Edward Rose & Sons - Leasing office staff

I had a roommate who left the apartment and lease 4 months ago. She legally changed her address to Ohio! The office will not renew my lease without her signature or create a new lease now that the first one expired. They stated we had to do an add/drop on the new lease and required her signature. Edward Rose & Sons - Constant Internet Issues

Upon looking at my current apartment I was told the internet was strong, 2 packages to choose from. I choose the high speed package which is supposed to be 100mbps at 75/month. Most days I’m lucky to stream on 1 tv, computer and tv at the same time, forget about it. Non stop buffering, takes up to 3 minutes to connect to a website, it is absolutely...

Edward Rose & Sons Ironwood flats circle Brandon florida

Love living here but have been unsafe living at this property. More than one occasion have been almost assaulted by non residents due to lack of security. No security on premises. Residents feel unsafe. Two incidents with trespassers and husband getting into altercation trying to protect us. They need to do better to protect their residents otherwise this property will not last. Cops have been called on many occasions and still nothing has been done to hire security. Edward Rose you need to do better!

Edward Rose & Sons No peace, no safety, and no accountability held, but reverse the blame on residents.

Moved into one of their so-called Brand-New Luxury Communities in 2020, and my peace, safety, physical and mental health has been compromised. My unit wasn't cleaned during my move. That's the least of my worries, as least as I thought.

Well, as days, to months and years continued, instead of getting better it grew worse. During my stay, I thought I was allergic to my apartment for nine months in. I inquired the change of A/C filter to discover no filter were ever installed. I endured respiratory issues unknowingly by the neglect of ER& S. The apartments were not inspected properly before renting out the units, only to get money for their pockets. Noting wasn't repaired properly. Repair tickets were closed out even though repairs were not completed. Leaking ceiling never repaired and properly restored in the unit for almost two year and six months. Ceiling still not restored in the unit due to unprofessionalism from the Maintenace Supervisor. Grounds and corridors remain unkept. They apparently are allergic to the second and third floors as they only begun to maintain the ground floors. Stairwell handles are always dirty with pollen, dust, light fixtures with bugs, spider webs, as well as steps are dirty with stains from construction three years ago. Instead of hiring a professional power wash cleaner, they rather be cheap and utilize the same lazy ground keeper which only clean what he desires or what he has been ordered to do.

The office staff has been a revolving door as well as the ground keeper and maintenance supervisor. The Property Manager and Asst. Property Manager cares about the residents and community. But the Maintenance Supervisor and his buddy Ground Supervisor are the cancer that's causing the discord with the residents and the community. People are moving out early or when their lease expires.

I had an issue with the Ground Supervisor which lied by omission and when I conversed with him, he turns around and blames me to his Regional Property Manager. When I had a conference with the RPM she stated, that if I wasn't happy with living here, maybe I should move. What?! I knew then ER&S has some underlying issues with people of color. After my last straw, and what has been done, I know for sure they are racist, allow their staff to intimidate residents for complaints, discriminate against the disabled, as well as making promises but knowingly break them.

They set rules in the tenant lease, but they don't follow their own duties as the owner. They have breached their own contract of which violates the Tenant rights.

My peace, safety and health has been compromised. I am now being forced to move due to countless unresolved issues from not the office staff but from the Maintenance Supervisor and Ground Supervisor to Groundkeepers.

I've done extensive research on ER&S and I was at awe in my findings. All that I have read are clearly the tactics and patterns how ER&S operates. They don't respect anyone outside their circle. If you speak up and stand for justice, just know they will allow their puppets to do their best to make your life miserable why being a resident or even an employee of which I discovered sued them for discrimination. ER&S needs to be investigated by the Attorney General and HUD. They do not reply to the complaint from the BBB, or Complaint Board. It's been detected they have hired a company to hide their crooked practices.

Desired outcome: Reimbursement of difference from my old residency to the length I paid being at EC.

Edward Rose & Sons Employees and company

I have extra money left on my rentcafe account and Perry Place in Grand Blanc, MI will not give me my extra money back. They keep saying that per policy they can keep it. However, they will not show me this policy nor is it in my account. There was some paint coming off the tub from normal wear and tear. They did not do the gloss on the tub probably. They sprayed some cheap product over the area instead of replacing it correctly with the correct type of gloss. Gloss will last about 2 years max and they are trying to charge me for this. The management team very is incompetent. This has been the worst property that I ever lived on.

Desired outcome: I would like my money back.

Edward Rose & Sons Liberty Mills “Fort Wayne, Indiana

Racist, racist company. African American employees at the Liberty Mills location have experienced discrimination for months now. Have been reported to Home Office but they immediately take sides of management and the white employees that have harassed me. Nothing will be done about it. They have no respect for African Americans. Would not recommend to work nor live at any of these communities

Desired outcome: Nothing will happen. All the whites in upper management don’t care. They defend the racist/racism

You are working for a racist company without a doubt. For years, people have complained about racism within this company. Keep in mind that after 100 years of being in business, this company finally hired their first black regional manager. They only did this because people were talking and one of the employees went to the owner this. Don’t waste your time with the Regional Manager over this complex. If it’s the same girl that’s over Normandy Village, she is racist herself.

Edward Rose & Sons Roaches in my apartment

I first notified my apartment complex(The Crossings,Grand Rapids) that I noticed roaches in my apartment (3-4) visibly on 8/28 and was told that pest control would be out 8/29. They were not out until 8/30 and the office couldnt even tell me when they would get to my unit. They called me back and said it should be safe to go back 48 hours after the spray was completed. 72 hours later I go back and still notice some roaches crawling around my kitchen area. Renotified the office of this as I’d been staying at a hotel from 8/28-9/4 and spent nearly a months rent because I felt extremely uncomfortable living in a unit with roaches. Someone from the office told me “it’s not like it’s unlivable”. I highly doubt anyone from the management would like to live in their unit with an ongoing roach problem. I’m a clean person and keep my unit clean and somehow the office could not move me into another unit because “ I might just bring the roaches with me”. This whole time I’m not living in my unit, paying for the months rent and havent been given any deductions on rent. I’m very appalled at the lack of care for my well being as roaches spread disease and bacteria that can be detrimental to long term health. I’ve since gone out and purchased my own roach traps and spray to take care of the issue. All I want at this point is to have my next months rent waived or deducted by the amount I spent staying at a hotel, being forced to stay out of a unit I pay 1060 a month for. I would really like some quick feedback and resolution on this before I consider breaking my lease.

Edward Rose & Sons The worst apartment experience in my life... I regret everything

Moved into Waterfront Apartments in Virginia Beach, VA on May 31st 2021...

- My roommate and I were told we could not tour our apartment before signing the contract due to "covid" which was absolute bs. To our dismay, the apartment we received smelled terribly of mildew and had dark suspicious stains in the carpet (that should've been replaced before we moved in...). The condition of the apartment was over-hyped, while we were told it'd be renovated and stuff, what we received was deceivingly disappointing.

- Mold grew on my dresser after TWO WEEKS after moving in and it stained the carpet which wasn't even stapled into the padding underneath (padding was dirty and old, earwigs crawling everywhere). Maintenance told us to "just spray Febreze" and that "it smelled like coconuts" when they came to check out the mold issue.

- The patio flooded every time it rained since our apt is on the first floor so we could not keep chairs or anything on the patio. Our bedroom windowsill meets the ground, meaning the apartment is halfway underground, hence the bug and mildew problem.

- We didn't have internet for the past year because it was through the apartment complex and the prices are outrageous and the internet is toad-slow, so it wasn't worth paying $70 for trashy internet. We made do with the library down the road.

- Our kitchen cabinets have multiple chips and cracks, and one corner was charred black, like it had caught on fire : (The walls were dirty too, some of our closet doors and pantry door were broken. The bathroom exhaust fan was falling out of it's socket in the ceiling...

- Every time I input a maintenance request, while the maintenance worked in a timely manner, I always had to put in another request to fix up after them when they came to work on something. Cheap vendors and even cheaper quality of "resolutions."

- June 28th, I requested extermination to be done in our apt since there were always roaches in our doorway and I called it quits when I found a live roach in our bathroom sink, but the office expected us to move everything out for the exterminators and did not want to reimburse us for that, so we never got the extermination done and dealt with the bugs and roaches

- On July 15th, the old property manager, Jessica Arzillo, and Mr. Ray (a maintenance guy) actually came to my apt to see the degree of the terrible place we were given, and they were baffled. Jessica then promised to do all the repairs and changes that I requested. She didn't understand how we were given such a trashy state of an apt.

- The request for our countertops and cabinets be replaced as well as our carpet took more than a month to happen and when it did, my roommate and I had to rent a U-Haul to move everything into for a day and we could not sleep in our own apartment for that day. We were not reimbursed for any of this and when I asked, Jessica told me there was no way she could reimburse me for the moving expenses and the prorated rent for the day the apt was inhabitable.

- Then Jessica apparently quit, and I was left in the dark for 2 months until I reached out to my leasing agent who helped me with more maintenance issues

- And after all of this, the empty promises the leasing agents have been giving me about how they're going to do their best in resolving everything thats happened... I have to reach out to Brenda Coons to freaking get my property manager to contact me after WEEKS of him knowing my situation and still no contact from him at all, until Brenda told him to reach out to me which he finally did the SAME MINUTE Brenda emailed him to do so...

My roommate and I have moved out of our apartment here at Waterfront and it's been empty for the past month since we both moved into other places. Our lease ends on August 30th so it makes sense for our lease to just end and they can give the apt to the next victim.

Desired outcome: Im asking for my lease to be terminated early WITHOUT PENALTY & receive my FULL security deposit, be reimbursed for having to move out that one time, and end all of things as amicably and quickly as possible.

Edward Rose & Sons Increased rent after signing lease.

On Monday, January 17, 2022, my lease was executed by Wood Creek Apartments. My move in day was February 1, 2022. A week before my move in, January 24, 2022, I received an email from, Leslie, the leasing agent at Wood Creek Apartments, regarding move in information. The email stated that the internet was only provided through them. She stated the three different speeds and the prices pertaining to those speeds. Because I take online classes, the speed I needed would cost me $72. On top of that I would have to purchase a DOCSIS 3.1 cable modem, which they sold for $100.

When I called Leslie to ask why I was not informed of this before I signed the lease, I was told she would speak to her manager to see what they can do. That afternoon, January 24, 2022 at 12:53 pm, I received a missed call from Leslie. Her exact words left on my voicemail were,

“I’m not going to cancel this move-in until you tell me that’s what you want me to do. If I don’t hear back from you for a few days, then I will end up having to cancel it.”

I called back the next morning, January 25, 2022 at approximately 10:30 am to let them know that I will be keeping the apartment and I would not need their internet. After shopping around, I found Tmobile had the same service for $50, without having to use their connection. Alexis, the assistant manager, told me I was already taken off the apartment. I asked her why I was taken off the apartment when Lesile left a message on my voicemail saying I had a few days to call back, and I called back the next morning. She said when someone verbally says they want to cancel their lease, the lease is removed from the apartment. When I told her I never said that, she said, "I believe Leslie." I asked her to get Leslie on the phone to clarify what was said and she said she would not. When I asked if she wanted me to forward the voicemail that was left on my phone, she refused as well.

After all the back and forth, Alexis said she would have to resubmit my lease and would get back to me. When I called the next day, January 26, 2022, after not getting a call back from Alexis, I was told my rent increased from $883 to $952. However, when I looked up the listing on apartments.com, the 1bedroom apartments at Wood Creek Apartments, were renting for $926.

I logged on to the resident portal to see if my application was still active, and it was still marked as approved, however, when I looked at the quote, to see have much I would have to pay to move in, my rent had increased to $1045.

On Wednesday, January 26, 2022, I sent Edward Rose and Sons an email to inform them of this issue but did not receive any response. I emailed them again on Friday, January 28, 2022, requesting feedback, and still have not received a response. I logged on to the resident portal today, and my application has been completely removed.

Desired outcome: To be treated honestly and fairly. I would appreciate a response.

Edward Rose & Sons Fieldstreams workers and manager

You need to get better workers and manager.

Dan V manager is only interested in chasing after the women in the office.

Terry Stogdill is very lazy and sits around all day in the shop and talks to keba and brags about how much he makes and how very little he has to work for it.

and laughs at the corporate people on how dumb they are. You can see workers are leaving because they are working there tails off so others can sit around and do nothing. Lonnie sits in the company truck and sleeps.

Redecorate Vince gets to use the company truck after hours and use it as his own personal vehicle.

Let's see how long it takes before you do something about this...

Dan Voyles will not fix this issue he has no balls to do anything.

I will not reveal who I am. Just letting you know what is going on behind closed doors. Tom will never see what's going on. You need a spy to step in and watch. Everyone acts different for the one day Tom is here.

Desired outcome: Fix the problem so nobody else leaves or become lazy like the rest

Edward Rose & Sons Invisible managers!

I have been looking for one responsive person fro this company for 20 months!
I send an email to this email address "[protected]@edwardrose.com" to discuss about the maintenance issues and staff misbehavior. But, Alex Maki referred me to the collection department! Mike Ciegotura said: he is the manager in charge of our former tenants and he is the right person to contact.He is unable to go back in time and assure that my concerns were addressed. He can only account for the time after you vacated!

Edward Rose & Sons mildew or mold bathroom & handicap ramp

I've been a tenant of Brook Pines Apts for several years. From the first year living in this apartment until today Nov.4, 2019 we have had several issues with mold/mildew problem in our bathroom. Maintenance comes in to solve the problem, after treating it, leaving me with the state"it won't come back" every time it returns. work orders had been made

Should be side walks on both side of brook pines apt building for the disabled. We who are disabled unabled to use or have a very difficult time trying to make our way above the steps.The lighting is very bad on the side of building 2.Where I have to walk each I leave or return to my apartment, using crutches, or cane or walker on wheels & groceries

Edward Rose & Sons dish tv

New tenants are told that Dish TV is available. However, you can not go directly to Dish for service. You are forced to go through Edward Rose's TV/Internet division, Bloom Internet/Manifold Services. Rose will not let you sign a contract for the Dish service and you are forced to pay a higher price than you would if dealing directly with Dish.
No other options for cable/dish/direct TV/Internet are available, so you are effectively
penalized for living in the Rose property.

Edward Rose & Sons Mold

We have been threatened by the manager at the complex on two different occasions. We are relocating currently due to the baffling experience my husband and I have had. There is ABSOLUTELY NO SUPERVISION by the parent company, Edward Rose & Sons. If there was, they'd have let this man go a long time ago to avoid a lawsuit. I have heard horror stories of his racism as well... Very disturbing.

Edward Rose and Sons is not a good place to work. Favoritism and racism throughout this company. They turn a blind eye to these issues. Less qualified people promoted to Regional Manager while more qualified people are ignored, especially people of color. The Kalamazoo corporate office is called, “The White House” because of the fact that there are no minorities. White managers out number minority managers 10 to 1 yet minority managers are fired almost at 3 times the rate of white managers. Enough said.
