Dale Sorensen Real Estate Ethics Violation

Vero Beach Realtor Complaint

This complaint is regarding a rental property that we supposedly were about to close and at the last minute the agreement was terminated for multiple reasons that were never an issue during the negotiation process. This incident occurred in August, 2011.

First it was the amount agreed to in the contract we were signing was not sufficient. Then is was our dog which we supposedly had approval from the very beginning. A series of heated conversations after the realtor had threatened to submit back up offers if we did not move forward with the deal she presented. The realtor had been mentioning all along that she had back up offers and would not submit them because we had contacted her first. This I believe is the ethical issue.

After receiving the contract I asked the realtor about her commission as I understood it to be higher than the other realtors I had spoken to. At this point the realtor became extremely angry and told me it was none of my business. I asked her then why it was in the contract I was signing. I calmed down the conversation and we agreed to disagree and I signed the contract and faxed it to her as well as mailed a deposit check. The next morning she sent my wife an email message that the deal was canceled. This is when the multiple excuses had started. We called of course, she wasn’t going to call us. This is what lets me know it was anger on her part. If she had our best interests in mind wouldn’t a phone call have been the best way to communicate this type of news? I believe that this realtor decided on her own to sabotage the deal due to my questions regarding her rate. To this day I am not sure why that was so upsetting to her. The email explained that the owner did not want to accept the current lease. Why was I told they approved everything over a week before the contract was prepared?

She could not give a reason at that time. I pressured her and it eventually lead to her saying that $1850 was our maximum suggesting the owner wanted more money and then I explained that is not necessarily true. I asked her to present a new lease they would accept. She called me back in 30 minutes and explained the issue was that we had two pets that was one too many for the owner. I then explained we could find the dog a new home with family to please communicate this to the owner and see if we can move forward.

I believe I know when the turning point for this was a phone conversation on Thursday prior where she had been pressuring us with back up offers and said we would have to pay all 3 deposits upfront a month in advance and introduced a new "cleaning fee". I did not like the way this was all being positioned and was unfamiliar with paying everything so far in advance. I told her that I had been renting 17 years and was not familiar with this. I asked her how much the cleaning fee was and she could not answer me. She said I was being "aggressive" in my questioning. I could see things were not going well so I asked to outline the fees in email. I figured that would make this much easier. It seemed to upset her.

I never got an email but I did get the lease. So I sent the realtor an email with questions. Within minutes I got a phone call the realtor who was steaming mad, practically yelling at me that it was none of my business and basically how dare I even bring this up. None of my other issues matter, just this one. I attempted change the conversation to the other items to have a productive phone call. She was able to answer them all. We agreed to disagree that I am entitled to do my own research and have an opinion on the rate. I felt that although it was not the best phone call we had come to terms.

Her behavior in representation on my behalf was inappropriate. Her concern was only herself in the deal. Her practices and ethics are in question regarding my review of the lease explaining that it is "none of my business".

She was unwilling to revise the lease in any capacity on my behalf explaining that she had backup offers and if I did not like the lease she would move on while taking higher commissions.

She claimed that my email asking questions regarding the lease were "aggressive" when asked exactly what wording in the email was aggressive she promptly changed the subject and muffled the phone to speak to her colleague.

She put me on hold with her hand so I could hear her consulting with this colleague regarding my investigation of her fees in which I heard a reply "so what is wrong with him asking another realtor the standard commission"?

She was then un-sellted and we hung up. Apparently I am not entitled to investigate local rates or have an opinion about what percent fee is too high or not.

A previous phone call yielded the same result when she brought up paying everything upfront a month before moving in and a new "cleaning fee". When I asked the amount she did not know. I then asked her to email me all details of the fee schedule. That I was being "aggressive" in doing so. Who doesn’t ask questions when signing contracts?

Apparently her use of the word "aggressive" is a defense tactic used to unsettle conversations and make the other party uncomfortable to assist in her in getting her way.

I ask that you please review this information and feel free to contact me with any questions. I certify that everything above is 100% truthful and I have provided plenty of digital documentation.

If this realtor will do this to me then she will do this to others and I feel that must come to an end.

There is some trickery going on here as the Complaints Board is unresponsive about my inquiry into this matter.

For two years, we have been renting a property through Ms Waldrop. She has only phoned for renewal, never to tell us any information we needed regarding the property . The alarm code was changed, Angela didn't bother to let us know, thus setting the alarm and summoning the police.

This is just one example of the lack of customer service we experienced. We will never call on or use the services of Sorenson or Waldrop again.

Just like them, waldrop is also very cunning and clever, pathologically deceptive, possesses medium intelligence, is manipulative as hell, incredibly avaricious, and lest I forget, a total roach of a person.

waldrop, williams, beckley, and their co-felons, dirtbag criminals with law degrees - lawyers michael o'haire, charles garris, richard candler, and thomas o'haire, all of Vero Beach FL, and very likely sharon lucie, of Jacksonville, FL all ripped off well over $5, 000, 000 [as in five million +] in trust assets from my elderly trusting Mother, my brother and myself, for almost eleven years, after williams drugged my dying Father in 2000.

by googling "John J Morrison Deathbed Depo" or searching in youtube, you can see the repulsive "DEATHBED DEPO" video of my dying Father only 56 hours before he died, as vultures williams and o'haire sadistically deposed him, after which williams then drugged him with FOUR major tranquilizers, and have his trembling, weak, dying hands, sign a completely fraudulent option, which they used to steal over $2, 500, 000 in land assets from my Mother after her husband of 53 years, my Father, was no longer there to protect his adored Wife. Then they stole all the rest of her money.
