HomEq Servicing unfair practices

I have used HomEQ “servicing” and have been put through hell! Up until I recently has been the first time I was ever late with a payment for 2 years, then unfortunately was laid-off and have been catching up after being six months behind. In this time, I had been going back and forth with them trying to be approved for a loan mod. During the “back and forth” I was told to send in $1, 900 in order for them to open my account and view the files….they then, after taking the money of coarse, told me I was not approved for the loan mod. In the next breath they offered to re-open my loan mod files for an additional $1000. I send the money again nervously. Same thing. Now third times a charm…right?! Mind you, my money now gone, they approve the third time! I’m thinking yes finally! Here’s what they did…. They said they’d approve my loan mod if I again sent money, (which hasn’t yet been applied to my actual mortgage) and get this: they said they would only approve if I signed a paper saying an additional $30, 000 was to be applied to my original mortgage total! Then threatening me sated: it’s either sign the papers or loose the house. This should not be legal! Now after taking care of my dying Grandmother in our home, I have no choice but to agree and sign. IF ANYONE HAS ANY SUGGESTIONS OR HELP IT WOULD BE GREATLY APPRECIATED!

I HAVE MADE MY MORTGAGE PAYMENT FOR YEARS ON THE 15TH OF EVERY MONTH 1.IT IS WITHIN THE TIME PERIOD WERE THERE IS NO LATE FEE 2. THATS WHEN MY BONUS PAY IS PAID TO ME MAKING IT VERY CONVIENENT FOR MY BUDGET BUT AS OF LATE IF YOU DO NOT PAY ON THE FIRST YOU GET VERY AGGRESSIVE BILL COLLECTORS CALLING YOU AT HOME & AT WORK! WHAT IS THIS ALL ABOUT?IS THERE ANY RECOURSE ?

Why did you leave? I woulda fought it! I'm not leaving my home cause they have taken 2 times $1500.00 and something from me supposedlt to get me a modification while all the time putting me into Forclosure which I got stopped! Only now I'm still goin thru the hassel of having to prove everything right down to sending them $15, 000.00 in a cashiers check! Anyways I'm sick of these companies and I'm not moving!

I lost my home and over $50, 000 worth of equity to homeq. I put all my savings and retirement into my home and still lost it to foreclosure thanks to homeq. Like you I lost my job and was not able to make the extragant payments they were requesting and continuing to go up. Two weeks before foreclosure Homeq gave me a call requesting $6, 000 more and they would modify my loan making my payments $1, 500 a month. They knew I did not have anymore money to give them because I had just given them $20, 000 the month before and requested a loan modification which was denied.

The only thing left for me to do was to move. I was another victum of homelessness in this United Stated of America.

Yes, you can demand that they stop calling you at work. You can also state to them that your mortgage is not past the grace period until after the 16th of the month, and they must wait until after that time to contact you, even at home.

HomEq Servicing Restroom Useage for Employees

Hi There,

Currently there are some employees at Homeq Servicing who believe they are being mistreated. There is a particular supervisor who does not allow for her team to use the restroom unless it is on there break time. If the associtate uses the restroom other than his/her break then they are warned and advised to obtain a written Dr's note allowing for them to use the bathroom as if they have a problem or for some medical condition which may not exist. Once the Dr's note is obtained, then the associate is to give the note to the human resource department who will then allow the useage under FMLA. First of all, what about women and that time of the month, this just doesn't seem right. Not too mention their is nothing in their company policy which states if an employee must use the restroom other than their break, that they are to obtain a written dr's note in order to allow it. Second, I beleive that with regards to useage for FMLA one who has just been hired is not allowed to use it unless they have been at the job for more than a year. Is this ethical? Not too mention this is not across the board, only certain supervisors seem to be allowed to get away with this. What is one to do?

I agree. I worked for Homeq for sometime and was terminated for not providing my private lab results for some blood work I had done violating my Hipaa rights. On top of that they also refused to pay me for 40 hours I had worked. I was forced to take them to court and won the judgement which their lawyers appealed changing the reason for my termination and hold of my wages 4 times . I can honestly say Homeq is the WORST company I have EVER worked for .

HomEq Servicing They owe me thousands and aren't paying

Well i remortgaged to get rid of these useless people, they sent my title company a payoff figure.account was paid in full, they changed the payoff figure and kept thousands of my dollars. I am still trying to work with imbasils. They are a skeeming manipulative business that needs to be audited by the IRS and by congress and the senate. I want my cash. Just as I had paid them everyonth on time. I am lucky not to be in the positions of many but I can cirtinly see how they put many many families out on the street. They need to be shut down. Fined or made liable for the destruction they have done. Contact your senaror or congressman if you feel any of what I am saying hits home! For it should really hit HomeQ.

HomEq Servicing Predatory Lender

This company has denied to modify my home under the Hamp program even though they participate in this program and receive government funding. They are in the business to take your property and could care less about the american people or they homes. There are thousands of complaoints about this company and somebody shold do something about this company. This company is one of the reasons why we cant rebound from our current state in this economy. The Barclays capital own this company and no consumer should purchase or buy anything that relates to this company or the owner of this company. Lets make a stand as american homeowners towards predatory lenders like the Barclays.

I bought my home with my G.I. bill when I got out of the service, back in 2005 I got into a relationship and after awhile we moved in with each other and she was paying all the bills for me I worked all day and she was home so I let her take care of the bills.Well lets say that I found out in 2008 that she wasn't keeping up with the bills we split up and the next thing I know is HomeEq was foreclosing on my house I tried to work something out with them but they wanted all this money which I didn't have.I contacted a lawyer and tried to get my house back nothing worked.I've still to this day have tried talking to them but this company does not care about you they just want the money or your house.As to this day my house still sits empty.To anyone that is thinking about getting a mortage thought HomeEq Mortage Company don't do it

Call your Senators!

I have been trying to get a HAMP modification with HomEq for a year and they have pushed me into foreclosure proceedings twice stating that I didn't qualify. I have educated myself on this program and know that my front and back end ratios fall within guidelines. I have sent and resent every piece of documentation that they have asked for to include bank statements, divorce decrees, child support orders, my children's birth certificates, signed letters, paystubs, tax returns, hardship letters, affidavits, updated my financials on their website as well as over the phone... After my second denial I found that they didn't include child support and other sources of verifiable income despite the fact that it was used the first time around! When I asked the rep from the loan mod dept why the underwriters didn't include it, they said it was a mystery to them and they would research, get an answer and call me the next day. This happened three times. Each time, I never received a call back. The last time I remained on hold for 30 minutes while the rep called the underwriting office only to have him get back on the line and tell me that he couldn't get a hold of anyone (?) and would research it and call me back. Again, I never got the call.

Someone told me to call my state Senators. Out of desperation, I did. Honestly, I didn't expect a response. I got calls from both of them within a week. They have both contacted the office of HomEq's CEO. I haven't received resolve through them yet. More to come. However, the both state they will be working on my behalf and will contact me once they have resolve. I never have received that answer as to why this income is not being use, but suddenly, even though I don't qualify for a HAMP modification the notes show that I do qualify for a "HomEq modification" to include a down payment of $4700 and a 2.7 interest rate (HAMP offers 2%).. This was only discovered when I called to find out status of my requests and I have received no formal notification. I have, however, had foreclosure notifications taped to my door.

It is obvious that they do not want to do the HAMP modification and are trying to either push people into foreclosure or, with a little heat, a loan modification that they can better benefit from (HAMP does not require down payments and will often times lengthen the term of your loan and even gift any late fees or delinquent payments due in an effort to make your payments more "sustainable").

The HAMP program was put into place by the President or the United States and these servicing companies have found loops holes so that they do not have to provide it to help those that it was intended to help. We need to ALL write to our Senators as it is an obvious hot spot with them...It remains to be seen if I will get the resolve i am looking for, but alll I know is that I am not going down without a fight!

Wow. We live in the State of Maryland and are about to have our home foreclosed on by this mortgage company. We were told the same thing - to apply for HAMP - then we were rejected and they in fact wanted to raise our payments to make up for late payments.
How can this happen and when will someone audit this mortgage company.

I agree, something has to be done about this organization. I too have been denied for the HAMP and also an in house modification by Homeq. Since I have been researching them and the complaints against them on the internet I am convinced this company needs to be audited and repremanded for its unfair practices. People from all over the country are complaining and with rights to complain. I personally got stuct with Homeq when my mortgage was sold and assigned to them.

HomEq Servicing Fraud

Servicing is NOT what this Company does. They have failed to respond to a CERTIFIED LETTER and THREE requests on their web site for loan modification. They employ the use of FALSE information (yes I have this in writing) to stall. They have denied me a loan modification review ststing that my first mortgage is over $729, 750.00, when in reality, my loan amount is less than #300, 000.00. When I complained, they disabled my online account which allowed me to view details of my mortgage.

HomEq received my payment and sent it back to me so that it would look like I was 3 months behind and then followed up with foreclosure paperwork. They agreed to let me pay out attorney fees, etc over 6 months at $399 per mo. July was my last pymt. of additional $399 and I am now ready to fight!

I hate this company and the unfair practices. I have recorded phones calls and they will hang up on it. If it isn't illegal what they are doing what is the problem after months of searching for an attorney to help i found a site that is looking or your story...

Search james hoyer homeq servicing. I think he may be taking them on. I would be so happy to see them going down.

HomEq Servicing has called me twice in October, 2007 before the 16th, when my mortgage is due. My mortgage was sold to HomEq without my consent by Home123 when I refinanced two years ago. I have always had from the 1st through the 16th to pay, as it CLEARLY SAYS ON MY MORTGAGE PAPERS. They need to stop harassing customers and they need to pay me a ton of money for ruining my health with stress. A recent retiree.

I was laid off and called HomEq to discuss my account. They refued to discuss alternative payment options, stating I needed to wait until my account was past due before they would discuss anything. I missed one payment and received the forclosure notice within two weeks. They flat out refused to work with me, disabled my online account, and had the sheriff serve eviciton papers which required me to leave my home within 15 days. I was out of work for 3 months, and had they chosen to work with me they would have received the past due & current payment the next due date. They didn't care to listen or work with me.

Homeq was supposedly working with me on a loan modification. I was out of work for five months, am working now but have no medical insurance and have medical problems. I needed to get my mortgage lowered so that I could catch up and get back on track. Three times I had to start over! They claim they were not getting my faxes, and they kept asking for the same information over and over again. This went on for months and finally when they denied me, again, in July, 2010, I decided to just sell the house. They did call once, since, but I have not had a chance to call them back. I am going to do a short sale but through the realtor who sold me this condo. I don't trust Homeq. I wish these people would get shut down. Most of the time when you call, you are talking to someone you cannot understand and you have to ask them to repeat and then they start getting rude and asking for a financial disclosure statement over the phone! When I tell them I have already done this a number of times and nothing has changed, it is like it goes in one ear and out the other. They gave me the runaround for too many month. My daughter and I are moving back into an apartment setting. A lovely place near a park.

Homeq is a crappy company and I would not recommend them to anyone.

BidnessGuy - If you had lived within your means, paid your mortgage in a timely manner, stayed in contact with your lender and showed good faith, you wouldn't be in the position you are now. Your loan would NOT have been SOLD to HomEQ. YOU WOULD NOT BE FACING EVICTION! I am sorry, but it is true. HomEQ is one of my clients.

I refinanced pulling money out of my home to start a business which did well until the last 12 months.

In February I stopped making payments. HomEq went nuts. My home is upside down almost $200k.

HomEq has spent the last 7 months lying, telling me half truths, lying to my Hud counselors and giving contradictory or incorect information for months now.

The use every scare tactic possible. The plan on foreclosing on me.

I couldn't be happier that these aholes are going to lose another $200k for the investors who hired them.

Me... my business is coming back; I'm saving my mortgage payment; I can rent a bigger nicer home for about $3, 300 less than keeping my house; they most likely won't move on my house until next spring; they will offer me cash for keys which I probably won't accept then it will take them another 6-8 months to kick me out. By the time I'm through screwing these clowns, I'll have $75k in the bank and I will make sure every mortgage I have in the future contract stipulates that my loan can not be sold to some effing bottom feeder like HomEq.

I am going to look also. I wass sold to them by Deutch Bank.
They have the rudest people and as far as helping they do not.
After setting up a half payment for one month and catching up for the next 3 months they recinded it saying I don't have enough money to do that. Can't get loan modification because I do not have enough equity in the house...an ARM loan so will I ever have enough equity.
I want so bad to get away from them. I have been very ill and I got so upset that I spent my birthday crying which is when I got the very rude call. 67 years old and treated like a criminal.

HomEq Servicing age discrimination

Worked for this company from 2001 until end of 2007, retired in 2007, but unable to find a part time position to supplement retirement income. This company advertised for a full time collections position and having worked in their Loss Mitigation department from 2001 until 2006, when I took a position in another department, made me more than qualified for the call center collection position. I submitted an online application and had I not previously worked for them probablywould have been called in for an interview due to my qualifications and experience as a collector. I definitely feel they would not consider re-hiring me because of my age. If you are 65 or over don't bother trying applying for any of the positions they post

HomEq Servicing Forclosure Procedures

I had the worst loan, an 80/20. It's my first home and I unfortunately trusted the lenders and agents I worked with to help me. Nonetheless, I fell behind in Nov. and Dec. and called to make arrangements. Keep in mind that this is my 2nd mortgage, the 20%. My first mortgage worked with me and everything was fine. HomEq told me that they had already sent me into foreclosure. I tried to work out something but they wouldn't accept anything. I told them that the 1st mortgage worked with me and they have the majority stake in the property. They acted as if they didn't know there was a 1st mortgage. The 1st mortgage told me that they were just trying to scare me. March came around and the foreclosure went through, according to HomEq. They sent a real estate agent out to offer me $1500 to move out in 2 weeks. I refused so they filed papers in court to evict me. I gathered all of my paper work and headed to court. I let them know that the 1st mortgage had not been satisfied by the 2nd. Since my loan was in good standing with the first, they couldn't evict me. The judge signed the order and I was out on the 6th of April. I told the 1st mortgage what had happened and they said I shouldn't leave, but I was not going to come home one day with all of my belongings on the front lawn! HomEq went in and secured the house and had it listed in MLS. I am not sure what happened, but they started calling again. I called back and they said I had 8 payments due. I said no, they foreclosed and the property is now in their possession. He said the foreclosured had been rescinded. I asked if it was before or after they kicked me out! He said it was rescinded last week.

So, I think they thought it would be an easy money maker. I only owed them $25, 000 and they thought they would weed out the 1st mortgage and make a killer profit. I don't think that the 1st mortgage was going to allow that, and that is why this is happening now.

And yes, I created my own mess. I am not blaming HomEq for me falling behind, but I do blame them for trying to take advantage. For those that can make every mortgage payment on time every month, I hope that you never suffer a job loss or major illess that could put you in my position.

Homeq is the worst Servicing company they are not a bank and no nothing about banking let alone real estate banking. They have glorfied clerks working for the company that dont know any real estate termnology. I have been fighting with homeq for two years to save my home. When trying to work out sometype of agreement after giving them $9, 999.00 to get caught up after being told needed to send $10, 000.00 but not except that because of IRS. and then came back with a forbearance agreement with a month payment of $5000.00 plus who on this earth can afford this. then after a year offered a modification agreement applied waiting for 5 months to be denied. Then asking why the story was the NPV with US Treasury so what does that mean no one could explain. So as there letter stated I rquested a breakdown and as to why I was denied because by law they have to inform you well that's been a week now going on two weeks and nothing in the mail yet I called making another request they told me to wait for the mail and then the Clerk hung up the phone on me while I was waiting to complete asking questions. I could go on and on but there is no use. I'm just going to hire an attorney for their unfair lending practices.

Homeq is a typical dishonest servicing company. While they are certainly within legal rights they purposely mislead customers and the companies they represent.

It seems that most servicing agents would rather control delinquent files through the REO process. After all, if the companies they represented request the file to prevent foreclosure, then the servicing company is no longer needed $$.

Unfortunately, most customers and originating businesses are completely unaware of the short circuit. Institutions could save tens of thousands by avoiding foreclosure and the customer could be relieved of the debt burden much sooner.

So, remember, most servicing companies have only their interests at heart. If you want something done right, contact the actual mortgage originator. Furthermore, begin at the top and work your way down.
Take it from someone who helps individuals in these messes all the time.

HomEq Servicing Loan Modification

I called to inquire about doing a home loan modification because my current interest rate is 9.5% and I was told by the customer service department that I wasn't eligible for a modification because my loan wasn't past due, my interest rate hasn't gone up and because according to the financial information, I have $200.00 left over each month once I pay all of my bills. What are the requirements of this program and is what they told me correct?

HomEq Servicing Fraud and Robbing me

In early 2006 my brother and I bought this place in the mtns of WNC and seem to be doing fairly well with mortgage. Then in early 2007 when it came time for taxes we learned the mortgage company forgot to escrow taxes and add me to the loan. So we were forced to refinance with another lender who was Novastar. My brother and I both asked about the taxes, insurance, and credit life insurance. So our payment went to 1197.00 per month with 11.2 percent ballon rider. He nor I had any clue what all that meant, but we were glad every thing was escrowed into one payment. We thought that saved us alot of money each month. Then in September 2007, my brother got killed in my mom's home, and that left me owing the debt. So I called up Novastar and instructed them about the my brother's death. I sent them his death certificate. They told me to give it 60 days for claim, not to make another payment that his credit life would pay off balance. So then somewhere around late October, I get a letter from HomeQ, telling me Novastar went under and Homeq bought out the loan and I needed to obtain HomeOwner's Ins and catch up my payments or they were gonna foreclose. I told them about the escrow account and they had no clue what I was talking about. So I went and got insurance and caught up my payments. I had no money for a lawyer and didnt know what to do. So I just sucked it in and continue to make payments. And had to pay my taxes as well. Then in Feb 2008 around midnight my home caught fire and barely made it out myself with pets and lost the house and everything I owned. I moved in above with my sister and contacted insurance company and because house was 35 years old they made me rebuild and only paid 90 percent of rebuild. The home is almost finished but do not have funds to finish.

In January 2009, I have had problems trying to keep my mortgage going and owe for Jan and Feb. Homeq has 4518.34 in escrow that insurance company gave them and will not give me the money, and I have signed letters and told them to take the 4518.34 and put it on 4 payments, that would carry me up til May 1, 2009. But no, they will not do it. Instead they send me a letter fixing to proceed with foreclosure. I also get a letter for filing taxes and learned I paid about $15, 800 in 2008 and only about $500.00 went to the principal. I was alarmed what they are doing. They are hurting the economy not helping. HOMEQ ARE CROOKS! AND NO ONE IS STOPPING THEM! I am now on disability permanently and have no clue what I am going to do. When this loan first started in with HomeQ, I owed 129, 200, and after 15 months of payments, I owe 129, 800 and do not understand where all my payments went. All I know I can do is pray that someone will see this and know what to do. I have signed up on a lot of sites under WNathan67 and posted trying to reach someone that knows anyone to STOP HOMEQ! HomEq Servicing Stolen Payment

We are also victims of a scam from Homeq Servicing. We made our December 2008 payment and it has cleared my bank and the money has been take out of my account. I received my January 2009 staement in mail and see that we owe for December 2008. I knew this was not correct. I contacted several different CSR personnel on several occasions and keep gettineg the run around. I have faxed at least to three different people a copy of the check that cleared the bank for December and they state that they need a better copy of the back of the check. The original back of the check is jus t like the copy i sent. However they did not notify that they needed a better copy. I found this out three days la try toter when i called again. I was not aware that they also have a compnay in North Carolina. There was a manager from North Carolina that was suppose to be helping me resolve this issue but is no longer with the company. He turned this over to someone else who will not return my phone calls. Needless to say i have not been very nice when i call because i am hitting a dead end. No one will help me or give me phone numbers to the legal department or te finance department so i can resolve this...I have done so much research on my part to locate who took my money. I have even went as far as to call Wackovia which is their financial instutution. I continue to show that i am a month but i will pay it twice when it has already been paid...Something needs to be done. I had perfect credit and payment history with this place until a few months ago. There is a problem within this company. If anyone knows of a goood phone number where someone can be reached other than customer service plase post it... I am not giving up. I will get this taken care of one way or another and they will end up paying my mortgage for me

Well HomEq has failed to forward my payment history to Statebridge also and I think Statebridge is shisty also I have done nothing but fight with HomEq for the last two yrs. on my payment so I copied off from thier web site when it was up but now it isn't! but anyways it's posted as me paying the $1, 500.00 something twice but not showing the reason why? And about not to long ago I sent them $15, 000.00 to not only catch me up but to put the rest on the principle which never happened! I want to know where my money is going? Now I have to search thru all my papers which I know I have but it's just the point I think they try to wear ya down where ya just say piss on it! Well I'm not and they aren't getting this home! They already took my Brand New Home back in 2005 rifght from under my nose Homeloan did that is couldn't wait 3 days for me to get to Clevland to get my checks from another Attorney that my boss befriended where I lost my hand in a machine from thier carelessness the clutch brake mechanism went out of it finally and it fell on me! I was granted a Judgement till 2021 I think was and he just quit paying me and got AWAY WITH IT! I'm so sick of these people I don't know howq they sleep at night but know this they will have to answer to the big Guy (GOD)!

I had to pay twice for the same month in august, when homeq was bought out buy ocwen. this was in 2010. im trying to get the bank statement that says i paid it twice. i got two bills. one from homeq, and one from ocwen. both staing that i owed for august. so i paid it to homeq. just assuming that since ocwen bought them it all hash out. not the case. homeq took my money. then ocwen sent me a bill for august. i couldnt believe it. i think their both shotty companies. that shouldnt be allowed to do things like this. i hope this doesnt happen often. anyways i have to get my bank statement and fax it to ocwen. i pray to god make this right.

I dont trust mailing my payment in to this co. They are theives and they just want to give you their late fee. Here is what I do so that they can never say that I am late. I go to Homeq.com and pay over their website. It is free to pay this way. I make sure to print out a copy with my reference # on it so that they can not play games.

Can anyone tell me if they can get out of the 3 year prepayment penalty that I am stuck with. I am currently paying 10.40% .

HomEq Servicing my home

My loan was in an ARM at 12.5%. Homeq would do NOTHING to help resolve the problem. With the interest rates falling how can it still be that high especially when it said it couldn't go up if the rates were falling? I filed chapter 13 and they were still able to go from1384 to 1871. I began in chapter 13 going on 4 pmts. behind. I was in13 for 10 mths. and now Homeq says I am 10 mths. behind. I can't get a straight answer. I pulled out of bk because I couldn't afford 1871. Homeq said they'd modify my loan, sent in paper work just to be told nope, can't do it you didn't reaffirm your loan. They are scammers and no one will help.

I refinanced my home in 1998 and at that time my credit was not good, so my mom had the loan put in her name. i had 15, 000.00 dollars worth of windows put in my home and my mom borrowed 28, 380.00 which she paid back . i have the receipt. then in 2010 homeq sent me a letter telling me that my loan was being taken over by wells fargo in October of 2010. i have a ballon payment due to wells fargo on september 2013 of 59, 000.00 dollars and i want to know how this is possible. i have only been with wells fargo 2 years i have been in this home 26 years and i am not behind on any payments, my interest rate is 8.65, my mortage is 583.12 monthly. with the economy the way it is my home only appraise for about 30, 000 dollars. what can i do i want my home, i only paid 57, 500 for it in 1986. i need help so i can keep my home. I owe more on it than its worth

I have tried to work with HomeEq for almost a year now to get the Hamp program. They turned me down after about 8 months of sending paper work and calling every week. No one told me they would go out of busninessn I was trying again because I got a higher paying job. I want to save my home. I sent all of this important paper work with all of my personnel info on it and now where is it? I have not gotten a letter from them telling me where my loan went.
Can someone help? Where do I go now? How do I find out what will happen to my loan? Who can we trust?

Your Attorney needs to explain this to you. I'll agree HomEQ is not the easiest company to work with. The usually one of several comapnies that lenders choose to liquidate problem mortgages. They have been one of my clients.

HomEq Servicing Loss Draft Department

We were effected by Hurricane Ike over 3 months ago. Our insurance company has sent us a check for the damages that was indorsed to us and HomEq Services. We have still not received the first installment. Every time that we call, they tell us that they don't have all the info that they need to send us a check. I know for a fact that this is not true because the check was attached to the documents. I fax and re-fax and still we can't get results. In the meantime prices are going up and more damage to our home is occuring. Tarps only keep out so much water.

I withdrew my 401k retirement money and put it toward trying to save my home. Homeq took the money promised me a loan modification. The following month I received a notice requesting $6, 000 more dollars in order to do the modification. At that point I did not have any money left, so i lost my home, and over $50, 000 in equity. Thank you Homeq. The odd thing about it within a week of me moving out the home had been sold to someone else.

I am facing a similar situation. My Insurance company approved a claim for wind/hail damage and made the check payable to myself and Home Eq. I called Home Eq to see what needed to be done to proceed. They instructed me to endorse the check over to them and then fax the necessary paperwork. I did all of this. Each time I sent what they asked for, they turned around and asked for something else. I met every requirement. Now they are saying they also need documentation from my estranged spouse who left three years ago. They know I am unable to get these signatures as I have no idea where he is. They know I have been solely paying all mortgage payments, taxes, and insurance. The insurance check never had my husbands name on it. In addition to not releasing the check, they have now informed me that if I don't get the roof repaired in a timely manner I will be in default of the terms of my loan. These people are liars and crooks and want nothing more than to take my home.

My neighbor has experienced almost the exact situation, after they had work done on their Tornado damaged home. I am a Contractor just trying to assist them and now I have Suppliers and Sub-Contractors that have not been paid for 75 days. HomeEq Servicing says they won't release any checks because they don't have all the docs. Only they get them and then week or two later say they need more! I have never dealt with such a horrible Co, that would operate this way to people already going through such a tough time.

HomEq Servicing Stressful environment

I worked for Homeq Servicing since January of 2008, my last day on payroll was September 12, 2008. I resigned after they wrote me up and threatened to do it again and fire me. Reason I had to resign because I am pregnant and I have had quite a few complications. I made my supervisor and Human resources aware of the issue and got on PDL ( Pregnancy Disability Leave) which should allow me to take time off when I need it. Since then, I feel like I have been put under more stress than ever by the Human Resources Person who complained about everything I brought from my doctors. All the notes, she said were wrong and she asked me to get specific hours stated on the notes, where my doctor could not predict when and how long I will be feeling sick. So after almost a month of being on bed rest they decided to call me and advise me that I am being written up and may get fired if I do not show up for work. At the time I had all the documentations from my doctor who allowed me to stay off work with the way I was feeling. I asked Homeq to change my work hours so that I don't get in trouble for missing so much, and I was told that there was not a shift like that available. Homeq has made it impossible for me to work there and I think most of it was because I got pregnant. They were mean and did not treat me fair at all. Furthermore, in my initial interview the supervisor who interviewed me asked a bunch of personal family related questions that did not pertain to my job or my abilities, which made me feel very uncomfortable. When I brought these issues up in the 90 day review, the supervisor was addressed, but she ended up taking her frustration out on me one was or another constantly getting me in trouble. There is a lot of double standard there and no one is treated the same.

HomEq Servicing Fraud and cheating

As a unhappy collections employee of Homeq Servicing here are some pointers for homeowners.

1 Do not take no for an answer, contact Hope Now Homeq will modify almost any loan if it comes from an outside agency. They will tell you your loan is not coded by the investor for a mod, this is crap I see them do mods all day long. They advise the employees do not offer mod if the customer does not ask for it.

They are offering rates as low as %, ask for an afford ability mod, also don't let them tell you that only adjustable rate loans qualify. I have seen fixed rate loans, both first and second modified. Also it seems if you are 2-3 payments behind, they are even more willing to modify and re capitalize the loan. The staff at homeq is very new, most people have less than one year with them in the collections dept, as It is such a bad place to work. Turnover is almost 100% within 6-9 months. Good Luck

i went thtough a short sale with homeq. they assured me that all of my late fees and remainig balances would be sponged. this was told to me on several occassions. the house was sold and now i am gettin a bill from 0wens servicing for 210000 . i hope homeq gets ther just rewards

HomEq Servicing No complaint

Wow, reading these complaints about Homeq servicing is pretty scary. I think I am going to check on other companies now before I find out first hand, because my loan was just sold to Homeq and see of I can get a better rate now...

I am not currently with the Homeq servicing company, but it is good to know that this website provides some insight as to the customer service of another company especially a home loan lender. I hope not to experience the things these other people are experiencing or have experienced. I have been a homeowner for about 25 years now and thus far, I haven't had any problems except with a high interest home loan, but that can be fixed within time.

I was with home eq for many years and I lost my job in 2008.. I tried to mod, HAMP, NACA even said this lender was vey difficult. I sent letters to washington dc. My last resort was to file bankruptcy in 2009. My loan was transferred to another lender Sept. 2010 and I finally can say 'HALLALEUH! MY LOAN IS NOW 2% with the new lender who was willing to understand my diffilculties.

HomEq Servicing Stay away from them

We finally sold the house that ended up under homeq servicing ###. I feel for all of you that are trapped with them. The only advice I can offer you is to keep on top of your accounts and try not to speak to them on the phone.

Our loan was sold to these ###. Our credit is excellent and we own another home with a local bank. Our local bank does not sell their loans. That is another key to peace of mind. Go local when applying for a mortgage and make sure they do not sell their loans.

As for the person who said they never had a problem, they are most likely employed by the ### and are not telling the truth.

It looks like we got away just in time as they sent a letter saying they did not like our insurance coverage. Luckily I knew what they were up too and got rid of them.

They are awful. Will not work with me to modify my interest rate which is 11%I have retired and get next to no return to pay my taxes told them and they could care less. So now I have last year school taxes to pay as well as this years taxes. Trying to see how we will get by

I hate this mortgage company, they do not care about you; all they care about is getting their money. They don't try to work with you in saving your home, they foreclosed on my home recently, and did not try to work out a plan. I just hope they are never in a situation and need someone to work with them. this company needs to b investigated, and then closed down and when they are uemployee see how they feel when they can no longer make their payments and want someone to work with them. They are a sorry bunch of people with no feeling and no sense of know how. I HATE THIS COMPANY FOR ALL IT STANDS FOR, WHICH IS SEEING PEOPLE LOSE THEIR HOMES, AND INVESTMENTS. I WILL BE CONTACTING THE GOVERNERS OFFICE TO DISCUSS THEIR METHOD OF PRACTICE, in not working with government agencies to help people save their homes. SORRY BUNCH OF ###!

Hi everyone,

This co is rude and I feel they need to be investigated, I lost my home in sept to them and Almost had a nervous breakdown with the harressing phone calls to my work and I even cancelled having a home phone. I did get behind in my mortgage due to vehicle accident. I was not at fault for accident but have lost everything. They just kept telling me to file bankruptsy. Sept 07 they sent me a forsclosure notive and auction date. They threaten me and belittled me . I felt worthless and scared, Being a first time home owner and on a lot of medication I didn't know what to do. So I moved out before the auction. They didn't auction until this past sept 08.
One yr later and i had to move back in this past summer because people where destroying the house. Broken windows, and doors, spray paint, and etc. When i called them because the city sent me notices on broken city ordinances on the home. The Mortagage co. said I abandoned the home and made it sound like i was in deep crap. Now it's almost dec and i have until Jan 5 to get out. The evicted me. I have fixed the windows and what i could. Ohhh and they also sent me a notice that there coming after me for the difference. I'm heartbroken and no body will rent to me now because of my credit rating. I will be homeless soon. Good luck to anyone out there going thru this.

homeq is doing the same to me.i get a forecloser notice that i owe them 2900 dallars.i have payed the morgage payment every month some times late but, they always included the late fee which they always took.now they have sent my last payment back and have told me not to send them any more payments.how the hell am i suppose to get caught up on payments i dont owe when they have started refusing them.iam on a fixed intrest rate and am in the last four years on the term of the morgage.iam also still under the protection of a bankrupsey for 3 more years.iam a disabled veteranwith ptsd in a small town and hold down 2 part time jobs what are you supposed to do?i dont owe them any more money than i have payed them, they didnt send any notice that i was in default, which iam not, meaning that i havent missed any payments, the taxes are payed as well as the insurance.i have been late but not more than 15 days in any months payments. and try to talk to them, it like it is there plan to take your home from you .the federal goverment has got to draw the line some where unless they are a party to this injustice. at 60 years old and almost 20 years in my home here iam beyond starting over and i dont beleive if they manage to throw me out in the street i dont have any more to loose, so i might be inclinded to take a few of the boys out that are behind this. i served this country in the time of war and i deserved some kind of a break.it isnt in the best interest of any one except the money hungry basters behind the forcloser, the balance on the morgage is 33000 dallars, and that isnt the principle it is less than that.i need some help be fore i loose my mind what little of it i have left, being ptsd which in it self makes life hard enough to deal with! so i will do what i need to do, maybe it will raise enough attention that people that are honest will take action, but maybe to late, iam am not responsable for my actions it falls on the federal goverment because they turned a deaf ear and a blind eye to the problems that they caused.it is getting close to the time that we need to bear arms and deal with the problems at hand. if i loose my home thru some money hungry subprime lending instution that is going under because of their creative lending, which i didnt get involved in, my loan was one that was sold to them, MEANS WAR! HomEq is the ### people are saying they refuse to work with you when you are behind on a payment. The do call on the hour if you are one day pass your due date. We have been trying to work out a payment plan and they refuse they threaten you with forclosure yea right they are going to forclosed on a home and have to pay 60k just to forclosed Homeq is a servicing company for deutsche bank and trust I wonder what this bank would do if they knew they were doing this. Dont let Homeq take our homes lets write to the bank they are servicing and let them know what is going on.

HomEq Servicing Terrible company

I have a flat interest rate, but I also get charged per day also. I have been asking if you have a flat rate why I am being charged more interest if I pay my payment before due date. Also if I am late I get charged more interest. They say I have to pay my payment on the exact die date, not a day before or a day after or I pay more interest. I asked how did I mail my payment to get there on the exact doe date? They said not there problem. I can not get them to tell me how do you get charged a flat interest rate and a day by day rate also.

I think these is the worst company ever, I hate the Homeq Servicing. I would never request these company to my worst enemy.

Do you really think that the way you are treated by this company is acceptable? I have never been with a company that has never been willing to work with a customer. I have owned a couple of homes and even when the economy was in good shape they would work with you to stay in your house for whatever your reason you may have run behind. With the banks struggling you would think that they would be willing to help those that are down. I have tried to talk with them time and time again to no avail it is very disturbing to those that really try but are down on their luck. It is THE worst company to deal with! DO NOT go with HomEq EVER!

Sue, do you have a DSI loan? I personally love the attention I get from HomEq but maybe that's because I take responsibility for my actions.

They can not take responsibility for the mail, do any of your other bills? Would your electric company take responsibility for the mail? NO. They offer an automatic payment program which is FREE, online payments which are FREE and various other ways to make payments.

Get a clue people. They help people that help themselves. if you complain about the economy but refuse to rent a room or get a second job, why would HomEq be responsible? I would never refuse to get a second job and blame my loan servicer for the loan I signed.

I got behind two months on both mortgages because of medical and financial hardships. EMC worked with me and allowed me to catch up on my payments but not HomEQ. They started the foreclosure proceeding...

HomEq Servicing There is hope!

You can possibly get away. I contacted HOPE through the program Presidet Bush said would help, not may on the list would even consider it. The NACA is the only ray of sunshine to help us with Homeq. They went to congress with a plan to help people stop foreclosures. They took down Fleet and Ford Associates... Their latest complaint included HOMEQ aka BARCLAY. We have started to process with NACA and hope to get away from Homeq. Try them, they might be able to help. They do not look at credit rating. They look at ability to repay. You qualify if you have a predatory rate (10% or higher) I would say 90% of their mortgages probably are. I can't afford a lawyer, my last hope is the NACA.

I can't understand how Homeq Servicing can get away with cheating, swindling, lying and any unlawful things done to hard working people and nothing is done about it.

It just so happens that HOPE was on the line as a third party with Homeq when Homeq flat out admitted that they had no intentions in modifying my loan after they had told me not to make my payments for 9 months and then started foreclosure, all HOPE said is, " I don't know what to say, Mrs.----, we are in total awe, we cannot believe what we just heard, we are so sorry. " and had nothing they could do for me.
Think about it if the bank gets $5, 000 for every modification. Why in the world would they accept that if they can swindle me out of my home and get a hundred + thousands of dollars.

We are not behind on any payments however homeq is trying to foreclose us. We have to take the time and spend money to prove that we have made all payments. Also have to take time off work to go to court about this. They never send statements or payment coupons. They wont even give any answers when you call them. They never know any information about your account. Meanwhile they say we are behind on payments, they send our house payment back to us!

I HAVE BEEN GIVEN THE RUN AROUND WITH THIS COMPANY THEY ARE TRYING TO TAKE MY HOME OF 10 YEARS WILL NOT RETURN MY CALLS OR SEND ME A CURRENT STATEMENT THEY JUST PUT ME IN COURT SYSTEM FOR FORECLOSURE IT IS A SHAME BECUASE ON MY BLOCK ALONE THERE ARE 12 EMPTY HOMES THAT CANT BE SOLD DUE TO NO JOBS HERE SO IF THEY WANT TO HAVE A EMPTY HOUSE THAT IS ON THEM I WOULD LOVE TO KEEP MY HOME BUT HOMEQ DONT CARE ABOUT US.THAT IS MY OPINION. I have used HomEQ “servicing” and have been put through hell! Up until I recently has been the first time I was ever late with a payment for 2 years, then unfortunately was laid-off and have been catching up after being six months behind. In this time, I had been going back and forth with them trying to be approved for a loan mod. During the “back and forth” I was told to send in $1, 900 in order for them to open my account and view the files….they then, after taking the money of coarse, told me I was not approved for the loan mod. In the next breath they offered to re-open my loan mod files for an additional $1000. I send the money again nervously. Same thing. Now third times a charm…right?! Mind you, my money now gone, they approve the third time! I’m thinking yes finally! Here’s what they did…. They said they’d approve my loan mod if I again sent money, (which hasn’t yet been applied to my actual mortgage) and get this: they said they would only approve if I signed a paper saying an additional $30, 000 was to be applied to my original mortgage total! Then threatening me stated: it’s either sign the papers or loose the house. This should not be legal! Now after taking care of my dying Grandmother in our home, I have no choice but to agree and sign. IF ANYONE HAS ANY SUGGESTIONS OR HELP IT WOULD BE GREATLY APPRECIATED!

in addition, just the other dayI recieved a statement telling me I owed $935 for what they call "advancements" what is that about? This is the first I've heard of it! ANYONE ELSE?

I have been doing Modifications for people for 3 years not are always successful due to many factors.

Sometimes its the client sometimes its the bank representative or the bank in general.

I can tell you from my experience that BOA is a nightmare and has sold homes out from under people in the midst of a modification all the while telling them that no action was being taken while they were in modification process.

I always tell anyone doing this themselves you must be diligent! Don't ever believe the bank! Only way to know for sure if your house is listed for sale is to call your county court house if they say it is that it IS! Unless they tell you different dont believe anything else you hear!

There are many modification companies some have been around for many years. Doing a modification takes a lot of thick skin and due diligence. One person will say they received your docs the next will say they are not received then later someone will say they cant read it or it wasnt signed (which you know it was) these are all stall tactics!
I have successfully completed many modifications, only a few could not be done due to the bank and or the client. I am a single operation and I only take on 5 a month as they are long and tedious some are done quickly in 90 days or less and others have taken literally a year or longer.

The downside of using a third party is you do have to pay for the service. Up side is that if you use someone who documents everything and your bank screws up you have a witness and its not your word against the banks.

I have an additional 2 other methods that are NOT modifications. I have 25 yrs banking and mortgage experience as well as being a paralegal and Notary. I will tell you that to keep in mind only 14% of all mods in the USA are approved. That is why I have worked with a team of attorneys to put together 2 additional methods of reducing the mortgage and interest or releasing the mortgage debt. Let me know if you need more info and good luck. Don't give up the fight! The banks are fraudulent in filing 99% of all foreclosures! Your NOTE was paid in full when they sold it to another party! Banks cannot lend their own money! Foreclosure claims state you must risk something in order to have a claim they risk nothing and they were compensated plenty! Anything you paid for your loan was gravy on top of those potatoes they made using your credit and your signature without your consent.. If you want to learn more and how to free yourself of your mortgage and or how to get your loan modified or another new program that reduces the interest and principal without needing a credit check ask me how now!
Stop letting the banks steal your homes! and Dont sell them or walk away! That is what the bank wants you to do! Its time Americans woke up and learned the truth!

I am also a victim of this M%$#%$ F*^%rs... I made all of my payments on time until I lost my father and had to move my mother in with me. She has a chronic illness and requires daily attention witch is causing me tons of money, Also my wife lost her job. I tried to modify my mortgage and no one would help I am at 10.50 %...CAN SOMEONE HELP ME? I DON'T KNOW WHAT TO DO.

I found this site on my own serch to sue the SH*#! out of HomeQ.. a.k.a. slime of the earth! I sobed to find out that so many of you are going through the same thing as myself and some much worse. It makes me think .. as americans we do have the power to do something we can make choices to invest in companys who can see clearly that the health of their contry men/women means the health of them and their companys as well... DUH! We hold the power in the choice we make on who we are going to do business with. We have the power to ask them what their business practices/mission statements are? On the same note I didn't choose this company my mortgage note was handed to them by the company who gave me a loan. It is a sad terrible thing to lose your home. I am in the process of selling mine before I lose it. I HOPE.
Are you aware that your count Sherriff holds the power to tell The Slime Of The Earth (SOTE) that they will NOT be the banks delivery system! That no they will not watch and be a participant in the falling of their community's!
We NEED REAL ANSWERS and we need them NOW! We need to push our county and State governments to tell SOTE and others NO! I have tried sooo many diffrent routs and got ripped off (for thousands of dollars)from others in the meen time. Just trying to come up with a solution or some way to make them listen or comply with the supposed modification program. Please sign me up for a CLASS ACTION! I want them to suffer the way all of you and myself have suffered. Coountless nights of sleeplessness, depression, seriouse suicidal thoughts at the thought of my family being homeless...so many tears and worry ... shear fear. Why does it seem that no one can hear us.. HELP US DAM IT!

Wow I am not alone, I am a single mom (Pastry Chef), lost two of my three jobs and am still fighting in court with my ex husband over our child its been 3 years fighting and 25, 000 dollars waisted. I gave him everything in the home, all the vintage vehicles and he even went to the bank and took all our money out, 32, 000. Since the housing market in 2006 was so booming my home was worth 285.000 and since he lived with me in my home for 14 years he got had an interest in the home, so it equaled out what he took and what he sold or our community property. I am financially drained and so broke I cannot even buy a gallon a milk. it is amazing how much you crave something when you can't have it. Eveything in my life seems upside down, my job, my van broke, my home, court, my ex stalking and harrassing me and the children, except my health (thank God) I am tired alot and have many headaches, but other than that good. HomEq has been trying to work with me they say, I say Ha, Ha. they adjusted my payment to be higher than the origonal payment, then they put me on a payment plan which almost doubled my payment. They want 1, 800 a month and only want it wired through bank to bank transfers. Everyone I know going through these economic struggles have gotten help from their lender, but me. my cousin was 6 months behind on her home her mortgage co. just put them to the back of her loan with no penalties. I heard of people who have been in their home for years not making payments. Homeq was charging me 4, 000 attorneys fees and added that to my payments. they send me forms all the time, hang them on my home (garage, front door) with pending sell dates. (Its like a loser lives here sign) even after making arragements with them for repayment. they were sending companies out to check the home to see if everything was ok, now that I have no arrangement and my home I have owned for 17 years will be sold Friday August 28th i haven't recieved any forms or phone calls since the origional from the courts. I have not a clue where to go, haven't started packing, (think I am in denial) I may lose my son because of this and that is what hurts the most lose him to an abusive father who doesn't even see his older children due to abuse, but I do, they want to live with me because they have a bad relatonship with their mom also and I raised them for 14 years. My home I love, each and every tree, flower and rock had been especially pick and placed with care the wall with all the kids measurements taken the first day of school each year and all the great memeories of the 5 children growing up there. My 5 year old is having so many difficulties, I fear he will not handle this move well at all. This is his happy place, his home. I don't have the option of giving up or giving in on him and on life. God will be there even if the sun doesn't come up tomorrow. We will all be judged when it is our time and I can only pray for him to have mercy on those money hungry mortgage owners like the CEOs of HomEq. When you are fighting evil it is easy to become evil yourself and sink to their level. Keep a hold of faith and hope. I have never been so down and so blessed at the same time. Homeq, Homeq, I refinanced in 2006, with a 9.45%, I was making payments on time for the past 2 years, until I was in a very bad car accident. I notified Homeq, letting them know that I lost one of my jobs. They help me by modifying my interest to 9.00% didn't make a difference, they added on my late fees to my mortgages, which gave me a higher monthly amount. I still couldn't pay my mortgage because I only had one income coming in, so they foreclosed. Well a couple of months later I found another source of income. which increased a great deal. But Homeq refused to help, they stated that I need to pay the late monthly payments, Late fees and etc. I asked them to lower my high interest rate, but they still refused and stated they can not do anything for me. What happened to the people who have income coming in and is willing to pay a reasonable mortgage. Looking back at my contract, they lied stating I made $6800 a month, I was making only $4000, but they still gave me a loan. I need help.

I HATE HOMEQ! I got BREAST CANCER in 2008 & got behind on my mortgage(HAVE BEEN IN MY HOUSE FOR OVER 11 YEARS). HomeQ put me on a repayment plan of $1580.00 per month($500.00 more than mortgage, but stated the best they could do for me. No matter that I could barely make the $1080.00 per month). One month, I sent $1508.00 instead of $1580.00 on accident. Got letter stating balance was due. I called HomeQ & was told nothing they could do. Had to file Chapter 13 Bankruptcy, includes house note, just to keep my home. HOMEQ IS WORSE THAN THE BREAST CANCER THAT I HAVE. I have no family or children & I am single...Would be homeless too if left to HomeQ.

PLEASE NO ONE USE THIS COMPANY. I HAVE HAD OTHER COMPANIES SUCH AS ACCREDITED HOME LENDERS, CHASE, ETC THAT WERE WONDERFUL TO WORK WITH...THEN MY LOAN SOLD OUT TO THESE SHARKS!

Please, please, please do NOT give in to these mortgage companies! If you are in foreclosure, near foreclosure, or possibly in modification take action now & you can do many things yourself for very little cost! Research a "Qualified Written Request" & write one to your mortgage company insisting on an itemized documents from the day that you signed your mortgage. Also, insist in the "QWR" that they "produce the note" to make sure that the are the note holder and/or find out who does. Once you have written a "QWR" they CANNOT report any negative activity (if any) on your account during this period. They have 20 days to resond to the request & then 60 days to "fix" your concerns. Make sure that this "QWR" is sent certified mail with return receipt (it is approx. $5-7 bucks & well worth it). In the "QWR" be specific about every document you want including all credits, debits, escrow, absolutely everything possible from the day you signed, even the application & appraisal. If you find any errors they may be held liable for $1, 000. each incident. I am not an attorney but I am going thru this myself. BY MYSELF & my mortgage co. has taken all my money. Many don't want the public to know some of these simple things you can do. Please try this, it may save your home.

In these difficult times, I even tried to work a short sale with them so that they could at least get some money out of it. More like pulling teeth with them. I had a buyer lined up, they refused to return our calls, or work towards getting the property sold. I gave up claimed Bankruptcy. That was last year, and now, I'm getting calls from them claiming that the mortgage is still owed. I even (tried) to read to them the Federal disclaimer that states very clearly they should not be contacting me/calling me since it is discharged.
