Hello,
I am a previous tenant on Parkplace apartment home. My name is hanxi zhu and my leasing term was May/20th/2018 - May/21st/2019. I currently received my final account statement and I perceived two unfair deduction of my security deposit.
1. Paint Prorated Costs $124.68
I did a final check before I return my key to leasing office on 17th May 2019. There are two minor chipping on the living room wall, but they are not obvious.
2. Wood Flooring Replacement $2855.59
During the time when I was live in the unit, I clean my floor every morning and the floor between mirror and bedroom windows were covered by 4 white carpets which I bought from target on my own expense to protect the flooring. I also did a careful inspection to the floor making sure there is no damage. I did not see any necessity replace the floor.
Based on the California Tenant Rights, normal wear and tear that is the degradation of a unit regular use can NOT count for security deposit deduction from tenant.
I am willing to pay for the apartment cleaning, rest rent responsibility and trash-out fee. However, I will not pay the $2980.27 you charge me in damages because they are unfair for the reason described above. I request refund the $2980.27.
Please respond to me within 3 business days, or I'll be forced to examine further options.
Irvine Company - apartment complex
My husband and I paid close to $4000 as a security deposit to move in to the apartment in mid March. We were 3 days late on the rent and tried to make the payment online through the portal but we were locked out. The leasing office refused our calls until one nice agent informed us there was legal action being taken against us to remove us from the home! We offered to pay them rent and late fees as well as the rent for May so a total of $4500 in a money order but was again refused.
We had to get a lawyer to assist us in court and all Park Place wanted was for us to get out so we settled on a conditional release so we have to voluntarily move out 2 months after moving in and paying $4000! And as a parting shot, the complex wants $5000 in late rent for the months they refused it and court costs. So...we have the privilege of paying these people $9000 in 2 months and still have to leave or have an eviction on our records.
