Since moving in on 27 February 2023, no maintenance was done in the Unit - The checklist was not completed when we moved in and Building manager kept on telling us he would come the next day to fix the place and 5 months later still no repairs was done to the flat - His cell is always off, and he never

responds. Never heard of a live in building manager , that is no where to be found in the building.

The unit was so badly broken down, - the windows not closing as the handles are broken, Stove not working properly/ cupboard doors not closing properly / taps broke / plugs not working / marble top broken / walls were dirty and unpainted.

Had to wait 2 weeks for the 2 plate stove to be "partially fixed" – after so called repairs was done, the stove still tripped and the one plate did not get hot enough to allow cooking -

The taps in the kitchen and bathroom were loose and leaking and the building manager only replaced the one tap knob that was missing and said he will replace the whole taps when he gets stock which was never sorted out

There was water leaking into the cupboards from the zinc

The cupboards were broken, and he only partially fixed the doors, I am saying partially because the doors closed partially and still did not align - the bathroom cupboard was never fixed.

There was only 3 plugs in the whole unit that is working and the one was even hanging out of the socket and this frustrated me more, as I had to sit next to this open plug and work because I had to connect my laptop

to a plug that is few centimeters away from it – what if there was a short or something in the broken plug.

I work from home and depend on WIFI -and because the Free WIFI that was advertised never worked I had to spend an additional R500 PM on Data

My contract that I signed clearly stated no noise was allowed after a certain time of the night and all about respecting other tenants, but clearly, I was sadly mistaken. Maybe each tenant at Afcho gets a different lease agreement to sign - Neighbors partying and fighting till in 3-4am the morning – start at 10am again. Music is played at its loudest and I can only ask so many times for them to respect my working hours and get ignored.(security was aware of this fights as they had to switch of my neighbors electricity at one point to stop the drama)

To summarize it all this building is not livable at all and was becoming a big inconvenience for me living in as it affected my work - I work for a call centre, not to even mention the lack of sleep I was getting. No hot water when it is cold, and it increases the budget on my electricity appendage as

I had to use the kettle to boil hot water to wash. - yet we are billed for hot

water.

When I moved out, the building manager yet once again did not pitch up for the moving out inspection - I am being held responsible for the previous tenants damages.

My complaints with Afcho falls on deaf ears - After my 1st complaint I was told that someone will come and do repairs to at least make the rest of my stay more bearable. it ended there. the one call I received from Afcho was just another lie as well.

I would like to be provided with the moving in and moving out checklist as prove that I have signed for those damages.

As far as I am concerned Afcho is in breach of contract for not providing me the service they offered, - It is only fair that I be refunded my deposit as I was forced to move due to this unfavorable living conditions and due to no services rendered and falls advertising.
