Mr. Michael Arpy at FOCM Loans and Mortgages company claims to be a direct funder of projects offering good terms and a quick closing. Following several phone conversations, a contract was signed and an upfront loan fee was paid to Mr. Arpy. However, not long after the payment was made, Mr. Arpy asked for an additional fee to complete the transaction. It was steadfastly rejected as there was no disclosure regarding additional fees in the contract. Mr. Arpy kept insisting on receiving the additional fee, so the decision was made to terminate the transaction and ask for the deposit to be refunded, which has yet to be returned.
We have since learned that Mr. Arpy is a broker who charges fees by pretending to be a direct funder. Mr. Arpy has his picture posted online but we believe it's a stolen identity because of his refusal to conduct a video call to show his face. Furthermore, the business address Mr. Arpy uses is a small law firm and no one there knows him.
Mr. Arpy is a professional scammer and anyone swindled by him should file a fraud report with their bank and the authorities.

I applied for a loan from Michael Arpy and Victor Jotter at FOCM and AIG Loans registered in Michigan, Iowa and California. Both of them are professional scammers who cheated me out fees for a home loan. When I first checked them out nothing bad showed up so I took a chance and went along but as soon as he got my initial deposit they asked for more fees. They would only get on phone calls or exchanged text messages but refused to show their face on a video call nor not meet in person. They kept passing me back and forth between the two of them and eventually they both disappeared. I filed a report with the authorities and I pray that God and the universe will punish them and their family.

Looks like I'm not the only one who got ripped off by Michael Arpy. When I first talked to Michael he said he was a direct lender with his own money and I took a chance by sending him the upfront fee that he required for the loan but once he got my money there were no more calls and he just emailed. Then the emails slowed down and now I can hardly reach him. Can't serve him a formal notice because he used a fake business address.
