I'm a new tenant only a week old in one of the buildings managed by them. The apartment had many maintenance issues and I have been constantly emailing them calling them but they always choose to ignore. I wonder how someone can be unprofessional and have a carefree attitude towards their customers.

I wonder if there is a regulator to help the tenants otherwise companies like them will continue to exploit the customers.

I'm the tenant of the Al Hashmi building in Warsan, Phase 2, International City, Dubai, which belongs to rocky real estate. I have moved to the apartment 1 month ago only. And still facing the same issue on the same problem 3 times since I moved. The building management doesn't pay any attention on their apartment's maintenance problems delaying requests for days! And after 5 days they send somebody who performs the job in the worst way causing the same damage again and again. They ALWAYS leave the apartment in a terrible condition which the tenant has to clean up as per the building maintenance statement which is ridiculous!

I regret choosing this building long ago already. And I will never ever suggest it to anyone else around and moreover, will gladly share it with everyone on social media so people are aware of it and protected from this pathetic experience. I have all the proofs of all said above.

I am a tenant in Al Hashmi Building, Warsan 4.

For the past 3 months I'm living literally flooded , because of AC leakage in the living room/ kitchen area , both are connected being open kitchen.

The issue actually started in November ( you can as well see attached email from november and actual date) . Aside of the email I have also registered multiple complaints on their app , rocky real estate app. I have attached examples of it as well.

The maintenance team is coming when asking to do so, but they are not able to fix it! They are uncapable and they admit it too. If you ask what seems to be the issue , they just raise the shoulders saying not to worry as im not the only tenant with this issue , as if this will make me feel better.

I cannot live like this anymore! I have been so much patient, so my next step after this complaint is to go to RERA, Dubai Land Department etc.

Would like to also mention that the leakage is near the lighting bulb 💡. This is already a major safety issue.

hi there is problem water leakage from top of roof under the kitchen area also there is several minor maintenance works to be done please try to fix as soon as possible

I have to write this email with a heavy heart saying the watchman of Al - Awazi -2 building on 19b Rolla street named "Mohammed" is negligent. He is temperament in nature and all he does it to sit outside the building and smoke along with eve teasing strangers. He has no responsibility towards the building and tenants and has no sense of security what so ever. We all have been dealing with is ignorant nature until recently 2-3 strangers entered someones house and when confronted him about this incident he instead blamed us. People are planning to shift from the building because of him, i urge you to take strict actions againts this man and remove him as security as soon as possible. We have complained about him earlier but no action was taken by the management, so if there is no reply from your side we shall move ahead with the complain to the police. I am writing this anonymously because if he comes to know he might turn vigilant and grow inhumane.

Tenant from new rocky (awazi 3 building)

We had multiple issues with the maintenance of the flat, even before we moved in. There were a lot of damages in the flat. The kitchen cabinets had not been fixed correctly. Kitchen sink was leaking and the tap was broken. Washroom door damage, window broken glass and flush broken, pest control was never done and the building had rats when we moved in and so many issues we faced there, the list goes on.

We had to keep calm since it was during the peak covid period.

But even post the restrictions were lifted. They never answered our calls and replied to multiple email reminders. We sent so many follow up emails, and still no one came to address us. Now we have moved from that building, they have charged us 5k plus in the settlement report for the same damages which was already there in the apartment.

Why should we pay to such looters? They never provided us good services. And they charged us for no reason for the damages which was already there?

The rents were already high and we have personally spent on repairing few stuffs by ourselves.

Please look into that

Fake and unreliable real estate agent in the uae, they will charge extra while vacating and will threaten the tenant saying legal, penalty. Please don't get cheated by rocky.. Go with a trusted real estate...

Rocky is not the current property leaser for that building still they are charging from the old tenants.

i have very worst experience with rocky real estate.

their organizational setup is very poor. i dont know who is company owner of rocky real estate. he is useless and dont have potential to maintain firm.
the employees of rocky real estate is big scam. they dont care about customers. its a worlds useless company i can say.

I was a resident at Old Makati - Karama (Rocky Real Estate). When we saw the apartment there was no proper lighting. We started our contract in June 2019 with 5% commission (2150 Dhs) and 5% deposit (2150 Dhs) of 43K.
• The apartment was crawling with roaches.
• The repaired bathtub was leaking.
• Balcony light was not working.
• The handle of the bedroom door didn't function.
• Less quality materials were installed.
We made a detailed report and mailed it to the maintenance team. We renewed our contract to 2020 with 39K and 500 Dhs maintenance fee due to the pandemic and our jobs being at risk. The kitchen countertop (small piece) got damaged due to the absence of support below it. The toilet seat cover also got damaged. We contacted the maintenance team again and there was still no response from their side. On June 30th 2021 the contract ended and we vacated the apartment after two weeks they sent us a settlement report ( attached below ) as per the report they want us to pay 3412.5 Dhs - deposit amount of 2150 Dhs which is 1262.5 Dhs. They keep calling and sending emails to extract this extra amount out of us. They also threatened us about municipality inspection and additional charge of 1000 Dhs if we don't agree to pay the excess amount. Then we got mail from Dubai land department regarding case registered.

I am a tenant of Al badri bulding behind marco polo hotel muteena deira. Flat no 101. I have been contacting the maintenance department since months to replace my bathroom flesh tank. Its has been since months and no one is bother to replace it. Water is continuously leaking. 2 days back water was not stopping at all and bulding watchman came and removed the flesh button set to atop the water. Now no butten to even flesh the tank. Plz look in to matter on priority and do the needful to have the same replaced.

I am tenant of JUMA AMAN OBAID BUILDING - 3, AL NAHDA have multiple maintenance issue ongoing .There is a water leakage issue since Jan 2019 from the top floor apartment to my apartment in Master Bedroom & in Common Bathroom since January 2019 and this has been reported to maintenance team many times, temporary work around is carried out with some patch work here & there and then I need to keep following up this is still ongoing 2021 for my Master Bedroom.
I have raised many maintenance ticket since 2019 but they keep on closing the maintenance ticket as Completed without informing to Tenant. Also I have contacted Rock maintenance Manager Sardar (2019), Varghese and now Gunasekaran Samy (2021) directly & through email but they keep on assuring work is in progress and will be done but until 2021 the issue is still open. I am still following up on day to day base with the Rock maintenance team & office management but there is no response from anyone, even if you call Office the concern person is not available and reception assure to leave message to call back but no response. The team is completely unprofessional and do not have any Customer service approach toward the all Tenant who are paying Rent for apartment.
I hope this complain is taken as positive step towards resolving my issue .

Below is the ordeal I went through while dealing with Rocky Real Estate Agents while searching a flat to rent in Dubai Silicon Oasis. For a real estate Flats are a commodity but for us a Flat is our home and we select it based on our budget, accessibility, and general comfortability that one feels once they enter their home.

I had approached Rocky real estate to select a flat in the building Palacio (2BHK) at Silicon Oasis Dubai, Dealing with their agent Mr. Kunal [protected]) ([protected]@rockyrealestate.com). AFter inspecting all flats we decided that flat 329 or 729 was best suited for me as the others had some issue or the other and the 3bhk available at low rent was not desirable as it had no balconies and ac bills for a 3bhk would be high.

On 20 April I sent my decision by whatsapp and I was asked to send a mail with a request for lower rent and they would consider.
After sending the mail and message I was told the rent was now best at 48k for flat 729 and 329 but since I was interested in flat 729 I was asked to wait.
Later I was told flat 329 was rented and 729 was available.
I offer a booking amount to flat 729 and even the chequest. However, I was informed by Mr. Kunal that the flat is under DM Inspection due to some issue with the previous tenant who left and hence they cannot accept any cheques.
I was assured I would get the flat once the DM matter was resolved, provided I pay immediately. To which I agreed and proceeded to give my non-renewal notice to my current Landlord.
In the interim period we have many other visits to the flat to get dimensions, moving in details, ways to do ejari, Dewa and Etisalat connection was discussed.
I was always assured that I could get the flat. I was also told that Rocky R/E would call me immediately once the DM issue was resolved.
Suddenly on the morning of 4th may I got a call stating the flat was rented out to another. I was in shock as we had made all preparations and upon inquiry I was told that the flat was rented out by the Managing Director himself.
My cousin brother has contact with the MD Mr. Ashok and when he messaged Me. Ashok, he kindly stated that it was ok for me to proceed renting the flat and asked me to call their Manager Mr. Sanjay Jurani [protected])
Mr. Jurani reply was that the flat was already signed off by a new client, he cannot do anything, and offered me other alternatives, which I had already refused during my initial visit.
Later on while dealing with Mr. Ashok's secretary / staff we were informed that the flat was rented out to the other individual as the management was informed that I had backed out from the deal. (which was a Lie)
Thereafter I messaged the GM Mr. Avinash [protected]). and I got a dry reply "Unfortunately the apartment was booked by the senior Management"
No apology. no sympathy no care.
This is when I realised that I was dealing with a firm that had no business ethics, no empathy and actually did not care about their client or prospective clients.

For me and my family this is no less ordeal as we were in a relaxed frame of mind, happy that we have a new home in our budget, we had already provided notice to leave out flat and now we had to start again looking for alternatives and not to mention that our kids and family were heartbroken by this unsympathetic act from such prominent business owners.

They had no right to keep us waiting, if they did not want to rent or flat to us and should have refused immediately. Even if the management wanted to rent the flat out to another, they could have informed the management that there was another person waiting for the said flat for weeks and he was assured possession. But none of this was done, in fact a lie was told that I backed out.

I requested you to please change our Flat water heater.

Hi. I am tenant of rocky real estate. Staying in flat no 102 al hashmi building, warsan 4 in dubai. I have many issues with my flat. Drain water in sink always clogging and sink drain water always stays stagnat.

Like that i have so many problems. They didnt attend my phone call. I call them a lot. I am highly disappointed with them.

I have complaint three times and no use. The company maintenace manager his team does not care about tenants. Simply they get money from tenant and after that they dont care. I got fooled and cheated by them.

I think its better people shouls not choose rocky real estate people. They are cheaters.

I live in Arjan Heights building 114, managed by Rocky real estate.
I've been complaining about the ventilation system since we've moved in. I'm pregnant and my neighbour smokes cigarettes in his house and the smoke comes in my house also, even when they cook, my house is full of that smell.
Smoke is not good for me being pregnant, here I'm becoming a passive smoker, which creates breathing problem for me and not safe for me or my baby.
It's a kind request please check what's the problem with your ventilation system in this building. Please rectify that. I've never seen this kind of ventilation system in Dubai where you can smell others house's smoke or any smell.

Flat #113 major seddiqui building al nahda1 dubai... My floor is filled with food wast eg: biriyani, chappati, dal, paneer from my neighbors. Been happening for the past 10 days now. No action from the real estate authorities. Real estate security are least bothered

I have rented an apartment from Rocky Real estate for over 2 years. This year I have noticed that they have forged my signature on the contract. When I contacted them to seek an explanation the horror began.

I have been shouted at, hung up on and abused by the employees or Rocky Real estate. Namely Megha who is extremely rude and unprofessional. These guys shouldn't be allowed to be in business.

After giving my notice to leave, they requested to check the apartment which I gave them access to. I still have things in my apartment. They have now changed the locks and keep denying me access even though my contract is up until end of September. They have also given me a list of charges which are ridiculous even requesting I pay AED500 for my sofa which is still in the apartment as I haven't handed over it yet. They will not acknowledge that my contract is still valid.

I have paid my rent on time for over two years and they treat me this way. I feel for anyone who misses a rental payment.

RERA should do something about these cheats.

I still do t have an answer as to who forged my signature.

Rocky Real Estate trying to tale all your security deposit by adding up so many bills in your final statement when you vacate the unit. Over pricing is so real to them!

Beware of them!

I have cleaned and serviced the apartment after my tenancy contract and submitted the keys to the concerned person. But they came for inspection after 9 days and they gave me long list of items to be repaired which is actually not to be carried out.
These are the cheaters so no one should go for their service and or any properties.
