This hotel belongs to Royal Holiday. Beware, they will try to sell you a membership. Research Royal Holiday before going on your vacation to a Park Royal hotel in Mexico. If you do a search with Royal Holiday fraud, or Royal Holiday complaints you will see the pattern of deception this company practices. By going to Park Royal, or one of the other resorts owned by Royal Holiday you are stepping into a marketing trap. If you read this information first, you can enjoy your vacation and avoid the presentations, and offers that seem too good to be true. Many people are sorry now, but they were not warned. This is a warning. Travel agencies online like BookIt get special promotional prices to send tourists to these resorts. Their representatives encourage guests to attend presentations and take advantage of these offers. They must be getting kickbacks or are actually a part of the company. I don't know, I only know their prices are better than any one elses.

This is how I was warned about how I was being set up by a bargain vacation through BookIt.com. I am very glad for the warning. I am now telling others to say,"NO!" to the presentations. Thanks for getting the word out, and I hope you all get your money back.
Has anyone thought of getting legislation through your local congress representatives making travel agencies who sell packages to resorts who have timeshare presentations have to show that their clients have been completely warned of the risk of vacationing there? I don't know, but I am thinking about how to let others know before it is too late.
I think credit card companies, travel agents, and others who know about these scams should be responsible to warn unsuspecting vacationers about the set up. The American companies who are getting rich working with these scammers should have this job given to them. Just an idea. Thank you all again for the heads up!
Yes, but document everything. Send registered letter now. Send e-mail to Royal Holiday today, call your credit card, and tell them you have a five day cancellation period under Mexican law. Submit the fraud complaint now too since as you will see from other cases they deny ever hearing from you.
There are no "class action suits" in Mexico. The best recourse is to research the Internet, make copies of other testimonies with similar experience. Fie with PROFECO, the Mexican agency assigned to these problems. The sooner the greater the chance for them to do something. Also, if your contract did not have the notification of the Mexican law five day cancellation period send a copy of that law (you can find information about this on the Internet) with your contract to your credit card company. Use the other peoples testimonies as support to demonstrate a pattern of misrepresentation, and fraud with your own documentation to support your situation. Join the support group through Yahoo groups about Royal Holiday to keep informed of other members' results. There are many positive outcomes, where people get the money back. The important thing is as soon as you are aware you are in this mess act. If you act fast the credit card company does help. If you don't PROFECO had helped many, but that takes close to a year. If you wait for over a year, because you kept trying to use this, and it took you longer to find out this is a scam (not your fault) PROFECO might not take the case. Then you have to demonstrate that Royal Holiday did not provide the services and still push your credit card.
Remember, you are not alone. Don't give up hope, use the help and advice from others who have been successful to beat the scam to strengthen your resolve to fight for yourself.

I believed the lies too at Park Royal-Cozumel. It was a beautiful hotel. They seemed so professional. Now I know they were professional con artists. They got my confidence. I believed I would get the things they gave me documents for. I have tried for almost five months to book a trip under the "Founding Members" program, and it is never available. Spring break was spent at home trying to get answers from the customer service (what a misnomer) department. I have given up trying to get any of the services I was sold, I am now trying to get out of the contract and get my down payment back. I have filed papers with the agencies I have heard about from other victims by reading complaint boards, putting in Royal Holiday. There is a lot of good information to help retrieve the money. PROFECO must have a team dedicated to this one company. I don't feel like a total fool because there are so many of us, they were just professional liars.
Do not send anyone your information unless they are willing to give you the same information about them. I do not trust this. This person has not even used their full name, and the initials? Too weird. If R.H. wants to post his or her full name, and give all the information, address and phone about them to us, then we know it is legitimate. I think Royal Holiday is trying to find a way to get more information. After all, we should be careful after what we have been through.
The biggest problem with buying property of any kind in Mexico is that there are on regulations, no building codes and inspections, no agencies like a board of realtors to protect buyers, etc. That is why it is looked at as so risky. I agree with the postings that alert people to go to the United States State Department site and read their warning against buying in Mexico. It is because they have had SO many complaints, and the department can NOT help them, it is out of their jurisdiction. Would you buy a house in our country that was not made to pass inspections? Well, that is why you are getting there. Untrained people from the beginning of the process to the end, and then they are surprised whtn there are problems. Well, you do get what you pay for in this world.
I believe that the best thing is to take some time before being sucked into the hype.
People who try real estate transactions in Mexico without legal advice are naive. There are so many warnings on the Internet regarding the problems, and the fraud. The United States State Dept. has a warning on their web site about signing contracts in Mexico. They can not help you. You try on shoes, clothes, even sample many foods before purchasing. You should rent in an area like this before making a commitment. Don't get caught up in the hype, even if it looks like a "news" story. It is extremely risky!
I know of over 600 fraud cases that have been filed in Baja in the last 14 months regarding real estate contracts. Look what happened to the Coldwell Banker office in Rosarito. There are serious issues here. Real Del Mar homeowners association has filed complaints against Frisas for not providing the amenities promised in contracts, not finishing houses and substandard construction and soil compression supports. And this is supposed to be the primere area of Baja Norte.
STAY away until you stay and rent for a while. You will be glad you tried before you buy, it is much easier to leave if you are only leasing.
I really appreciate what I saw here. I wrote people who posted complaints on this about various issues regarding buying property in Mexico, and using Mexican attorneys and found that they kept me from making a huge mistake. There are very big problems with Mexican real estate, and it has gotten so much worse since the United States economy has gone bad. I can't thank those who put up the truth enough for giving me advise that saved me the grief that others who signed contracts in Mexico are having.
Now I see that Baja is becoming a very dangerous place for vacationers. There was a segment on ABC Nightly News about the kidnappings and attacks on tourists. Don't believe the lies that are put on the Internet about how wonderful Baja is, or how great it is to go there. It is not. The people who write that are only trying to make money by selling you something.
I wrote the woman he sold the house to and asked her if she ever got a resolution. She said after four years she has not. She said he hired an attorney, Miguel Arias, to negotiate a contract settlement, and in January of 2008 he was supposed to sign the agreement and begin making payments. Then his attorney told her that he disappeared.
People in Baja know he has been building houses on the three lots he got as a settlement from Real Del Mar for his father, Pedro's settlement. Jose Luis is actually living in Real Del Mar, yet his attorney is lying about where he is.
Jose Luis Corona has ruined the reputation for the development of Real Del Mar. Interested investors have written complainers about postings and decided not to do business in the area. Until he repays this woman and shows that mexican contractors can be trusted, there is a curse on him, his family, and the area. He has hurt everyone by his actions. He is a disgrace to everyone who does business in Baja. We are ashamed of his father Pedro Corona, and all who associate with him. Pedro Corona and Jose are causing good people to lose business. I heard one man say not to trust slimy Mexicans because of this situation. If he had not done this, none of this information would be on the Internet. So he has saved many of people like me from making the same mistakes those who bought already have made. I guess I owe him a big thank you because I will never buy real estate in Baja. I saw an article in a paper that mentioned this situation too, so I know I am not the only one that he has helped by his bad behavior. So a bad turns into a good because he is keeping people from doing business in Baja.
Mexican real estate professionals detest the name Pedro Corona, and his son Jose Luis Corona because they have done more to ruin thier business than anyone else.

If you are serious about moving to Baja, take your time. Rent for six months to a year, and test the area. It is so hard to sell your property and get out of it once you are in. Of course, those who are there want to protect the investment they made the mistake of buying, so they won't tell the truth. Don't sign a contract until you have tried living there first. This is very serious.

Don't buy property in mexico, it is a big mistake. Let the story of Jose Luis Corona of Real Del Mar in Baja be a lesson. There are hundreds like him, but thanks to the story of his stealing a woman's money we will all be safer. He and his employer, Real Del Mar, and their sales office, have hurt a lot of people, but now the truth is out, they are going to save hundreds of families the heartache they have already caused. One of the reasons the Baja real estate market is falling is because of people like Jose Luis Corona of Real Del Mar. He has only himself to blame, and others can blame him too.
