Please… Please don’t ever deal with Rocky real estate, maybe you feel that the flat is very nice and rate is very reasonable. But you never understand how you are in trap. Actually, I already vacated my house and cleared my account with them with huge loss, I was with them for last 5 years.
Example: They will not do any maintenance of the flat during your tenure of accommodation, but they mention maintenance is free. You cannot stay without painting your flat for more than 3 years. How you stay without painting the flat for 5 years? Indirectly it will force you to paint your flat yourself and which you made them to ground to deduct your deposit amount for paining the house yourself.
They given me the broken car access remote, when I took the flat. Later I begged with them to replace with new remote but they not even bother to reply the mails or reply our calls. After office work pressure and irritation, you will not able to enter your car in building parking because of barrigator is not able to open with remote. You have right to park your car but you have no entry because of the remote. Many mails continuously sent and lot of irritation I took last 5 years because of that and at the end they deducted AED.500 for the device which is not usable.
Guys I am begging you, be careful, they just loot your money in different ways. They are very cruel blood suckers. You will not realise at beginning but you will realise when you burn your fingers with them in many different ways. Just see the comments of other over here you get better judgement about this real-estate.
Go around and look any other flats other than Rocky real-estate to avoid troubles. Please stay away from them.

they are real fraud and i have been suffering with them. they offer literally no maintenance support. you will really suffer a lot if you do rent an apartment with them. this is morally corrupt company with cunning mindset people who always think to extract the money out of you. I sincerely request all renters and property owners to never deal with such people.
Never deal with them. Their staff even know how baseless their vacating charges are. I am a recent victim of their trap. I have vacated apartment in Al Nahda 1 on 30 sep in a good state. They charged me so much more than my deposit amount of 3650 dhs. On doing a site visit with one of their maintenance staff they literally slashed the maintenance charges to half which is still 1200 more than my deposit. Over and above they keep calling and sending emails to extract this extra amount out of me. They also threaten me about municipality inspection and additional charge of 1000 dhs if i don't agree to pay the excess amount. I am still sticking to my decision and waiting to see what happens next.
dont wait they will impose municipal inspection and put 1000 dhs on you. these are leeches of the highest kind.
just negotiate hard, pay 300-500 and get refund. going to rdc doesnt help much as RDC needs everything in arabic so you end up spending [protected] in court ans they still win. Bad state for tenants, and they are exploiting it, but God will find a way to set their business right. it is just a matter of time.
I am residing at Lootah building- karama (Rocky Real estate ) My company also have reduced my salary to more than half and my wife also has lost her job .
I requested for a rent discount, which they refused straightaway . Further, I requested again for a early vacate which also was denied. (They said pay fine for 3-month rent ). I am the only breadwinner in my family.

They will take all the security deposit. I am facing it now, but i am not accepting it, i will file a proper complain. They are too much! 800aed for the AC botton? And many more to mention just to accumulate the tota deposit i had with them (2900)
And here is a new story to add. For 7 days no AC in my apartment. Stay away from Rocky, they lie about almost everything.

I will say to anyone I meet these guys are cowboys.. seriously unprofessional and all that's said here is 110% true.. it was hard to believe at first but having gone through it I can say what a shame they have been in the market for ages but don't live up to their name! their agents and customer call centre is so unprofessional. They seriously need to wake up and sort themselves out. Shame! I have been in UAE for 10 years and been a tenant to many landlords/property management companies but never seen this scum. Shame on you guys... you seriously give the market a bad name.
very true. they forget that beyond RDC there is GOD, and they will bite the dust very soon. They are simply exploiting loopholes in the system and hence troubling all tenants.

Please be aware and DO NOT TRUST ANYONE [ I.e Sales Agents, Office Staff, Call center, etc] so called ROCKY REAL ESTATE.
We also another victim of them - however we managed to escape from Financial loss but the sales agent abused me and the words were an offence as per UAE law. When we asked to our advance booking money, he took us on a run.
Somany falls promises wasted our time and energy. Made our lives miserable.
Our intention of this review to protect public from dealing with such kind of Real Estate or any of it's associates.
Horrible maintenance service. They don"t answer the calls in the first place, and dont turn up for small maintenance works. Very rude too. I think they are totally shameless as they are not bothered about the comments too.

I wish to thank you all for all your lovely comments and the harshful experiences. i wish all of this could be un turned and recovered. But I want to tell you one thing, that you just saved one person "ME" (may be thousands more) by your guidance and experiences. I was going to them to book an apt in Al Warqaa at 9 am. MY GOD so close!
I saw this 1 Bedroom add in Dubizzle and boy the piks were good and strangely the price too! 45 K per annum. I called this agent and he showed me the apt which I really loved (Al Fahdi Building, right next to Sheihk Rashidi Mosque and Baiti 1&2 Building)
The agent said I have to be honest with you in the beginning, things are a little diff here as this isnt a freezone like from where you are coming from (DSO). So here it goes:
* Rocky owns 40% of the buildings here in Al Warqaa
* They have one renewal date for all tenants, so which ever date you are shifting to the apt, you will have a contract shorter than 12 or more than 12 months
* They will charge you 500 Aed per anum for maintenance etc. e.g, your chillers gets screwed or any other thing, their maintenance team will fix it
* You will 5% of 45 K (2250) as commission to them
* I'm not getting anything for my services so you will have to pay me 1100 Aed comission as an extra. That will be my fee
* The rent will be for 45 K but the contract that you will sign will be for 48 K, don't worry they will still charge you 45 K. But if next year the rent increases do you will go with the contract amount (48K). I asked them if the rent decreases then what? He said, please contact me by then or any agent and ask the current rent of this building and your new contract will be of that lesser amount.
* We will need 3 months of your bank statement (this was a strange request honestly. No one ever asked me that!)
* We need to make sure that your salary is above 10 K so this is why we need the bank statement
Now reading all the above comments, this is really what happens to everyone who shifts into property owned by Rocky. THANKYOU SO MUCH GUYS... IM CANCELLING THIS DEAL ! THANK YOU VERY MUCH.

This is Rocky Real Estate alright, spot on my experience too. Every document, every process and every step is a battle. They try to scam you every possible way, out of paying what you or the landlord should be paying. I am leaving a perfectly ok property, probably moving next door as I simply cannot deal with them anymore. It's all documented. They are an absolute disgrace.
16 Calls to maintenance in the last week. No response whatsoever. Eventually got hold of him and he said he will call me back in an hour. 2 days later, still waiting. I have logged cases for 5 issues in the villa that is not working/damaged etc. They just ignore you. They even told us that we can go to RERA they don't care, there is nothing we can do to them. Well, ROCKY REAL ESTATE... I am on my way to your office now. YOU ARE THE MOST PATHETIC REAL ESTATE COMPANY I HAVE EVER ENCOUNTERED. Please do not do business with these psychopathic, ill-mannered extortionists.
Call up RERA and log a complaint.
They are frightened about RERA like the plague. I scared them with RERA and they had diarhoeaa.
They came back to me like nitwits and told me they didn't want any paper work from me, just my cheques and visa copies like all other real estate places. Lol

I should have read this a bit earlier- then I wouldn't have landed in the same puddle. The worst bunch of hooligans ever seen in Dubai! Have seen such people in India, but then it is the first time in Dubai! A disgrace to the whole country! They follow up with you heavily to Get your pay slips, pay your cheques and book the apt- as though it is the last flat on planet earth, once the cheque is in, they bring out the set of hidden charges, if you go ahead and accept that, they still play the attitude and don't deliver on the promised date. Your money's paid, and you still end up without being able to move in. Overconfident as though there is no authority that can question their actions! Is that true? Isn't there a way to teach these guys a lesson?

They have nice apartments they are agents for, but are very big thieves. Now they want your past three months bank statements to see how much they can extort from you. Once they receive your bank statements, then only they will tell you the final rent they want.

I will actually now look for other options that do not have anything to do with rocky shoddy real estate. Worst real estate company i have come across after living in Dubai for 36 years.

These Rocky Real Estate guys are Scammers especially Kamal, Wadhwa and their inspectors. Initially they ask you 3000 dhs outside of contract and they make all these stories that if you do not pay you will not get the flat. Then on renewal time, they make problems and harass you so they can get additional 2000dhs from you. These guys are liars, extortionist and money suckers! I hope that the landlords will fo something about these people.

Agreed with you all. That rocky real estate are handled by total of 6-7 people from one family, that’s why they have all unskilled people to work in their bur Dubai office. Their office is real mess and their staff has no professional experience in dealing with the client. I don’t understand as to why the building owners are allowing such blood suckers real estate to come in between the tenant and the building land lords.
There are many building in UAE which are managed by only land lords and not these blood suckers real estate. These people are just in between the landlords and the tenant and are making huge money out of it.
Even every real estate in Dubai has their own Terms and conditions which are all in their own favor. The tenant has no other choice rather than signing the contract. Some real estate takes 3% commission and some take 5%. Also their T&C are also different like paying 2 months penalty and some take 3 month penalty rent, if you break the tenancy contract before year end.
About rocky real estate llc, I would like to advise all you reader to be aware of this particular (dalals) they are not at all fit to make a deal with them. They are purely unprofessional and have no manners to deal with its tenants.
Once you get into any property managed by rocky real estate llc in uae, you are in a deep ### problem. I have personally faced this all and would like to share my own experience with you all.
This real estates are handled by total of 6-7 people from one family. Therefore they have their own way to deal with customers. Most of them especially this sales lady has no customer service skills and no clue on how to handle complaints. When there are so many real estates its better to deal with professionals that care about their work. Even i had a bad experience in a different way.
I was supposed to meet the agent. I was on my way to Sports City and tried to call her when I reached Barsha. I was desperately trying for twenty minutes on the side of the road to reach her, but her mobile was switched off. I send her a text message, asking her to call me as soon as possible. This was at around 1600 hrs. I got a call back at 1900hrs, because as she explained to me, her battery was empty.
The next day I made my way again, but she was not there, even though she knew that I came. I really wanted to have the apartment. I called her and she asked me for my cheque book, which I could have arranged with NBD in two to five working days. She made it very complicated and I asked her if I can not just pay the deposit and I will take care of the cheques.
She finally agreed after half an hour discussing on the phone and wanted me to come to Bur Dubai the next day to pay the deposit.
I asked her for what I am actually paying the 3000dhs commission if I get no service and I have to run after her for three days.
She became really rude and said that I should call back when I am nicer and hung up on me.
I am really a friendly person. It was just a normal question I asked her.
I am also in Sales and I would never dare to act this way to potential clients.
Then I send this complaint to the office and everything I got was. We are very sorry for the inconvenience, please note that all the units are occupied by now.
Never again with this agency!
Rocky real estate in Dubai are frauds, they try to chew all your money through your security deposit based on various excuses like cleaning, painting, keys, rent, etc which are not even black and white on paper and the amount being cut for this is not reasonable but very very high, which makes it clear that they do this to make money.
Totally agree with you, they made my friend pay dearly when he vacated, and sad part is the repair were not done before the next tenant took up the place. When the next tenant vacate they will ask him to pay for same damage which is bound to happen to a 20 year old building.
I faced the same too with them. After spending so much to rent property with Rocky, there is zero maintenance support and the maintenance technicians try to take money for petty repairs or else leave the system damaged without repair. Just like a government organization where u need to bribe officers and even technicians or else your maintenance never happens.
ROCKY REAL ESTATE AND IT'S AGENTS are Unprofessional, not at all friendly, no integrity, no hearts ...
