This is a long and tedious situation so I will start with the latter, and work my way up. We have been in this park since 2009. It has changed management numerous times. The first landlord was fired and sent to jail for stealing tenants late fee's and pocketing those fee's for himself. It changed to numerous landlords before kimma, started to take over the trailer park, as an entire entity herself. Landlord, maintenance etc. We just recently bought a place, and are moving out. I am giving her our proper thirty day notice, when I did that she asked me how long I had been in this trailer park, it was 2009. When the mortgage company had to verify how much we pay in lot rent, she (the landlord), then proceeded to ask me where my application was in her office file. I said you're the ll, and it's not the tenant's responsibility to keep track of paper work in the office. She said I don't know how to fill out this paper work. Then she asked me where my lease is. I said we don't have a lease, we sign a piece of paper every year, that states we're on a month-to-month payment basis. She asked me what we were going to do, with the trailer, as the trailer is not owned by umh properties, it's owned by a private entity. I'm also filing a complaint with that entity next. This land lord, proceeds to tell me that it'll cost us $5, 000 to tear it down, unless we use their contractors, it'll only be $2, 000. Well, back in april, a storm came through and a tree fell down on my property/trailer and the landlord refuses to take care of it. This past weekend, she had tree trimmer's out and every tree on our street got trimmed but the downed tree. She also wrote us up for a bad deck, the maintenance man came on our property, lost his footing, however he claimed that he fell. I caught him in a lie, because he confronted me at the grocery store, and said he was having a bad day, he lost his footing and threw the board on the ground. This landlord has generally been good to us, especially since kimma had taken over. But, her best friend is the secretary, and she's the one that quoted me the price of tearing this trailer down. Which will be explained in another complaint, about the trailer being owned by a separate entity.

For the separate entity that owns this trailer, we have lived here like I said, since 2009, we had paid on time with him until we fell behind when my husband almost died, we stopped payments for a while. We should have had it paid off in 2016, as I had counted all of the money order receipts/cancelled checks via my bank. He continued to argue with me, and said we still owed. He doesn't report to the cra's, nor does he file proper evictions, or repossessions. My neighbors trailer was owned by this same man, and he's a con-job. Several times he had cashed checks, in which I told him not to do so, to early because we were trying to stay ahead. I have all of the emails, in which we conversated through the years. He threatened one time, to involuntary repossess, because we fell behind. Yes, I know this will happen if you don't pay your note. The last time I had urged him to come up with the rest of the amount that we owed, we never were contacted back, that was 3 years ago. We are leaving none-the-less. I want to know how to deal with this, because this trailer we purchased him is unlivable, it started falling apart around 2010, we couldn't leave then due to financial reason's but now we're pretty set up to do so. And I also want to know how this ll thinks that i'm responsible for paper work in her office and won't let us leave? We are leaving regardless! She can't stop us! You would think that she would welcome the leave! Also, the separate entity that owns this trailer, isn't doing things legally, in reference to selling mobile homes, he has it listed under someone else's name, so this ll asked us to contact this david person, I said we can't that's not who it's under it's under golden bear investments. This guy who owns golden bear investments should not be allowed to sell mobile homes in the state of ohio, and i'm going to make sure that if there is a way to sue him for back rent, up until the time that he neglected to tell us that the lot rent discount ended, when they were changing management. I will also ask for my ledger too as proof. That and the issue with the tree! Not being taken down, I have pictures of it, when it fell back in april, in fact I have a video of it! It's now wrapped itsself around the back side of our trailer, not allowing us to be able to repair before we leave and we're not repairing it. Any help would be greatly appreciated! There is so much here at stake, it's taken this long to write this out. I don't know if I could take the trailer park to court, for that or not or even the entity that owns this trailer, for selling us a lemon trailer. There's also foundation issues, with the lot that we're on as well, we think that's part of the reason's of why this trailer was falling apart, plus it not being installed correctly. I will add photos and such later, as evidence for the tree and damage to inside the trailer. That was done due to golden bear investment's handy man not properly installing kitchen cabinets, electrical stuff, lighting fixtures, siding, which now has holes in it, because they used the cheap crap! Now we have flooring issues and both bathrooms are completely falling apart! We would like to sue for close to $8, 000. That's the amount we are due, since they never told us that the lot rent discount. We started out at $300 per month, after they failed to tell us the lot rent discount ended, it went up and now it's up to $630 per month. My mortgage note is now lower than that.

Country of complaint: United States

Desired outcome: Damages recovered at least the amount of tearing down the trailer, plus the tree that's wrapped around it!!! They pay for the mobile home to be teared down, anything else is unacceptable!!!
