Dear readers,
This is not just out of shear frustrations or anything of that nature or nothing against the giant shriram founders. The guys sitting in the middle selling the properties and the 'so-called' contractors shriram is hiring and the kind of issues they leave to you to live with. The #s selling you the property are rude when you report or ask them to fix issues you noted and given in writing before moving in. They hesitate or don't fix the issues even after 3 months of you moving in. List of issues could start from.. Leaking kitchen sink, broken tiles, no-cable connection, missing power holders, worst backup power in the whole industry, damaged doors, cheap and not working window frames etc.. Don't get fooled by the sayings on the pamplet about lofts in each bedrooms, curtain rod in bathrooms.. When you actually move in, to your surprize, you wont see many or just sample in one bed room and bathroom. On top of it, to hide their goof-up or cost-cutting, they tell, customers did not want all these. If so, why in the world would you guys put it in the advertisement and fool others? I have plenty of photos to support what I wrote and also, trust me, i've recorderd some phone calls of the seller/no-support person's (name: raghavendra, bangalore) as well.. I will release all these in the world wide web soon.

Unethical cheating

This was the email sent by me to shriram properties

I never got anything sorted out

I am sure they have units left over my question is why should i be cheated

I should be give any other option

I hope this email finds you well. I am writing to bring a serious matter to your attention regarding a recent property purchase that I made with your company. Regrettably, it appears that I have fallen victim to deceptive sales practices, resulting in the purchase of a unit different from what was presented to me.

On 12/3/2023, I engaged with your sales team and expressed interest in purchasing an apartment unit within Shriram properties Guduvanchery. During the sales process, I specifically inquired about the availability of units on the 4th floor and was assured that there were units available for purchase on that floor. Relying on this information, I proceeded with the purchase, only to discover later that the unit I acquired is located on the 7th floor instead.

The circumstances surrounding this incident are deeply concerning to me, as I believe I have been deliberately misled and that important information regarding the available units was intentionally concealed. This misrepresentation has resulted in a significant discrepancy and a breach of trust between your company and me as a customer.

I would like to highlight the following points of discrepancy:

Floor Location: I was unequivocally informed by your sales representative that there were available units on the 4th floor, which I specifically requested. However, upon further investigation, it became evident that the unit I purchased is situated on the 7th floor, which is not what I intended or agreed upon.

Sales Representation: The sales representative I dealt with deliberately withheld information about the unavailability of units on the 4th floor, providing false assurance that such units were indeed accessible for purchase. This deceptive practice has resulted in a significant inconvenience and disappointment.

Buyer's Expectations: The choice of the floor for my prospective apartment unit was of utmost importance to me due to personal preferences and considerations. The unit on the 7th floor fails to meet my expectations and requirements, which were explicitly expressed during the sales process.

What was the assurance given by the salesman (Robin) was that the apartment will be handed over by june.

I clearly stated my health issue and my elder son's education was based on the statment.Now i got the update as the apartment will be handed over only by October.

I demand an explanation or else i want any higher person to speak to me i have been trying to reach since a month

There is a new block available getting handed over. If possible, can I get the apartment unit there?

I insist that you take immediate action to rectify this situation. My preferred resolution would involve transferring the purchase to a unit on the 4th floor, which was originally promised and to which I agreed. I trust that your company will take the necessary steps to honor its commitments and ensure that the actual unit I purchased aligns with the representations made during the sales process.

I cannot stay on the 7th floor with a born baby. There are units available but they do sell it now.

I am asking for a change of unit

Furthermore, I expect a prompt response outlining the measures you will implement to address this issue, prevent its recurrence, and restore my confidence in your company's integrity and professionalism.

If I do not receive a satisfactory response within a reasonable timeframe, I will have no choice but to seek legal assistance to protect my rights as a buyer. However, I genuinely hope it does not come to that, as I believe in resolving matters amicably and trust that your company shares the same sentiment.

Please be aware that I have retained copies of all relevant documentation, including emails, brochures, and any other materials that can substantiate my claim. If there are additional details or evidence required to facilitate your investigation, please inform me promptly.

I anticipate your immediate attention to this matter and a swift resolution. I trust that we can resolve this situation promptly and restore my faith in your company's commitment to ethical and transparent business practices.

I bought a flat in "Shriram Smrithi-North Block", It was promised that the falt should be deliverd in March 2016. Time is already passing by & there is no confirmation id the work will be completed in next 5-6 months also. Other owners in the same apartment Shriram Smrithi North Block" have even worst story. So many of them are waiting for their flat delivery from last 1 year. There is no water connection yet. BESCOM has also not provided the electricity connection. Few months back building work was completely stopped . It was on hold for 2 months straight. Now when the work started the no. of labourers are so less that it can easily take a year to get all the building work done. Also few days ack when it rained heavily in Bangalore 40-50 feet of the apartment boundary wall fell which can easily show their quility work.
Let me warn the other probable buyers, please refrain from buying an apartment in the SHriram properties. Their name can be famous but their work practices can be easily compared with any small builder. There is no professionalism from their part. After paying the money you are totally on their mercy for the flat delivery.

I bought in Shriram Signiaa. I have been told that it'll get finished by Dec 2014. But now it is March 2016 and at least 2 yrs it'll take to complete the project at current pace. Along with this, they took 100% money from us before registration. But while asking for possession, they are giving dates after dates after dates. There is no electricity connection though we paid BESCOM fees almost an year back. About the quality of materials, I can only comment once I'll start staying there. Overall, I am not at all a happy customer of Shriram.

I booked a flat in sriram panorama hills - celebrity towers, the work had halted for more than a month, I dont know the issue, I paid 32 lakhs now they are asking for more money, without work progress how I can pay, anyone suffering from same issue please contact me [protected]

Hi This is Varma. I booked an apartment in Sriram panorama hills. The land owner and sriram has some issues between then and because of that they didnt do the registration of my flat till now even after taking the advance almost an year before. Sriram vizag project looks like a scam and we as customers are suffering because of this. Please let me know if anyone has similar issue we can discuss and go to consumer court for the same.

Yes, the cc people are very worst.They even don't know how to speak with the customers.I recommend not to buy in Sriram panorama hills.They will say something before giving advance and after that you will be scrud..The project has lot of land issues ...you never know when the govt will take over this project...they are charging too much on service tax, maintenance, corpus fund etc.. With out any facilities

Please make sure above things before booking .I don't recommend anyone to support Sriram properties...

Iam Eswar, a resident of Vizag and have taken a flat in Shrirama properties, Vizag .We started the installment payment one and half year back for the flat in Panorama hills.The apartment project work is going very very slow but still they insist for apartment installment payment.They are charging huge service tax and truly speaking we are not aware of how much portion of it is actually going to the government.Can you please give your details so that we can discuss in detail.

Boss, Shrishti project was completed 10 years back; For your flat related complaints, how do you fix the builder responsible?
If you feel the builder also should sail along with you as long as you stay there, will you pass on the benefit of appreciation to the builder?

Come on boss! Don't be unrealistic!

Agreed that the construction is not matching the price they charge. But the top-slot goes to the arrogant attitude of the Customer care people; mainly the engineer of Shriram. Some time you are forced to wonder whether "they are builders-you are paying a hefty sum to them" or you are dealing with a government employee in a Govt office like PWD, EB, Corporation! They do not care a hoot once you have paid about 25% of the amount; they know, you will not withdraw ( a big loss it would be to do so in view of the 'contract agreement" drawn very cleverly!) and you are at their mercy.

I love the image of Shriram Panorama Hills’ campus! The campus is surrounded with a natural forest on one side, hillocks on the other and the Bay of Bengal can be seen from the campus at less than half a mile! This residential project will surely be one of the best. This is absolutely world class! I can’t wait to live in this beautiful community. I’m excited!

I’m among the first few customers who booked an apartment at Shriram Panorama Hills. Weeks ago, I visited my apartment and was pleasantly surprised by the beautiful scenery from my balcony. The surrounding environment is amazing. My family and I are very excited to move in.

I have booked not one but half a dozen homes in Shriram Panorama Hills in Vizag. I am mighty happy with their quality of construction and level of customer support. I regularly invest in many projects across Andhra and in some cities outside Andhra in India. I have never seen a project that offer greater level of comfort for me with regards to my investments. i was planning to book a unit in Vizag. After reading your comments, I am wondering, should I book or not. If the construction is so bad, and these people are building 19 floors buildings in Vizag closer to sea. I am not sure if I want to live in the tall building that has poor quality of construction near the sea. SCARY!

I agree to the comments that even in the construction of WHITE HOUSE in RT Nagar, there are issues of bad piping in such a way that there is lot of seepage with the residents of E Block. This is a Shriram project construction.

no afraid i am a proud investor at shriram.Maybe there earlier projects taught them lesson now they are a perfect corporate. Just visit any of there recent project and judge yourself.

Ya whatever is written may be true. But I am pretty happy with these guys compared to other builders. Ya but its true that their construction quality is not very good. specially in tiles n Toilet Comed they used with Spandana. Otherwise it was all else fine.

I have booked a apartment my self in SAMRUDDHI and quiet happy with what i have got and the kind of care they have given me is excellent . infact i am so happy tht i have booked a second flat with in ther new complex being an nri it was quiet difficlt fo r me to finalize some thing in india. they have helped me lot in all this and even putmy house for rent without me paying single cent as commision .

i am saying this bcoz i had a bitter experiense with one of the other known builder. i lost lot of my hard earned $$$$$$ by dealing with them .

I am a resident of Sriram Srishti. This complex is a good examp, e of poor construction. The complex have 4 lifts. None of them have been working fine so far. They completed the construction in 2004. The repair of lift is still going on.

Omeage the vendor who has fixed the lift admitted orally that there is a design flaw. I am not sure if Omega itself is a reputed vendor in lift. Chep equirments and poor materials.

am stuck at booking stage. they are not fulfilling their offer yet not ready give my booking money back. everytime i ask for a solution they keep quiet and on top they are making one of their team members to call me to enquire on when am i going to make the next payment. They are blaming RERA for making changes to their initial offer however i do not see any change in RERA since 2016. They do not send anything through email so that it gets documented. Please do not fall for their advertisements offering cost effective apartments.
