I've been Living At Oak Point since 11/20/2019. The quality of the Landscaping and land management, out of a score of 100 is a 10! One Landscape Company attempting to perform landscaping on 1,000 homes is ridiculous.
HTA cannot justify a CPI increase and not supply necessary landscaping...I'm 70 Years of age and had to climb a step ladder to cut back Tree Limbs, My lawn is like a dessert...HTA IS NOT LIVING UP TO THE AGREEMENT IN THE LEASES...there needs to be a BID Process for 5 different Landscapers to manage the various 1,000 homes.
This community is nestled in a woodland area, yet my lawn, and many others look similar to a dessert with patches of an oasis.
The only Properties that look decent are the ones that are facing directly on the roads that travel through this community, which is clearly for perspective new buyers...
Please provide me a response and a plan to improve the landscaping conditions at this Oak Point Community. Many of the residents here are fed up with little to no resolutions.
I appears that the budget must have been cut, and for the life of me I can’t imagine why.
At approx. $955 rental per home that is $11,460 per month. That times 1,000 homes = $11,460,000 Monthly in INCOME.
That over one year is $137,520,000.
Even with the Staff in this location, the cost of maintenance to the club house, Pools, snow removal, sewer maintenance and Property Taxes as well as general maintenance (excluding Landscaping)
There is more than enough to contract with more skilled Landscaping companies.
The “boys” that appeared to trim the hedges (5 months into the growing season with only 5 weeks remaining of summer) spoke broken English, and I’d estimate their ages at 15 Years and 18 Years.
Please respond to my email with a plan that is feasible and fair. Many residents here are willing to get their own landscapers provided the cost they pay will be reduced from their rent. A Person
With oversite and budgetary knowledge could arrange to have a “pre” notification set up for each resident prior to them performing their own landscaping.

Desired outcome: Reduce rent so residents can obtain their own landscapers to do the landscaping since the landscaping service is minimal at best.
