bed went through floor in bedroom, called out a dry rot/dampness control company to have a look, they advised that the area affected had been treated in the last 15-20 years and we should have a 30 year standard guarantee. We looked out paperwork(guarantee) and called out Scotcare preservation who stated it would cost £90 to attend and look at damage, and if covered under guarantee they would return cheque. Scotcare eventually attended after about 10 days and said they would carry out works to repair which would take about 5 days. they came down and probably completed works over possibly 1 maybe 2 days as workmen would arrive onsite do a couple of hours work then have to go to another job then return later or next day. All the workmen that have arrived to do work have advised us that the boss (Mr Couch) is not doing a proper job as the walls should also be treated 1mtr up and 1 te out from last point of affected area (this has also been confirmed by 2 independent damp proofing companies). When I contact director/boss Mr Couch he states that they are doing more than they should under the guarantee, he states that when original works were carried out in 1992 the homeowner at the time was advised that need to put vents in the floor which according to Scotcare were refused by the homeowner at the time (we were not homeowners in 1992) there is no mention of this in guarantee and speaking to independent damp proofing companies they state that if vents were refused then Scotcare should have issued homeowner with a partial guarantee and not a full guarantee. What Scotcare have done is apply a fungicidal spray to wood replaced part of wooden joists under floor wrapped in tarpallen, they should have treated walls 1m X 1m from affected area, there is rotten wood behind skirting boards and walls which Scotcare workers have told us should be treated (but not to quote them as they could lose there jobs) by Scotcare. We have received our £90 cheque back and Scotcare refuse to do any more work even though according to independent damproofers and Scotcare workers they should be doing more to quality standards. They also advertise on there headed paper that they are members of The Federation of Master Builders which they are not. I do not know who to turn to to try and resolve this issue before the damage spreads.

Terrible. Heres my experience...
Day1: Their worker disconnects the washing machine without turning off the water - floods the flat and my kitchen in the flat under.
Day 2:Workers leave for the weekend. I have a plastic covering filled with building rubble hanging from the ceiling taped with masking tape. It then nearly fell on my head. Imagine if it was my daughter. It fell and covered my kitchen with dirt.
Day 3: Builders just walk in Monday morning without knocking. My wife could have been naked. Or my young girl. At the end of the day, they seal off my kitchen where the work is being done so I cannot get in - BUT THEY LEAVE THE DOORS TO THE OUTSIDE UNLOCKED and open. The neighbour comes to complain because they have left building rubble / material / supplied in the stairway on the first floor - the worker just walks off while the neighbour is talking to him.
Day 4: The workers arrive and stand outside my open window where I am sitting and start talking about me and calling me a £$%@ "!^%$... you get the picture... Didn't realize that's how customers are to be treated. The worst - and the reason why I am now complaining - THE OWNER defends this action. "All I care about is getting the job done! Michael Couch says. Trying to intimidate me by cutting me off when I want to talk, he says as long as his worker apologised he doesn't care. When I suggested he spend a little time on training his workers he laughed at me and told me he didn't care. (Perhaps this is what got them fined thousands of pounds in 2010 when they had to appear in court - NO CARE GIVEN TO TRAINING)
Day 5: Well - I don't want them on my property - so not sure...
