Coldwell Banker Complaint Department

To whom it May Concern:

Notice of complaint against Coldwell Banker Realtor Agent Dawn Desruisseaux

On December 14, 2018 I purchased a home from Colewell Banker Realtor Agent Dawn Desriusseux on behalf of Kellen Jordan, seller out of your Hooksett, NH office located at 1330 Hooksett Rd. Dawn represented both parties in this transaction. Dawn also secured our house Inspector, Ray Ripaldi, DBA, KNR Home Inspections and Southern New Hampshire Plumbing and Heating for the furnace inspection.
On December 5, 2018 KNR Home Inspections conducted my home inspection and pointed out a few things that needed some sort of repair. The furnace was his number 1 concerned as it looked liked it had not been serviced in quite sometime. This was brought up to both Dawn and Kellen on several times by myself even before the house inspection. I asked Kellen on several occasions to show me paperwork that it was serviced within the past 2 years. Kellen never showed me any paperwork that a service was performed on the furnace. I spoke with Dawn and she was going to hire someone to inspect and clean the furnace. Southern N.H. Heating and Plumbing was picked as the vendor to do the furnace inspection.
Southern N.H. Heating and Plumbing cleaned the furnace or so they said and presented her with a $350.00 invoice for this service. Kellen told Dawn it was my responsibility to pay the invoice as I was theone who had them inspect the furnace not him. Dawn called and told me who Kellen said and I told her I was not going to pay the invoice and the deal was off to purchase the house. Dawn said she call Kellen and tell him. Dawn called me back within five minutes and said Kellen would 50/50 on the cost. I agreed to that. At closing I found out that Kellen was never called and knew nothing of the 50/50 agreement. At closing when I was writing out the check, Dan mentioned to Kellen that she didn't want him to the sake of the house over $175 and she said, I paid the $175 for you as I know you are in a financial bind. This seemed very odd to me and it gets better.
At closing Dawn couldn't keep her hands off Kellen. Rubbing his shoulders and back. Just the way she was talking to him made us very uncomfortable. I've been through several closings and this was the oddest I've ever participated in. After the closing my wife, the president and secretary of Silver Fox Co-Op and myself were saying to each other, why didn't they just get a hotel room and there's a lot more going on between those two.
Back to the furnace.
We moved into home on January 12th. After a fews weeks later we became concerned that our furnance wasn't running corretly. I call a local HVAC company an set up and appointment to for tem to come out to inspect.

2/22/19
Patriot HVAC cleaned and inspected furnace. The first step to replace the ignition igniter and that he needed to od. Next he told us the furnace as far as he can see has never be cleaned since its installation 7 years ago. The furnace was full of dust, dirt and carbon build up. He removed the filter and would not bring it back into the house as it was just filthy, never been replaced. This is all noted on his repaid order.
Cost $160.00

2/28/19
Patriot replaced the igniter and made more notes about the gas valve and control board.
Cost $213.00

3/6/19
Called Patriot as the furnace was still making the clicking noise and seemed to be running a lot.
They needed to replace both the circuit board and gas valve
Cost $600.00

3/19/19
Called Patriot again as the furnace was running much better but not heating the house properly. One room would be extremely warm and the extremely cool. They replaced the thermostat as it was gummed up with nicotine from all the smoking for the previous owners.
Cost $150.00

For a furnace that was inspected and cleaned by Southern NH Plumbing and Heating why did I need to spend $1123 in repairs after only residing in the home for 5 weeks. I think Dawn, Kellen and Southern NH Plumbing and Heating were in this all together so Kellen wouldn't lose the sale of his house.

I think Dawn knew exactly what she was doing to get the sale done at my expense. I also think she conducted her very unprofessionally during closing.

Coldwell Banker Realty needs to look into this and I'm hoping to see some kink of retribution for my losses due to the sneaky dealings by Dawn.

I have ll invoices and inspection paperwork for your review if needed.
