 to fix the AC coils.

Most of the residents do not care about the community or the rules, the management company does not care about the residents or their own rules.

We were told by the sales person Maritsa that the lot rent does not increase very often and had not for a long time. LIE LIE LIE! The lot rent increases EVERY YEAR! We were their 2 years lot rent started at 515.00 a month when we left 545.00. Think about that 30.00 in two years in ten years that is 150.00!

We put our house up for sale 4 months after we moved in. I hired a realtor that specialized in manufactured homes. She showed our house multiple times but could not get financing from a bank or mortgage because of the community and all the foreclosures. WE WERE STUCK. If you buy a house YOU WILL NOT BE ABLE TO SELL IT! EVER. We ended up walking away!

This company Cal-Am is one of the worst management companies I have ever had to work with. They are all liars and thieves, the manager, the sales team, the owner all of them horrible awful people.

having lived here since november 2009 i can attest to the fact that the rent increases every year. the lease paperwork says they can increase every other year for cost of living (basically) and in the inbetween years for improvements. so you can be assured that they find a reason for "improvements" on those other years. They recently updated their rules, which we were supposed to be able to vote on. the notice we received said they were already approved.
definitely been the recipient of unfair rule enforcement. having been made to "correct" things that other people were and still are doing.
Never intended to be here this long. but the cost of moving a home and finding someplace in hillsborough county to move one is near impossible.
would not recommend anyone to move in here nor believe anything you're told. always get stuff in writing.

I was really excited about buying my first home. But I had to learn the hard way to never believe what they tell you. I was going to have a home inspection done on the home I was purchasing and then the person that sold me the manufacturer home said they had an inspection already done, so me being the person that I am I trusted what they had told me and didn’t have have it inspected. Boy was that a mistake. The roof is leaking and ready to fall in and the skirting is not is what it should be. Plus I found out that they had over charged me for the home to begin with. I tried to get in touch with the person who sold it to me from Cal Am but all I got was ignored. So now I’m stuck with a home that’s falling apart and paying way more than what it is worth. If you buy a home from this company make sure it is a new one and definitely get your own inspection done on it before you buy. Please don’t believe a word this company tells you especially if you are a first time buyer like I was.

Cal-Am Properties Illegal tactics from employees

I am writing and posting this publicly in hopes of gathering any and all other people who have encountered any problems arising from their relationship or, because they reside in any property owned by Cal-Am Properties. These properties are geared toward 55 and older and are in several states across the USA. What they all have in common is the fact that they use tactics in controlling their residents with threats of eviction, which many who live in these “mobile home parks” cannot afford to fight, as several are lower income. Based on what I have found, they allegedly lie, cheat, steal and retaliate by doing things such as spray painting homes of those who will not “toe the line” and “slashing car tires” or stealing furniture from homes left for sale as tenants have moved on to other places of residence.

I have read all the hundreds of complaints on the internet and the law suits which have been filed over the years. I have also been a landlord, and in business long enough to know that in most instances of talking to residents, the tenants have been scared into not doing anything to protect themselve’s if they want to continue to live within these parks. Therefore they fear telling their stores to others who are going through what seems to be the “standard operating procedures” of how the Cal-Am Properties are run.

If you have any experience, or any stories you would like to share, or would like to join in a class action lawsuit against this company who has hurt so many of our elder citizens please contact me and let’s see what we can do to protect people who need support and help to live their lives in peace and comfort and avoid this kind of treatment.

Hello cal am had charged us alot of money last year they had us NOT TAKE OUR RENT S TO OUR OFFICE. we have to mail them to first a p I box in mesa az and changed it to Austin Texas in-between time they started an eviction on us and sent our money back well one of them so we decided to just Waite untill we go to court to pay them infull. Then the $9000. We paid at court we paid them then two days later they said we still owed three thousand dollars more on top of the months rent we paid it and have been told at the time of court we didn't have to pay their lawers fees they already did and for along time they were adding $5000. To our rent bill so I called to find out why they said it was the lawers fees and court cost ,as I told the company I'm paying my rent and bills to you nothing more .and it seemed to be resolved however in Dec our rent we owed was 0$000 and January we get a bill with a prices amount owed on it and I asked ?this they said that's for court cost!? YES I WANT IN ON THE LAW SUITE !SUSAN ACKLEYLET ME KNOW WHAT TO DO

My mother lives at one of these properties and she's been there for 10 plus years and they are Non-Stop and it's just getting worse and worse and worse she called me yesterday so distraught and crying and just in a mental breakdown because they served her in eviction notice over complaints that it doesn't matter they'll give her a set of complaints we'll fix it and then following week there's just another set and it's just absolutely ridiculous I'm furious she's afraid of losing her home and her place to live and these people need to stop she lives in Newberg Oregon at a calam property and I want to just rip into these people right now I want to give them a piece of my mind and tell them to just shove it she needs help I don't know what to do if you've got anything for us please please please email me my email is Tyson g76@yahoo.com

The problem is the upper management is protected. They simply don't care and do whatever they want with no consequences. These are stories from all over the USA on the company and someone needs to start a class action lawsuit. This is the only way these people can and will be stopped. My family and I also live at the Newberg Oregon place. Unfortunately we have been evicted for to many late payments. We are currently living in our home and trying to sell it, we asked for time to do that (60 - 90 days) and we got served court papers to be out by the end of the month. The manager and her supervisor are two -faced liars. When you mention the non-stop inspections and the list for repairs it is absolutely ridiculous how the manager operates. We fought her for close to a year to get the border fence fixed. That is Cal-Am responsibility. Cal-Am [censored]es at the tenants for the repairs to get done but they don't want the responsibility of fixing their property. After having spoke to a lawyer, he was surprised that Cal-Am is able to get away with all that it has gotten away with. I hope your mom is able to get everything fixed and get to keep her home. At the end of the month Cal-Am is going to try and take my home.

The problem with this company is there strongly protected by attorney's period they do whatever they can to whomever they can anyway they like, and they are not held accountable for their actions whatsoever what they did to myself and my ex-wife was appalling. I was putting jail because simply leave. Park managers did not like me, and they found a way to get in contact with the local police and pay them off for them to literally common to arrest me for no reason. There is a class action lawsuit that has already been filed. And I will hold everybody aware of what is going on. God bless you all and I am very sorry for the way. These people treat other people. I am interested in any information you can provide me on the class action law suite against Cal am properties. My daughter & I resided in a Phoenix mobile home court for 9 years . We both own older mobile homes that are up kept well but the park is now mostly all new modular homes. We have been forced out of our homes thru constant harassment, threats & illegal tactics by the manager, now they will not supply an application to any prospective buyer so that we may sell our homes . Would greatly appreciate any assistance.

Us too in Nevada! How do we go about getting this addressed? They need to be dealt with. Our theory (so far proven correct) is that they are forcing older homes out so that they can churn more cash flow with new homes--with the mortgage through cal-am as well. Nothing gets fixed, despite the multiple rent increases. Harassment, lies, and raw sewage all over the park as well.

I live in a cal-am mobile home park in salem, oregon. We purchased our home in July of 2021. We did a lot of work to the house inside and outside. This in not a 55 and older park, it is a family park. We received an eviction notice for things that needed to be done by what the inspection peoples criteria of what my house and yard should look like. I do understand that there are rules and regulations to abide by, but when you did not receive even a common courtesy letter stating things that need to be fixed up but instead a threating/nitpicking eviction notice to where they lock you out of the portal to pay your rent, is down right wrong. We did most of what they requested, but it was still not good enough. My house has gone from flowers of all assortments (which the bees, butterflies & praying mantises loved), too absolutely nothing but grey rock and roses. I have read there 28 pages of rules and regulation. There are things that the owners of the park say were not okay to have, but do not specifically say you can not have them in the rules and regulations (ex. wildflowers, outdoor furniture, children's toys...)! So I now live in a prison instead of a family ordinated park where as a family you should be allowed to enjoy the outdoors.

I too live in a Cal-Am property. It's in Newberg OR. I'm not perfect but I do work to get my lawn mowed and flowers nice looking. I have asked to have a fence put up between my home and the neighbors but I was told I can't have one, not even the ugly 4 ft high vinyl one. I live on the back border of the property and the border fence that's Cal-am's is completely falling down. There are blackberry shrubs over taking the fence and their 2 ft easement but the manager is trying to pass it off on the city. Cal-am gets on the tenants for taking care of the yards and property but all they do is turn a blind eye to their own mess. There is so much more I could [censored] about and I have already spoke to a lawyer about the unjust conditions.

I was reading your comment and the same stuff happens here in Newberg. I was told i could only have patio furniture on my porch and not just some chair. One year I planted cherry tomatoes and got written up because I had them in the front yard and that I had them. At the time of this writing I have been written up for some cables (that are white with blue clips) that are holding up my security cameras, are not the correct color and need to be painted to match the home siding which is white. All the crap I have been written up for there are other homes here that have the same issue and nothing changes with them. I still haven't got a response of when or if they are going to replace the fence and take care of the fire hazards on their border. I was also going to say that if you pay your rent in a money order and put it at the main office and they keep it there at least your rent part would be paid on time, even if they block you out of the rent cafe. I hope all gets better for you and your family.

Nothing would surprise me..I got arrested for nothing 2 times and evicted from the park because the park managers didn't like me because I'm a pastor and speak of God..fiqure that out? The company needs to GO AWAY

How does cal am property employees have the right to threaten and harass the elders, especially white residents? My mother gets harassed and threatened on a daily basis and I have had it! Not losing my mother over some uneducated, disrespectful, no customer service skills, female who thinks she's better then the next! I will go to every step possible to end this, not only for my mother but also any others dealing with the same situations

I live on a Cal-am properties called Lakeside village in South Salem, Oregon. Cal am has evicted mostly all of the tenants. This village has been putting liquid on a river that we have thats not theirs. The manager come to your property without a notice. We had a office lady she quit cuz its to much. We saw how old people got kicked out we saw people who got their doors locked by cops I olmost lost my house but i cried cuz it wasn't fair that just cuz i didnt fix all of my support colums on the parking garage i was getting evicted so then they said that i wasnt turning my rent wich i was but the manager wasnt accepting it. So now i have to sign a contract to stay and im been threatened by cal am that if i fail to do something im getting evicted with no remorse. My kids are scared since they know we were getting evicted theres much more things about where i live if you have questions just let me know please help.

Where excessive rent hikes and utility costs take center stage.

Un-Necessary Manager Harassment of Tenants, I was the subject of harassment when I filed a BBB complaint against this company.. I was called into the office and FORCED by threat of EVICTION to sign a form stating I did not make the complaint, I fear for the well being of my family and for the safety of my family especially being we are not legal US citizens and THEY KNOW IT.. I have nowhere to turn, I am applying for citizenship of this country but I feel I am not in America at all being treated this way. There is no stopping this harassment, I have neighbors who are forced to pay extra money out of their own pockets to the management so they don't get evicted.. this is so sad. I am moving from here as soon as I can, this is no way to live!

I found this online, .. maybe if we all ban together sumthing will be done.

Innocent families are just trying to make a living
but end up paying the price at the hands of these CORPORATE BULLIES

Cal am and their park medford estates are crooked. They advertise $5k is all you need then at the end there is all these hidden fees. They owe us money and are asking we sign a document giving up our legal rights. They approved us to buy a home without doing the park approval first yet both the park manager and sales person are clearly cal am employees they wear their logos yet state they have nothing to do with each other. The home was not ready when it was supposed to be. We lost our place and are homeless with a disabled kid thanks to these guys!

I am the President of Clearwater, Island in the Sun HOA LLC in Florida. Our lot rents are the highest in our county (Pinellas), by far. Under the laws of our state we initiated a process to negotiate a five-year lot rental agreement for our residents with Cal-Am officers. We did reach a compromise on rents, but the agreement Cal-Am returned was full of loopholes allowing them to charge different rents than what we had agreed. They did not negotiate in good faith.

We have experienced and documented many instances of bullying an coercion of residents and deceptive or outright illegal acts.

Ours is a 55+ community were many have fragile health and most expect this to be their last and final abode.

Cal-Am accounting practices are negligent and should be audited. Lost rents, overcharges, lack of understanding the rent collection process, misuse f the regulations, misleading and omitted disclosures in their rental prospectus, failure to replace specimen oaks, failure to clean up empty lots, and so on.

Well now, I'm not a former employee or an illegal immigrant but I am a resident at one of the cal-am properties who happens to be in a quandary over recently discovered improper business practices. Practices that include but not limited to rent ledger post that contain fictitious entries, unbalanced journal entries, invalid or illogical accounting, misappropriated rent payments to cover shortages, withheld receipted funds to cover mismatched ledger balances, etc. The list is endless and I have my receipts to prove some 7 unregistered payments made as well as altered entries made with intent to defraud. Vasquez1is correct in stating that the proper local agencies, government IRS, and the BBB need to get involved beginning with an audit done to prove any and all discrepancies. People aren't going to allow large corporations to rise above the laws that govern everyone equally, starting with little 'ol ME. This is unacceptable business practice, SHAME ON THEM IF GREED IS THE FUEL THAT KEEPS THIS CORPORATE MACHINE MOVING. Your thoughts ?

I have noticed a trend with guitarfanzz. He comments on almost every single Cal-Am Complaint. Could it be he is an ex-employee and a little upset about it. The above complaint is clearly a lie and a ploy to get people to like their FB page?! I will add out of 2 billion people on FB 22 to have liked this site. Interesting. It begs the question is guitarfanzz the original complainer? When you get so defensive on a complaint that has nothing to do with you it raises questions. I would say both of these complaints were made by the same individual. He is clearly an upset ex-employee. The BBB dismissed the claim because it was false. The Washington State Landlord Tenant Laws would have taken in effect here and if the claim was warranted there would have been big consequence's for the company. The WA state Landlord Tenant laws always favor the tenant. If a tenant was truly being harassed as they stated above then fair housing would have stepped in. As far as your neighbors paying out of pocket to the manager that is also a lie. Once again fair housing would stepped in. I would even go as far as saying guitarfanzz is the one that started the FB page stated above. What a sad individual. Pitiful really.

The complain clearly states they were ILLEGALLY harassing them. I have not experienced that but I have witnessed my neighbors harassment. If they made a complaint then were forced to back off the BBB would not have moved forward. Bullies don't play fair. YOU clearly must work for the company.. Trust me there is a plethora of lawsuits against calam you can find on any internet search, they just settle these suits in privacy to save face and avoid any public shame / penalties.

The above person is lying. It is completely illegal to harass a tenant due to their immigration status. As for forcing others to pay money that is also a blatant lie. Equally illegal. I think this is just an upset person trying to start some drama. If what they said was true their would be a lawsuit. The BBB would have taken action instead of dismissing the claims. Why? Because everything in this statement is false. Nice try tho!

I rented a house through Calam Properties and they charged me £55 for a window that wouldn't close and it was like that when I moved in. Total con artists tried everything they could to get more money out of me.

There have been little change for the good of the communities (resort properties not included).. the only thing that does seem to change around here on a regular basis is upper management.. and it is no wonder given the lack of education these so called “executives” really have.. The owner is so obviously concerned w/ fancy degrees that he is blindly making choices in who he has put his company in the hands of.. it doesn't take a bachelors degree to see that this company is in serious trouble due to the countless mistakes these so called delegates continue to make.
There are some very costly blunders which only costs the residents more money.
There are unjust practices being done at every property which continues to scam tenants out of money.

Currently there is a new regional tyrant in place Bobbie Scofield who barely has the education of a maintenance worker let alone a regional position.. His lack of industry specific knowledge not only threatens the balance of the residents happiness, but also has been causing many of the long term and dedicated employees to leave the company.. He is lead by another upper management dictator Brian Sweat who encourages the unsolicited harassment of managers, maintenance & sales staff, setting unobtainable goals and demands which ultimately result in even their elderly employees being discharged unfairly and sending even some to the emergency room.

This new regime has been gunning down innocent employees left and right in attempts to dissolve any whistle blowers who might foil their plans for their delusional quest. Unfair workplace practices are one of a long list of complaints from employees of this company. There have been many complaint due to the bullying tactics of this particular group.
It is only a matter of time before Cal-Am gets sued again.

As a prospective property tenant, I quickly learned that Cal-Am is very sketchy in their practices... while in the midst of purchasing a home sold by Cal-Am, with an $80K down payment and external financing, Cal-Am demanded copies of both my social security card and my Medicare card -- which I refused. They already had a copy of my California Driver's license, and my US Passport which contain valid photos. So, asking for these items which cannot under federal law and California privacy laws be used for identification purposes -- and then for not only copies of W-2s for the pass two years, but full copies of my tax filings as well as bank statements including all my account numbers...I redacted the bank statements to black out all account numbers and they became belligerent with me. I TOLD THEM TO TAKE A HIKE! They were not loaning me any money and have no legal right to his information. And, they baulked and claimed it is necessary to ensure I am the person I say I am and not trying to scam them! Good Grief. And, when I said I refuse to be associated with anyone or any company that is tied to Scientology she promptly hung up... with no attempt to deny or defend their position. Clearly I toughed a nerve.
All this sketchiness from people at a company that is owned by a former Attorney for L. Ron Hubbard and the Church of Scientology (Norton S. Karno) and run by his son-in-law, Cory Sukert. BAD KARMA. Do not become another victim of this organization that prays on people 55+ in age. They have abused too may across the USA already, and no one stops them.

I am in a very serous law suite with Cal- Am. They are very dangerous and will do everything and any thing to do dangerous harm to you. They even turned one of their friends, who happens to be a important Utility Company, on me to scare me. I went to the FBI. I found out they are friends with high Political people. When I found that out the phone calls came in, "years from now someone is going to find you out in the desert with dirt kicked on you." All I wanted was my house leveled, we had only lived there for four months. These people went crazy. We are disabled, the Utility Company said they were unmoved and did not care if we are disable. I have it in writing and filed in court. Someone sent me a letter claiming they were from the FBI.(I have learned not to speak to the interns that answer your states phone...they love to hang up on you) I will only speak to a agent and do as the agent tells me to. The letter was a FRUAD! I had called the Atty. General. Someone called me back, a very angry woman I told her that I just sent everything to the FBI (I did not mention that I also went to and summited everything to FOX NEWS, they called me today, Sept 5 2015.) I wonder what they are going to do to me next. Oh I should say, "What is Cal-Am and their BULLY FRIENDS are going to do!" I hope their Political Friends who have already put their feet in their mouths back off to ruin that kind of career over a 63 year old lady who is disable can not afford a lawyer and for the past 4or 5 years has been fighting the Biggest Bully Attorney who is making a fortune off of them and we keep asking for a settlement. Every time we ask for a settlement he keeps adding on more court time. I filed with the Court that he is miss using his clients funds and misusing the Courts time. Don' t worry I've got something bigger up my sleeve. But with all this...what is Cal- Am really hiding, my friend and I are so disabled we have a letter from HUD and the Disability people that was one of the first things filed in Court and still during the time we lived on Cal- Am Properties (we can not point the finger) someone tried to kill us twice. Now we are going into Court...phone calls describing my death. Cal- Am is not only all over the United States but also in other Countries (Cal-Am and other company's is how we got the name "UGLY American")
My goodness...if I stay alive and win this case (we are seeing very little money) Cal-Am Properties (hopefully) will have to clean up their messes. If Cal-Am Properties put you through the Hell the Physical abuse the starvation the Mental Abuse the Torture and( I can not prove it but in my soul I do believe it) the attempts on my life and my partners lives. Lets pray that we win this case and make Cal-Am Properties clean up their mess.

I have reported them to the FBI, FTC amd DOJ in Oregon. This company is run with organized crime techniques and policies and Cory Sukert and the Kano should be investigated under the RICO Act

Would you look at that my suspision has been confirmed! This is an ex-employee and for good reason. He clearly has issues since he feels the need to comment on every single complaint. He tries to get people to like his FB page. Out of 2 billion people on FB he has managed to get 22. Most of them his family I presume. This is really sad. Danny Phantom is the same person as guitarfan. Any and all that complain here thinking they are getting a "real" person to agree is being falsely used by the same individual. What a sad life he leads.

We don't know how they handle their employees but we are seeing how they screw their residents. We're living in one of their communities and are seeing what is known as "creative accounting and creative financials". I think the Attorney General in our State should look into their practices. I would hazard to guess what they are doing at closings and monthly charges to its residents is way over the line. We have witnessed a screwed up closing where the original closing was redone 30 days later and reflected more up front money than what was required at the "first" closing and even the "recalculated" lot rent was upped and that's just a short list of how their creative accounting is being used on its seniors who for the lost part are on fixed incomes. Trying to contact Cal-Am is a crap shoot. They don't respond to voicemail left or emails sent. No one at Cal-Am is interested in what their residents have to say.
