Intact and intacts builder has abandon us and will not return calls and emails as per follows:

Hi Andrew as per your email request please note the following:

Siding - in the process of accessing the scope of work and quotes meeting with siding company Oct 25/23.-not settled

*Brick molding and shutters that were original to the home were not installed with exterior doorways and would like them installed with repairs.

*Soffit repair of hole and buckling and damage of facia required and proper support of outside soffit plug work required (as plug unusable and pushing inside soffit when the pressure of connection applied). **This was not included in the quote you provided.**

Door silicone- exterior doors caulking as of yet not fixed (as per pictures)

*not sure if the above was included in the siding quote. if included not settled.

Windows - in the process of accessing the scope of work and quotes.- remove and reinstall only not replaced? Windows warped and may not be possible to reinstall due to damage.? Not settled

Occupancy permit- deck issue as we were not notified of any decking issue before, we can remedy this ASAP. We didn't build due to a siding issue as it needed to be fixed before permanent decking was to start. We will however do a structure that will be compliant to remedy that issue. NO Communication from Belfor was a factor in this situation. of permit #[protected] also when we checked with the township no request for inspection was made for occupancy.

This doesn't however doesn't cover the issue of the permit failure of framing [protected]

Electrical and gas line issues - as per the pictures sent to you, hydro lines slack in the crawlspace, and the Hydro grounding wire attached to the gas line.

Using the gas line for grounding purposes is against the code as per the document sent to you. Gas line slack hanging and laying on the ground also gas line impedes access from the outside hatch.

The laying of the gas line on top and across the heater for the crawlspace is very concerning.

Spare bedroom wiring at the electrical box concerned is exposed grounding wire and garage cable placed outside of drywall. The laundry room plug is messy and off gas line is exposed to interior air. (as per pictures)

Plumbing - issues with the kitchen sink water pressure and drainage very slow drain and after we looked under the sink we believe no cheater valve was installed under the sink which may be the cause of the slow drain. The plumbing water line to the kitchen sink still needs examination as to the cause. Also, the toilet is not installed correctly as the toilet rocks back and forth.

Kitchen cabinets - cabinet and door have been replaced however slight touch-ups need to be addressed to cover trim cuts and corner chips.

The floor was repaired from scratches. Regarding cupping of all wood flooring as we had hardwood previously with no issues with cupping we need further information on why this would not be covered and rectified to our satisfaction. (as per pictures)

The floor creaks and moves near the center counter cupboards and fridge walking towards the back door The flooring installer stated it is a problem with the subfloor and should be investigated.

Glass repair on crawlspace completed. However unusable access due to the gas line inside the crawlspace across it. (as per pictures previously sent)

Painting - plaster and painting have been completed however the painting is a problem as they used the wrong finish of paint and can see where new paint was applied as it has a shine and does not have the flat finish non-shine previously used. Also, the pocket door in the spare room has not been sanded and repainted due to a large scratch from installation. (as per pictures previously sent)

HVAC we do not have a tutorial on the system. The heater cover is not installed in the crawlspace lying on the ground. Gas line laying across where the cover should be. (as per pictures previously sent)

Also requested many times to have on water and heating system upper and lower pressure gages as were built-in on the previous baffle system to allow a visual check for any problems to the system for immediate repair if needed.

The door stops provided were not installed.

A safety bar provided was not installed in the shower.

Requesting a septic inspection due 2 plus years of dormancy before occupying the home.

Clean up the exterior from garbage and aluminum nails has not been done. The crawlspace debris needs to be removed and the vapor barrier fixed to cover the exposed ground.

A final cleaning of the interior after all trades when finished all deficiencies is requested to be done.

We have placed calls to the quoted trades waiting to hear back. Please call us ASAP with any and all updated information.

The Hydro bills we sent in the email have been not addressed due use of space heaters in winter for trades and the extra costs to us for hydro over above the average costs. *(see attached)

Landscaping work was done as needed for the front lawn and driveway access snow removal in winter as large holes needed filling from digging and all ruts left by trades trucks etc. new sodding laid and grass seed. *(see attached)

The backyard needs more fill to hide the ditch-witch imprints for laying in the new electrical line from the shed that was cut short to the panel.

In regards to the timeline we have been more than patient with not having our home completed we are now going on for 3rd year is beyond acceptable we feel like our home and ourselves have been abandoned and we had expected reasonably skilled trades to complete their work without this many deficiencies. From the report this builder has been paid before the completion of the build is reprehensible without us signing off.

We understood we had a guarantee of all work done, is this not the case now? Please let us know. As you stated you will give us the funds to cover the quotes that you provided, if we agree to them, to hire the trades directly, does that imply in turn this work will also not be covered by the Intacts guarantee? We would like more clarity on the coverage if any.

Our issues that have soured our experience with this builder would be, that we paid for wood that is missing, proper wiring for an upgraded fan was not done making it worthless for the upgrades not able to use the functions. *Not to say the least but having the builder remove the entire roof system re. and re. when not required and having our allotment of insurance to cover their re. and re. a mistake is not right to have our funds used for this purpose.*

Claimed loss: We had a fire with total loss and the rebuild has been going on for over 2years with many deficiencies not resolved and no communication to complete the build

Desired outcome: complete all deficiencies and have all permits approved so we can move in.
