Sean Whalen, CEO of P23, changed the name of his company in an attempt to beat the bad press he rightfully received when his company's name was Empower Group.
In a nutshell, the company lures unsophisticated inventors to call their toll free number where an army of high pressure sales people are waiting to sell toxic real estate. These sales people -- former LDS missionaries trained to close the deal -- tell you that their pre-selected properties are similar in risk to mutual funds but with returns in the 20 to 25% range. What they neglect to tell you is that with real estate, you are responsible for the management, marketing, taxes etc. More importantly, you are responsible for upkeep, damages caused by renters, and finding people to live in your run down former crack house that is in a bad neighborhood.
If this is a scary proposition for someone with limited income, look at their return policy... the company wants nothing to do with you after you've taken on the liability.
P23, has a high paid PR firm to write up phony press releases and submit fake articles to low grade business magazines that will publish just about anything.
Please read all the bad press on this site for Empower Group (the same company owned by the same scam artist -- Sean Whalen). Real estate is always high risk... Sean and team make it look easy, even in this economy where a turnaround is ten years or more out. If you insist on investing in real estate, listen to what educated real estate economists are saying; it is the polar opposite of claims made by this company.
Simply put, if it sounds too good to be true, make sure Sean Whalen isn't trying to scam you.

My intent is simply to inform people about what they are getting into when they pick up the phone to call your organization. Also, people like you need to know that you can't escape your past simply by changing the name of your company.

Bought an overpriced house from Empower group. I was lied about its location and condition. This was a lesson of how corrupt and evil people can be. Mr. Whalen is harming this nation.

i have had bad dealings with empower group aka property 23. i want my money back. they dumped a bunch of bad properties off on lake view holdings. property 23 is trying to deflect all responsibility onto lake view holdings. lake view holding was only accepting payments from customers for empower group. i totally agree with all the disparaging remarks made by previous nonsusupecting people who were duped into buying worthless property in drug and gang infested neighborhoolds. i want my money back and will not stop until i get every penny. sean and his cronies have messed with the wrong person. i am a crazy black woman who will fly to orem utah and have a policeman help me get my money back. can we do a class action suit against this [censored]. Wow, this Sean Whalen is one piece of work. Anyone with half a brain can see right through this guy. I am glad I never invested a dime with this guy. The funny thing is, supposedly reputable talk radio hosts like Mike Gallagher hawk for this guy. It just goes to show that these talk radio hosts are just as bad as the Con Artists like Whalen. They don't do fact checking, they just accept whatever advertising dollars come their way, no questions asked.

You take unsuspecting investors, promise them quality homes, easy rentals, passive income, quick turn around and deliver nothing. One you have the money in your hands, your 'coaches, advisors and anybody else in your fraudulent company disappear. "The numbers" you refer to are complete BS. Zillow is a garbage, out dated and grossly inaccruate. Its pretty easy to research the prices that you paid for these god awful dilapidated homes and compare them to the prices you sold them. Usually tripling your money. You sell crap houses in crap neighborhoods and completely LIE to investors about how great they are. You are a Scam Artist bordering on criminal action. I hope you grow a conscience one day and realize what you are actually doing.

Do you think me changing the name, hiring a PR company and going NATIONWIDE is escaping? How many press releases has my PR company done defending me or P23 against ###s like you? NONE. THE FACTS AND THE TRUTH SPEAKS. You can buy a cash flowing rental property with Property 23 RIGHT NOW TODAY. That obviously pisses you off because you have probably tried and failed to duplicate what we have been successful in building.
Anyone with a brain will read your garbage, call us and find out we do exactly what we say we do, and that IT IS EASY, IN FACT IT IS VERY, VERY EASY to buy a home right now. Wow according to this article that was posted yesterday that scam capital of the world is the capital of this great nation we live in. Utah isn't even mentioned in the top 10.
