I hired The Forclosure Group in December 2009 to represent me during my loan modification. Their representation will cost me $2500, but it was also followed by assurance that all of my money, less $500.00, would be refunded if not completely satisfied.I was assigned a representative, a woman named Jennifer Fleming. I was a little hesitant to be "handed off", but she was pleasant to work with. She assured me that after the loan modification went through, my payments would be in the range of $1400-$1500 - no more. After a nine month "trial payment" period of $1400, my bank called me directly with an offer of a permenant payment of $2300 for 40 years. Having numerously reassured me that my payment would be within our budget, this was unattainable for me. Obviously, $2300(which is the amount we have paid for ten years, and what needed to be adjusted) is a far cry from the maximum of $1500 they reiterated to us. Upon questioning this, she referred us to her aunt, Dawn Aguilar (the owner of The Foreclosure Group), to handle the return of our $2000, as per agreed. After speaking with Ms. Aguilar, she defiantly stated I would not get my money back, as our mortgage company did indeed offer a loan modification, just "not what you wanted" and "that isn't my problem". In the presence of our legal counsel, she defended her position in keeping the amount in its entirety, stating that she did everything she was asked, and it was OUR decision not to proceed with the loan modification, not acknowledging the promises her company made regarding our agreed goal of payment reduction. We have been cooperative and contactable throughout, relying on their written and verbal contracts to reduce our monthly mortgage to a reasonable amount and term, not INCREASE both our monthly payment AND add on a ten year term. I believe this fraudulent behavior is taking advantage of dire situations many distraught homeowners are in, exploiting this market and the people in it. .

I contaced the BBB and the FTC. Should I wait for there response before going to small claims court?

Horrible person. she ripped me off personally 3 different times as she re-lapsed on something - not the person I thought she was - a thief! pretending to be someone she isn't - hope I don't run into here in scottsdale. she had a felony or something on her record that prevented her from continuing with a mortgage license. now she probably calls herself the "owner" of the company - bad news folks - stay away - rip off artist at best!

Last year 2011, I contacted Dawn for a loan modification. She wanted to be paid upfront! I was very skeptical, though I had no choice and I did it. It sounded too good to be true. Guess what... 6 months later, she came true... my mortgage with Chase, has been modified from 4100 per month to 2001 per month. This includes the PMI, insurance, taxes etc. Actually my mortgage payment went down to almost one third. I have a 40 year at 2% interest and principal for a $6, 000, 000 loan. This is unbelievable. I recommended her to all of my friends.
Dawn Aguilar is the best.

I used to work with Dawn Aguilar at a mortgage company in San Diego. She was based out of Phoenix, AZ, and I believe she moved here. #1 My boyfriend owned the company at the time, she borrowed thousands of dollars from him so her own home didn't go into foreclosure and hasn't paid back him back a penny, upon numerous requests and conversations. #2 She kept money from certain clients, and my boyfriend had to pay them back on her behalf because she "spent" the money she stole within 24 hours. #3 After multiple attempts to contact her to get his money back, she informed him she "made too much money with her new company that year so her taxes were really high." I started with Dawn/foreclosure group in Oct 2008 and even though I paid her up front in Oct 2008 she continued to work on my loan mod even calling every two weeks and following up with me after the calls after two years of being transfered to two other servicing companys I received not only my modification but a forbearances of principle and the 2% five step program she is a very hard worker and never gave up I have for anyone to see the permanent modification there is not enough words to explain how grateful my family and I am I know she has many who feel the same way. She is and will always be my angel. THANK YOU THE FORE CLOSURE GROUP

I'm shocked to hear i have been a very happy client for closed to two years my bank is B of A who is now being sued by the attorney general because THEY are not doing what they are suppose to being doing. Dawn has not only kept her word but has contuined to work on my file and has had to submit over and over again. It sad that there are some many hateful home owners that have taken advantage of there banks by NOT making house payments for closed to a year and having a fulltime job and wanting to point the finger at some one who has done every thing to get modification completed I have seen for myself and spoken to numerous clients that will be more then HAPPY to stand up for Dawn (MANY) so those of you that have made these neg comments It would be interesting to see if your the ones that have been taking advantage of the banks.

I am not surprised to see these posting about Dawn Aguilar. Ms. Aguilar used to work for a mortgage company about 7 years ago. She made allot of money by giving out bad loans to people that trusted her. And when i say allot, i mean $90K for 1 commercial loan! Now she is making money fixing bad loans! Doesn't seem right does it? I'm not sure if anyone else has noticed that she goes trolling form site to site writing great reviews about herself and her company... quiet pathetic and desperate if you ask me!

Here is her home address if anyone wants to go get there money back! Give her hell!
