Pathlight Property Management Mold in home

We moved into a pathlight home in august here in florida. We soon learned with the heavy rains there was a leak in the roof. It poured in through the door frame above our bedroom and on the walls in the hallway. They sent someone out to patch it but no remediation was done at all. After another heavy storm, it started leaking again. Both my husband and I started having weird coughing fits and we experienced heavy congestion when we never have any allergies or similar symptoms. Since we couldn't get a call back from pathlight, we scheduled for a residential mold inspector that confirmed we have mold in the home and it is not a safe place to sleep/live. We found this out right before thanksgiving. I must preface this with me having conversations with management since move in due to the condition of the home when we moved in. So when we emailed the positive mold inspection with the florida statute allowing us to break our lease, I finally got someone to call me and speak about my issues. Rachel bullard called me and made me feel like she actually understood my problems and was here to help... Yea right. She offered a credit of $500, a reimbursement for the mold inspection (+/-$400) and our full deposit back due to all of the prior factors in addition to the mold/leak. She refuses to put in writing. She is the one that offered all of these conditions and agrees she said them but will not put it writing not that I refuse to sign a paper stating I won't sue them.

We are securing a legal team at this point and will be pursuing legal action. I read the awful reviews and hope this helps warn anyone else thinking it can't be this bad... It is. This is an awful company and they are not concerned with your health/well being or comfort in your home.

Desired outcome: I'd like Rachel Bullard to do what she said she would to attempt to make this terrible stressful time as best she can by helping with getting our money back. God forbid either of us have any permanent damage

Pathlight Property Management Horrible service & tells lies to tenants

This is by far the worse company ever. They’ve not only lied to me numerous times about returning my security deposit but constantly send me a docusign requesting $4600 for an early termination fee. Run far away if you need a home this isn’t the go to! They are horrible on every way but seem so nice & innocent initially. I’ve reached out numerous times and was told I didn’t have a security deposit but Jeff seems to just take money apparently from people that don’t read

Pathlight Property Management Septic system

I am currently a tenant at 22145 Wickersham Dr. Porter Tx 77365. I reported an issue with sewage backup in the home on 12/04/2022 - WO B9733998. I received a call from Traditional Plumbing to come and assess the issue on 12/05/2022- I informed the scheduler that I would be out of town and would /return on 12/06/2022 agreeing that the appointment would be scheduled for

12/07/2022. The plumber came on 12/07/2022 and informed us that the septic tank needed to be cleaned out. The plumber relayed this information to Pathlight and submitted a proposal for approval. I received a text from Pathlight Maintenance stating that the WO was pending approval and that someone would contact us to let us know when it had been approved. On Friday 12/09/2022 we contacted Pathlight about the status of the W/O and we had to call multiple departments - all telling us that the W/O was still pending. After multiple calls that day we finally s/w a supervisor at the local office informing us that the W/O was addressed as urgent and that he was going to try and push it through. No one still reached out to us over the weekend and on Monday 12/12/2022- we again contacted the maintenance supervisor who stated he was going to check into this. We then received 2 emails showing when the W/O was created on 12/04/2022 marked URGENT and also an email showing that Traditional Plumbing had submitted the proposal and pictures and the request had also been marked urgent. After going back and forth with no results on 12/12/2022 with Pathlight we sent an Intent to Sue letter to the Pathlight legal department and cc'd the Supervisor and a representative from the maintenance department. The letter was received on 12/13/2022 via email and I received a call from the maintenance department informing me that our previous work order had been closed and a new one created for 12/14/2022 W/O B9776695, when I questioned the scheduler why another W/O created she stated, "she didn't know and that she only does what she was told to do." After I emailed the maintenance Sup my husband received a call from him stating that there were problems with the previous vendor that a new work order had to be created and that he was doing everything in his power to get someone to work on the septic system. We were informed that a new plumbing service was coming to assess the issue on 12/14/2022. My husband again requested that a Septic company come in place of a plumber because that was the service needed. The plumber came and agreed with the first plumber that a Septic company was needed and that Pathlight was informed. We heard nothing from Pathlight on 12/15/2022 prompting me to send an email, informing them that we have been very understanding, but now we will be 2 weeks without the septic tank being cleaned. We are not able to use our bathrooms or anything that requires using water. We have lived at this address for almost 2 years, rent has never been late, and the property is well maintained.

Desired outcome: Send a Septic company to clean the septic system. We were already informed that we would receive a prorated amount on our rent and we want to see that in writing

Pathlight Property Management Stealing money from my security deposit

Pathlight is stealing portion of my security deposit by adding $1450 as moving fee to it. They gave us dirty house with old dirty full of stains carpet, nothing was done before we moved in. They rejected all calls for repairs. We fixed clogged baths- 2 days after we moved in after 1 use..), windows screen - 20 years okd with holes, cleaned vents, fixed sprinklers system. Then they forced us to terminate the lease by rejecting all repairs requests. We hired professional to clean the house to wash carpets - we put pur own area rugs on carpets plus waterproof mats while we have been there for 4.5 months. We added sealer around bathtubs cleaned mold and fixed all minor holes in walls and baseboards. They got a house like a new. Then they are charging us for nothing. Fraud! We will have to go to the court in Utah. I don't care if this is 1000 or only 1 dollar. I will fight for truth. I have enough support to proof the court they are stealing my money!

Pathlight Property Management Obtaing permissions

My issue is this; you manage a piece of property at 6205 s. Fife in tacoma wa. The tenents prior to moving allowed me to work on my car in the garage. The car was taking me longer to repair then i figured and i wasnt finished at the time of the tenents moving out. While working on my car a nieghbor called police stateing someone was in the garage. The police came, made me leave, without my car and i was told that i needed to get permission to be on the property. Ive been trying to do this going on two weeks now. Its a very simple request and i dont understand why this seems to be such a problem for pathlight. I dont need access to the house just the garage where my car is located.The police have already been advised of my intentions and are waiting, as i am for your permission. This is the holidays, i remodel home and have been unable to work with no car not to mention my tools that are in my car. A week not working is hard on my family and the hopes of a nice christmas.

Pathlight Property Management The Managment Property

Pathlight have their own contracts with people the use for maintenance. When I moved in the house was very nasty and not clean like it should be. This was Covid. The hot water tank did not work. They sent someone unprofessional who caused a flood and damage our move in items. They hid from us a water leak during the time we were purchasing so they would not have to be responsible for paying the repairs. They owe me money for my damaged items and just stop responding to my emails.

Pathlight Property Management financial and maintenance concerns

this company will illegally "fee" you out of your money and when addressed they will not fix it. no maintenance orders have been completed in a timely manner. we have pointed out massive problems they refuse to address and take their time with what they will fix. as soon as I let them know I didnt want to renew my lease, I was charged 2x for "legal fee's" and another $700+ for not giving a full 60 day notice (I gave a 50 day notice).

Pathlight Property Management Overall management, zero communication

We were approached by a realtor, telling us of this great opportunity to rent with option to purchase.

We were being transferred to Arizona this past May and were having difficulty finding a home as the market sky-rocketed. Houses were just not available! This realtor told us about being able to rent a home with the option to purchase. With the lack of housing available, we had no other choice but to participate in this, what we have learned to be, wretched money-grabbing program.

The house they purchased was way over valued. They said it would be move-in ready... we did not have a water heater until three weeks after we moved in. The home is infested with scorpions and black widows. We were told it was our responsibility to take care of the extermination. Later, we found the yard was infested with ants. Most recently we were told by the exterminator, that he found termites in the yard as well.

We have been trying to reach out to Pathlight but when you call you are put on eternal hold, only to be cut off after hours of waiting.

We have sent emails... the auto reply states that they will respond within 24 hours... GOOD LUCK with that!

We have tried to call, and email, asking for wiring instructions to pay rent as the rent payment portal on their website has been disabled... the email I sent with that request went out on October 11, 202,2 we have yet to receive a response. I sent a money order via USPS overnight, they signed the receipt as "Box Holder", no name was given. The rent has not been posted to our account and still shows past due and they are trying to collect late fees! With no way to correspond with them, we are at our wits end!

This company is about having the renter correct all of the problems with the property, so that they do not have to. This way they don't have to spend any money but can sell/rent the property at a premium. This is an ingenious scam! They sue you for preexisting problems and make you responsible as the tenant for overcoming the problems with the property.

There is a class action lawsuit against them right now:

"Anne T. Regan and Lindsey Larson Hellmuth & Johnson announces it has filed a class action lawsuit on behalf of its client Barry Sewall and a proposed class who have entered into misleading and onerous form leases with Home Partners of America and Pathlight Property Management."

This company needs to be stopped from taking advantage of anyone else!

Desired outcome: This company needs to be stopped from continuing their money grabbing tactics. I think we all need to join the class action lawsuit.

The worst company every paid over $1,200 to fix their air conditioning because they failed to for over 2.5 months was told it would come out of rent. Instead they also charged me a late fee of $300 because I was waiting for total amount to be deducted from my $2,300 rent and they said I needed to show them the quote and paid invoice along with bank statements proving I paid. No one will answer my questions on the app but give me run around answers all day on the phone yst rent still hasn’t changed or removed the $300 late fee so I can pay the correct amount

Pathlight Property Management Maintenance and lack of assistance

I have filed a complain with HUD, the BBB and updated every possible social media outlet I could find. Pathlight is a horrible company and impossible to reach. I was directly hit by hurricane Ian, I had roof shingles come off, my pool cage was destroyed and debris and huge trees in my yard. I put in three tickets onto the maintenance portal and one a week prior to the hurricane regarding my pool pump seizing. This was done on October 1st 2022. I called the phone number the only one associated with Pathlight every day for a week only to hold for hours at a time with no answer. Finally I spoke to a David Woods, the supposed Resident Director, he said he would have my direct property manager call me the next day. No call and its almost two weeks later. Today is 10/21/22 no resolve to any of my tickets and no resolve for my request for rent assistance. Mr. Woods made me feel bad and said there are many people worse off than me and I was not priority at this time. How horrible to tell to someone who just went through a very traumatic event. If you call the number the only number [protected] see how long you hold for you will see it is eternity. Please Help!

Desired outcome: My Maintenance tickets addressed and my rent reprieved for October OR release me from my lease so I can move.

Pathlight Property Management Repair

I am so pissed off at the level of incompetence with maintenance. You can believe that I will give you one star for what a mess you are. This takes the cake. I have once again spent hours on the phone on hold and trying to plead with your agents. I Have called at least 18 times over a three day period. Yes there was a hurricane, but people are working. I had a tree fall in my driveway 6 hours before the hurricane hit. I called because my boyfriend is staying with me. After having a cancerous brain tumor removed. His mobilization is limited, and I could not get him from the house to the car. So calling since Wednesday morning at 9am until I returned the 10 hour callback at 7, I called 27 times and spent 321 minutes on the phone, not including day and night Wednesday. My last call and to a supervisor she basically told me too bad, nothing can be done until Monday. I called them to ask them to ok the tree removal person who promised me he would come back given the circumstances. I had people knocking on my door offering to remove my trees, and after over 30 phone calls in 3 days it still is not done. I had 3 different tree companies assigned and only one came by.

You may wonder why I called so often. It Is a very serious situation and given your track record, I knew I would have to stay on top of it. The two months before took me about 24-30 hours to try and get my ceiling light fixed and it took 2 months. That was 2 months of using a flashlight to pick out clothes, sleeping on my couch after neck surgery because I had zero light in my bedroom. Not for a week or two, but for two months. You finally send someone out and instead of fixing the light you took my ceiling fan down, and put up a light for $19.99. We live in Florida and when it's 90-100 degrees you use your ceiling fan all the time.

After leaving about 5 messages for a property manager to contact me, I happened to catch one on my last call. He again told me it was too bad, they were not replacing ceiling fans. Good luck renting it when I move out when every room has one except the master bedroom, really smart! Oh and I wanted to add to your horrible maintenance dept that my handy man said you could have just bought a new light kit. He has the exact fans and said it was a simple fix to fix the light.

I have paid out of pocket to fix some of the things rather than deal with you. I am going to make this my full time job to warn people about your company and I have only touched the tip of the iceberg.

Pathlight Property Management Overall Service

Too many issues to go into detail since move in 1 year ago. The current issues that lead me here was they are refusing to refund or credit an NSF fee that they received for double dipping into my account. I paid my rent in advance and autopay still drafted when my account balance was $0. A month later still dealing with the issue. Phone reps constantly say there is no supervisor available or will even escalate my issue to the proper people. I pay over $1500 in rent and you can't adjust my rent or issue a debit memo for $45? I call BS!

Pathlight Property Management Follow up and case management

I am officer mulheron with gwinnett county code enforcement. I have had a case with one of your properties since 5-24-22. I have called into your 800 line every two weeks upon reinspection. When i have talked to people they give me excuses like a work order has been submitted, has to go to residential relations team, or hoa remediation team. I have spoken to three different people and none can give me an answer on when the violation i have on this house will be complied with. And.. I keep getting passed off just to be on hold and left on hold until i get tired. At this moment i have been on hold for 56 minutes and talked to two people, all cannot or will not help me or take steps to get this violation complied.

The violation is bamboo has grown in much of the rear yard and must be removed. I am looking for immediate resolution to this issue or my next complaint will go to your customer along with citations for non compliance.

Pathlight Property Management Moveout Charges

Minus my deposit pathlight is still charging $17,723.00 for the upgrades they did to the home I was renting. The entire time I rented from them it was a nightmare and now that I am out it is just as bad. I hired an attorney to fight Pathlight, HPA and Genesis Collection Agency. Not one of these 3 businesses have bothered to return any correspondence or phone calls to my attorney. They damaged my credit when they reported this while I was fighting them over the amount of the move out. They never discussed with me the bill when I have repeatedly asked for a review of the charges. The house was a disaster when I moved in and after I moved out they upgraded everything. It still has the electrical issue it had when I moved out because they refuse to address the issue. They had unlicensed techs come out to do most of the repairs and capping them at $250 for the job. So needless to say the repairs looked like a 2 yr had done it. They then proceeded to charge me for this shoddy work when I moved out.

Desired outcome: I want this removed from all of our credit and I want re-imbursed for the attorneys fees I have had to pay along with a full refund of my deposit.

Pathlight Property Management Issue with home

Moved into home June 8th they had 15 days to make ready get a refrigerator replace electric panel etc

Move in day comes

No refrigerator, place smelled etc

Contacted them was told I would have a refrigerator before end of day

Next thing I know at 5pm my kids called saying 2 men were at the door to do work

What no one communicated this to us

2 men were on our property from 5pm to 11pm we had no power etc couldn't do anything

I immediately emailed support and a manager from our area she apologized and said these items should have been taken care of already and she was sorry

The 2 men said they would be back in a day or two to work on electrical panel again

What?

Friday comes and I still don't have a refrigerator and electric people are back at my house

I asked for rent credit etc nothing

Since moving in my family has been ill head ache, nausea, can't sleep, exhausted weak etc I reached out to them 6/29 letting them know what we have been experiencing along with un pleasant smells

I emailed support and a local manager and have yet to hear back

I'm going to be terminating my lease immediately and requesting money back as this is a health concern

Not to mention things we have found under the deck in the back yard that have also made my dogs sick

Homemade fireworks, balls of foil etc

Stay away from these people!

Pathlight Property Management Renting home in FL

The worst landlord I've ever had. Will not fix anything and is run out of a call center. They turn down most all service requests if they even answer them in the first place. Our ice maker was broken at move in and we told them repeatedly. After months of chancing them down, we had to find out from the vendor and not our own management company that they denied the vendor to even replace the unit when he had it in stock and it was under $100. You cannot even change or ask for any amendments on the lease or you just get denied. I had to be told this by someone who barely spoke English in some foreign country. Absolutely horrendous and would tell anyone thinking of renting from these people to run! They are some large company / hedge fund that doesn't care about anyone's well being or even their reputation.

Pathlight Property Management Rotten trees causing damage to my home from a property owned by pathlight

My name is Andrea Hawkins I live on 2784 Williamsburg way Decatur Ga 30034

I spoke with a tenant who lives at 2772 Williamsburg way Decatur Ga 30034 I complained about damaged trees causing problems to my home, the tenant explained to me that he has spoken with the property management to complain about the trees growing in my yard and he's been ignored I reached out to pathlight property management on 3/21/2022 to complain about the trees I spoke with Julie Tubuhan per Julie she told me that she would escalate the problem to the owner I've not spoken to anyone since then, I'm constantly spending money cleaning my backyard up from debris from there rotten trees growing in my yard I need this issue resolved please feel free to call or email me concerning this matter

Do not rent from these guys. You will regret it. They are slumlords and make a living by ripping off their tenants. Read the online reviews! When I moved out I paid $400 for a cleaning service. $200 to Stanley Steamer for carpets and floors, provided receipts and then they still deducted $400 for cleaning. They also added $400 for touch up and paint which I had already done myself after being in the drywall business for 38 years. There sprinkler system had a busted head and I put in a service request and was told it was part of landscaping. Paid $250 to get the sprinkler system fixed. I could go on and on. Just stay away for your own good.

We have rights as a resident. How can we stop them. I was one month late with rent and they charged me legal fees. The house is horrible; electrical problems, sub floors horrible and bathrooms flood. They send out crappy people to fix and still doesn’t work. They robbing us. We need to file a lawsuit

Pathlight Property Management Property management

Our issues began the day we were supposed to move in. We were given a move-in date of three weeks after closing so they could "prepare the house for the new tenants." The preparation was supposed to include ensuring all smoke detectors were installed and working properly, all light bulbs were installed, house was cleaned and locks were replaced. We requested an early move in but were told we couldn't move in early because they were still getting the house ready. Our move-in date finally arrived and we received the email with our lockbox code so arrived to the house and were unable to find a lockbox or key and had movers on the way. Of course this was before office hours so after multiple calls we finally reached someone who said to check the electrical box on the porch which is where we found the key. UNSECURED. Locks had not been changed, several fixtures were missing bulbs, two rooms had the smoke detectors removed, the garage door openers were not set up and the house was extremely dirty. After several more calls we finally spoke to the local property manager who said "the ball was dropped" on getting our home ready. We had already started moving items in and had to run to our storage unit only to arrive back at the house to find a locksmith had let himself into our house to start changing locks that should have been changed weeks before all of this. This led to more phone calls as this person did not have a right to enter our home without our permission since our lease had begun. Two days after moving in the master bathroom floor was covered in water. The sink had been slowly leaking. So I turned in a service call for the sink and the toilets since they look like they're going to overflow every time we flush. They only submitted the order for the sink so the plumber wouldn't even look at the toilets. Since moving in we've had multiple issues - toilets not flushing correctly, a bathtub fixture that just popped off in the middle of a shower and was clearly just "glued" on by the previous owners, an outlet that has gone out, smoke detectors took months to be installed despite multiple requests, and now our heater has been out for two months. They take weeks to schedule repairs and when they do schedule them it's only for half of the issues. To say I'm at my wit's end with this company is an understatement. It took two months for them to send us the correct filter size when they were charging us $15 a month for them. I have requested a copy of the home inspection report that was completed before the house was purchased and they will not send it. I can only assume it's because this house is a disaster and instead of repairing the issues found during inspection, they let us move in and deal with all of these problems after the fact. Last but not least, our heater has been broken for two months. We’ve had SIX service calls to address the issue but every time someone comes out they have to send proof of the issue which means another service call later. We wait on hold for HOURS every time we call only to go without a resolution to our issue. They were supposed to come last week to look at the heater but sent a TEXT to reschedule an hour before their expected arrival. They didn’t even call to make sure the rescheduled time was good with us but we let it go since we need the heater fixed. Here I am at 5:22 PM on the rescheduled date with an arrival of 11:35-3:35 pm and no one has showed and I cannot get through to anyone in the local office and the maintenance line tells me they can’t help me except to reach out to the servicer who doesn’t answer the phone. The best part is when they send us a newsletter that says to keep your house above 65 degrees to avoid bursting pipes but our house won’t heat over 63 unless we are running very dangerous, very expensive (electricity wise) space heaters. We have also been hung up on by “accident” MULTIPLE times every time we’re supposed to be transferred to another office. I URGE CAUTION – DO NOT USE THIS COMPANY!

Pathlight Property Management Fraudulent practices

Renter beware. I rented a house. We received the keys on February 12. Based on that I have made every payment EFT from my bank on the 12th of the month. Eight months into my lease and eight payments made on the 12th I receive a call telling me I have been late because its not on the 1st. I was also notified that in the very fine print of the lease I have also been charged for $100 for pool service (which rarely occurs) and a $13 rents insurance fee.

I was told that I should have been going to the Pathlight website to learn all of this. I do not have a computer at the house and frankly am at a point in my life that I do not plan on learning how to use some website.

I have paid up all that is owed, including the fine print, changed my payment date until the 1st. I will not pay the late fees. Frankly, this all seems like a unethical way to bilk money for the elderly and unsophisticated.

This company cares more about technology and efficiency than it does about people. Yes, the people who pay their wages.

Pathlight Property Management Rental

My husband has been trying to get in contact with this company due to a civil suit that was filed on him due to him being in the military and having to go on orders. He had been trying to let them know for the past 2 hears and no answer. He moved out of the home because he had no choice due to the orders. We have been trying to contact this company to see how we can get the civil suit removed but no luck! Please help, we are trying to buy a home and can't get approved due to this matter.

Pathlight Property Management Electric urgent service issue

On 9/28/2021 6:02:49 PM EST: Urgent Problem: Electrical/Lighting Wiring. Loss of a/c, kitchen facilities, laundry facilities. Pathlight vendor Luis/Forza Contractors made appointment with Orlando Utilities to show up and complete job but never showed up. Pathlight 2ndContractor IFM/Firewire, mailbox full/no answer to calls. FireWire made a call stating they would be here between 11am-3pm EST on 10/11/21. They never showed up. Multiple calls + e-mails made to Pathlight maintenance daily. Pathlight was informed by myself and A/C contractor that the problem is a frayed wire, I told them OUC confirmed danger. Pathlight was informed, I had to babysit my grand-daughter this past weekend and they promised 2- portable air conditioners but never delivered. Temp 80-100. Told Pathlight, neighbors and professionals suggests ACES Electrical as a reliable company. Firewire called 7:05 pm 10/12/21 to say they were hired as a 2nd opinion to assess issue not to do job. As of 10/12/21 unresolved.

Desired outcome: Get job done and Compensation for Major Inconvenience.
