November 19, 2022-called actual listing agent Steve N.Highlands Ranch, CO office regarding poor service and dealings with his side-kick Lynsay H. on a contract starting 11/10/2022. Ms. Hose missed deadlines, wouldn't respond to questions, and wasn't responding to inspection objections. Instead, she was on vacation and let the contract float. Stopping the "drudge through molasses" uphill battle to get HOA documents, etc. from this KW agent, the contract was terminated by me 11/18/2022. I did want the property; I didn't want the shoddy handling of the contract by the seller's agent. On 11/19/2022, I called listing agent Steve N. and stated I was interested in the property but not his cohort who wasn't meeting deadlines or doing her part in accordance with the contract. He called Ms. H. to discuss our conversation, then called me back and left a voicemail stating he thought it was a miscommunication and would revive the contract Steve N. went so far as to answer the questions I had emailed, as well as what the seller would cover in regards to the inspection objections. I agreed. Ms. Hose was then in contact the same day with my agent who told her I agreed to the terms and the contract was revived. Ms. H. agreed to sending the contract paperwork showing the seller would take care of items in the inspection objection, but that she wouldn't get it done until "after church" around "noonish" on 11/20/2022. At 9:30 a.m. 11/20/2022, Ms. H. sent an email to my agent confirming she would have the paperwork to us after church. Noon came and went, then 12:30, then 1:00, then 1:30 p.m. At 1:46 p.m. my agent called her and she texted to him that she had received another offer, a "very good" offer and "sorry". Ms. H. had already accepted my offer as well as acceptance and consideration...in other words, ALL ELEMENTS OF FORMATION OF A CONTRACT WERE MET. She shopped for another offer in accordance with Mr. N's website stating he would get sellers $10,400 above list. Not "average", or "about"...that he would get $10,400. My offer was a full list cash offer. Keller Williams clearly has an "ethics be damned" policy and apparently hires in accordance with this stance. I have since learned that the Highlands Ranch, CO Keller Williams office is being "disenfranchised" as of 12/31/2022 and it certainly isn't because they didin't pay their franchise fee. Just how many complaints has this office received? How many times do you use someone else's paid-for inspection to shop for a higher offer? Clearly, if you're a rude, crude, overbearing, arrogant, greedy fleabag, you have the top qualifications to be a Keller Williams agent. At minimum, file a department of regulatory affairs complaint with your state...the individual(s) behind sleazy actions will have to do some work to answer it regardless of outcome.

Desired outcome: Reimburse $275 inspection fee, and require contracts law, ethics classes for involved agents. Someone else has 6980 E Girard Ave #401, Denver, CO 80224.
