Thank you for your post above. I do believe you have come to a better understanding of how your bill pay functions at your bank. This of course with my colleagues assistance. As you are aware, it is not a bank wire but a paper check that is tendered. Thus necessitating a window for delivery different from your actual due date. They also suggested to you the use of Sure Pay as a convenient manner. When your bank send the check they automatically deduct from your ledger the amount. However, your check is in the post on its way to the payee.

Sadly, you are currently in a personal financial spot now. One that Diamond Resorts has not placed you in, in your entirety. For however long you have been an owner, you have no doubt held up your financial responsibilities. Like all other current members, who use the product, pay the fees on the agreement they signed and enjoy holidays and vacations annually.
Unfortunately, for whatever reason has befallen you financially, Diamond Resorts is not the root cause of that. If we can assist you in bringing your responsibilities current we would be happy too.

Dear Alejandro

We arrived at East Midlands airport in a snow storm! It took about 20 minutes to get into our car - the doors were frozen. After that we couldn't get through the car park barrier because that was frozen too! Eventually we arrived home but have been housebound since Monday due to vast quantities of snow causing utter chaos everywhere and temperatures as low as -15C. You can imagine we wish we were in Majorca. We really enjoyed our stay with you and thank you and your staff for making us feel so welcome.

A note from a very cold UK!
Many thanks to you and your team for helping us enjoy our stay with you last week.
The reception team were, as ever, most helpful and the internet connection was invaluable given the travel chaos.
The accommodation, cleaning and gardens were up to the normal high standard and the new external furniture, both for the units and the pool, was a major improvement on the old tired furniture.
“Ruby’s…#157; catering was a significantly better than last year’s offering.
So, hopefully, we will see you again same time next year.

Hi all
Just spent a very pleasant two nights at Thurnham Hall, well we will
have done after tonight. It was a last minute booking on Friday
evening.The Marine Conservation Society booked their Christmas meal
here in the restaurant on Saturday, so just just seemed a good idea.
Three courses plus mince pies and
coffee £19.95. It was super meal and plenty of choice. Bottle of
wine £14.50, and that was excellent as well.
And then we sat and chatted around the log fires in the big hall.
We have used the pool and sauna on both days, and went for a very
pleasant walk in the winter sunshine. The apartment is one bed two
bathroom.
Place is massive, one of the baths is a corner bath for two. TV is a
high quality Sony Bravia,
excellent picture, excellent sound and plenty of channels. We have had
a surprisingly good weekend.

Dear Staff,

Many thanks for the lovely weekend we have just experienced with you, we had been allocated a very nice lodge on the lake edge which gave use beautiful views of the wildlife
and water sports.
All staff at the resort have been most helpful and we send our thanks for the quick check out service we had, due to having to leave early this morning.

Once again we thank all the Club's Staff for making our weekend so relaxing and very comfortable.

When you purchased your timeshare, most purchases were subsidized by the developer. This was a business tool/model that has been part of timeshare since its inception.
Developers subsidized the resorts permitting a MF (whatever that may have been when you purchased) to be presented by sales and thus appealing to many potential or actual purchasers.
Diamond Resorts acquired Sunterra in April of 2007. During the next 12 months the entire global financial picture changed greatly. From housing values to credit to currency fluctuations.
Diamond Resorts took a position that, the resorts and the operations of those resorts needed to independent in running. Developer contributions/subsidies stopped. Each resort needed to be operating and funded correctly and with a reserve fund that would be of benefit to the resort, thus the owners and members should a large expenditure be deemed necessary.
Also, members got real tired of the aged rooms and common areas. Something "paying" members appreciate when they vacation...:)

This change in business model thus increased all maintenance fees both for owners and members as well as the developer. (DRI paid 16, 000, 000 GBP in 2010 to fund European operations)
Not to mention also, the currency fluctuation with GBP and Euro was an issue. Realizing in that, most Maintenance Fees are in GBP all the while almost 80% of the European collection expenses are in Euros.

All that being said, it was a business decision to cease operating from a model that would not permit stable operations. The health and safety of owners and members and the financial health of the overall resort operation.

Your 900GBP that you refer to for one week is what is costs for that Interval (if your amount is accurate), as decided in budget meetings with each Resort Committee. Each "paying" owner is supplied with Resort Committee meeting material...Points owners that are current in payments also receive their financial breakdowns.

Diamond Resorts is a company that knows how to run a vacation ownership model. Also, we are a company that takes very seriously the sales process being completely above board. When you purchased, it likely was not from Diamond Resorts.
We are also a company that listens to our owners and member...But, only the one that pay and are current in obligations!
So, there is your explanation to your simple question. Should you require additional information...Pay your bill, as your debt costs the other owners and members in the annualized budget of both Resorts and THEClub...

Dear Sir/Madam,
We (DRI) like any developer (homes/commercial) do not buy back purchases. Not uncommon for any developer. Each party that purchases does so with a 14 day recission period to ensure this purchase is tandem with their lifestyle. We do not offer a resale department but have recently offered a third party to handle the resales for owner/members who request that service. Are you aware of that?

The foundation for peoples complaints are various and wide. Often stemming from periods long before Diamond Resorts acquisition It doesn't mean they don't use the product, enjoy the product. Sometimes is just part of a pattern of few, that draw the many to follow. In this particular day and time, we pay quite close attention to our members needs and listen carefully. We tend to those legally who step outside the boundaries of slander/libel...But, that is not what we're in the business of. Listening to those who are also cool and reasoned, transparent and honest is really the greatest pleasure. Don't you agree?
