I am writing this review/complaint to report that Golex Properties, LLC/Palladium Investments, Inc., its owner, Adrian Rodriguez, along with his accomplices, Jacquelyn Chavez, Christopher Guillini, and Joshua Bloom, engages in a pattern of fraudulent and deceptive “As Is” real estate purchase schemes to try to either low-ball or completely swindle individuals out of their property, particularly targeting the elderly.

On May 23, 2025, I entered into a written “As Is” Purchase and Sale Agreement with Mr. Rodriguez for the sale of my home and 2.35 acres located at 1412 GA Highway 23 North, Millen, Georgia, for $82,500.00. Golex Properties falsely misrepresented that McLain & Merritt, P.C., an Atlanta-based law firm, would serve as the closing attorney and escrow agent.
However, on June 12, 2025, I was informed by Mr. Kevin Warren (McLain & Merritt, ph. 770-200-7000) that their law firm had “never” received any contract or earnest money from Mr. Rodriguez or his company. This fact was confirmed via email by Jennifer Royal (ph. 404-365-4501). The falsified use of a law firm’s name and trust account appears to have been part of a deliberate strategy to mislead and defraud me. The revelation about this law firm's non-involvement in the property transaction came on June 12, after the due diligence period expired on June 7th. According to the contract that Mr. Rodriguez and I signed, I am entitled to the $5,000.00 that was purportedly held by this law firm.
Even worse, after the due diligence window had closed, Mr. Rodriguez and his accomplices attempted to shift blame onto me. First, Mr. Rodriguez falsely claimed that the original contract had failed because his company had given me notice of their desire to terminate the contract on June 9, 2025 (which is two days “AFTER” the due diligence period had “EXPIRED”). As a matter of law, these defendants were in breach of the contract as of June 7th and they knew this or should of known, given the number of years in the business.
Then, in a June 9th email, Ms. Chavez falsely claimed that the contract failed due to a non-existent agreement between me and Golex Properties/Palladium Investments to purchase the 18.5 acres of land surrounding my house, which isn’t listed anywhere in the original contract we had signed. Then Mr. Rodriguez changed the story yet again to disingenuously claim that the house was in such disrepair that he had to refuse to honor the original $82,500.00 offer listed in the original contract. This last assertion is contradicted by Tom (ph. 912-531-0013), the gentleman who inspected the house and told us that it was in really good shape. Tom also said we could receive more than the $82,500.00 that Golex Properties was offering. Ironically, I am in the process of closing on an “AS Is” agreement for twenty-five thousand dollars ($25,000.00) more than Mr. Rodriguez claims the house is worth, due to its alleged condition. These contradictions further suggest a lack of good faith and a potential pattern of fraud, exploitation of the elderly, and unfair business practices.
On June 9th, through one of his cohorts, Ms. Jacquelyn Chavez, Mr. Rodriguez attempted to renegotiate the purchase price to $65,000.00, which I rejected. I ceased all communication with the criminals until June 13, 2025, when I first called and then emailed Mr. Rodriguez, Jacquelyn Chavez, and later that day, Mr. Joshua Bloom, demanding the $5,000.00 as liquidated damages that I am entitled to as a matter of law.
These actions of fraudulent misrepresentation of a closing attorney and escrow agent, failure to deposit earnest money as contractually agreed, manipulation and misuse of due diligence timelines to create pressure and force a lower sale price, and false and contradictory explanations following contract expiration, harmed me financially, and caused significant disruption in the sale of my property.
I urge anyone reading this to spread the word among your family and friends to “NEVER” do any business with Adrian Rodriguez or his companies, Golex Properties LLC, and Palladium Investments, Inc., nor his accomplices. Ms. J. Chavez, Mr. C. Guillini, and Mr. J. Bloom. Their coordinated, criminal, and unethical real estate practices may result in you becoming their next victim.
