S R Homemakers Private Limited

I would like to raise a serious concern regarding S R Homemakers Private Limited and its PHOENIX-I apartment project in Bokaro. I purchased/booked a flat in the project believing that the land, approvals, permissions and legal documents were completely clear and properly verified. However, after going through different project-related documents and publicly available information, I have come across several inconsistencies which are now creating serious doubts about my investment.

There appear to be differences in the land details, approval references and certain documents connected with the project. I am particularly concerned about the clarity of the land title, the exact sanctioned building permission, the undivided share of land that will ultimately come with my flat, and whether every part of the construction is fully covered under valid approvals. Some documents also appear to contain conflicting project or plot-related information, which has further increased my concern.

As a buyer, I expected S R Homemakers Private Limited to provide complete transparency before accepting substantial payments from me. These are not small technical matters, because any issue relating to title, land ownership, sanctioned plans or permissions can directly affect registration, possession, resale and the long-term legal ownership of the flat.

I therefore request S R Homemakers Private Limited to provide a clear written explanation along with complete supporting documents regarding the land title, sanctioned plan, municipal permissions, RERA documents, development agreements and the exact land share attached to my flat. Until these discrepancies are properly clarified, I remain seriously concerned about the legal security of my investment in PHOENIX-I.
