Amerisave big problems
Amerisave fooled me and kept hundreds of $$$ of my money! I applied for a refinance with Amerisave in early 2010. I had 35% equity in my house, 805 FICO, no debts, and enough savings to buy the house outright. Yet, after charging me hundreds of dollars for the appraisal, which came in HIGHER even than what I paid for the house, Amerisave declined my application because my income had declined from the previous year, EVEN THOUGH my income was still 3+ times my mortgage amount! I went with another lender after Amerisave declined me, and they had NO problem approving my application. So, I would highly advise you NOT TO GO WITH AMERISAVE--they will charge you hundreds of dollars upfront, then will VERY LIKELY DECLINE YOUR APPLICATION and keep your money! In particular, I can mention Annette Orange, the processor assigned to me at Amerisave, who was unresponsive and uncaring.

Denial of loan
I was recently denied a refinance of my home by Amerisave. Their reason for denial was that my documentation was not complete. They made no offer to allow me to submit any information that would comply with their required documentation
I had sent Amerisave many, many personal documents including bank statements, bank account numbers, personal tax information, retirement information, etc., etc.
The list of personal information is quite extensive, potentially compromising ones identity and opening one up to identity theft. I had asked their agent if there was a secure method (besides email or fax) to comply with their requirements. He replied with a negative response (no secure method).
Several times, I asked their agent if I was in compliance with their required documentation. I did not receive a reply addressing my question. He was rather non committal and gave no answer.
I am not sure if the proof photos of my emails loaded properly. Please contact me if they did not and I will try to offer them some other way.

Scam & fraud
Wish I had read about Amerisave on this website.. This looks like a scam to make money out of Appraisals & application fees without doing any actual service.
I applied for refinance through Amerisave and provided all the documentation on the same day they asked for. I've a credit
score of more than 800. After 2+ months, they came back with loan rejection reason that my new home community has not
sold 70% of the possible homes (56 out of 130 sold as against 91).
I paid for the appraisal and credit history pull expenses (400$). Also, eventhough the home insurance is covered by my Association, they forced me to buy Personal property insurance with 125k limit which costed me additional 500$. I never had to have a Personal property insurance for my current loan with Bank of America. An additional 100$ for Condo questionairre. I lost 1000$ by working with them and also lost my chance of refinancing with other Companies as I wanted to honor my commitment. Rates went down drastically down to 4.25% during this period.
I locked the interest rate on July 26th — 45 day lock and they didn't close the loan within that period. They have a policy of not re-locking the rate when it goes down. But when the rate lock expires, they say it is extended without notifying the customer. No communication goes out unless I follow up with them. One of the worst companies to do Business with.

Misleading and overcharged me
Found Amerisave online when I was searching for lenders to refinance my house. I should have known that things were too good to be true.
When I first started the application process, the appraiser pressured me to get it done within the first 3 days and he said that was time of the essence. He charged me $500 for it even though the Amerisave website quoted substantially less... I checked today (9/30) and it says $400... so I paid 25% more than their good faith estimate!
This should have been a no-brainer loan...$225K on a home that was appraised at $600K... and I am a full-documentation borrower making well into the 6 digits income.
Slow to respond and after 45 days, they are saying they are not sure about my debt ratio... which hasn't changed when I first got approved for the loan.
They are very slow to respond and though they demand all kinds of stuff. I know that mortgage lenders are getting tougher, but this is incredible. BTW, I'm refinancing a mortgage that I had with Wells Fargo from 2 years ago (when I thought it was much harder to get a loan) but these guys are much worse.
I've probably gotton over a dozen home mortgages over the last 20 years and these guys are easily the worse... and now I'm out the appraisal and who knows what else.
Be careful with these guys!

Communication broken promise
Amerisave's Teresa Lykstad told me the loan was approved and would settle with a month. I then received a notice of denial by email from Michael Capell. Mr. Capell told me it was the system that kicked out my loan because of the 30 days it was supposed to close in and that Teresa would call me. I emailed her the next day because she did not call me. She emailed, "There is a debt to income issue. Therefore they sent the file back to me. I am trying to work it out. I will be working on your file this weekend to see what I can do with DTI issue. As soon as I do I will have the file reinstated. I will call you Monday." That was Monday the 20th of September and this is the 28th and I have yet to hear from her despite many emails and messages left on voice mail. Yesterday I emailed Michael Capell and he has yet to contact me. I fear the loan has been denied for reasons I am not aware of. I can't imagine how my debt to income ratio became a factor since absolutely nothing has changed. I told the truth and submitted all documents. Beware
Never again...
Having mortgaged or refinanced several times over the past 25 years, we felt fairly comfortable with the process. So, in spite of the unsettling number of poor reviews we read prior to selecting Amerisave, we were lured by attractive refinance rates and decided to give Amerisave our business. Never again. Fortunately, we were able to successfully close our loan last Friday, but the service Amerisave offered throughout the entire process was in every way, substandard.
First, communication was nearly nonexistent. Not only were our phone calls typically unanswered, our emails were acknowledged with "read receipts", but rarely responded to in a timely manner. And when we did receive response, vitally important questions were not addressed. But that was only the tip of the iceberg.
Amerisave took 57 days to complete the process and close our loan. And with phone calls and emails going unanswered, we were never really sure where we were in the process. This was even more frustrating considering the fact that the Amerisave website has a built in Loan Status feature that is designed to keep the client informed throughout the process. Unfortunately, our status was never kept current. In fact today, 6 days after our closing, our loan status still warns that Amerisave urgently needs Compliance Disclosures signed and returned. It also indicates that our title has not been ordered! Note to amerisave: if you are too busy to return phone calls or emails, at the very least, make every effort to keep the clients loan status up-to-date. Otherwise, it becomes a source of angst and disinformation.
Furthermore, despite having had 57 days to process our loan, Amerisave did not deliver our HUD and settlement statements in a timely manner. We received all of our paperwork via email less than 4 hours before our scheduled closing. And when they did arrive, they were incorrect. Taking a quick cursory look at the HUD, I immediately noticed that winter/summer taxes had been added to our principal. When I immediately contacted our loan processor, she acknowledged the mistake and said she would correct and reissue the paperwork. Unfortunately, when the corrected HUD arrived, it was still incorrect; showing summer taxes that had already been paid!
When I promptly emailed our loan representative (with tax payment receipt attached) to bring her attention to the over-charge error, she replied, I believe the HUD Settlement statement is accurate...
The proof was sitting right in front of her!
It took Amerisave 3 more tries to correct the errors and when we finally signed all the papers, the tax foible had STILL not been corrected! The statements we signed at closing DID NOT represent accurate financial information. When Amerisave finally did acknowledge the error, we were emailed a final corrected HUD; two days after we closed! Unfortunately for us, this meant it was too late to deduct the summer tax overpayment from our loan amount, which in turn, increased our principal.
I might also mention that during the last-minute rush to closing, Amerisave mistakenly emailed me another clients Final HUD statement! No further comment necessary.
Also be aware that the Up-Front settlement fees that Amerisave touts on their website are anything but Up-Front. The origination fee for example, can and will change by the time you close your loan. We were distraught by the fact that we had absolutely no control over our Rate Lock. Apparently, out rate locked at the very moment underwriting approved our loan. I say APPARENTLY because no one explained the process and we obviously had no control in the process.
Perhaps the most disturbing aspect of this experience has to do with our final Origination Fee. Obviously, your loan origination fee is an important consideration in choosing a lender and/or interest rate. When Amerisave notified us that our rate locked, effective 08/03/10, I immediately went to their website to find out what the advertised loan origination fee was for that particular day. It was $297.85 So, I copied the information (their webpage) and emailed it to myself for reference and verification.
We would later discover that THE Amerisave actual origination fee for 08/03/10 was something quite different: $626.08. We protested, sending Amerisave a copy of the webpage I saved on 08/03/10. But it would have absolutely no bearing on the matter. Amerisave explained that origination fees can change throughout the day and that my loan-to-value could also have a final affect on the rate. (Remember that THEY increased my loan amount when they added my Summer taxes to the loan amount!) Whats the bottom line? The borrower has no control over the final origination fee. Amerisave would like to make you think you do, but you are completely at their mercy.

I can totally sympathize with this...This is exactly what I went through with them. I, too had print-screens of rates and "the credits" that they promised, but...in the end they did not show up. My agent said, Let me talk to my supervisor to see what we can do...she never got back to me...I am closed also...but never again with this company. By the way, I have used other lenders, like Quicken loans and never had this problem...
Deceptive practices
Stay away from Amerisave. They will rip you off. They are deceptive and should be shut down by the regulators. They waisted hours of my time. This is a high-pressure scam operation.
Here is a summary:
- I saw a great rate (4.375) on a 30 year loan
- I entered all my information online and paid the $35 credit check fee.
- I provided full documentation including income, assets, 2nd heloc, etc.
- I was preapproved for the loan and then was pressured to pay $625 for an appraisal by the mortgage processor.
- I did not pay the appriasal fee yet because I wanted a rate lock first.
- About a week later they called me and said that they could lock
in the rate, so I paid the $625.
- The appraiser came and the house was appraised at the appropriate value (1.23M for a 729000 loan)
- All lights were green and I was expecting a smooth close
- Then, nothing. Day after day, no communication from Amerisave. A month pasted.
- Everytime I asked them something he would say that the Sales Manager is talking to the investors trying to get an exception.
- W-T-F? What exception? Oh, apparently now my second heloc from Wells is a problem because it has a prepayment penalty of $500 (a fannie may guideline). They did not tell me this before they waisted my time.
- I know that they are lying about this because I just refinanced 2 months ago from another lender (aimloan.com) and this was not an issue.
- I have told Amerisave to F*Off and I am back refinancing with aimloan.com again.
Beware, do not fall prey to them. Protect your time and money. Look at all of the other horrible feedback online. I think the only good feedback has been created by Amerisave.

Unwilling to disclose info
Prior to spending any money, even on a credit report, ask for a copy of the mortgage contract in advance. They will tell you they are unable to until you apply, but that is crap. They can give you basic details using your city, state and loan type. Amerisave refused to even respond to my request. I talked to Sean Park (Atlanta, GA) who assured me that I would be given every piece of info I wanted prior to starting but then I never heard from him or Amerisave again. Beware of anyone who won't provide basic info aside from government mandated disclosures. Beware.

As I’m sure you are aware being in the age of the internet any company can have their reputation bashed justified or not. While I will not profess that our company is perfect we make every effort to provide good service at competitive pricing. In today’s lending environment there are many challenges more stringent documentation requirements, declining home values and heavy scrutiny of the appraisal report. Many times folks find it hard to accept their property value maybe less than expected or don’t understand why certain documentation is required to get a loan today when they did not have to provide it in the past. One way we are able to offer competitive pricing is by requiring upfront deposits for third party services required like credit, automated underwriting systems and appraisals. This insures we have customers that are committed to doing business with Amerisave and allows us to not inflate pricing to cover the costs of folks uncommitted. Prior to locking a loan we do require basic documentation at the time of application so the file can be fully reviewed and run through an AUS to determine if the loan appears doable. Collecting the documentation and reviewing data does take some time and rates can change frequently. When rates are declining no one is concerned when locked pricing is better than their rate search but when it is worse they are obviously upset. We also use various automated value systems to determine if the stated property value appears supported and if it not we may also require the appraisal is completed before the loan can be locked. Taking these steps insures we have good pull through with our investors which provides us with good pricing we can then in turn pass on to our customers. Many issues affect pricing in today’s market, FICO scores & loan to value to name a few. If you search rates on a given FICO score or LTV and the documentation does not support that information the pricing can change. Some folks like to consider that bait and switch. For example if you search rates for a 70% LTV and the appraised value requires 90%LTV for the requested loan amount the pricing will not be the same. Or if you search rates based on a 800 FICO score and the true score is 720 the rates will not be the same.
Another item that seems to really make folks upset is the appraised value does not support the loan request so they don’t feel they should have to pay for an appraisal even though they clearly understood this is a non refundable fee. All of the issues mentioned above are clearly listed as disclaimers on our website we are not attempting to scam anyone this is all just the reality of today lending criteria.
You are correct our industry has suffered a lot of bad press but I can assure you we are honest people doing our best to make our customers and investors happy based on the current lending environment
Bait and switch
Do not use this company until you go on line and research them. they will give you a lock in rate and then lose all the paper work and stall until it expires and then tell you either pay the higher rate or pay them 500. I can document this with all the emails they send me.
I could go on and on about how they do not have an office but they all work out of thier homes and will not call you once you sign the papers.

I was scammed too! Wish I googled "Amerisave" before I started a refinance with them. I went to the BBB (Better Business Bureau) and they gave the company an "A" (scale A-F). So after seeing that, I thought they were OK to do business with. BOY, WAS I WRONG. After I was on the hook for $935, signed the good faith and paid for the appraisal, I was told that I didn't qualify for the rate and terms because my house was zoned "agriculture". I live in the suburbs of Atlanta on a little horse farm and never have had this problem in past refinances. After the lock expired, I was informed that I wasn't eligible and the new rate offered was the same as what I already had and the fees were 3 times higher! DON'T TRUST THE BEST BUSINESS BUREAU OR AMERISAVE! YOU WILL BE SORRY! YOU HAVE TO CHECK REFERENCES.

We are investigating a potential class action against Amerisave Mortgage Corporation, for deceptive practices in advertising of residential mortgages.
Many customers report that they respond to an Amerisave published offer of a low interest rate for the purchase of a home, or to refinance an existing mortgage.
It appears that Amerisave charges customers fees for both a credit check and property appraisal, but deny their application based on the credit check, which can be done instantaneously. In addition, Amerisave appears to deny applicants who are well-qualified and have excellent credit ratings. Amerisave may also state that by applying, one is "locking in" a rate, when that is not the case.

This is yet another example that Amerisave has multiple ways of milking you for either higher fees/higher rate. Steer clear of Amerisave!

I was planning on writing a full length dissertation on how incredibly dishonest Amerisave is but after reading all the other complaints it appears its already been done. I will say this...my "Sr Loan Specialist" Mark Metzger was the epitome of a "shady" saleman with avoiding phone contact and criptic 4 and 5 word answers when asked about possible changes in closing cost or recieving a good faith estimate. Yup...he refused to give me a good faith estimate stating in an email that "all costs are on our website". Once my wife and I realised the scam that was in progress we actual starting sending Hank questions via email to see how criptic and few word answers he could muster...it was actually kinda fun...but I digress...needless to say AVOID AVOID AVOID these guys. You have been warned!

Refinance
I was in the process of refinancing my mortgage and looking for the BEST rates available. I already was about to close with another lender when I saw an AD for amerisave.
I took a look at it and contacted amerisave and began asking questions.
I spoke with a gentleman with the initials HM (name not disclosed for privacy) there from the start. From April 20-23, I have 43 emails in my INBOX from HM.
The very first one starts with this question I asked: "A bank gave me a new refi offer of 4.375%,
$2263 monthly total with tax and escrow, And 15yr term. Can you do better?"
HMs response was: "of course click on the link below to get rates"
So from there the emails began. I am not a broker nor do I know much about mortgages, rates, and so on, so I proceeded to ask every detail I was confused about. I did not want to LOSE out on my other lender and needed to make sure amerisaves pricing is actually what they tell me before I paid any fees.
After several emails and a few phone conversations, HM sent me this email: "Go ahead and complete the application and pay for the appraisal. Call me if you have any questions."
Still not convinced, I did more research and continued with my emails to HM. Email after email, HM was persistant. I kept asking him are there any hidden fees, anything that can change my rate once I paid, he kept insisting that is what it is. The application states to enter your home value and loan needed. How do I know my home value? I can only go by what I have on my paperwork from my last appraisal, right?
Only two years ago I did my mortgage and Chase appraised my home for $350K. So all I did is enter this info in the application. HM NEVER told me if your home value dropped then the rates will be higher than what you see. He just wanted to lure me in so kept pushing the LOW rates on me. So being unaware of this, I finally ended up paying the fees and applied. After 43 emails of HM telling me he has a better rate, and before the appraisal came, he REDID the quote for me at $2233/mo, and I was satisfied. But once the appraisal returned at $285k, the monthly rate was MUCH higher!
I requested for a refund, but was totally declined. I told them I was mislead and misguided. Amerisave did not want to listen to anything. I even told them my other lender appraised my home for $335k. This was like taking candy from a baby for them. I am clueless when it comes to mortgages. It was HMs job to tell me what surprises lies ahead and certain criteria needs to be met before those rates apply. I was not steered properly.
I would keep away from this company totally. I wish I can post my 43 emails to show you just how badly I was lead. THanks

My experience was similar to most, a lot of poor communication between different reps. Eventually turned down after being put off for almost two months. An average credit score of 780, refinancing an existing mortgage with no change in monthly payment just a reduction in years by (5) and no cash out. I have never been turned down for a loan over the past 40 years.
I would hope to prevent others from going through this process and the frustration that comes with it !

Deceptive lender application process
I applied for a refinance loan a few weeks ago. What started out with a 4.875% rate quote and approximately $2500 in lender fees ended up with a 5.00% rate and approximately 7600 lender fees. They just kept coming up with more “issues” on why my particular loan situation merited a “specialized” underwriter (I believe that they refer to them as “investors”). My credit scores varied from 730 -780. The loan-to-value was in the mid 50’s. My net worth is around 830k.. I have guaranteed income for the rest of my life, since I retired a few years ago. All of this information was verified by Amerisave. In other words, I am a good "risk." Yet, Amerisave kept coming up with reasons to milk me for more money.
Make no mistake. Amerisave will increase fees/rates from the rates that you applied for on the date of your initial application. Their “system” is geared toward NOT granting you the lower rate that lured you to them in the first place. Why don't they use the same practice as other lenders and just lock in the rates on your command? Even after their online system "pre-qualifies," they WILL NOT lock in your rate — until you document your income with the paperwork they deem "valid."
Shop and compare. Amerisave is the ONLY online lender that does not lock in the quoted rate, just by you stating that you want the rate locked in. They make you go through submission of paperwork and then, when they are satisfied that they can get more out of you, they MAY lock your rate in. The actual forms that they have you “e-sign” are actually “defaulted” to a “float-rate, ” which leaves you at the mercy of the market. NEVER, EVER agree to e-signing anything UNTIL you read everything! The fact is that they are pressuring their customers to get the “paperwork” in to lock the rate. That puts pressure on the customers and they tend to sign (including e-signing) paperwork in their haste without reading what they are signing. Again, they have their system aimed at getting the most money out of their customers. Shop around and compare and you will see that Amerisave is not the way to go…
You should have opened a dispute with the credit card company that you used. They pulled the same thing with me and I stopped payment on the appraisal fee they illegally charged on my CC. They still may win with the dispute--but I am not going to make it easy for them! I actually think I will prevail, as they were authorized to charge the ridiculous $35 "credit report fee, " but not the appraisal! DO NOT give them any credit card number, pay with a check or do a debit tranaction. OR, better yet, RUN THE OTHER WAY!
Notice that in all of these posts/comments, there is never a repeated name of the person an applicant dealt with? They seem to all be different! Just how many scam artists does Amerisave have working for them? Do you suppose that they use differing aliases? I would not put it past them! Stay clear of Amerisave!

In line with the complaints herein, I can testify that my experience with Amerisave has been nothing short of dismaying. My wife and I have high credit scores, the appraisal came higher than needed, we provided right away every single piece of documentation required, we paid the fees and appraisal upfront to lock the rate, we eventually complained about not hearing anything from them in a month after getting "conditionally approved", and then we really heard nothing. Next thing, I checked the "loan status" on their website for a few days in a row where (please believe this to your benefit) I couldn't believe my eyes that one day they back-posted a lock expiration notice there (posted on the 10th of the month that we needed to close by the 7th or the lock will expire)! It is amazing to me how these people are still allowed to operate. I'd join a class action suit tomorrow.
We have been trying to re-finance through Amerisave for the past 4 months. We started when the mortgage rates were really low. They took money from us for appraisal and they have been delibrately stalling us for the last 4 months on pity excuses like give us the details of the credit inquiry made by dish network ( we installed Dish N/W at our house ) and there was one late payment made on a store card several months ago, where they needed every detail of why. We have excellent Credit history and have never lost our jobs in the last 14 years. We work in investment banks and still they have still not approved our refinance. If you complaint, they just say that we will cancel your application since the rates are high now.
Very Very unprofessional company. I will sincerely advice to go somewhere else for your lending needs.
In late 2017, I submitted my information on the web in an attempt to refinance my mortgage. I received calls from 4 different companies. Amerisave and another company had the best rate, but I decided to go with Amerisave because they seemed like the larger bank.
Once Amerisave actually started working on my loan, I was asked to send in many other documents. This occurred for about 30 days. It seemed that every time I would send in the document they were requesting, they would ask for completely new things. At the end of the process (about 50-60 days later, and countless hours spent), Amerisave declined our loan because “our income did not qualify for the amount of the loan”. Myself and my wife both have impeccable credentials, and have never had any problem securing a mortgage.
Luckily for me, the interest rates had remained relatively the same in the 2 month period. However, imagine if they had gone up. The error of going with Amerisave would literally have cost me tens of thousands of dollars.
I ended up calling the other company back that I originally chose Amerisave over. I explained to the new company why Amerisave declined the loan. My loan representative said that he was very familiar with Amerisave’s misleading practices and would have no problem getting me a great loan. With this company, I received a rate and cost quote within minutes.
They locked the interest rate with no cost or obligation to me. They completed the loan in about 25 days, with relatively low docuemtation from me. Anytime I had a question, it was responded to within minutes, even on weekends. They delivered on everything that they had told me upfront. I would recommend this company to anyone.

My attempted refinance with Amerisave was the single worst financial experience of my life. These people are either totally incompetent or downright deceitful or both. This was a 60% refinance, I have excellent credit, yet they dragged out the loan for 4 months and kept springing new surprises on me. The very last day, after all the heartache and bad surprises, they sprung a new one on me and all they had to say is "... I am sorry it was not communicated earlier. Please let us know how you would like to proceed."
Horrible company to deal with. If I see them going bankrupt someday, I'll pop a bottle of champagne.
Scam! This company is a scam! Applied to refinance our 1st and 2d mortgages and obtain a lower interest rate. Started out great. Promised low interest rate lock-in. We provided all documentation asked for, paid for the credit report and appraisal fee up front. When the appraisal came back, they had depreciated our property $15, 000 right off the bat, and then deducted another $18, 000 plus which was below the amount available to us for financing. When we requested to have the appraisal rebutted (which they offered to us out-right), all of a sudden the mortgage officer is on vacation for a week and then within a couple of hours of this request, we received a rejection letter by email. Stay away from this pretentious company! Lesson learned!
Amerisave looked good because of their rates. Then it went downhill. 30 dollar application fee. 325 dollar appraisal fee, which I had already from a month previously. I gave them all of the documents they requested after the credit check at which time they said it would be a "slam-dunk" approval. I gave them private information, W-2's, tax returns, bank account numbers and statements, savings account numbers, retirement account numbers, SSN's, Stock accounts, anuities, etc. Then when the day came for closing, they said they needed 8000 dollars for claosing cost and 2017 more for buying points down. News to me. Of course I could not do that. So I'm out 355 dollars and they have my most sensitive information. No telling what they charged on my credit card when they got the number for the application fee. I feel violated and scammed
Amerisave did nothing for me other than cost me $785.Every time I thought I was a step closer to getting my loan finished they kept asking for more and more documentation.The closing costs changed several times.Between the processor and the underwriter I never knew what was going on because thier stories were always different.All this went on for several months it was very frustrating.then my loan was denied and I was slapped with a $500 cancellation fee.So I got an appraisel I really didn't need that cost $250 and a $35 app.fee that turned out to be a total waste a big headache and now i'm worried this whole thing is a scam because nobody will contact me...this is a bad company stay away!
Don't waste your time with Amerisave... they do absolutely nothing but take your money and tell you they are working on your loan... I finally went with Wells Fargo and it was like night and day. Wells Fargo processed my loan fast and professionally and with the lowest rates. I dealt with Paul Fitz-Gibbon through Amerisave and he still hasn't gotten back to me - 2 weeks after I sent my application - so much for "same day pre-approvals" that they advertise on the web. They also advertise "free loan processing", but you have to pay $35 for them to even look at your application... What a scam...
Amerisave is a very bad company. Beware! They tried to change the interest rate intially quoted, had terrible customer service and ultimately did not come thru with the refinance. I have a perfert credit score and credit history, have neve had an issue with over a dozen mortages/refi's until trying to deal with Amerisave. If I would not have put the credit report fee and home appraisal fee on my American Express and gone thru BBB to recover the fees I would have been our these monies. Stay away from Amerisave!
DON'T BOTHER with this outfit. I allowed Amerisave to charge my credit card $35 for a credit check, sent in all required documents in proper format. On June 22nd credit score came back 806. On 25th at 10:30 at night they sent me an email stating my credit was denied. When I questioned the loan processor he sent me an email stating I had not paid for a Credit Report. I sent him a copy of the receipt sent from Amerisave where they charged my card. Then he left me a voice mail saying the paystubs I sent were out of date. I had copies on my computer, pulled them up & they were up to date and prrof of income for more than 30 days. Just so happens I got paid that day so sent that 2 week periods stub also. Have not heard from him. When you call nobody can answer your questions but your loan processor. Who just happens to work the same hours that you have to be on your own job. The website states 24 hour service. Their slogan is "get approved fast & easy". NOT TRUE! I found the Loan Processor to be a bit curt and would ease up after he saw I earn over $90, 000 working for the same company over 20 years & have excellent credit. Not the case. I thought complaints on various boards would be from people that do have all their documents & low credit scores, THIS IS NOT TRUE. I apologize.
Fees
Steer clear of Amerisave! If you fill out the on-line inquiry you get bombarded with emails and phone calls from them. They talk a good game, and if you decide to do a refinance with them they require your credit card number up front to charge you for a credit report fee. Then comes the $425 fee that you have to pay their appraisor, who appraises your home value super LOW. I cancelled my refinance with them within a week and a charge for $500 appeared on my credit card for "mortgage services". When I questioned them I was told it was for them "locking in" a rate for me! No matter that an escrow file was never even opened due to my cancellation so early on...these people are scam artists at best. Go to a REPUTABLE mortgage company instead.
AIMLOAN was the WORST! No matter how solid your application and documentation is they will continue to make up ridiculous "underwriting" requests regardless of how many times you REPEATEDLY provide the information. AIMLOAN = crooks and predatory lenders!
Another thing that happened. The appraiser that they sent out took just 15 minutes to appraise the property! An independent appraiser that I had appraise the property last December took 35-45 minutes. Guess which one was more expensive? The one that Amerisave sent out. Amerisave charged my credit card without authorization for $350! I paid the independent appraiser I hired $299! So, is it a wonder that the Amerisave appraisers appraises the homes lower? They are on a mission to appraise homes at the lowest possible figure so that Amerisave loan officers/agents can tell you that they need to either up your rate or fees! Please, run the other way from Amerisave. It will save you money, time, and aggravation. They are bad news! Go to a reputable lender. I had great luck with aimloan.com who processed a loan for me awhile back. There are other good lenders out there. Amerisave is NOT one of them!

BEWARE - Amerisave Mortgage engages in deceptive and unethical business practices.
Easily qualifying for a cash-out refinance loan, I was offered competitive rates and terms from Amerisave -- too good, it turns out for Amerisave. AFTER paying $400 for the required appraisal, Amerisave changed their rules, contradicted their loan officer and backed away from the loan.
Any responsible company would cover their error and make good on behalf of a client that was mislead. Amerisave is not such a company.
It took 4 months to finally close. My contacts at Amerisave were incompetent and uncaring. I could give MANY examples - I have MANY emails showing MANY problems. The first closing attempt failed due to mistakes on the closing documents and had to be rescheduled. I have been through 8 closings in my life and this was EASILY the most frustrating of them all. Again, over 4 MONTHS to get this done!
I applied for a loan on the first of September. One of the first documents that I had to suppy was the contract for purchase. The contract clearly stated it was due by the 16th of September. If this was an impossible date for them to make a committment I feel they should have communicated that with me. I supplied them with all of the paperwork they requested usually within the hour. Some of the paperwork I had to send twice. We have excellent credit and were putting 20% down. It appraised for $57, 000 more than we were borrowing. Nothing in that aspect to hold up an approval. When the contract date was due I pleaded with them to just get a letter of committment since I was pre-approved. I just received e-mails that both of my loan officers were out of the office for the rest of the week. Fearing that I might lose the house, I applied elsewhere just in case. I had to get a one week extention. The other company had a letter of committment in four days. I still got nowhere with Amerisave. After having to cancel, which I feel they cancelled on me, they charged me with a $500 cancellation fee. I do understand that I signed a loan/lock cancellation fee document but it does not tell you what that time frame is. I have tried everything to get an answer but I am not getting one. So, if you have to close within a time period you should stay away from Amerisave Mortgage.
Amerisave has received numerous consumer complaints. What many do not know is that they treat their employees poorly as well. They hire and fire based on poor decisions made by management. They select a small group of employees to be loyal to and have no regard for performance. The majority of employees are paid 100% commissions and end up on a draw, which is where they want the employee to be before they get fired. Amerisave is unethical and the numerous former employees should band together on a class action law suite.
In Sept. 201o I decided it might be a good time to refinance my 30 year mortgage to a 15 year. Unfortunately I chose Amerisave Mortgage to do this. I stated the process, send all the documentation they asked for (w2's, tax returns, pay stubs etc.). My credit score is 815 and I wasn't taking any cash out. I have enough cash assets to pay off the mortgage if I choose and job that pays 100k/year. Seems simple, yes? I assumed that within 6-8 weeks the process would be complete, but no... Appraisers were sent to my property twice, because for some reason the first one was unable to do the appraisal. This took one month. After two months the underwriting group was asking me for essentially the same documentation I sent from the beginning. I replied that I sent it already, but for some reason the underwriter didn't have it. Okay, so, is all my personal information including ssn floating around Amerisave somewhere? Comforting. About 1 day after this latest incident, I decided that they didn't really seem to know what they were doing and I sent a note to withdraw my application. Two weeks later I receive a confirmation of the withdrawal and denial of credit. Okay, fine. I'm sure at this point they have now messed up my credit score too, but I can live with that.
Another week passes and I receive a notification from my credit card company that Amerisave has posted a $500 charge to my account. Why, you ask? Nothing on the cancellation email, nothing on the application informing me of this charge. Long story short, after disputing charge via credit card - find out the is some sort of rate-lock charge - seriously?
All I can really say is, please DO NOT do business with this company, they are inept and will find ways to charge you whether or not you actually get a mortgage from them or not. Buyer beware!

Every place I have applied for a loan has done the bait and switch on rates. There is only one exception, that was First Integrity Lending in Irvine California. Rich is the gentleman who helped us get out loan. He’s the only person who told me the truth that until your ready to lock an interest rate “Rates don’t matter until you are prepared to lock”. I was thrown off at first, but as he said you can shop all day long and have 20 different quotes. But until you lock, you don’t have any idea what rate you will get because rates are changing all day long.
First Integrity also has an A+ rating with the BBB with zero complaints. It’s because of honest strait shooters like Rich that they have a perfect rating with the BBB.
If the truth and a fair deal are what you seek, don’t waste your time shopping, go to Rich.

Ripping people off
I have never been scammed until we decided to trust these decietful people. We like everyone else got "pre-qualified" and paid the upfront app fee and appraisal fee. They hired an appraiser to do the appraisal (that we had paid for) and then decided they would do an inhouse appraisal based off computerized info (all incorrect, they had us with a 2 bedroom house when we have a 5 bedroom house) "to make sure the appraiser did a good job" all of the sudden I get an email telling e that they are refusing to use the appraisal from the appraiser they hired, they dropped the appriasal by 35, 000 and told us they could not do the refinance as our appaisal was not high enough... the best part is they refuse to refund the money for the appraisal they insisted we do using the appraiser they hired! Of course no one will talk to us or return our calls, the most we have gotten is an email saying they would not refund the appraisal fee. If they are going to use a computerized in house appraisal, why do they have us pay for a legitimate appraisal? do yourself a favor and shop around, believe what people are telling you here. They are taking advantage of people getting 400 bucks from you and then deciding if they will make enough money on your loan and if not... they find a reason to decline your loan... tjere are plenty of legitimate loan programs out there that do not make a living scamming people. hey claim to have an A rating with BBB and when I filed my complaint... they do not even have a rating! Oh and by the way one of the "managers" that emailed me told me they respond to "all the complaints" that they get on BBB and elsewhere... that says enough..."all the complaints we get" I don't think most people are just filing complaints with the BBB unless they feel they have truly been scammed and clearly they have plenty of compaints filed. I will find any site I can to let people know what type of company this is, taking advantage of people who work hard for their money is disgraceful!

Folks, yet another example...This is a great description of the scam that Amerisave has going. They have numerous ways of getting more money out of you--if you let them! DON'T LET THEM! Go to other lenders--there are lots of them...I doubt that there could be a worst one!
Screwed by amerisave
I to was ripped off by Amerisave. I was told that I would have a certain percentage rate and a certain type of loan and was "locked in." I am no mortgage expert and took this company on thier word. I gave them my credit card and paid up front for a credit check and appraisal. After they got that credit card payment everything changed. My rate, the type of loan and the communication they gave me was horrible. The rate went up, the type of loan changed and it was like they were trying to make the loan not go through.
I am not a rich man by any means and what they did to me and my family really hurt.
We needed to refinance and I feel like they really took advantage of us and our situation. Luckily, I was able to put a stop payment on the credit card that I paid for the credit check and appraisal with. The credit card company is investigating and hopefully they won't get paid. Please reconsider doing any services with this Company. I learned the hard way. I wish that I had read these complaints before I signed on with Amerisave. I totally agree with all of them! I will try to see if I can stop payment on the cancellation fee. I have also waited over two months! Not happy!
We just got screwed by them too...paid the upfront fees ( appraisal and app fee) they hired the appraiser, then dedcided they didn't like his appriasial so they did one from thier computers thousands of miles away without ever seeing the house and dropped the appriasal by 35, 000 making the refinance impossible. We told them if they were not going to honor the appraisal that they ordered, suing the appraiser that rep's their company then they need to refund the fee's...they refuse to do anything and will not even return our calls now! It is not like we hired our own appraiser! they set the whole thing up! we to have done a charge back on our credit card, and are waiting to see what happens...stay away folks they are out to screw people for sure!

I wish I had found this complaint board before applying for a loan with Amerisave. I have been in the real estate business for 17 years and have never had such a bad experience with a mortgage company. Once they have your credit card, they stop anwsering their phone. I sent the information that they requested only to have them ask for more and more. I complied, faxing document after document. This was a total waste of time. They didn't even fill out the paper work correctly...like left off my income...dud! The loan processor is always "out of office" when I send her an e-mail. On top of that they want to charge me an extension fee of $375 because it has been more than 30 days since I locked the rate. I was promised one rate and closing cost but are now being told it has adjusted. You can't trust these people they are fast talking scam artist. I have no idea how they have stayed in business?

If you are thinking about getting a Loan through Amerisave DONT! They will Lie to you till the end telling you that they will get you the lowest rates and closing costs and then you see the paper work it has a higher rate and closing cost than anybody and they'll tell you thats ok its supposed to say that and lie to you again and say this is really what we locked you in at. At last the closing date comes and you close on you house you go to sign papers and find out that instead of paying your usual 3.5% closing costs its OVER 10% thats more than the the highest person you can find 10% closing cost thats unheard of my Realtor told me I was crazy if I close. So I try and get back with the person that set up the loan, Funny thing she is not answering her phone not replying to emails not returning phone calls. Amerisave will only steal your money and lie to you to get evey little bit of money they can from you. If you are looking to buy a home go through your local credit union at least you know if you have a problem you can talk to the people face to face and they wont lie to you so they can steal your money. BEWARE OF AMERISAVE THEY STEAL YOUR MONEY!
I have no idea who is writing those remarks about this company but I can only add to the NIGHTMARE of dealing with them. They issue "teaser" rates, to hook you in. Once in their grasp, the real nightmare begins. Phone calls not returned, emails not returned, changes in personal, excuses followed by more excuses then they hit you with the new closing costs. Take my word for it, this company has no right to do business anywhere except in the GULAG! I am now fighting with American Express because they want to charge my account. My loan was denied because Amerisave could not verify my income...Hello? I'm on Social Security. One hundred pages of faxed documents and they could not verify my income? BS...they could not give me the load at the quoted rate and looked to jump ship. STAY AWAY!
This unethical company practically inserted a camera up my rear end to get as much info about me and my excellent credit as they could; after a month of sending them every item they requested, and me having a credit rating of 860, they denied my refinance, with no explanation. They made me pay for an appraisal at $450., a credit report for $45., spoke with my financial planner for more financial info, and then denied the loan.

I too was ripped off. You described what I experienced very well. And yes, they will carry you forward until the rates go up and then tell you that they can still offer you the same rate, but at more upfront fees!
Every Promise or condition that was made to me was a Joke! At first I was promised a 4.75% loan with a $4000.00 closing 30 year fix.
At closing the HUD came in at 5.50% with a 400.00 closing fee which was not told to me before closing. Under duress these people redid the loan at the agreed 4.75% But added point's, to this day I don't know how many point's were added to the loan. I was told at closing No monies were needed from me but maybe a couple of hundred dollars but the HUD Sheet stated I owed $2400.00 which I didn't have on me at the time. These People never answer calls or return calls. Mr. Shedrick was the only person if this folly who was forthcoming and helpfull. I 'm out abourt $400.00 and lost my window to obtain a real low rate from another mortgage company!
Moving interests, locks fees
Never been more disappointed with a company in my life.
Don't waste your time, especially if you think you are going to save money. Amerisave appears to be straight forward and simple. I tried to refinance with Amerisave thinking I was going to save money over my broker and instead lost out on low interest rates because the lock in process is a scam. Do NOT expect to lock in the low rate on your screen... it takes days if you are lucky and also costs $500 (NONREFUNDABLE lock fee that no other broker charges)
If you are used to calling your mortgage broker and saying lock me in when rates are low, don't hold your breath, expect rates to rise before you can lock... I worked with 3 diff Amerisave reps and getting a rate lock is not a priority to them.
Here's the scam:
1. Low rate with fixed fees lures you in, appears you are going to get an unbelievable deal.
2. You fill out the application: they charge you $30.50 for credit check. No way around it. This is pure profit. If its been more than a month, they'll charge you another $30.50 to run it again. Keep in mind companies this large probably pay a few dollars for these reports.
3. Next they schedule an appraisal. $400 down... notice you aren't rate locked yet?
4. Once you have the appraisal, you have to pay a $500 non-refundable lock fee. No other companies do this. And at this point you have already paid $400 for an appraisal that can NOT be used/transferred w/another broker. So that's when they have you, you have invested $430.50 that you will not recoup if you don't lock. So there is a good chance rates have raised by the time you can lock.

You do not name anything specific in your complaint which lleads me to believe your credit or your appraised value was not suffcient. Amerisave is a great company if you qualify. They do not set the rules/guidelines...have you heard of the credit crunch? Forclosures everywhere? I bet every dollar you speant at Amerisave that it was your file that did not qualify...they have funded almost 10 billion since 2002 that does not reflect these complaints. Most of the complaints are folks that do not know what they are talking about, and when there loan gets denied they are sitting there pointing the finger...well for every finger you point there are four pointing back at you!@! Furthermore the $500 fee is only IF YOU CANCEL the lock. There is no $500 dollar charge for locking the rate, and the only time a lock is canceled is by you the borrower...sounds like you are leaving out some details and purposely looking to slander/libel Amerisave

Compensation to loan officer employees
Twice now this company has maneuvered to remove legitimate posts to other forums about the deceitful employment practices. I am reposting here to alert the public and future employees of their lies.
Want to know what Amerisave truly pays it's loan officers? Refer to this sales speech below with my note with a * next to each section
AS Mgt: We are lowering the loan loss reserve from 30 basis points down to 20 basis points.
* 20% off of LOAN VALUE, not markup+YSP. Previously it was 30%.
AS Mgt: We are also increasing the pay for outside sales to a true 70% or 80% (no longer taking 20% off the top and paying 74% of 80% but rather paying a true 70% or 80% as long as you do $5, 000 for 70% and 10k for 80% in revenue which is only approximately 2 to 4 loans a month.
* You will be fired if you only do 2 to 4 loans a month. I was terminated for low production and had closed consistently anywhere from 5 - 8 loans per month with my last month closing four. The real reason was my "revenue" was almost zero due to Amerisave Underwriting jerking around my perfect clients for months to the point that I could not consciously charge them sometimes up to three lock extension fee's because they had provided everything needed up front. So I paid for the lock extensions by reducing revenue.
AS Mgt: We couldn’t pay enough under the old system for production because we had obligated out so much in the generational overrides.
*They pay out overrides to upper management. That is why they take such a HUGE cut right off the top based on loan amount and not revenue.

It gets worse: This loan was hedged... when Amerisave sold it, it was sold to a different investor who paid higher than original pre-lock investor, and the actual revenue was 2.534250% which works out to $12, 671 in ACTUAL REVENUE that Amerisave made on this loan, but only paid me on the pre-locked pricing. When questioned on this, they said they pay employee's on pre-locked pricing... not ACTUAL revenue received on the loan. So my actual pay on this was: 1.952% (247.28 / 12, 671 = 1.952%)!
They are all about PROFITS FOR UPPER MANAGEMENT, push the sales people HARD constantly for sales, sales, sales and pay them squat! You don't even get any benefits other than they pay your w2 FICA tax. Forget about insurance or anything else if you are not in their corporate office in Atlanta.

thanks for this info! we are hitting our 60 days and of course rates are up. they have been screwing around with us (on a refi) for 60 days. we've been compliant and they keep coming back with more and more paperwork. We should have been a dream client for any lender with perfect credit and all our paperwork ready to go but instead we got an appraisal with mistakes in it, an unresponsive underwriter and general incompetence. We're out the $400 and now won't be able to refi since rates are back to where we already are. What a horrible and disappointing (and EXPENSIVE) experience. I wish we would have read this site before dealing with them.
They are geting kickbacks from the appraisers
