Supertech Supertech Golf Country - A complete township

I had bought a 2 BHK flat in Golf Village of Supertech Golf Country in 2013. At the time of booking I was expecting it to be a normal tower-type project but once on visiting site I found that the project is a complete township offering not only apartments but also villas and plots. Being located on yamuna expressway, project has given me peace of mind in terms of connectivity. Most of units are already booked as it is in close vicinity to F1 track and upcoming night safari. I must say that Sueprtech is a good and reliable builder in entire NCR.

Un-imaginable Delay in Construction and Possession, Fraudulent and Unethical Marketing practices, fake/fictitious Super area, extra car parking charges, other un-necessary charges

As most of you already know that Supertech Limited is known to be a Big Cheater, uses Fraudulent and Unethical Sales and Marketing practices, provides no “Right to Information” to the customer which is a fundamental right of any customer for any thing they buy, they do not answer or communicate at all with customer for years except asking for more, and more, and more Money without providing the services or the property that they are charging for.
My story is not new, but I still wanted to share with you all, at least for the customers who might be thinking to buy flats from Supertech Limited going forward. Also, to make sure as a customer we don't give up our rights to these cheaters and fight it back. If we all fight for our rights and against the wrong doing of the Supertech, I am sure we would teach a lesson to Supertech and not let our Friends, Family or our children's suffer the same way as we are. Therefore, I would ask you to share this with your Friends, Family, Neighbors and news Media or any one else you think can get benefited by this. I am already contacting some News Agencies to see if this or similar stories can be shared with wide audience.
I am also filing my two separate cases with Court for the two flats that I bought in Supertech Project called Livingston at Crossing in Ghaziabad. I am not sure if you would be surprised (my be) If I tell you that I bought these Flats in January of 2008 (Paid in Full down payment), and don't have the Flat even after 7-8 years (around 84 months) of wait while we were promised to get the flats in Dec, 2009 (24 months from the booking date).
Company keeps delaying and adds new charges, forces customer like us to pay for it. They try to makeup their losses by adding fake or fictitious Super Area for which they provide know information at all. They increase "0" inches in the Living Space, but charge lakh's of rupees for the Super Area which is not even there.
This post will follow with a few Audio conversations that I have had with Director (GL Khera) Level Executives and others..

Here are the issues that I have been fighting for:
1. Servant room - We booked a flat with 3 Bedroom + Servant room (in Tower D1). Company sold this flat with servant room, sent us the possession letter without informing us that now this Flat does not have servant room. Any company that has some ethical and professional business practices would have informed us in last 7 years about this change, rather than discovering these facts by myself. Also, the company at least should have made note of this in Possession letter and adjusted the cost of the space with the interest on the money that they charged us 7 years back against the space of the servant room. Instead, company kept this a s secret that I would pay them everything as per the possession letter without checking anything and then run around these cheaters for getting the money back which will never happen.
On top of that, I am so surprised that company executives make comments that this flat was never sold with servant room. When I asked them to check their records, they ask me back to provide the records assuming that I may have lost these records and they may cheat me on that basis.
It seems company has no standard procedure for keeping the records or use records just for their own use. There ill intentions are clear as they hope that either the customer will never ask for the services or property they have paid for or if customer ever asked for it, then they will harass the customer by asking them for the proof again and again assuming that the customer would loose them and Supertech will have a chance to get away from their responsibilities.
Anyway, I have provided proof to Mr GL Khera, Mr. Anil Kapoor, Mr. Dharmandra Kumar, Mr Deepak Vohra, Miss Pooja Diwaker and many more people in Supertech. I provided them all the documents on June 17, 2014 via an email that clearly proves it (attached here), but it seems proof makes no difference for them. Not sure why to ask for the proof when it makes no difference.
As per the Supertech’s Website, our flat does not have a servant room. Instead, it now shows an elevator in place of the servant room, which clearly shows the design flaw of the tower D1 of not having space for the elevator in the initial plan. Supertech never communicated this to us in writing so how come they can just take away the Servant room. As per the consumer court guideline, this is a direct violation of the consumer rights.
The above fact was not made clear or even mentioned in the Possession letter, which clearly indicated the intentions of knowingly hiding the fact, fraud and cheating the customer.
We need the servant room and that is why we bought this plan. What happened to the space of the servant room? How would you insert a servant room in the flat now? Why was the cost of this space not reduced and refunded/adjusted with Interest and penalty from overall cost of the flat? Why was there no penalty on the Supertech Limited for the design flaw or misguiding the customer, if they removed the servant room? Why Supertech is using our money for the space that is not there, while we are paying the high interest for last 7-8 years, which is long time.
Supertech has no answer to any of our questions. If they don’t answer our questions, I don’t think they can get away easily from this. I am sure there are still consumer rights and law there in INDIA for the people to protects their rights against the cheaters like Supertech Limited.
This is not the only thing, but the next Items will surely surprise you if you think a little.
2. Increased space (80 square ft.) - We have been asked to pay for additional 80 square ft. without providing any details. Even, with this additional 80sqft of space that want us pay, we still don’t get servant room. Therefore, what they are saying that they have increased 160 square feet per flat. Each floor has 4 flats, that mean they have increased 640 Square ft. (4x160= 640 square ft. per floor), which is not only hard to believe, but impossible, as they have the fixed amount of land for this project. 640 square feet is not a small area to find in such communities. Construction Company can make a small flat with this kind of space. No, but you don’t know that Supertech is even a much bigger cheater and why would they make flat and sell it, when they can charge customers for nothing.
Even their calculations of extra space don’t add up and make no sense. Because, these are fake and fictitious numbers that they have added to make up their losses.
Anyway, where did this additional space come from and where did this space go? Why the Flats design hasn’t changed a single inch. Why the living space or area is not increased and constructed so that some this area could come in use for the customer? We want to see the design and the new dimensions so we can measure to see the increased space. Company is not able to provide any proof or evidence even after repeated request because the reason is clear that there is no increase in super area or any area. If there is no increased space, then why are we being asked to pay for it? As a customer, we have the right to information about what we are paining for. When we sell this property in future, next customer would ask these details, what we would say, go and ask Supertech and go to their office to see the design. Is Supertech crazy if they think that we would be paying for the things that they couldn’t provide evidence of in writing? Take this cost out of the final Net due.
Note: you will surprised to read this that Flat (3 Bedroom plus Servant room) that was sold to us in 2008 was 1895 Square ft., is later been sold 2075 Square ft, with 0% change in layout or design.
Look at this simple calculation:
Here is the calculation for the flat/building for which we are talking here and for which the living area dimensions of the flat has not changed even an inch (I will attach the Old and new Layouts as a proof here):

Initial sold size of the Flat with servant room = 1895 sqft
New (fake/fictitious) size of the Flat with server room = 2075 sqft
Difference in size per flat =[protected]=180 sqft
Increase in size per floor (4 flats/per floor) =180x4 =720 sqft
Servant Room size = 70 Sqft/per flat (approximately)

Servant rooms removed for two flats per floor, so the total size removed= 70x2=140 sqft.
(This area is not adjusted anywhere else in the living area for your information).

Total increased area = Increase in size per floor + Servant rooms removed for two flats per floor, so the total size removed=720+140=860 square ft.
As per our recorded conversation, company has increased this 780 square ft in super area, which is not only hard to believe but impossible (that to only in one Tower).
If you price this area with average price of 3300 Rs/square ft for around 20+ floors, it will be (860x3300x20)= [protected] RS (5.67 Crores Rs. Extra from one Building). This number will be higher if the building has more floors, which I will find out soon. Therefore, it is not a small fraud scheme, but a big one.

Here is the reason to add this fake or fictitious space: Company has delayed the possession of flats in this Tower D1 for more than 7 years. Therefore, they would have to pay the penalty for those many years, How would they recapture the loss that they had to pay through the Penalty? Yes, they have found this easy way for adjusting loss of penalty through the payment of this increased space,
Remember: Company has not changed the design of the flat even a single inch.
Note for the customers who have already paid for increased area or buying this area in Livingston Tower D1, please ask for the evidence or proof of this 640/780 square ft. before you pay them or ask for the refund.
I was told that Mr. Diwakar Jha would send me all the drawings or evidence, but I have received no response from Mr Jha after sending him atleast more than 10-15 emails.
3. Penalty (Rupees 5 per Square ft.) - As agreed and promised, the flat was supposed to be ready by December 2009, otherwise the Supertech Limited would pay Rupees 5 per Square ft. as the penalty. Company sends me a possession letter stating penalty will be adjusted as per agreement, rather than adjusting the penalty assuming I will forget about it. If Supertech sending me the final possession letter, don’t you think they would adjust the penalty there. This clearly shows there ill intentions of not adjusting the penalty and get away without paying penalty.
We have been paying high interest for more than 7-8 years, and Supertech still saying that they will adjust penalty (not sure when). I am not sure if all the people work in Supertech are cheaters (which I doubt), or there are some people who make all innocent employees to cheat the customer. I feel bad sometime for those who know that they are doing wrong things everyday by cheating and working with company like Supertech and loose their self-respect and jameer everyday but have to work there to make their families survive. If any of the Supertech employees is in this situation, please find another job. It is not worth it.
4. Interest- we were asked to pay only 40, 000 Rupees to book the flat at our home in Indirapuram at 9:00 PM on Jan 4th, 2008, which we paid. For the rest, we gave you a check on Jan 31, 2008, which is 4-5 days before the 30 days of the DPP Plan. Although we were only supposed to pay 85% of the of the basic sale price (BSP), we still paid 100% of it. Therefore, legally the payment is made on time. I, as a customer don’t have any control if company did not deposit the check on time to the bank and/or the processing time for the bank. Therefore, we should not be liable to pay any interest.
Note: Also, as I live outside the country, the Sales Agent gave us an additional 15-30 days to arrange the payment, confirmed to us that he would make sure management is aware of this. As this all happened at my home at 9:00 PM on Jan 4, 2008, and I had a flight the same day just in 3 hours after of all this to US. I asked him to give this all to me in writing. He said it was “too late at night” and would communicate all this to me and to management in writing through an email, which he never did (I think it is nothing new for Supertech). Therefore, we should not be liable to pay any interest anyway.
Note: In one conversation with Mr. GL Khera, when I told him the above that we paid within time, he said that if that was the case he would have interest removed. But, nothing happened and next time when discussed about it, he had no idea what we were talking about. This show creditability of Supertech executives and what they say or promise means nothing.
When I upload my conversation with Mr GL Khera in a day or two, you can here that by yourselves guys.
5. Parking- We are not interested in the larger Covered parking and don’t trust Supertech for this as we have not been allocated a parking for our other Flat (A1/605) even after two years of Possession, which is illegal. Supertech is using our money without giving us our paid parking lot. Don’t you think, if they want us to pay for it, then they need to give us the parking lot number in writing and a ready to use parking lot. We should not be paying Supertech for the things that we could not use, as this is a possession time, not the booking time. We need the possession.
Also, I ask Supertech to immediately allocate ready to use parking for the Flat # (A1/605), for which we have paid two years back in 2012. If not, Supertech should be returning that money to us with 36% interest on it. Supertech so far has not even bothered to communicate or inform in writing nor has offered any solution. Again, these construction, sales and marketing practices are illegal, unethical and fraudulent. This totally undermines our right and access to our paid property even after 2 two years of possession.

6. Maintenance Security Deposits – This is deposit, not a construction cost of the flat. We have been charged Rupees 50 per square ft., instead of Rupees 20 per square ft. for the Maintenance Security Deposits which is clearly listed on their Supertech’s website. Deposit is a deposit and every property owner in the Livingston community should be paying the same deposit for maintenance security. This should be the same for every homeowner irrespective of when someone booked the flat as this is being deposited to RWA. Why Supertech would charge us more and deposit that to RWA more from us, compare to others, unless Supertech is keeping the extra for their use and making money out of it. Therefore, why this is NOT been adjusted for us.
7. Power backup - Also, as per our Allotment Letter and agreement, the power backup charges should be Rupees 15, 000 per KVA, not RS 20, 000. This is clearly written in our contract and as requested by Supertech, I have already provided the written proof on June 17, 2014. Supertech is such a cheater that they would even acknowledge what is written in there on documents.

8. Meter Connection and Water Connection – Meter connection charges and Water connection charges were part of the overall cost, and not a separate charge. Therefore, these are not even listed as separate charges in our Allotment letter, while all other charges are clearly written there. Another thing is that even if these charges were introduced, they may be introduced a few years back.
We were supposed to get our flats in Dec, 2009, and these charges were not there at that time. If company gave us our flats, these charges would never come into the picture. Therefore, first of all company is on fault by delaying the flats, secondly they want us to pay for the charges that are coming up due the delay they caused. How does the company justify this?
I ask Supertech, if they delay the same for next 10 years and by then many more new charges come up, and then they will ask us to pay for that rather then absorbing by themselves. Is that correct, No? If Supertech is causing these delays in construction and possession, which is causing new charges, then Supertech should be the one responsible for it, not the customer.

If any of you are in the same situation, please let me know and we can file the case together. My goal of this complaint post is to find more people who have similar issues with Supertech Limited and file the case together. My two cases are pretty much ready to go.

I completely agree what Mr. Rajiv has said. Supertech is the most fraud builder of NCR. They have no ethics. No body cant trust them. Ridiculous builder. I request everyone not to book any flat in Supertech.

Supertech Unfair Penalty Charges

We booked two flats through Supertech Builders in project named “Green Village “at Meerut (G 214 and G 215 – Both 2 Bhk). We booked 2 flats in Pre Launch offer on 19-10-2008 and made a payment of 1 Lakh (each flat ) at time of booking and also made payment of Rs. 50000(each flat ) after 2 months. On booking we were not given Xerox copy of agreement form nor any schedule to make payments. We received a welcome letter on 08-11-08 saying that flats are booked under DP plan but no schedule of payments to be made was given to us. Between Dec 2008 till 2010 WE DO NOT RECEIVE ANY DEMAND NOTE FOR PAYMENTS in any form –neither by letter nor orally from Supertech office and in between we keep asking them to sign AGREEMENT which they keep on delaying. In 2010 finally they agreed for agreement to sign of both flats. For the first time we came to know about payment schedule. Since after we made all payments as per their demands by different demand letters (see attachments to this mail).Till 2011 we made all payments of 11, 16, 975/- each flat as per their demand. After that they demanded for the service tax of Rs. 20, 675/- each flat. After making payments of 11, 37, 650/- till March 2012. Every time on asking for possession of flats they keep shifting /delaying the deadlines. In 2014 we requested for final demand note of both flats and to our great surprise they imposed fine of Rs 9, 63, 384 on both flats. Rather than compensating my discomfort of delaying this project for more than 3 years, they demanded penalty as late payments. TILL DATE THEY ARE UNABLE TO EVEN PRODUCE SO CALL PENALTY CHARGES CALCULATIONS

Supertech Cheating extra Charges at the time of possession

Me and my brother have booked one flat each in Czar project at Greater Noida in January 2013. The committed possession was by Feb 28, 2013 as the project was at the verge of completion. My complaints are listed below.
1) When we contacted Supertech for the possession then they said that 6 months grace period was there in the Sales deed so they will inform us by Aug, 2013 end. In September I received a letter sating sub intimation for possession. When I contacted their office they said that they have done the calculation for the final payment so they will inform us later for the due amount. In the month of November 2013 i received the offer of possession with lots of surprises . They have increased the flat cost by 167900 approx on account of farmer compensation but when I asked them the proof and calculation that they have paid this amount to the Greater noida authority then they refused to submit the proof and showed me a copy of letter they received in 2011 . In sales deed it was mentioned that the buyer will be liable to pay any such charges only if it is there after the booking date . They were unable to prove that the charges were after my booking date.
2) They are asking 25000 as meter connection charges extra in the possession letter however they have already taken 40000 rs as electricity charges. Their sales person told us at the time of booking that these charges are for the meter etc but now asking 25K extra for meter connection.
3) They are asking 25k inr for the sales deed which is very high and they were unable to explain why such a huge charges.
4) They refused to pay me the delay possession penality .
5) i have the documentary proof of all the denial .
6) The behavior of their CRM Manager Mr. Suman was also very rude and unprofessional. When he failed to give me any satisfactory reply for any of the above points then he said that we will not give you the possession if we don't submit the demanded amount. i have paid 100% of the sales deed amount and suffering because of Supertech malpractice .

Supertech Cheating in making agreement

Disagreement of old and fresh Allotment letter cum agreement for old Customer (Date of booking the Flat on 11-Oct-2010) on the submission of option certificate from Eco Village – III, B-3, # 803 to Eco Village – III, B-2, # 903 on request of Builder.
Hi Friends, I would like to raise the alarm whoever has shifted or got the change of option from eco-village-3, tower-B3 to Tower B2.
I request all the people to kindly go through the agreement as many extra clause is being added which will screw the customer like anything.There is already lots of complaints i have seen in this regard and this supertech is very much adament and even not bothered to answere the query also.

I have booked a Flat bearing no B-III, 803 Eco- Village III project from Super Tech Ltd on 11-Oct-2010 in Flexi plan for 3 BHK, Area 1275, facing park and 8th floor and covered car Parking, amounting Rs. 2569125/- including each and every thing included (like water, electricity etc) and no hidden cost except Registry charges and Allotment letter/ Agreement was made vide STC/Booking/2010/3021952/M877639b between SuperTech Limited and me.
After gap of near about 2.5 years, on 26-Dec-2012 a letter was sent to me stating that we have been per forced to abandon the construction of tower B-3 in Eco Village – III project due to un avoidable circumstances of recent development. As decided in personal meeting of Super Tech Ltd stands committed to protect your trust in our company and are going to make alternate offer of allotment from B-III 803 to B II 903 in Eco Village III (same project) itself with same area. Hence, you are requested to accept this offer, sign the option letter and forward it to Super Tech Ltd by 15-Jan-2013. Accordingly the option letter prepared by company have been signed by me and forwarded in time to you which is accepted also.
Now friends you will be surprised to know that in my acceptance letter, it is clearly mentioned in Para 2 that “I/We decided to accept your re-offer of allotment of Flat# 0903bin tower B-2 in project Eco Village – III on the same term and condition as applicable to my/our Original Booking.”
In view of above fact when I have gone through my Fresh Allotment cum Agreement, I found that it was not in – agreement with my previous allotment letter cum agreement. Immediately my father Flt. Lt. B. D. Saha (IAF Retd) has spoken to Mr. Tanvinder (Asst Manager in CRM Dept) in detail but no positive reply was received from him except giving fishy excuse. Finally I have taken-up the matter with CRM team through email dated 06-Apr-2013 but they also seem to be rigid on wrong point and not able to understand my actual problem and replied in very funny way stating that term and condition mentioned in fresh allotment letter cum / agreement cannot be changed as these are standard and cannot be changed or altered on an individual basis (replied on same date).
In view of the above fact what I have understood is that the “CRM team” is not able to understand that what is the meaning/value of agreement or not having time to go through my old agreement before preparing the fresh agreement or CRM team has not gone through my accepted acceptance letter.
Now I will clarify the difference between old agreement and fresh agreement para wise which will help all the person who has received this kind of option.
1.Existing Agreement-old agreement signed by both the parties.
2.Fresh Agreement-New agreement after taking the acceptance letter for change of option from B3 tower to B2 tower.
A.).This was not mentioned in the existing agreement-Terms of Local Area Development Authority- Clause# 17.This residential project is being developed on a land leased by Greater Noida for a total period of 90 years.
B.).This was not present in the existing agreement-Terms of Local Area Development Authority - Clause# 18.The allotee also undertakes to pay all extra financial costs/surcharges/compensation to farmers, which may be imposed in future by the Govt. If such taxes/ compensation are increased with retrospective effect after execution of sub lease deed then it will be treated as unpaid price of the unit and company has the right to recover it from the allotee.
C.).This was not present in the existing agreement-Clause # 57
The allotee agrees that the alloted parking space is only for right to use and shall automatically be cancelled in the event of cancellation/sale/relinquishment of the said unit. (However it was confirmed by Mr. Tanvinder that this clause was only applicable for open car parking, then why it was mentioned in my agreement)
D.).Possession of the Unit- meter installation charge not mentioned (which includes everything in total cost as per booking performa)Possession of the Unit- Meter installation charge is mentioned
E.).This clause in not present in the existing agreement-Clause # 5
It is mentioned that if the allotee delays the payment of dues for more than six months then company can cancel with intimation.
(What about the case where demand letter is not sent on time?)
F.).This clause in not present in the existing agreement-Clause # 14
The normal electricity supply shall be provided through a pre-paid sub-meter at the rate decided by the company.
G.).In view of above i have send many reminders which can be shared with all of you who are interested to know in deatils which may further help all the customer to double check the agreement specially with supertech before signing.

B. D. Saha (IAF Retd) has spoken to Mr. Tanvinder (Asst Manager in CRM Dept) in detail but no positive reply was received from him except giving fishy excuse. Finally I have taken-up the matter with CRM team through email dated 06-Apr-2013 but they also seem to be rigid on wrong point and not able to understand my actual problem and replied in very funny way stating that term and condition mentioned in fresh allotment letter cum / agreement cannot be changed as these are standard and cannot be changed or altered on an individual basis (replied on same date).
In view of the above fact what I have understood is that the “CRM team” is not able to understand that what is the meaning/value of agreement or not having time to go through my old agreement before preparing the fresh agreement or CRM team has not gone through my accepted acceptance letter.
Now I will clarify the difference between old agreement and fresh agreement para wise.
Existing Agreement means my old agreement
Fresh Agreement means new agreement
This was not mentioned in the existing agreement-Terms of Local Area Development Authority- Clause# 17
This residential project is being developed on a land leased by Greater Noida for a total period of 90 years.
This was not present in the existing agreement-Terms of Local Area Development Authority - Clause# 18
The allotee also undertakes to pay all extra financial costs/surcharges/compensation to farmers, which may be imposed in future by the Govt. If such taxes/ compensation are increased with retrospective effect after execution of sub lease deed then it will be treated as unpaid price of the unit and company has the right to recover it from the allotee.
This was not present in the existing agreement-Clause # 57
The allotee agrees that the alloted parking space is only for right to use and shall automatically be cancelled in the event of cancellation/sale/relinquishment of the said unit. (However it was confirmed by Mr. Tanvinder that this clause was only applicable for open car parking, then why it was mentioned in my agreement)
Possession of the Unit- meter installation charge not mentioned (which includes everything in total cost as per booking performa)
Possession of the Unit- Meter installation charge is mentioned
This clause in not present in the existing agreement-Clause # 5
It is mentioned that if the allotee delays the payment of dues for more than six months then company can cancel with intimation.
(What about the case where demand letter is not sent on time?)
This clause in not present in the existing agreement-Clause # 14
The normal electricity supply shall be provided through a pre-paid sub-meter at the rate decided by the company.
In view of above you are requested to kindly help me to resolve the problems on top priority. I will wait for your reply.

I have booked i Plot of 150 sq yard in Supertech up country and now i have received the final possession letter from the builder and am shocked to see many of charge item which were never mentioned in the allotment letter.

This is total fraud and cheating from the builder.
This project is already delayed and supposed to be delivered in Dec2011 and now they have sent the demand letter with many extra charged so that customer do not ask them about the late penalty and keep involve clarifying the extra charges.

This is totally unprofessional and a case of cheating.

Please look into the matter.

I have already sent mail to crm@supertechlimited.com twice but still have not received any response.
I am really surprise that you supertech people do not respond to the mails sent to you and here you claim that just send a mail and your query is resolved.

As per allotment letter my last due is supposed to be 2425000 but i have received demand for 2688793 which includes some interest charges on late fee + maintenance charges + EXTRA charges ...So total due is greater than 214326 that is because of EXTRA Charges which are no where included in allotment letter. This is total FRAUD.
And i need a explanation for all these items from SUPERTECH

ii. Water Facility Charges : 15000/-
(Includes Water connection charges, Meter Installation Charges,
Expense for line connection from main line to individual plot)
iii. Electricity Facility Charges (Rs35000+S.Tax)* : 39326/-
(Includes Electricity connection charges, meter installation charges
& expense for wire connection from feeder pillar to individual plots)

I have booked a flat in Supertech Eco Village-3 in tower B3 but due to some issues supertech has offered the flat in B2 without change in any terms and condition.After this they have send the option certificate which i have accepted but you will surprise to know that when i have received the new agreement the terms and condition is totally changed I have already sent mail to crm@supertechlimited.com twice but still have not received any response.
Here the existing agreement means the Old agreement which i have signed at the time of fresh booking around 2.5 yrs back.

Supertech GRIEVANCE AGAINST SUPERTECH BUILDER'S UNFAIR TRADE PRACTICES--

this is the complaint dated 2nd may2012

sir/madam,
since you all have been keeping silence(except arguing over the phones) by neither
replying nor providing us our rightful documents, which we have demanded severally
over phone/emails etc.already
namely---
1-copy of my filled up/completed appl.form
2-copy of much promised sanctioned plan of villas by GNOID authority, at time of
booking.
3-allotment letter
4-you have not amended the wrongly/unfairly given payment schedule(dates, where in
no construction has even begun) in booking form-supertech-czar suites etc.which
you demand us to verify before issuing the allotment letter to us
under chosen/agreed clp plan for our villa no.46-czar suites, in spite of repeated
requests-it is most unfair and un-expected continued harassment to us.
5-until and unless the needful corrections are made(point no.4), we cant verify the
above said which is totally wrong and unlawful,
and make any further payments of rs. 14389, as demanded by you, till that needed
corrections/amendments.
we request you again to redress all this at earliest.
note----and until such time /date our schedule of payments will not begin and you
are solely responsible for all this un-warranted delays.

Supertech flat at czar suits

We bookd a flat with supertech builders in greater NOIDA in 2007, we were told that the flat shall be delivered in 36 months. 5 years down the we are still living in rented appartments and supertech has not given us our promised dream home. Rent paid in past 5 years is almost 12 LAKHS!. A huge amount considering that we also have to pay the EMI regularly. We would like to warn all the future home buyers, to invest carefully while looking for there dream home.
Is there a regulatory body which can take such builders to task.

I am attaching the scanned copies of the original allotment letter and sale agreement dated august 2007 . I am also attaching a letter that we received from supertech in sep 2009, stating that the project has been delayed due to economic slump and that the possession would be given in December 2009.Coming sep 2012, it would be almost 3 yrs after that letter of assurance itself. I think these would suffice as proof of the fact that I am a genuine customer .
I have been in touch with supertech office staff at Noida, sec 58, since last 10 months after I received a letter from them stating that the flat is ready in "pre-possession state" dated august 2011. I also visited the site promptly and gave my final choice for internal finishing as desired in that letter. After that I have only been getting recurrent assurances that we are in the process of sending out the final demand letter . I still have not received any final letter from your side, despite the house being ready in pre-possession state for almost ONE year. Kindly explain and oblige.
PS-The unit that was originally allotted to us has also been changed by supertech due to some reason . The current unit allotted is Darius -8/1002, Supertech Czar Suites, greater noida.

I got possession letter yesterday for a Flat in NICOLAS 1 after 4years. It is a real shock for me which made me sick instead of happiness. According to Supertech I need to pay additional amount of Rs.187.26psft without giving any details. Moreover they levied huge interest for unknown delayed payment. This was never told me during my visit to Supertech Noida office in Sep-2013. This is ridiculous and insensitive approach of Supertech. In place of giving relief to customers in terms of compensation for delayed delivery they seek additional money along with interest with a threat of laving more interest for further delay @24 to 30%! I was completely fooled by their one of director which left Supertech. Vinod Kumar

Hi.. We have also booked a flat with Supertech Czar in 2007 and till date was awaiting for the possession. around 30 days back, we received a letter for possession for which it was asked to called the supertech officials numbers ( pulkit/akshay/suman ) for further plan of action. On my calling them, it was asked to get the final amount letter from supertech. I requested the same and sent them email. To my horror and surprise, amount in the final demand letter was having the interest component which was totally wrong and should not be there at all in the first place.
I have booked the flat in 2007 in downpayment plan and instead of giving any penalty, Supertech is asking for interest. On my followup and continuous asking on phone ( which you will get connected in approx 20-30 calls, be it mobile or landline number and sometimes the standard answer from representatives is " we are on leave" ), they sent me the detailed breakup of interest component. You won;t believe these guys have even put the interest on the initial booking cheque amount realization of 7 days and compounded the interest to make it in lakhs.
When i discussed the same with Suman ( who is team leader ) he said Supertech will get back to me in few days which I am still awaiting and no response on calls. Today i.e. 25th Oct, I tried there office landline number [protected] and it says not working. When I called the toll free number to get the number of senior officials, they said they don't have any senior numbers.
Sending mails doesn't get response and in my opinion builder is trying to befool actual buyers by levying interest and then on account of settling it down, trying to extort money. Project was supposed to be delivered by Sep 2009 as per my agreement, but where I am now, fighting for the interest component.
If Supertech officials are reading this mail, request you to please contact me only when they have some solution and can share the numbers of seniors who can make decision and can take calls based on management. Sheer talking and asking the customer to come to office and trying to negotiate is not the strategy I am looking for, since there is sheer fraud mentality I can sense from the interaction till now.
If any of the customers is reading this, kindly share there experiences and help me in getting the contact details of Supertech seniors.

Supertech Totally Untrustfuland cheat Builders

I had booked a flat in Supertech Builders Czar Suites at Greater Noida in 2007. At that time they made great promises and delivery by June 2009. They had also projected top of the class amenities in the flat like Jacuzzi in master bedroom bath, chandeliers, wooden flooring in all bedrooms. Then one fine day I found that they have changed the plan of towers without even informing. The tower in which I booked based on location and view was now non-existent. In fact after a lot of struggle I was re-booked in another tower. They did not even have the guts to inform and on rebooking (I had made 100% payment) it was as if they were doing me a great favour. Now the falts are on the verge of complete and now here even in distant dreams also they are near to what was promised. When I am asking for why the specifications have been changed, they are asking me to show the specification sheet that I was promised. Supertech is the biggest fraud builder around and I would caution everybody against them. Unfortunately I am stuck with them and at total grief with my investment on their promises for which I am bearing my EMIs. Never will I even go near them again in my life.

Can you Google up and find whats happening for Nicolas 1 mine unit is in Nicolas 2 and now i am also planning to join then and go to court to seek help coz you guys are dead.
I was hopping a promp reply other wise i will carry all the documented proof to court, and for your reference Indian court is hi tech now.

I agree “The Supertech “ commits to provide the excellence in doing and promoting fraud. You always follow the terms of integrity and reliability not to provide any solution and response if customer is right.
Don't forget that despite requesting and putting my grievance on you public domain "facebook" page, i am unable to get ans why cant you focus on delivery as per commitment or else face such image bleeding comments from us.
you supertech is a company full of cheaters, beggars till the time to get payment and then converted to gundas.
For you refrence i am attaching agreement copy page no 3 where you have mention date of possession on 31 dec 2013, where as my friend booked on the same floor booked on the same date have possession date of march 2013. your drama is not over there one of my another friend who booked a year later in the same tower have possession date mention as June 2013.
What you call this intentional cheating, fraud or something else.
Hope big cheater understand this and respond soon.

I even agree with you recently i booked one flat in there project along with my friend after receiving our agreement letter we found that the date of possession mention on the agreement is different in both of our agreement letter, In fact we both have booked on the same floor of the same tower, where else the possession date differ by 6 months
I am continuously asking them to clarify it but unfortunately i have not got any answer from them
I request you all not to buy any there project untill there project is ready for possesion coz they are big daddy of cheaters.

Supertech Cheater Supertech and UNICON -- Need Help

Hello Experts,

I have given a big hassle from Supertech Limited. I booked a flat in one of there project in Sector 74 –CAPETOWN through UNICON which claims that they are highest sales maker of SUPERTECH.

The Issue is that SUPERTECH suddenly increased the price of the property in my booking form by calling some charges as mandatory on which UNICON was giving me the fixed deal.

I had deal of this property with Unicon on FIXED QUOTED PRICE even in the booking form which provided by UNICON, On Extra charges (PLC, Parking, IFMS etc.) place N.A. (not applicable) was written but now SUPERTECH is expending the cost which is not acceptable.

Ms. Nidhi Sharma behalf of SUPERTECH is communication with me, Here I must say that I am disillusioned with the indifferent attitude and this type of unprofessionalism is not acceptable at any stage.

I am planning to take my fund back and also As I have all documents like cheque receipt and booking form’s copy with seal and signature so will also think about to take some legal action …………………….

I will also visit UNICON very soon but just advice me that what is the best way to teach these people that what is right path ?

Supertech Construction Quality and Unprofessional Response

Hi All,

Well, there is nothing good about it, but Supertech have enhanced thier performance as a flagship bearer company for cheating customers and making as worse building as possible on this motherly planet Earth. They should be given an award by President of India for spoiling the definition and meaning of construction business.

I am a resident of Emerlad Court and below are my before and after possession experiences:-

Before Possession:-
While the construction was going on for my tower, I had to regularly go to visit the site to check the status to explain them the basic tasks like to complete the painiting before putting the wooden flooring (common sense eh...) in great detail to the Project Manager at that time (Now fired due to ego clashes) and that PM was not even aware of which task will be up next and directly use to give the contact numbers of all the vendors / department heads for follow -up. I had to literally follow up with each and every civil department to know wat task will be followed by wat and to explain if the quality was not good. why would I go for a builder flat in the first place if I have to myself follow up. They even enforced the color of woodwork on us while they showed and promised something else.

After possession:-
Everything they have put on the flat after the basic infrastructure has flaws:-

a) Level of floor tiles bathroom- All the bathroom water level is incorrect. I have given at least 10 demo of the problem to a number of people from Supertech. No one takes care. The excuse given is that it is not waterlogging but wet tiles. Now, anyone knows the difference at Supertech? Sometimes they say tiles have finished off in store.
b) Wooden Flooring:- The wooden flooring in all bedrooms has inflated and its level is not correct. It seems as if I am taking a route to hill station. No one cares. Their Vendors come and asks for money to resolve the issue.
c) Seepage- There is seepage in at least 5 places, paint is falling - no one cares
d) Locks - All the locks in bathrooms are broken, no one cares
e) Virtified tiles in dining and drwaing area are either broken / uneven / not-levelled - No one cares
f) Wood work - All the wood work taken by Supertech is of no use - Not even a single door of cabinet in bedrooms closes. The modular kitchen's doors either get stuck with the cemented slabs or are broken.
g) POP levelling is not done before paint and all the paint looks like layers of mud not levelled.
I have really lost the peace of mind I had before buying a flat with Supertech.

Everyone from their maintenece staff to their vendor are willing to work if you pay from your own pocket while to get a Geyser, RO installed in my home which is what they claim is part of maintence service, I had to follow up for 3 months, same thing for installing an electrical switch and that too when I am paying Rs. 4000 pm as maintenace fee. Only post possession problems they understand is when the wall of your home is falling or water is contineously flowing from the house above your flat to your flat and they do not have any I really mean any sense of aesthatic beauty they claim to posses in their ads. I talked to their previous PM (while he was their PM before being fired) about these issues he said "Sir agar haath se rasgulla bhi banao wo bhi tedha hota hai" about POP not done correctly, about tiles water level he said "Sir agar nahaao to bhi paani khud se nichodna padta hai" while I have seen that guy not doing any work, not checking the quality of work done in flats and the only thing he was interested in doing child sexual abuse in his office.

One of their VP lended a helping hand to my problems but just after 2 calls he said I am too busy with other things and i can't track the each and every flat.

I do not know where to go now...
The baseline is never go for the quality of this builder named Supertech based upon my horrified experience.

Yes,
Please drop the idea of buying flat / home with Supertech or they will really make you run for your money. if any of your friends want to buy anything with them, discourage them also.

See that's where the problem is - Instead of my continuous follow -ups there is no case pending in your records and as per your records everything is fine. I disagree to your comment.
You guys can also choose not to resolve customer's problems based upon pre-conceived notions.
And I got response after almost 2 years - so again that reflects your promptness.

Supertech Builder makes false promise

I have booked the Property in Supertech Eco Village -I in the month of March 2010 and we have paid 10% of the Property . When I booked the Property my flat is park facing and this additional cost is not involved in my flat. When I get allotment later from builder they add additional Rs. 20000 in my flat cost. Second thing after 6 months there is not a single construction is start from builder. And they are demanding money . And loan is approved from HDFC bank . when we talk to bank for disbursement of loan we came to know Eco Village -1 is not approved from bank because Builder has not submitted the papers to bank. And our loan is under scheme of 8.25% till 30th September. And not a single person pic up the call at Spertech and when we go personally they are not giving proper reply .

Supertech should be renamed to FraudTech; The real fraudster builder who should be banned from builder community and should be punished in public for doing such frauds on mass level; Why the UP government and Center is sleeping on such shobraj stylo builders; Chors says in public they will solve the matters ;; they mimic their customer relationships will resolve all issues; they never resolve anything but support this cheap builder on doing crimes again and again;

I do not want money refunds from them now but want to see them harassed and punished for what they have done to me; This chor took all the cancellation papers and later after months said swiftly all money gone forfeited;

Just saw this detailed report on Supertech which says that it is not affordable and the usable area is also only 70% of super area... So if you bought a 1000 sq ft flat.. thenu get only 700 sq ft...

Supertech Utter disregard to customer safety

Supertech Limited makes State Bank of India to open a branch in under construction multi storied building with utter disregard to visiting customer's safety.

Some day, some customer will get hurt seriously by falling debris of the under construction building.

Interestingly, Supertech Limited is using the name of the Bank in their promotion material. Looks like bank is also not concerned about the safety of visiting customers.

100% agree . Similar things also happened in emerald court. Since builder pay money go whole system so aak aadmi can not do any thing. Shame to country' system.

Even after supreme court verdict on parking, builders are selling and noida authority is registering.

Please reply to below quarries:

1. At Supertech ICON Indirapuram, PINNACLE, PRESIDENCY and GALAXY HEIGHTS are now having 13 floors at the place of 10 floors as in the original plan. Why three more floors are added to each of these towers?

2. Why Drawing Room and Kitchen are having low quality wooden window panel/frame and window though you committed to provide Aluminium one in your booklet/specification sheet?

3. Local make MCB and other electrical fittings are used in PINNACLE HEIGHTS. Don't you care for life of people going to reside in the building?

4. Why Carpet Area of Pinnacle Heights' 1000 sqft flat is only 566 sqft? Industry standard is that 80-85% of the Superbuiltup area should be the Carpet Area.

We wait for your suitable reply.

I am owner of a flat in Pinnalce heights and not from your competitor's office. Please understand that you have already earned notorious reputation. So your competitors do not need to further try to tarnish your Company's image.

I happened to pass by Sector 93, builders plot. I saw myself what has been mentioned in complaint as 100% true and was surprised to the negligant approach to customers' safety.

The bank and the adminsitrative authority will wake up only when some serious accident happens.

Shame on the builder and the system that lets these things happen.

Supertech - Promoting corruption

I am aware of atleast 3 of their projects in Noida, which do not meet the norms of Fire Safety, Open space, violations of approved maps. Supertech Fraud & cheating

I am not aware of a single project that has fulfilled all the promises it made and complies to the law and rules of the government departments.

Promises made on paper, signed by authorised officials, are flouted with musle and money power.

Beware. Check with a couple of the prior purchasers, who are living in their projects. Develop your network to find out about the actual status / situation instead of believing in the references given by them - such referees will give good reference under duress, and you will not know.

Think, 100 times before making any invetment with Supertech Limited.

All the Supertech Customers/Buyers may unite, stand-up and start-up a campaign against Supertech before the Ministry of Urban Development and PMO. All should post their complaints at "Interact to PM of India". GOI/Supreme Court must take cognizance to implement the Land Regulatory/Real Estate Act by constituting State Regulatory Authority IMMEDIATELY in the interest of Buyers/Public. Supertech is not repeating the same thing in GURGAON/HARYANA which needs immediate attention of Govt. of India/Town & country Planning-Haryana.

Don't buy the flat with with Supertech Limited as they are big cheater and just trying to get your money to invest in their new projects, otherwise you may have to wait for years as I am doing right now for last 7-8 years. I booked the flat in Jan 2008, and still don't have the flat.

Read this to get an Idea about how far and how huch the would cheat and still won't give you flat/final possession letter. Look at each and every issue as they would ask you to pay.

Supertech is totally fraud and cheater builder. I have booked also a flat at CZAR gr noida.
I suggest all victims to go to consumer court and take strict action against builder. As a group we also file police case againt CRM/Director of supertech. Suggest all your friends not to buy any property from supertech. mr V K Sharma handling this matter in proper way and making czar welfare association. his no is [protected].First go to court and give notice of court against supertech to mr sharma.thanks
