Hunter Property Management After we got kicked out for not paying, *** reached out to me directly to scare me into renewing the lease without my consent

After we got kicked out for not paying, *** reached out to me directly to scare me into renewing the lease without my consent. When that didn't work, she threatened to contact my references and badmouth me, making it even tougher for me to find a place to live and a job. At some point, all of this could be considered harassment in a court of law.

Hunter Property Management The landlord never told me that this building had a mold and mildew problem

The landlord never told me that this building had a mold and mildew problem. The windows leak water from the outside, and one of them drips right into an electrical socket. These problems are not good for my health and safety.

Hunter Property Management I have a 4 year old

I have a 4 year old. We don't have an air conditioner for over a month. They came out to look at the unit but they didn't fix it. I was told they would give me a temporary air unit but never brought it. My townhouse is over 85 degrees and it seems they don't wanna do anything about it.

Hunter Property Management I wouldn't recommend renting from this company

I wouldn't recommend renting from this company. They have a habit of taking your deposit money and making you pay for any issues that arise in your home, even if they're not your fault. Landlords are supposed to cover those costs, not tenants. These guys are scammers, just trying to take as much money from you as possible. They even raised my rent once, forcing me to either agree or find a new place to live during a pandemic. Can you believe that? Not knowing if you'll have a job and having your rent increased. Stay away from this company, they'll scam you for sure!

In June , I signed a contract with HUNTER PROPERTY MANAGEMENT in Springfield, MO, and it's been a complete mess ever since. The apartment complex at 765 S. South Ave Unit 5 has been leaking since day one. The apartment was super dirty when I moved in and nothing was working properly. The biggest issue is the never-ending leak in the master closet that has started to stink. The maintenance and management team hasn't done anything to fix the problem. The apartment's condition is just awful. When we asked for a different apartment, they kept delaying and ignoring us. They haven't addressed our concerns promptly, and it's affecting my health. The carpet and the entire closet in the master bedroom stink of mildew. I submitted a maintenance request for the leak three weeks ago, but they haven't done anything to fix it. I haven't been able to fully settle in, yet they expect me to pay rent and act like everything is fine.

Hunter Property Management Hunter Property Management took over the house I rented for 11 years

Hunter Property Management took over the house I rented for 11 years. They never told me they acquired the property, so I had to ask the previous landlord for their contact information to pay the rent. Once we figured that out, the company lied and told me not to have my husband sign the lease. They never did a walk-through after buying the property, and the lease they gave us was for an apartment, not a single-family home.

In December, we decided to move and informed them that we would be out by the end of the month. They didn't like that, so around December 14th, they placed a 10-day notice to vacate on the porch. We left the property on December 23rd, exactly as they bought it.

After receiving the first collections email, I told them that I didn't owe them any money and that I was disputing the charges. I even consulted an attorney who confirmed that I wasn't responsible for their remodeling or the charges they claimed I owed. I sent them a cease and desist order, but the company keeps harassing me, which, as far as I know, is against the law. I have a bunch of emails as evidence, but I can't attach them here.

Hunter Property Management We rented from another rental agency, but Hunter Properties took over our lease

We rented from another rental agency, but Hunter Properties took over our lease. Later, my girlfriend got a job in another state, so we agreed to end our lease early. We agreed to leave the property by the end of the year and pay $1500 in three installments. We had this agreement in writing through email. A new agent, ***, started handling our lease. At first, she didn't want to honor our agreement, but eventually, she gave in, probably because her boss pressured her. However, she started pressuring us to pay the buyout fee before the end of the year. We couldn't pay it right away since we had budgeted according to the agreement. She became very aggressive in her emails. Then, on December 27th, when we had already moved everything out of the house and only needed to clean the inside and donate some items outside, she told us that she would charge us $250 per day for every day we had the keys after the 25th (which was Christmas). So, we returned the keys without enough time to donate and deep clean (we didn't leave any large items in the house, just some trash that needed to be bagged). We paid off the lease buyout earlier than agreed because she kept threatening the 40% fee. We paid it on the 21st or 22nd. Today, we received another bill from them for over $3,000 for cleaning.

Hunter Property Management We rented a property from Hunter Properties

We rented a property from Hunter Properties. We thought there was mold in the house because we could see mold and mildew on the walls and surfaces in a couple of rooms. It seemed like they had painted over the mold before we moved in. We called maintenance more than twice, and they came and sprayed bleach on the walls to clean off the mold, but they didn't hire anyone to check if we had a mold problem. After the third time they sprayed bleach on our walls (bleach is mostly water and could make the mold worse), I had to pay out of pocket for a mold company to come and inspect. They confirmed that we had mold throughout the whole house. I gave the report to Hunter Properties, but they didn't reimburse me for the money I spent on the mold company. Instead, they told us to leave the property. We moved out, but there was no final inspection with Hunter Properties. Now they want to charge us over $500 for maintenance work on a house that needs a complete renovation. They should use the $500 deposit I paid when I moved in to cover the necessary repairs, but they're asking for more money than our deposit. They didn't finish the work before we rented the property. Hunter Properties also wants us to pay a late fee for these charges because we didn't receive their notice until after July 28th, 2022. The letter they sent with the charges was postmarked on July 28th (the day they started charging a late fee), and they sent it to the wrong address.

Hunter Property Management Hunter Property took over our previous residence in mid-March 2022

Hunter Property took over our previous residence in mid-March 2022. Right from the start, we've been treated poorly and disrespected by the staff. They wanted to inspect our home while we were away and insisted that we put away all our pets. My husband called Hunter Property to discuss this, and they threatened to remove our dog and make us pay to get it back. To cut a long story short, they gave us only 30 days to move out, and we ended up leaving in just 7 days.

Then, in June, we received a detailed bill of what we supposedly owe. We left the house in excellent condition (we have pictures to prove it), but they are charging us an outrageous amount of over $3000 for repairs and cleaning. It's absolutely ridiculous! They told us to set up a payment plan or they would garnish my paycheck. So, we went to their office to set up a payment plan of $100 per month for now. However, while we were talking to them, they accused me of being rude (which I wasn't) and told us to leave without allowing us to set up the plan.

I emailed a staff member suggesting that we could probably manage $300 per month, but the lady we've been dealing with has shown no interest in helping or listening to us. She emailed us back demanding $800 per month, due by the 15th, and threatened to garnish my paycheck if we couldn't comply. The lack of professionalism and disrespect from the staff is just absurd. Many others are in the same situation, being lied to and bribed by this company. We're trying to find a resolution, but they're making it difficult for us to do so. I don't believe we owe anywhere near that amount, but I need assistance in resolving this matter so we can move on and not have to deal with these people anymore.

I will send them photos of how we left the property and compare it to what they claim we owe. It's extremely unprofessional for them to publicly disclose people's business.

Hunter Property Management Oh boy, here we go

Oh boy, here we go. This is gonna be a long one, so bear with me. So, if you're thinking of moving to Springfield, MO, I gotta warn ya, don't even think about using Hunter Property Management. The guy who owns the house we're renting is a real cheapskate. Like most cheap landlords, he doesn't wanna properly fix any issues. Instead, he just slaps a band-aid on 'em and calls it a day. But let me tell ya, a band-aid ain't gonna fix a big leak, no siree.

Here's the deal. We submitted a maintenance request for our door, which has light coming in from both sides. The caulking in the kitchen between the window and the drywall has also failed, and one of the crummy windows in the front room has a broken balancer that's been broken since we moved in last year. And get this, when we first moved in, we only had one measly shelf in our fridge 'cause the previous tenants took the other two. I put in a request to get 'em fixed, but got nothin' in response. I had to threaten 'em with a complaint just to get some action. Finally, after all that, we got our shelves. But guess what? The maintenance guy came out about two weeks ago, and I didn't notice any difference. So I called 'em up and asked 'em to come back so I could show 'em the problems. They finally came back a couple of days later and put up a seal along the door frame where the frame and the corner of the door meet. It looked okay from about 8 to 10 feet away, but up close, there was still a gap in the door and I could clearly see sunlight coming through. I sent an email to Hunter about this, and their reply was that I supposedly signed off on the repair, even though I didn't physically sign anything. And get this, the owner ain't gonna pay for any more repairs. Can you believe that?

To make matters worse, we've had two storms come through, and now our door whistles when the wind blows in from the east. It's like living in the Wild West, hearing that wind blow. Last year, we had to shell out an average of $245 a month for about four months just to heat this place. Now we gotta turn our heat down to a chilly 62 degrees while we're at work just to save some cash. And let me tell ya, this unfinished repair is gonna cost us even more money. It's a real financial burden that we shouldn't have to deal with. I mean, it's gotten so bad that I had to stuff three folded-up blue shop paper towels between the door and the frame just to keep the cold out. These paper towels measure about 28 inches, and now we gotta enter and leave through the garage so we don't disturb the paper towels and let the cold air in. I warned Hunter in my last email, which I think I sent out last Tuesday, that if the homeowner didn't call me to make things right, I'd blast 'em all over social media and file complaints with the Missouri State AG, ComplaintsBoard.com, and any other sites I can find to warn people about Hunter and the homeowner. But of course, the homeowner hasn't bothered to call me. Shame on him, I say. This whole mess could've been avoided if they just fixed it right from the start or came back to seal the door better. I would've been willing to work with 'em then. But no, they had to go and mess it all up.

We're stuck here until August, and then we're outta here. And you can bet your bottom dollar that I won't be recommending Hunter to anyone. So if you have any questions, I've got pics and videos of everything, including pics with a level next to the door frame to show just how off it is. Trust me, you don't wanna go through what we've been through with these guys.
