Our Association moved to Terra in January , we've had a great experience with Terra Management. Vendors paid on time, financial statements delivered promptly, fair covenant enforcement. A competent and professional team and company.

I'm an owner at a development that's managed by Terra Management. I've made several official records requests as per FL Statue 720, but they won't respond. They won't release the election results from the 2020 election, even though an Arbitrator with the State recommended it. What are they hiding?

I wanna give a big thanks to Yalitza M. at Terra Management Services, LLC for hooking us up and getting rid of a late payment fee on our HOA. It wasn't even our fault, man. The USPS sucks and we were getting punished for it, you know?
I gotta say, it was pretty cool of her to help us out, especially with all this Covid-19 stuff happening. We're responsible homeowners and we always pay our HOA fees early, so it was awesome to have someone in our corner to fix that late fee mess!

I'm an out of town homeowner of a condo in Dunedin Fl.
Terra management / Holly R. started managing the community earlier this year.
They sent me a letter stating I had not paid my hoa fees and I sent them a copy of the cashed check, clearly proving I did. They are also trying to extort monthly late fees and compounded interest on this payment that was made. I did not hear back from them thinking the issue was resolved but nope.
Approximately 6 months later I get another letter stating the same thing with even more late fees and compounded interest. I took some time to look up Terra in the ComplaintsBoard.com and to no surprise this is par for their course.

While reading through the ComplaintsBoard.com's complaints on Terra I found this statement below in a response from them dated 6/15. Terra was legally going after someone for fees in a situation similar to mine.

Quote: our company policy is to send out late notices by the middle of each month when there is a balance due.

This statement is obviously not true as I've not received any monthly billing on my late fees and compounded interest. Lying to homeowners and the ComplaintsBoard.com seems to be of first nature to Terra.

Why is this company allowed to manage properties when they obviously cant even keep track of timely payments? Or is there something deeper in play here like a willingness to steal and commit fraud for financial gain?

Terra is pathetic...

I asked Terra Management for something in February , but I haven't gotten anything back. They haven't even said they got my request, even though I can only talk to them by mail according to the Association Attorney. I told Michelle R., the Association Attorney, that I haven't gotten the documents. I think they're refusing or denying my request for personal reasons, but I won't give up because I'm a homeowner and an important part of my community. Can you please help me get these documents by telling them they haven't responded to my request?

We had a drainage issue on the side of our house with 6 inches of water. We sent emails and were told it would be fixed 3 months ago! However, nothing has been done, and our concerns have been ignored. The area is now a health hazard for our baby, as it is filled with mosquitoes, mold, minnows, and mud. It's really frustrating that we pay a monthly fee to the HOA and get nothing in return. I plan to reach out to news channel 8 and consult with an attorney.

My car got damaged while going through the gate of the Villages of Bloomingdale on Aug 31, 2020 at 8:01 am. I've been trying to fix this issue since then. I've been calling and leaving messages. They checked the incident on cameras, but then passed me to someone else and it's not getting fixed. No one is returning my calls, the community manager's voicemail is full so I can't leave a message. I'm really tired of this. This service goes against the company's philosophy and has bad customer service. It's ridiculous and I'm tired. My next step is getting a lawyer.

There seems to be a problem with Terra's online pay portal and their office records. According to the portal and my bank statements, I have made all my payments for each month. However, they are claiming that I owe them for May and August , even though I sent them the receipt from their payment portal. I really need some help here because talking to them hasn't been productive. If needed, I can share my email conversations with them. They haven't provided a satisfactory explanation so far, except that I have to pay those fees or they will put a lien on my property. It's really frustrating. Thanks.

My problem with Terra is about the community ***. I was going through the entrance gate and the gate company let someone enter the community illegally on my scanner/tab. The gate came down and damaged my windshield. *** and the gate company Envera did an investigation and determined the homeowners associate was liable even though the gate company made an error. Terra, through its manager Elizabet, has refused to help at all. I requested security come out and document the incident, and the manager said she sent them, but they never arrived and never documented the complaint, and she did not follow up. They have refused to pay to fix the windshield, which is their liability, have refused to provide the insurance policy, and continue to provide me notices they are going to fine me for damaging my vehicle. I have provided written responses, and they still are trying to fine me for their liability.

Association continually makes charges to my HOA account. The management and board of directors engage in self-service, violating their fiduciary duty. I will need a refund for the job I have paid to fix my roof and plumbing valves, which amounts to $1000.00. Additionally, they charged me $95.00 to file my warranty deed, which should be covered by my association fee. This company has been involved in extortion for many years now. The association has spent money on unnecessary security gates, each costing $19,000, and monthly maintenance of $11,000. The gate steel is constantly opened and broken. The board of directors has changed the roof for themselves. The management allowed non-owners to serve on the board of directors in 2018, 2019, and 2020. The sprinkler system is not functioning properly. They have not paid contractors. When you call, none of the employees have any knowledge of this property. I was on the phone for 12 hours without getting any answers. By the end of the day, a handyman was sent to just stand and stare at my valves, and I was charged $200.00 for this. Every time I ask for any service, the answer is that it is not their responsibility. Then what does my association fee cover? They only cut the grass. However, the management and association just hired a new lawn firm for an $80,000 yearly salary. I'm just wondering why? To make more extortions? I kept my garbage on my porch, just like everyone else in this community, and I received a violation letter, while others who are not in compliance with the rules were not reprimanded. My communication was blocked. This association needs to be investigated by a government agency.
