Holiday Builders New house construction

For those who are reading my comments, please keep in mind that, as frustrated as I am with Holiday builders, and continue going through the worst experience anyone can expect as a new home buyer, I am going to limit my opinions and just give you the facts. Today 5/4/2023, two years later from when I signed the contract, my house is not ready for closing yet. If you are thinking of buying your new house with them, keep in mind that just because you sign a contract with a specific price, doesn’t mean that Holiday builders one year later, or before finishing your home, can’t increase the price with no choice for the buyers than to accept the price increase!

Keep in mind that they are very poor at customer service, and they don’t seem to care when it comes to maintaining their reputation as a business, and commitment to their community. Also keep in mind that they care very little about doing things rights, from the time they pour the concrete to painting your house, everything Is done poorly, unevenly, or miss-aligned! From the electrical panel to every single outlet inside the hose everything is twisted or out level. Expect very little communication with those who are supposed to represent you and are supposed to keep you informed in regard to the construction progress of your house, because that only happens when they need to increase your price or when you nagged them for information.

Be aware that if you receive any email or correspondence in regard to the time frame for completion is useless and don’t make the mistake I make of renting or selling your home thinking that you will be closing in the given time frame because you will lose, and they will not accept any fault. And as the regional project manager, Steve Hardy, told me, it is what it is and we don’t care whether you spend any extra money or if your daughter, your wife, and you live on the street, Holiday will not compensate you for their wrongdoing! Two years later I still am without a house and 2 months after the email stating that the house would be completed in 4 weeks, I am still without a closing day, and nowhere to live, but once again they do not care!

There is a delay with almost every step, and it is always blamed on someone else. No one will ever take responsibility. We watched houses that were started after ours finished and have people move in while ours just sits. There have been multiple times where zero things are done for weeks or even a month. We have caught the company in multiple lies so now it is hard to believe anything they say. It really feels like they are treating us poorly on purpose in hopes that we will cancel our contract and they can sell our house for a higher price. If you have ignored all I have previously written and still feel you want to embark on this horrific experience make sure you record the model house with the seller in the recordings, and you read and analyze every single word of that contract because it will be too late if you have not proof a year or two later when you realize that your house is no looking the same as the house they promised!

I am just mentioning a few facts regarding my experience, and I know there are multiple people in the same situation! Please know that I have proof of each one of the things, I am saying, and feel free to live your information; I will be more than happy to share pictures of all the careless mistakes on the construction site, as well as emails back and for with their representatives. My advice to you is, don’t make the mistake of buying your new house with them and put your family through what I have made my family endure! Even if you must spend more money, find another more respectful company that stands by its products and does good for its customs. FYI, if you are Hispanic and English is not your first language, there are a bit races as well and your bad experience will be multiplied x 3. And not only will be limited to you but also your realtor and anyone related to you!

Holiday Builders Poor road development

I purchased a new house on September 2nd, 2022 and the builder has left a puddle of mud in front of my house. Every time it rains or the neighbors use their sprinklers, the water settles in front of my house. I did not purchase a puddle of mud when I decided to buy this property. Holiday builders needs to make this right. They need to fix the street so it does not retain water and the water runs either into the retention pond at one end of the street or down into the storm drain at the other end. Holiday Builders is trying to pass the buck to the county and make them responsible instead of them doing what is right. Please make them finish the job that they started.

Desired outcome: I want the road fixed so the water drains away from my property.They have a warranty that expires in July 2023.

Holiday Builders Move in date was in stone June 24 2022

After receiving a phone call from holiday builders with a move in date for our palm coast home we packed up our belongings in Las Vegas and drive to Florida. Upon arrival at our new house we found it half completed. With our belongings in storage and 1 suitcase we found ourself homeless. When I contacted holiday builders they said our house was delayed for 8 weeks. And did not care where we was to go from here. We bounced around from hotel to hotel costing us 9 thousand dollars. After finally moving in 9 weeks later we approached holiday builders with our complaints and to our surprise the CEO told us to get lost.

HE SAID YOU SHOULD HAVE STAYED IN LAS VEGAS. If only I could turn back time.

Desired outcome: At least some type of compensation

I am sure Holiday Builders gave these people the same sales pitch we got. We will have your house built in 11 months. "We've never had one go longer than that but cannot give you a guaranteed date." As a buyer you have to sell your current home, but when is the right time? Holiday never gives you anything to work with, so you sell when you can, put your belongings in storage and eventually you feel like a fool for believing what the sales coordinator tells you. Workmanship is sub-standard. You think they lack communication BEFORE you close, just wait until afterwards.

We were in the same boat. Went under contract 1/28/21 House not started until 3/22. Still not done by Thanksgiving 2022. After multiple meetings, explaining what they were costing us with 2 PODS in storage, extra rent all our belongings in storage, Legal papers in storage ect. and each of us a suitcase. The price was increased $35,000 also. They cost us well over $15,000 from storage fees, fees, to extend rate locks, extra rent, you name it. Finally we demanded out and money returned from contract. They do not care one bit about their customers and it shows in all their lies, and the way they talk to their customers. The one supervisor R.F. is horrible, so rude indeed. He has no care for the customers. This house built in Port Charlotte, they cannot put it all on Hurricane Ian. lack of getting anything done, the delays, the lies, were long before Ian. Until they have to start re-imbursing the customers for what they are costing them, there will be no change from within. But they do not care. Run, fast, do not walk away from this builder. Unless you like heart ache, and a big loss of money.

WELL...after reading this, I do understand it was during the tail end of the PANDEMIC and everything was in flux. The buyers need to shoulder some responsibility and should have had a back up plan for "just in case" but they did not. Why should they expect the builder to do something special for them. It was their own responsibility to have a fall back. They could have rented at RV.

Holiday Builders Front door lock and ac thermostat

I have been waiting 6 months, since my last complaint, to have the AC thermostat changed since it can not be programmed.

For the front door a guy came all he did was adjust the door and not change the lock saying that someone else is suppose to drop-off the new lock and he will come to change it.

Everytime I call the warranty all they do is send me the phone numbers so that I would call them myself. The warranty on the house has not expired, yet they are acting like it has.

Holiday Builders Home

●Said we “MUST” close during a hurricane. Then said if we don’t then they will have “someone else do the walkthrough” and send the papers to us to sign. THEN, they ended up closing their business that day anyway. They also offered to have our realtor do our final walkthrough. Wanting us to be forced to buy this house without ever seeing it.

●Wouldn’t let anyone on the roof and was being sketchy until we told them we wanted to back out because they were adamant that no one can go on the roof. THEN, forced us to get another inspector when we already chose the one we wanted.

●Horrible reviews online. TONS of negative BBB reviews and MOST are STILL unresolved.

●Own 100% title company

●Own 49% of their “preferred” loan company

●10/10/22- “Bob” called us and said he’s just a construction man, but said we “aren’t getting the deposit back”. He knew nothing else and was rude but called just to say we “aren’t getting the $3,000 back.”

●There were at least 19 different people during this whole experience who were contacting me. Never just ONE single person from Holiday Builders to deal with. My realtor was originally on the emails so she was informed what was going on, then they removed my realtor from the emails so she wasn’t aware of everything that they were doing to us.

●We put $3,000 down as a deposit. Our realtor emailed them on 10/6/22 stating that after all of the negatives we’ve encountered with Holiday Builders since signing the contract, we no longer feel comfortable buying a house that they built. We also put $160,000 down that is in escrow (which is THEIR title company), and had a phone conversation with Krysta Reeves on 10/10/22 saying in order to get our $160,000 back they, require a “cancelation letter” FROM the BUILDER. Conveniently, that cancelation letter states that they are keeping the $3,000 which we will not sign. The $160,000 is NOT something they have control over. It is OUR money which is separate from the $3,000 deposit. I am disabled and they tried to sneak that in and wouldn’t think I’d notice.

●The air conditioner unit wasn’t even leveled and WE had to point that out to the builder. If they were quality builders, they should know the damage that can be caused by an unleveled AC unit. It was very obvious! There were also many stains on the driveway and garage WE had to, once again, point out to the builder.

●Towards the end when they were trying to rush our closing again, they were taking their time replying to our emails about concerns we had, which only wasted time and would prolong the closing longer when they were blaming us for the extended closing. Also, tried to get us to rush our closing on 10/4 and get us to close on 10/6. Meanwhile, we’re in TN, haven’t done our final walkthrough, or had our inspection done.

●10/10/22 2:47pm - received cancellation letter

from Sharon Palmer. Included us giving them our $3k.

10/10/22 3:50pm - we said No, we’re not signing with them taking our $3k.

10/10/22 4:05pm - received blank email from Trish Lohela

10/11/22 10:25am - received same cancellation letter from Sharon Palmer.

10/11/22 2:50pm - stated we’re still not signing

10/11/22 3:02pm - Steve Hogg (new name) is supposed to call us on 10/12/22.

●10/12/22

Steve hasn’t called by noon, we had to email him saying we are still waiting for the phone call to get our money back, THEN, he calls and said THEY made the mistake and we don’t need to sign the paper stating that they will keep the $3,000! THEIR mistake. For a week we have been going back and forth trying to get our $160,000 under incredibly so much stress, because it was “THEIR FAULT”. You don’t make a “mistake” for a WEEK going back and forth, and then all the sudden (conveniently), the same day we file a complaint with BBB, they tell us it was THEIR mistake.

●There were various people that we dealt with on these emails, yet they took MY REALTOR off so she wasn’t aware what was going on. It’s now going on 5 days since we said we no longer felt comfortable purchasing a home from them and still we have not received our $160,000 back. Not to mention the $3,000 deposit. Buyer beware! This company is unethical and discriminatory against the disabled. They don’t deserve a single penny from all I’ve been out through.

The end of month.this is a bold face lie we found out differenly..we waited 14 months to have our dream home built and never even seen the inside. We were also told we wouldn't get a walk through till the day of closing that's crazy..Darlene Salmon there real estate agent was without a doubt the rudest person I ever met and has no business dealing with people or in that line of work. FOR months I tried to get a closing date of of these people and they never gave me one.We sold our home in pa, and the deal on our home fell through they would not give me a extension to try to resell our home and was told that we were going to lose our new home we waited 14 months for. They resold our home and made a very sizable profit and will not give us our deposit of 5000.00 back either!. There agent wanted me to tap into my retirement and buy our home and she was going to find us another home.this would have enabled her to make money twice on that home. I would like to start a class action law suit against this co. And all people associated with them. If this has happened to you or anyone you know I would like to know... buyer beware DO NOT DEAL WITH HOLIDAY BUILDERS THEY ARE NO DAMN GOOD!

Holiday Builders Construction workers

This company obviously doesn’t hire quality crew members. Our family is building a new home in Port Saint Lucie, FL. As an excited family with young children we wanted to be as involved as possible with our new build. That includes visiting the property weekly to see the progress. My 8 year old daughter was excited to see her new room and wanted to write on one of the wooden beams. She wrote “Armani lives here, my room :)” as any excited young child would be for her first family home. We visited the property a week later only to find a distasteful message above my daughters writing, stating “The boogie man lives in this room”. We visit this property often and obviously bring our children as well. Even after knowing that this was a young child who wrote the excited message, and knowing she would be terrified after seeing the reply, one of the “grown men” on the construction team still decided to write this message. This company clearly lacks quality/respectable team members

Holiday Builders Business practices

Here I am sharing the bad and disappointing experience that recently had dealing with your company Holiday Builders.  

Yesterday, March 23, 2022, we went to see the 2 model homes and get pricing and other information at your location at 4902 SW 109 Loop Ocala, Florida for your Value Homes by Holiday Builders.  

Once there meet Sai Dholakia who showed the 2 model homes and provided the pricing and other information about the houses.  After liking The Royal model floorplan and asking which location/lot was the one available went on our own to see the lot.  One of the main important things was to make sure internet service was available since many of the houses that the housebuilders are building at different places do not guarantee internet service and only via internet satellite.  After contacting Spectrum it was verified that internet service was available at that location.  

Being pre-approved by a mortgage lender asked if can use it or have to use someone else.  Was told that they have a preferred lender, Coastal Loans, that have to apply and get pre-approved for.  Sai said to go ahead and apply and get pre-approved and once done that contact him to do the sales contract for this house at this lot.  

This morning I contacted him to follow up on this to do the sales contract and he told me that all that have done by getting pre-approved is to be put on a waiting list for this house/lot.  That there are other people waiting for this house/lot in which they go down the list to find out if still interested and if not go to the next person.  

We were NOT told this yesterday and were told that after getting the approval to contact him to do the contract before he goes out of town.  

If we knew this we would have not had the credit ran and had the credit score lowered as it did and take that hard-hit which ended up affecting us.  

This shows that you are selling under false pretenses. 

He also said that all other builders are doing the same thing.  I told him that is not true because we have looked at houses from others and they are not doing this.  What you see is the available lot is what is available at that moment.  They are not doing waiting lists.  

This is so wrong and Sai made no effort or care to try to make things right.

Holiday Builders Defective driveway

After waiting 17 months for our new home to be built (instead of the 9 months projected), our driveway at our new home and garage floor are black! Absolutely awful looking. Holiday is advised and says contractor won’t correct! I’m paying close to 300 grand for everything new, not a driveway that looks 50 years old. We have spent absolutely thousands due to the delays on my house, now this. I’ve asked all professionals involved “would you accept this if it was your home”? All said they absolutely wouldn’t. So now I’ll start the battle ( which I shouldn’t have to fight) to get this corrected. Couldn’t be more disappointed in Holiday not backing this new build

My forever build had a driveway that looked like the surface of the moon, because their crappy concrete sub didn't bother to cover it in plastic during the rainy season. They actually replaced the driveway and the walkway to the front door. They had over 6 months to do it, but decided to do it AFTER we closed. 2 weeks of 4 cars parked on the lawn. Anyway, mine was black in spots like the picture too, after a few weeks it dried out and is pretty much normal looking.

Holiday Builders Tile installation

Holiday Builders the worst company ever to do any business with. I build a house with Holiday Builders, and closed in February of 2020, by June of 2020, I discovered hollowness in the tiles, they installed in my house, all the tiles are hollowed. I put in a warranty complained about the hollowness of the tiles. Holiday Builders said it was the subcontractor that installed the tiles, so anyway the subcontractor did a moisture test and Holiday Builders didn't agree with the results so they conducted there own testing and removed a tile for the inspection in May of 2021 and now it's December and the tile still haven't been fix, and Bob R is a liar, not a person of integrity, or a moral conscience.

Desired outcome: I want the tile repaired.

Holiday Builders Product and services not addressed

I moved in my house in April of 2020. When we did the walk-through the front door was hard to lock. The Field Manager (Ted) had told me that was the second door that was but on this house and he would return to replace the hardware for the front door which he did. The door still does not closed properly. You have to lock both locks in order for it to stay closed and you can see the gap under where bugs or even a snake could come in. Same issues with the door going to the garage. The warranty guy (Tito) has looked at it twice and promised to come back and fix it back in November saying he needed to order the materials. Now it been 3 months. So I called him and he told me he would come fix it next week. I text him again Friday and he responded on Monday said he had the materials and I ask him when he was coming to fix the door and he did not answer. Warrant guy is horrible about responding to call and text. The light switch next to the slider is crooked which he was made aware of and never address.
We have been waiting 3 months for him to return so we can also address the gap between the wall and the cabinets. I don't think after we have lived in this house long enough for it to start settling.

Desired outcome: Front door and door going to the garage fixed so you don't see outside and they can lock. Light switch fixed. Cabinet separation addressed and call return.

Holiday Builders Contract dispute

Contacted purchase 8/2019. Paid deposit $1,000. The paid another $7,000 for upgrades. Purchase price of $332, 000. We had a contract on the sale of our previous home. The new contract to sell was done May 2020. We were ready to fulfill the contract. We were then told cabinets were delayed could be Jan or Feb 2020. That is 16 months from contract date. We told them we could not wait. They offered another home that was completed (more money). We did not like the plan. They said they had someone interested in our current home We had under contract.
They sold the house for $350, 000 within days. We discovered the cabinets were installed in May 2020 not the delay as stated. We asked for a refund of the upgrade portion of the deposit. Several letters with no response. Holiday made more money than our original contract and kept our deposit. If Holiday lost money or time we would understand. They did not and increased their profit $28, 000 plus our deposit. We asked for written response and have sent 4 letters. As of January 2021 no correspondence from them.

Desired outcome: Partial refund of deposits

Holiday Builders New home

I recently purchased the model home from one of Holiday Builders neighborhoods that was being closed out. Even though they disclosed that the home was being sold as-is, they did not disclose that they were switching out the range that was in the home and that was in the promotional materials advertising that home for sale. At the walk-through, I noticed that the range had been switched out for a much cheaper one (1/4 of the price) and asked that they put the other one back. They said that the other one was a gas range and that there is no gas line to the house. This was never disclosed at any point before. I said I wanted them the replace it with an equivalent electric model, which is their legal responsibility since they didn't disclose anything about it. They refused and said my only option was to terminate the contract, which would have cost me more in the forfeited deposit than the range was worth. This was two days before closing. Because of the way they set up their contracts, my only option is arbitration, which is expensive. I'm sure they know that, which is why they think they can pull stunts like this. I have attached the advertisement they sent that shows the previous range in the house.

Holiday Builders workmanship/management

I was doing my walk through on a new construction home in Cape Coral. The flooring was coming up and I was told it had a 2 year warranty and could be repaired after closing. After refusing to close without the flooring corrected, I was informed that the flooring company had tried to repair the flooring 7 times in 6 weeks to no avail. I was offered the opportunity to pay to have an ungraded floor installed by the area director. I offered to split the cost of the flooring with him and was told the price was non-negotiable. The area director then told me if I didn't pay for the upgrade, he would refund my money back to me.

Holiday Builders finish construction

After 8 months of building a new home in the Sunrise subdivision in Pensacola, Florida, the "finishing" touches are being addressed before closing. Granted this is a new home, and so far we have had a leaky roof, a patio slab that was poured out of square (main beam holding up roof was hanging over the edge of concrete about 4 of the 6 inches of the beam), a gas leak, oil stains in the driveway, and now, my gas stove won't fit in the opening. The stove measures 30", so the opening between the cabinets is approximately 30.25" but between the countertops it is 29.5" wide so the stove will not fit. I was told that the counter guys will "hone it down and it will look great. Well, in my mind, you take a little off each side. Not these geniuses... they took a grinder to it... all off one side, uneven and not square, and the stove still does not fit. Now my new countertop is ruined and the cabinet below is ruined also. Don't know how long it will take to order a new countertop and a new cabinet, but this is a new home, not some remodel. Oh yeah, when the "plumbers" put a shut off valve in for the gas stove, instead of making a hole to go around the pipes, they cut giant hole in the cabinet. I was asked before the start of construction what was most important to me, and I said "fit and finish". In my mind, these trades are a bunch of hacks. Please double and triple check everything! If I had to do it over again, I wouldn't have given them ANY money up front. all I have to say is RUN!

Holiday Builders communication about issues with my home that still have not been taken care of.

We closed on our home June 15, 2018. At first a lot of the issues had been taken care of. We were trying to be as patient as possible. Now phone calls and text messages go unanswered. We are simply trying to get an idea of when the different issues will be taken care of.

1. Front door step brick broken.
2. Brick near garage broken.
3. Front Windows are scratches.
4.Master bedroom floor divider is coming up.
5. Flooring near laundry room has a slight gap.
6. Flooring in kitchen gives a lot. As if it is lifting.
7. Dryer vent was never put in. The guys that Greg sent in came up with temporary fix but have not heard anything else about it.
8. The back porch mortar is totally different from the house.
9. Seal around tub is coming off.
10. Front porch beam the nails are coming through.
11. The side walk is not finished, it stops before our property line.

Some of the cosmetic stuff Carlos has taken care of, for the simple fact it was taking to long for the small stuff. Like the painting in 2 bathrooms after the wrong towel racks were put in. At one point Carlos had spoken with Scott and he assured us that these problems would be taken care of. He even told Carlos that he would come by and take a look at the dryer vent issue. Being that if we would have had an older dryer it would have just kept running and probably caused more damage. The newer dryer would shut off and give off a poor air circulation sensor.

This is typical of Holiday Builders. Especially the part about them just ignoring calls and texts. You'll need to hire somebody else to come finish the job. Holiday Builders got their money. They no longer have any interest in you.

Holiday Builders windows leaking

We in Little Elm Tx. Our home address is 1321 Villa Paloma blvd: Since we bought a new house in 2012 the windows of our living area keeps leaking. They even replace the entire window. It keep on going even during the warranty period and after that. We also pay two times after warranty expired. Yesterday another window of the formal dining area started leaking and water started dripping. Can you please send some one at our house to have a look. We will pay. Holiday Builders unethical behaviour

My wife and I after looking at several competitors first, decided to build with Holiday homes in port saint lucie, fl. to get the best bang for our buck. The experience was horrific to say the least. Our house was "completed" in about eight months. The house sat for 7 weeks until our closing date. To our surprise there was an outstanding list of things to complete on the punch list. the attention to detail just was the worst I have ever seen. Drywall mud under the window sills from the drywall finisher cleaning his knife off. The drywall that butt the underside of the sill wasn't even attempted to be flat taped nor caulked. The bi-fold doors all didn't close right, some not at all. The tile throughout the entire house didn't even match the die lot. Its like they brought tile from different jobs and used them. Not to mention the Tiles are cracking every two months and have to be replaced because the foundation that was promised wouldn't crack because they use fiber crack more than I have ever seen being in the trades for 25 years. The drywall Finish was a fly by night to say the least. I mean, come-on I have orange peel finish with flat paint and you can see every butt joint and Flat on the whole wall. I know I can put down two coats of mud, not sand it then texture it and you will never see the joints. that's how bad it is. They didn't put an expansion tank at my house for whatever reason so I have been woken up and dealt with my release valve installed at the hose bib outside ruptured three times already. They graded our lot so bad that the neighbor wont talk to me because of the condition that her transition to my yard was left. This is the best one. During construction, it was noticed that the trusses were not right in the kitchen. I specifically called the superintendent and discussed the issue among many other. can you believe they cut the drywall around it and patched over it! I put a 6 foot level on it for haha the other day and its almost 4 inches out of level! I have been playing cat and mouse with them for months. The district vice president came and met with my wife and I and promised us the world that it would all be taken care of. It has been Months and I am still getting the run around. to say the least I am very disappointed and embarrassed to the point that I don't want to entertain anyone. I was so excited after suffering a horrible divorce, meeting a wonderful women and starting my life over again in our dream home turned into the same pit I was in. There is so much more that I can Put down but please for you own good please stay away. it has been almost a year so the next step is My lawyer and The Local news Station.

A lawyer cant help you. Your sales contract contains an arbitration clause. You can give it a try, but you must pay ALL the arbitration fees. UP FRONT. Holiday Builders has screwing their customers down to a fine art. You wont get anything fixed. Youre just one of the many customers they screw over every year.

Holiday Builders unethical behavior - kitchen mold punctured plumbing line

Buyer beware! Please share! Our thanksgiving and christmas are ruined because of this builder. We called them to let them know that they punctured our plumbing line when they built the home. Two nails were found by a certified plumber that went through the line. Mold was growing behind the sheetrock because of that nail. It has been a slow leak for years and now mold starting growing on the outside of our home and underneath the cabinets as a result of the leak. The pictures attached even show rust in the plumbing line where it had been punctured. We contacted them and they sent a contractor out to examine the damage after we sent them a warranty request on their website. After the contractor reported back to the builder they said they were not going to honor the damage that had been done. Why would you send a contractor out if you knew you weren't going to fix the damage. We had already sent you the pictures! We want our kitchen restored to its healthy state for our enjoyment of living! This builder is cold-hearted and dishonest! We will keep fighting for our rights but don't want this to happen to you. We will not give up until they honor their faulty work! Please be careful! Your family's health and your hard earned money and your dreams may be at stake with this company; holiday builders!

Looks like typical Holiday Builders work. Rush and get it done. Let the customer figure it out later that they've been screwed. Once they get your money, they wont back anything. Buyer BEWARE!

Holiday Builders new house

Bought a house from Holiday Builders but did not realize (and was not disclosed) that there would be no lighting fixtures in the bedrooms or dining areas. When I went to install chandeliers in the dining and kitchen areas the one install was fine but the second the switch did not work. The light stayed on continually or dimmed. I called the warranty department and immediately they inferred that I installed the chandelier incorrectly and the electrical contractor also gave me the same line and told me they were going to charge me for the repairs because I caused the damage. Is this how a warranty works? The house is cheaply built. Worst house I have bought, this is my 8th house, not a newbee at this.

Holiday Builders routinely refuses warranty work and blames their customers. They have been extremely unethical in their dealings with me. I suggest anyone reading this to NOT do business with them. You will be sorry if you do. I have had to pay their subcontractors out of pocket multiple times, to come back and bring their work up to industry standards. To anyone reading this: You were warned.

Holiday Builders ketchy hoa covenants

I contacted Holiday Builders in Pensacola about a month ago and wanted more information from sales. I started asking detailed questions and it went from sales to a new home consultant and then a sales director. It's interesting that all of a sudden, the person who knew everything I was asking was out for a few weeks and from now on, I was to work with a sales director. I got the runaround on their covenants after reading the fine print. They kept telling me they would get back to me and I heard nothing. All I wanted was for someone to translate Article IV of the Covenants that were sent to me in Section 3, #'s 1, 2, and 3 under the Assessments. I mean, seriously, this stuff is important. It states under Assessments that annually, the Board shall levy against all lots, assessments to the tune of $600 per lot in addition to the $1000 a year for HOA dues. Each year after that, the Board shall levy against all lots, an increased assessment not to exceed 5%. This matters! I just wanted someone to translate this and to give me peace of mind. You know what the sales director's response was to my question on those assessments? "Assessments are separate from property taxes. The current yearly HOA dues are $1000. I just requested a copy of the current budget and assessments from the HOA president. Currently we are not aware of any special assessments. The covenants say that a yearly assessments cannot exceed 5% increase per year and that it takes a vote of 66% of all the landowners to agree on any increase. Does this answer your question?" All I have to say is beware of those covenants. It was a red flag for me and I have decided not to invest in their communities.

You made the right choice to avoid this builder. You would have been very sorry if you had gone forward. You barely saw the tip of the iceberg of what shoddiness that this builder exhibits.
