We built a home that was almost complete when we signed contract. The amount of problems that we have had to endure with much of it on our shoulders fix because the builder refused to fix. Our issues are quite extensive and required us to hire multiple engineers and specialists. Ultimately, we had water coming into the home because they did not use the correct soil surrounding the home and under the home along with the water vapor barrier was not put in correctly. So water is coming in as water vapor and hitting our flooring and condensing. Concrete high moisture readings per engineers. The outside had to be waterproof with drains tar and other special material. The entire inside had to be ripped out and a special waterproof material had to be installed on the concrete flooring for we could redo the floor. We were not allowed to use LVP. We had to pay much more money to get tile because it breathes. Our contractors. cannot remove the cause of the problems. We're having to work around them.
Our next step is to get rid of all the mold in the attic, and that does include us having to remove all the ductwork and redoing it. There were many code violations, including R4 ductwork in the attic, which should only be in mobile homes below grade. But in our house, it's up in the attic. An Engineer calculated the insulation which was put in the walls incorrectly, and they use the wrong product. This greatly affected the R value of our walls. We have so many more issues like tamales found in the island with major insect infestation, 70% of cabinets, damaged, leaks, mold in the coils, flooring put in incorrectly, according to experts, mold on baseboards inside the home due to the water intrusion, multiple HVAC issues with it breaking down even before we moved in and three weeks after moving in. We've had it broken down multiple times in the last three years. They also told us the back part of our property was not ours. It was owned by the county. We later found after closing that that was untrue and they still refused to fix the property correctly.
Recommendation: I would never purchase a home from this builder due to our terrible experience
