Absolutely terrible to work with . I am a realtor in *** representing a seller who accepted an offer from them executed in 9/2 with a 9 business day inspection period and a 2 business day period to deposit a binder .They waited until the 9th day to do their inspection and then on 9/22 they ask for an extension for inspection period to 9/29 then on 9/23 they sent over a request to change the price by $18,000 .throughout this whole process I had not been able to get a hold of the transaction coordinator assigned to the account by phone to discuss or a manager or vp it took the regular customer service girl to send an urgent request out . To cut a long story short after reducing the sales price still with zero binder they have the nerve to ask for another extension due to inspection process . Or sign the termination. They wanted another extension to 10/4 and after again not being able to talk to the coordinator or a manager they escalated it yet again and we finally received a call from a manager 9/28 basically wouldnt let me talk and said they hadnt finished their inspection period they have a 3 part inspections 1) inspector comes to check the house then 2) someone else comes out to see what has to be changed out and gives a report to the third inspection who gets quotes from local contractors to do the work and then the inspection period is complete . And when I raised my voice to be able to speak she asked me what did I want her to do and I said give me the same courtesy that I gave you and let me speak. She continued to tell me why its not going to change anything . No where on the contract or nobody told us about that 3 step inspection process until the last extension request So my seller basically went from 9/3 to 9/28 with no binder and no intention from this company to buy . All this company seems to want to do is steal peoples houses for the least amount possible with no regret or consideration to anyone. Something should be done to stop them

It is an unstated guarantee that a rental property is in compliance with basic living and safety standards. The property we rented from Sylvahn has failed to be in livable conditions since arrival. We have sewage backing up into the house daily among all the other hazardous and dangerous issues going on not limited to a wiring issue. Local building codes form the basis of these standards. Sylvan is responsible for insuring that the warranty of habitability is met, not the tenants. Give us back all of our money including deposit and money spent on electricians, AVC and all other documented services and release us from the lease immediate. The *** has slapped you with a *** dollar fine and listed the hazardous situations at this poetry as an emergency and this company has ignored that. We are still awaiting a reply and a phone call from this company. July 21, 2022. 10:00 am. *** was told to stop harassing us for a payment and he is still trying to strong arm us when Sylvahn is the one that owes us. I demand that you people tell *** that he cant collect or continue to harass for a property deemed hazardous. We have placed all money into an account where it will sit until we see you guys in court because this is exactly where this is headed. We have all necessary documentation to fight to get all of our money back. Pictures! Letters from electrician, Letter from AVC company, 2 letters from health departments and all receipts for money spent on this DILAPIDATED house. Give us back our money and release us from this lease so that we can part ways! How dare you expect payment when we have had to rent airbnbs so that our medically complicated child can have a safe place to live. I have never had such an experience with a rental company. Id like to start with I started my lease 7/6 and the home had been purchased by an elderly woman and partially remodeled the home wasnt clean when I moved in marks all over the floors and walls paint splatter everywhere dead roaches and rust in the oven the just few days the fridge was broken it took over a month to get anyone out to fix it.. then that same week a tree fell on the home making the house flood multiple times they never answer calls or emails EVER! i had Problems with the sewer backing *** in the home I had issues with the door handles falling off nobody ever was available to fix anything I was told it was my responsibility so I did the *** went out atleast 1 time a month I paid to flush it I remodeled the entire yard front and back with mulch because it was all dirt! I put numbers on the house because there were none and its illegal but when it came time for me to move out because my lease was up SYLVAN HOMES got really nasty and *** I bought a house and decided not to renew my lease sylvan sent a person out to lock the *** unit from the OUTSIDE and make it so I would sweat to death while moving my neighbors seen them do it all of a sudden this lady comes the *** gives completely out and she goes in the home without my permission while Im still living there and while my lease is still active I HAVE BEFORE AND AFTER PICTURES SO I WILL *** SYLVAN HOMES FOR EVERYTHING FOR MY SWEAT A TEARS AS WELL BECAUSE I WAS VERY UNCOMFORTABLE IN 105 *** heat moving they turned off the air and my neighbors seen them do it as well ! Please DO NOT RENT or BUY from these people. They never really return your call, no one seems to be working, everytime I call, I can never get an answer. They take their time resolving issues, if ever. I have called and complained about my air at least 3 times and no one hasn't been out to address the issue as of yet. I've made a complaint about the floor in the kitchen coming , in which I continue to trip over, I mentioned to them that is fall risk. I put in a complaint for my refrigerator that went up, it's no longer keeping my food cold and the freezer isn't freezing anything. I spoke to 3 different people who stated that they would send someone out and no one never showed *** which resulted in me and my five children left with nothing to eat because the food went bad, I had to throw it away not to mention, I went to SEVERAL CHURCHES and FOOD BANKS to get what I did have. Now I have to buy food using MY RENT MONEY TO DO SO. How can I pay my RENT if I have to use it to feed my family? If I could rate this business negative 100 I would. They don't care about your situation and what you're going through. I guess they have to face or go through our situations to understand or even care. I try my best to help keep their property up by letting them know everything ahead of time of what's going on and they take months addressing the issues if ever. This is by far the WORST COMPANY I have felt with! It's a shame and a disgrace! They don't try to help with anything but will find a way to contact you about the rent owed. Well maybe if you all address the problems or our complaints in a timely manner, we would be able to pay the rent. I have also had to use rent money to wash and dry clothes because they took so long getting me another washer and dryer which also resulted in having to spend extra money on gas due to making several trips to the laundry mat. I get to the house on moving day the maintenance guys are there tightening up some of the other complaints that I had with the property he then proceeds to tell the lady on the phone that it was not mold when you can clearly smell it and see it,so I told him to take a portion of it to have it tested this with June 30th, I also ordered a secondary mold kit just in case he didn't follow ., *** which he did not it is now July the 15th I have been calling Sylvan and getting the runaround I left numerous voicemails no one returned my call I sent emails to the customer service email address and they are all rejected and returned to me but they have no other customer service email I have wrote it *** in the tenant portal still no response and the couple of times I was able to reach someone by phone after calling daily I was told that someone would call me set up an assessment which never happened., I also never heard back from the maintenance guy who took the affected area to be tested and never returned you can clearly see that it is black mold they also locked the storage area which is part of the laundry room and told me the key was lost. I was able to get into the room today and see the whole back area where the washer and dryers meets the wall and it is covered in black mold I feel the maintenance purposely locked me out because the door was open the whole time I was viewing the property I never looked in that direction to notice that there was an issue with mold to that severity. I think a lot of these property management stink that you are ignorant to your rights as a tenant and their responsibility as property management this could be potentially fatal to myself and my young son who has a compromised immune system

On 03/30, I received phone calls from a man who sounded like he was trying to convince himself that he were a property appraiser, telling me that he didn't know my house had tenants, and saying that he needed to come take photos. Since I had placed a maintenance request, I assumed this was related. That afternoon my neighbors informed me that he had come across the street asking what I did for a living. The next day when he came back, he informed me that he was supposed to take pictures of the entire inside of my house, on his cell phone. Since he had no business card, no logo on his t-shirt, no magnets on his car, I refused to allow him to take photos with all of my belongings in them, and told him I would be calling the property management company. When I spoke to the manager Eugene, he interrupted me constantly and told me that we had to allow it as it is in our lease. He lied to me saying that he had called me to inform me that this would be happening prior to the man showing up, and told me that there was nothing that him or anyone else in the company could do for me. I asked to speak to a supervisor, and he told me he would have someone call me. This never occurred. I called everyday for the next 14 business days, and every single customer service representative informed me that they would need to speak to their manager Eugene, and they would get back to me. After not calling for three days, I received a call with the information of the company and person that was supposed to be coming to take these photos. I called the phone number, and the man told me he had no idea what I was referring to and that he doesn't take photos. I called back the next day to get the correct information, and still have not received any answers. It has been 24 days of waiting in limbo for a simple answer and it all boils down to how their customer service manager operates this department...terribly. If I were able to leave 0 stars, I would.

So I'm in the process of searching for a home
So I'm in the process of searching for a home. The first place I wanted got away from me and I began looking for something else. On Saturday I was advised of my soft approval. I wasn't really sure of what that meant but kept moving forward. On Monday I was informed that they had not contacted my employer and still needed to verify that. I was cool with that because I really wanted the new place I had found. On Tuesday I woke up with texts about going to see the property to make sure I liked it. I also found out that they hadn't been able to talk with my employer. So I jump out of my bed an order a Lyft and head to the property. Because I didn't want it to get a way from. I get there and boom I'm in love. So I texted back that I like it. Around 11:47am now around 2 hours later I hear back that they will let the underwriting know. They finally get in touch with my employer. But by the time they get all that they have an approved application on the property. Which means they were working with this person around the same time that I was being contacted about the property. Which if they had 24 hours to pay the holding fee and that deadline was 2pm today. That means that while I was sitting in the house they were moving forward with that application. Anyway I lost this place and everything I wanted after this was also not for rent or coming soon. I feel like if there is an approved application then that needs to be noted on the website. I spent a total of $42.00 on a Lyft for a property that I didn't get. I agree the communication is a little off. It should be a virtual assistance to handle texts that can move faster. Then an alert should be sent to the underwriting team and then things should move faster. The house should also be put on hold on the website until the approved application is the leased one. I'm currently waiting for 2 properties to come available. Who knows how many people are waiting on it. I'm hoping that since all my stuff has been approved that it want cause me no problems this round.

Good afternoon my name is *** I am a Tenant with Sylvan Homes. I have been here for a few months now and I regret to inform you that I am not in the the best of mood of their services here. I have a lot of complain about this property. Each time I put in a request it's days to weeks before any of my requests are being fulfilled. I understand the level of precautions you have to take because of this COVID 19 situation, but this has been going on prior to that. First to begin with I have a huge problem with sewer in my home each time I turn on me air conditioning system I can smell the sewer I have put in multiple request for this issue and it still hasn't been fixed, my vents are filthy, I will not be cleaning this against my lease agreement. For the first few months of me living here I had a leakage my water bill now is out of this world, I think this is very unprofessional how you guys do business it is very much unfair to me and my family. I have 3 children in my home below the age of 5, I should not be going through these problems when I have to pay you rent. I have also stated multiple times I'm going to take legal actions just so things can be done in a timely manner and correctly. I have indeed came out of pocket to fix the air conditioner once and I will not do it again because you as an establishment should of made sure your homes you are renting to us tenants are up to part, inspections done and the whole nine yard before you start taking us hard working people's money. Overall I am very disappointed in this company. I have have never experience anything like this before.
If I am wrong in any ways please correct me. You stated the home is as is but you failed to understand as is means the problem is visible to the eyes not hidden or covered up. All of my problems were covered up and you only gave me 72 hours to report my issues. That was impossible for me to do so I could only record the stuff that was visible to the eyes. That is the first breech in your contract on your side and that right off the back I could take you to court for, but I will definitely give you the benefit of the doubt to fix these issues as soon as possible.

SYLVAN HOMES, LLC property management is absolutely HORRIBLE and I am not surprised that they are not Complaintsboard.com accredited. They absolutely do a horrid job at responding to your calls and tenant portal service tickets, whether urgent or non-urgent. AND THEY CLOSE SERVICE TICKETS WITHOUT COMMENTS OR RESOLUTION. First, we started off paying a pest control monthly fee and then after a few months they ceased that service. It is not a surprise that after they stopped and we had pest issues, they did not respond to any calls and it was communicated that it is NOW the tenant's responsibility to address that. And when I say pests, I mean bugs and SNAKES. Yes, SNAKES. Secondly, the old garage door pulley wires/chords snapped as we were coming home and it stayed half up and half down for hours. I call Sylvan and told them that this was urgent and that the garage door is up, which means anything and everything can waltz up in our garage (total safety issue). They lie and say they tried to call me, but I sat in our garage making sure nothing or no one came in our garage for hours staring at my phone. NO ONE CALLED! I had to go out of pocket late at night and hire someone to come and replace the pulleys that help the garage door go up and down. Someone could have been killed with that collapsing, but do they care? NO. And I have three young children. Third, the home owners have hideous popcorn on the ceilings, which is aesthetics. For a rental we were okay with that for now. HOWEVER, when it is collapsing on you when you are taking a shower or your kids are taking a shower, that is unacceptable. They sent out a contractor to fix a few square feet at a time, only for the contractor to point out to them that the popcorn was not applied correctly (primed before applied), therefore, the entire ceiling needs to be redone. So, they do it for ONE bathroom, but neglected to do for the other bathroom (even with pictures showing it is coming down). THEY DON'T CARE. Fourth, we showed them that we are in a flood zone and sent pictures and video. When it rains, it floods right in front of the garage and the front sidewalk to front door. The send someone out to do one side of the garage to address the drain on that side (12 inch by 12 inch). But they don't get the other side drained or the walkway.
I feel very fortunate to say that we are building a new home and moving soon, but if you have to RENT, please check to see who the property management group is first. DO NOT RENT A HOME BEING MANAGED BY SYLVAN HOMES, LLC.

its almost been a year since I've moved here
its almost been a year since I've moved here. the first night I had a pipe burst in my basement, I had to put some base in my voice to get someone out ASAP! after everything was okay, but we were seeing ripped papers on the ground and ignored it at first. then I started to see holes in my food that was in my cabinet. I reached out because I was told the company cover pest. they lied. they do not. but even before I found that out it took them two months before they ever responded to me. I started contacting them I June, and I didn't receive a email or cal back until the end of August. AND nobody still came. So I reached out to my own pest control and they started to access the home and pulled my stove away from the wall and realised that the entire wall was missing. I can literally walk inside the wall. there was also air coming in which let the man know that the rodents can be getting in from the outside vent, that wasn't covered. I reached out to them about the wall and uncovered vents, emails, calls, voicemails all all went unanswered. SO I contacted a family attorney and gave me information on Sylvan Road which is the owners. So I started to email them. constantly. Do you know in the mist of that I started to smell something (the pest people I had come laid traps) I reached out to pest control and the removed a rat size of a human cat out of my attic crawl space. I'm on edge by this point. I'm still calling and emailing so eventually they sent someone to fix the wall. cool. the problem is still happening. at this point Im embarrassed to even have company because your hearing noises and Im not using my cabinets so my kitchen is looking messy. I reach out often at this point and emailed the owner and I received a phone call and they said they will send their own vendor. which they did. but I had to keep calling for that because it took about three weeks for him to show. when he got here he stated they should not have fixed the hole without making sure the home was completely rid of the mice. So he told me the home could be infected. its nearing the time to resign my lease at this point and I'm telling them I don't want to sign if they aren't fixing the issue, because its not my fault. I have almost 13 calls recorded of them stating the issue assent my fault and they would fix it and if not we can move forward with other properties. not they are charging me month to month prices with is not my fault. I want to pay my regular until they fix the problem. I didn't just agree to live here month to month just because. I'm hearing noise all times of the nights and day. its inhumane how they treat their residents. its also a health risk. so I've reproached out to a family lawyer who will be flying out here tomorrow. I have so many screenshots of emails and phone calls. Pictures and videos. Here it is January and they still have not fixed my issue but can respond when it involves money. when money is involved, or your late they will return you calls then. I have no other family here, I moved here for work and if I could move some place else I would. its so unfair Im sitting here in tears. I pay $1140 a month on a property every month that's infested. who owns these houses? do they know their being managed like this?

Good Evening, My name is M. I am a Tenant of Sylvan Homes. Let me just explain the HORROR we have been through. When we moved in the fence was down. The shower door was broken and the second bathroom tub started peeling after about 3 showers. We did a maintenance request via the website. It took them 3 weeks to fix the fence. As for the Shower Door and Tub, it is still broken and the tub is still peeling. Next we called due to a mouse that was found dead in the laundry room. The mouse probably had babies because we noticed the wall was chewed around the door frame. We then once again, did a work order. Instead of them coming they sent pest control, not someone who specializes in rodents. Oh and their solution to the hole that was chewed was to fill it without foam. I also need to mention, I removed the mouse. Let me tell you when they came out to cover the holes and fix the frame, mind you it was and still is filled with foam, last month 2020. The Gentleman showed up without calling. He also had on no mask. He was talking loud and one of us does national non-profit work and was on a webinar presenting. I asked him to lower his voice and I also explained why he couldn't come on. He then goes back to Sylvan and lies, telling them he called and we wouldn't let him in. So Sylvan Homes charged us a $50 trip charge. Both of us have told them that's not what happened and they refuse to remove the charge. Then started having problems with our sink. The first time was due to the sink being old and never changed out. This time we hired someone to fix it. That's how we found out it was old. They never came out to fix it. Then we noticed both our allergies were really bad this year. That was due to the filter never being changed EVER! When the person we have now hired to come out and fix things, pulled the filter out it was black and greasy. He had to dig a passage through the house to get to the filter because no one had been under there for a long time. Again, due to the storm, our fence fell. We again called and put in a work order. This time they told us they'd be out by Wednesday. Guess what they did the disappearing act again and no one showed. My Partner then started calling. She called about that false trip charge and the fence. She told them she would have someone fix it. She then had to tell them she was reporting them to Complaintsboard.com and call the news. They sent someone but he was here to take pictures of the fence. I look out the window and tell my partner he's gone. She then sends him a text asking if he had to go get a part. That's how we found out he was just taking pictures. My partner then calls back and asks how much it is to get out of the lease. The Customer Service Manager calls to discuss the $50. He has the TV on in the background while speaking with her. Disrespectful to the 100th degree. While they were on the phone, the SINK HANDLE broke. My partner then asked are you calling to tell me you can't remove the charge. I then tried to speak with him and he hung up on us. Today 11/11, they send a message stating they are sending someone to fix the sink. Our maintenance guy, whom we hired, fixed the sink and the pipe that came out of the wall as well. They don't care about anything but money. Slum Lords is what they really are. In conclusion, whoever is looking at Sylvan Homes as a future place to choose a home from, RUN in the opposite direction.

To Whom It May Concern, we previously had an unresolved case with Sylvan Homes and were informed by Ms. whom was excellent, to re-open a case for a different claim. As stated in the previous claim, it continues to be awful with Sylvan. Sylvan has still failed to resolve the repairs needed on the house from move in which was March 2022. Also, we continue to get notifications and calls that there is water leaking, but Sylvan has done nothing to address it and our bill continues to climb. Sylvan sent countless contractors out since March but no one fixed anything. We have a plumber here today (11/2/2022) and as suspected we have been losing an excessive amount of water each month from the master bathroom toilet and the middle bathroom upstairs because of Sylvans failure to address the issue at move in. As a result, we have been paying extremely high water bills each month. The plumber indicated for a household of two the water loss has been more than double as a result of the bathrooms. There have been several contractors sent to our rental since move in and no one has addressed this until the plumber today. Which is now 9 months into our lease. Sylvan has mentioned offering concession for the water bills, but we have not received any formal number or writing to indicate when and if that will happen. Sylvan also randomly continues to send us email notifications daily regarding "lease termination" agreements. As paying tenants, we have never requested to terminate our lease, because to be honest we did not know that was an option. However, at this time we feel it is the best option for us as Sylvan has failed us since we moved into this rental. We have paid rent each month despite moving into a house that was not ready, and despite the ongoing unresolved issues. We are seeking help to terminate this lease and receive refunds for the water loss since move in. Thank you in advance to Complaintsboard.com for all your support.

was listed as "move-in ready" on the Sylvan Home website on 10/2022. I went through the process of renting the home. My move-in date was 10/31/2022 and there are many issues with the home I would not deem move-in ready. The water heater k*** is broken and was listed as broken by the Sylvan Home vendor inspection before my move-in date. Because of this I am not able to have hot water in the home. Also Sylvan Home as aware of a plumbing issue before the move in date and the matter has not been resolved. Maintance request as slow to reposned or the customer service line does not answer when I call.

Immediately after moving in we noticed that they obviously hired the cheapest plumbers ever to mask the issues before we moved in. They left pipes filled with human waste and toxic substances all over the yard, filled the recycle bin up with the old plumbing, then left the lid open to fill with water. It's obvious that this company engages in dangerous practices. (I will start reporting to the ComplaintsBoard.com) We were told by the city that we would have to move it ourselves. We had to poke holes in it and allow the waste into our yard just to allow the can to move with a hand truck, as the weight of the watery sludge had weighed it down beyond its weight capacity. We got it taken care of and then realized that the contractors also neglected to replace the damaged plumbing in the kitchen. Not even operational. (Grease, hair clogs in the drain). We then called the representative from Sylvan Homes about our issues and we were told that a specific contract plumber would handle it for us and that a request had been submitted. I followed my gut and called the plumbing company just to be told they do not accept third-party work orders and never received ANYTHING. At this point, the leasing company has already broken their end of the lease by still using iron plumbing which is accumulating rust. We are contemplating moving out and calling the city about the toxic waste. We also expressed to the representative that the front porch railing is dangerously loose and needed to be fixed. We were told many times that we would at least have an email response and we received NOTHING. THIS IS THE COMPANY PEOPLE WARN YOU ABOUT. Moved into this property on October 19th..Wednesday morning November 2nd my daughters came and told me pipes in the basement was pouring water! I then called and placed an emergency call to the on call maintenance and place a work orderduring that call one of my girls tried to use the bathroom and notice bm backing up in the bathtub? I then went into my half bath and the same thing was happening in my SHOWER ? After waiting several hours for someone to call me regarding this issue I started calling them over and over again no response. Next day Thursday Nov 3rd started calling early in the morning all day calling calling calling no response. At about 3:30 Thursday evening a contractor called and said he can come out and look at the issue fastfoward he came out and said that it was definitely and emergency because the SEPTIC WAS BACKED UP ? and he cant fix the pipes or anything until the septic is cleaned? he would send them the info to let them know. Friday now Nov4th been calling all day no response or call back spoke with a lady that said *** the maintenance supervisor will be giving me a call, never got that call it is now SUNDAY still no calls or emails no one had come out to clean this septic.I dont have money to get this fixed myself seeing I just paid this high as rent on the 1st and we still have S backed up everywhere and cant use sinks, tubs or shower! I was scammed at one point out of my house last year by ppl saying they own my house etc. Long story short i come home from a long day of work only to find that this company has come to my house...changed my locks by breaking in to my house...broke into my bedroom...went through my things. Opened the other doors in my house.i have been here over a year and was going to pay taxes to own it...then they leave a note on my door and says i abandoned the property but i have utilities on there in my name and that im delinquent and i owe them nothing...they never met me seen me etc them said they made attempts to contact me when they don't have my phone number or any of my information..my kids asking me wat is happening and i couldn't explain it...they broke into my house and changed my locks then broke into my bedroom and went through my things...i don't appreciate it at all...noone has been not one time since ive lived here in this house...i had been trying to watch my house for the taxes bcuz i wanted to own it for my kids...they r very unprofessional...they came in my house while i was not home...im a single mother whom out of all this time been trying to provide for my kids...it is so unfair that they came here and illegally locked us out of our home then the fact that instead of leaving a card to introduce or call they came and locked me and my 3 kids out...and saw that my belongings were inside...instead of doing it the right way they came when i wasn't home and illegally locked us out...that was WRONG...by law if they wanted me out we would be in court wit proof of an eviction lawsuit they claim...i was here before they even took over...a whole year ive lived here and was preparing to go to tax office and pay..i pay my utilities...i kept the upkeep of the house from the yard to the plumbing...so for them come here and do this absurd...didnt have the decency to even leave a card to talk/negotiate before illegally locking us out..im very ***..the reviews speak

My AC unit went out last Wednesday I called sylvan homes to come and fix it. It was July 27th when I called it took 3 times for someone to answer they told me they would have someone come fix it. I called the next day to see if anyone is coming out to fix my AC unit and they said they had a vendor on board to come fix it. It is now August 3rd and sylvan homes Maintenance people still have not come out to fix it. It's been 88 to 100 degrees in my house for a whole week now I got a 4 yr old daughter and pets at home and also me and my fiance in that house. On top of that we been fighting sylvan homes to get our account back to normal. I spoke to *** on Friday for the money I owe them of *** he said I can give him the money on Monday that was on a recorded line on their end and also suppose to be written down in my account. Monday came he called me while I was working asked him to kindly call me back between 4pm and 4:30pm he never called I called him 6 times from 4:15pm to 4:59pm to get him or someone on the line on Monday Aug 1st. No answer. I called on Tues August 2nd it took me from 9am to 10:59am to finally get a hold of someone from sylvam homes. The lady who I didn't get her name but it was record on their end. Who she was but I asked her if I could pay the *** since no one answered me on Monday August the 1st. She said she can't do partial payments I told her it wasn't a partial that was the agreement arrangement that me and *** had verbally and written down on their end. They would not take my money and now I gotta owe them *** instead of ***. I think they are slumlords and just want your money and not want to answer the phones nor help fix problems with your house. October 20, 2022, I filled out an application for Sylvan Homes and was approved. I have HUD vouchers to *** County. It was in contact with case manager, and she explained she never received anything and it was already a month went by. Eye contact Sylvan Homes, and couldnt get a hold of the leasing agent that was assigned to me. Finally a few weeks went by and he finally called me back to tell me I was denied through his underwriter through the *** for only was approved *** explain to him that my case manager never received any information so the information he is getting was false information from the wrong house authority. I explained to him that he would need to contact *** County *** and gave him the proper email and contact information so that the underwriter could get the right approval amount. And a few days later, she reached back out to me and described again that I was declined due to my house vouchers being only available at ***. I explain to him that I spoke with my case manager, *** From *** county, *** and if they hadnt received any information about my case and she said, maybe there reached out to the wrong authority so again, I wrote to him and explain the situation that he had false information and he again said he would reach out to the underwriter and fix the problem. Its been going on for a few weeks now. Just this morning he again informed me that are underwriter said that the house authority approve the only of *** again informed him of that information isnt true. I spoke to my case manager this morning and she again, so she never received anything from Sylvan Homes. He again says well can I get you into another house thats worth *** but I told him I can only get a house in *** county and again my vouchers are more than *** my voucher for ***. I spent $50 on the application and was approved and now that Im approved. And they wont give me any contact information.

Per our conversation last Friday November 4,2022, I was advised by ***, and I quote her words; "Don't Worry" everything is done and fine, you'll hear from me on Monday with the information to move forward with renting this property, in which you never did reach out, return our phone calls, or even bother to read or reply to emails. I was also advised by 2 other employees at Sylvan Homes LLC, that I was the first applicant on this rental property, and approved. And, that I was also the first one to pay the $100 application fee. You stated this morning during our conversation that it's first come first served. Well, I was the first (applicant) person, and I was approved. Therefore I should be the person moving into this property. This is a 3 bedroom + 1 Bath home, and has never been classified or listed as a 4 bedroom by the city and state of ***. The rent amount on this home is under $1500, and my 3 Bedroom Section 8 Housing Voucher is over $1800 in which the owner accepts. The Voucher is more than enough to cover the cost of the Rent plus utilities. I am disabled and suffering from potentially fatal illnesses. I relocated all the way from ***, and I am a single Mother on a set income, with a child that just entered her first year of College. I can't afford to just give away money or be a victim of company scams. This is inhumane and unethical to do this to me or anyone else. The owner of this home and of Sylvan Homes needs notification of this issue so the employees can be reprimanded. This company's reviews and Complaintsboard.com reports are unbelievable and unacceptable.

My daughter and I moved into the house end of February knowing there was issues wrong with the house. When I did the walk through I had noted every issue so I wouldnt get dinged at the end of my lease. Come March 10th my daughters closet in her bedroom started to leak water through her ceiling when it was raining. I put buckets down and soaked up the water with towels. Its now July 12th and no one has addressed her closet. Within moving in Ive put in many work orders with vendors not showing up when I took off work. Coming to inspect but not following up with the issue. My laundry room floods when my washer drains, my air conditioning doesnt blow in my bathroom or in my room. The worst issue has been going on for 3 weeks now! It started on June 22nd, when I took a shower under my toilet would flood my bathroom. Its now to the point where I cant shower past a few minutes, flush, use the laundry room or kitchen without my bathroom flooding. I have been calling everyday, sending emails, leaving voicemails on extension #1 ***, #2 transferring me to *** which I would leave multiple voicemails, #3 which *** or Mj would answer at times. Advising me they are emailing *** (supervisor). After living in our house with no access to our water for two *** finally reached out last Thursday July 7th. Stating he was unaware of my situation, he comes in when issues escalate (through *** and Mj have been emailing and Ive been leaving voicemails daily). He put my daughter in a hotel until the 10th (Sunday) which the office is closed. I had to call and call the office Friday to extend our stay. *** (director) approved till today, which *** was supposed to call me back to put us in another hotel per *** and Ren. Were at our house with no running water awaiting calls from the office. I have to call the office for a follow up every minute or I wont hear any updates. Tenants and landlord established a Lease at an undisclosed location on March 3. The home was approximately built in an unspecified year. I will be identifying several issues that have arisen during our tenure at this address. 1. There are NO SMOKE DETECTORS / CARBON MONOXIDE DETECTORS anywhere in the home, nor basement. There are no pictures for documentation.2. Due to extreme moisture / dampness in the basement, there is mold / mildew along the walls (See Basement photos). This is extremely concerning as the Furnace and HVAC ventilation system routes through the home from this area. The health concerns have been reported to maintenance on numerous occasions. Due to basement flooding and mold / mildew, many personal items have been ruined and have been thrown away.3. In October - a large Oak tree had fallen on the property - thankfully, it fell away from the home (See Fallen Tree photos). The tree was blocking the road to a nearby cul-de-sac (Yale Circle) and workers came out to cut the tree back to the property line. The debris remained in the yard until late April . After multiple requests to Sylvan Homes to remove the debris - for safety concerns - it was finally removed after 7 months.4. During this time with the tree debris, the city began excavating the property to add water lines for fire hydrant placement (See Yard Excavation photos). This took over a month - while the tree debris from Item #3 above was still in place.5. On multiple occasions, we have submitted maintenance requests that our refrigerator will not make ice, let alone keep cold. Maintenance came once - only to inform that a specialist would need to come out to inspect and repair. This has occurred at least five times - the latest being Friday, October 7, 2022. The Electrical Panel for the entire home is in the basement. It is not labeled (See Electrical photos).Even with all of this, the rent has been paid on time for (32) months.

Sylvan let a tree from their rental property we warned them about fall on opposite neighbors house. Many dead trees on my side too. Wont answer calls. Sylvan Homes let a tree that was obviously dying and coming uprooted and leaning towards the neighbors house fall and destroy the house while they in it. If this was unavoidable it would be one thing , but it was leaning obviously dangerously for atleast 1 month and within that time they were instead paying contractors to spruce the house up so they could rent it. I even told the contractor to warn them and he confirmed that he did call and mention it and how urgent it was. This leads me to believe that they showed complete negligence to the safety and well being of their neighbors. I have been trying to reach them about multiple trees that have been certified by an arborist to be dangerous and in need of immediate removal and only connected an estimated 4-50 call attempts, in all four of which i was told I would be contacted as soon as possible by a supervisor and twice was forwarded then disconnected and upon my attempts to call back at the extension provided i recieved no answers or returns to voicemails. I sent a certified letter to Sylvan Homes with the arborists write up on the dead trees that are on their property and dangerously close to my house. I still can not get in touch and have recieved no attempt at being contacted by them. I am worried about my families safety and I cant even legally remove these trees myself if I wanted to because they arent on my property. Called sylvan at 9:26 AM Jul 9 and the respondent said they have my problem of not getting ahold of main office alot and they cant promise anything but they filled out submission form and sent it up the chain with info about my situation and the urgency. He didnt even have a number to forward me to and the only way i can reach them is by asking about renting but they can never help me or give me any other number or supervisor. I desperately need to get in touch with somebody from Sylvan Homes who can do something, or I will have to resort to the law.

I have been unable to reach them for several maintenance issues at my rental home that have been going since June 10th. They don't answer the phones. I have rented from sylvan homes since September . They are very hard to reach for any maintenance issues. In June I put in 3 maintenance request that all went unanswered. I looked on June 29th and 2 of them said completed despite me never having heard from them... On July 1st my power in my home had kept going off and on. This has been an ongoing issue in this home since I moved in. Someone came out back in October/November to address the situation. The gentleman didn't speak a bit of English and I had to communicate with him via a translation app. He didn't fix the issue to which I made another request for maintenance. Another guy came out and he stated that this was a older home and it couldn't take what was plugged in. Mind you I have a traditional family with regular appliances, TVs, lamps, electronics ext. he replaced a few breakers which seemed to fix the big issues. The power on one side of the house continued to flicker here and there. I didn't press the issue. This past month it has been going off, blowing breakers, surging heavily. I started calling them on July 25th. The maintenance line rings non stop and it says the mailbox is full and can't accept messages. On July 1st the power completely went off on one side of the home. I called several times and then decided to call the leasing office instead. I reached someone right away, Anna I believe her name was. I told her what was going on and she seemed concerned. She states that she would get management on it as they take this very seriously. I waited two days and no one called me, emailed or came out. July 3rd came and my power was tripping out all day long. I called their office 100 times. I emailed everyone whom I had talked to at their company and nothing. For something they took seriously, I have heard nothing! I have no power in half my home. This is a fire hazard! Not even to say it is an inconvenience... I have power cords ran from the other side of the house just to keep things going. I pay $1480 in rent a month to a company that doesn't care about its tenants safety, the home they're renting nor basic human rights. I want this fixed. I paid $2200 deposit to rent this home. I would like it back so I can rent a home that has working utilitys

Lack of Professionalism, Quality, Responsiveness, and Value Sylvan Homes has failed us. We had a tree fall on our home in April and have been living a nightmare ever since. Sylvans lack of care for their home or their tenants is incomprehensible. We have been living in their damaged water filled home with insects and water steadily coming in since April. Today after months of emails, photos, videos, maintenance requests and phone calls and leaving voicemails, a maintenance man(he is not a roofing contractor) calls to say he will come and access things after he finishes his hot water tank job. He arrived and stated he wouldn't live like this and neither would Sylvan! He said this is unacceptable to send maintenance after all this time of non-repair and they dropped the ball big time! We agree, this is an unacceptable response to the major repairs required here. Where is the licensed contracted roofing company showing up with wood, roofing shingles, tar, gutters, soffit replacement equipment. Where are the plasterers, painters, cabinetry, drywall and flooring professionals to fix this home! We have been beyond patient and living in squalor for months paying high rent as they have demanded. We offered to use the rent to start repairs and were insured they don't accept partial payments and to pay rent our rent or else. This home is not up to code or a minimal standard of living. We are beyond frustrated with their lack of action, communication, and sense of urgency in this serious problem with their home. The lack of care for their home and tenants well being is beyond unacceptable for the minimum standard of living. Another maintenance man coming out is unacceptable, you need a contracted roofing company to do these repairs. Where is the roofing company, where is the mold tester, where is the painter, drywall, and plaster licensed specialist? They keep closing out our maintenance tickets as completed with no work being done. They're treating this like a joke, but we have been living through this nightmare for months. The best thing at this point since they have not responded to moving us to another Sylvan home, is to let us out of this lease *they have brokenand return our security deposit. This home is uninhabitable. They aren't responding to any of our request or concerns. They are slumlords! Run, do not do business with Sylvan Homes! I'm surprised there isn't a class action suit in place against this "company". I would give them a -100 rating if available! Sincerely absolutely beyond disappointed tenants.

I was told my security deposit money was in the mail April 30th. I still have not received it. They keep lying about my money! THESE PEOPLE ARE HORRIBLE! I will never ever rent from them again! They never answer the phones nor return phone calls. My refrigerator was broken for 3 months. I called over 10 times for them to come replace it. They came on 3 occasions trying to just put little pieces together so it wouldn't make noises. It continued to make noises. I kept calling explaining to them that it was broken. Finally, after 3 months they decided to replace it. My sink in the kitchen started to leak. I called them over 6 times telling them I had to have buckets under the sink due to all the water; of course it took 2 months to fix with 2 maintenance men. Then, 2 big tree limbs fell in the backyard. I sent pictures to them on multiple occasions and explained to them that the tree was leaning and going to fall very soon. Of course they didn't care. After telling them about the trees for a year and sending pictures, the ENTIRE tree fell and hit the house smashing through the roof. The following day two more trees fell. The firefighters told us to leave immediately and cut the power to the house. I had to pack, leave and move everything out within 6 hours due to rain pouring into the house and flooding it. Once that happened they still didn't answer the phone until many days later. NOW I have been going through this issue with getting my security deposit ($929) back. When I call they NEVER answer the phone. After finally getting in touch with someone through 15 emails, Jasmine *** sent me the refund paper that my money was sent April 30th. I HAVEN'T RECEIVED MY MONEY! I kept calling and calling; emailing and emailing and no answers. Now Jasmine says "well since the virus we are behind" and that she will get back to me. So why lie, telling me and send me the paperwork about my money being sent, if you haven't even sent it off? Of course, no one has contacted me back and I'm getting fed up. I called customer service and asked for the corporate number; they kept sending me to Jasmine. I'm sick of this and I'm going to just call a lawyer because I should not have to go through this to get my money back. I wouldn't even be in this situation if these people did their jobs and came to cut down the trees before they demolished the home WHILE I WAS INSIDE. I am disabled and have told them that I am homeless and waiting for my money to help me move into somewhere else. I'm putting my life in danger being out here during this virus because they can't handle their *** business. Do they care? *** no! All the expenses I had to pay for moving out the same day, storage units, hotels to live in, applications towards other rentals is ridiculous. They don't care about the people who are paying them rent. Lawsuit is the only answer.

This company lies & wont contact you back. Put me in a home with RATS PLUMBING NOT HOOKED UP WORST CUSTOMER SERVICE FROM "MANAGEMENT"! We moved in on July 1 it is now July 21 and we have had nothing but issues since day one. We moved in and everything was filthy the cleaning lady showed up the day after to clean while we were walking out of the door. We used the oven and it smelt like rat or mouse feces all throughout the house. And all the vents there is termite poop and rat poop and of course there will be urine. Every night there are noises like animals in our attic and our walls in our flooring under the house. They will not answer the phone at all and make up excuses for everything. I have not even been here for 30 days and they are worthless liars. They blow up your phone to get you into the house To get all of your money and then they don't know how to answer their phone after you're in here. The AC doesn't work on one side of the house. The plumbing when we moved in was not even hooked up to a line and was going out to our backyard. The plumber came out and removed our toilet because the floors were rotted and I'll have to be replaced. They found wires and trash in the plumbing lines most likely due to rats because the plumbing lines were not hooked up for a long time. Refund of holding fee/security deposit for a property that I am not assuming occupancy of. I applied for (and was approved to) lease a property at 6931 Hickory Log Road. I subsequently paid the holding fee of $1470.00, which is equivalent to one month's rent, as this holding fee would transition into a security deposit. A week or so later, I contacted the company and made an inquiry as to being to access the property again (for window measurements, etc.) and was told that people would be accessing the property on different days doing various inspections, and that I wouldn't be able to access the property until the inspections had been completed. A few days later, I drove by the property and noticed that the "for rent" box and "for lease" sign was still on the property. I contacted the company again to once again ask about accessing the home and to inquire about the for lease sign and box. I was told that once the inspections were complete, the sign would be removed and the box would be removed as well. A few days prior to my move in date, I contacted the property to once again inquire about the inspections. I spoke with another representative who advised me that there are NO inspections scheduled, and that I would not be able to access the property until my move in date. With a tremendous amount of skepticism, I did some research, only to see that most of their Google Reviews were very negative. I decided that it was best to not to occupy the property, so I went to the corporate office on Piedmont Road, but was not able to see anyone. Upon getting ready to leave, one of the employees of the company that owns Sylvan Homes came out of the door and asked if he could help me. I told him that I wanted to bring this "Letter of Intent Not to Occupy the Property", so that I could receive my refunds timely. When I expressed my concerns to him, his response was, he would forward it someone who would be able to respond to me. After leaving, I thought it best to also send an email communication to the company expressing my feeling of a 'lack of customer service' for a "soon to be tenant", and advised that due to the fact that I was given so much communication, I no longer wished to occupy the rental property, and I requested the refund of my deposit and my prorated rent that I submitted to them, totaling $2,181.00. I received an email response advising that I would receive my prorated rent but NOT my holding fee, because was non-refundable. After going back and forth with the representative, she ultimately had her VP to send me an email advising that I would receive my prorated rent for August, but not the holding fee. Since I have not occupied the property at all, This very much like a "scam", because as a prospective tenant, you are not advised that the transition of the holding fee to a security deposit, does not happen until you actual occupy the property which is how they can retain your money. As someone who has NOT occupied the property, and as someone who has been given inconsistent communication from the company, all of my money should be refunded. I can and will supply copies of my email correspondence with the company upon request.

I've been trying to get the refrigerator fixed for months and now the mainline is clogged and 2 of our 3 toilets are not working. When I contact maintenance they tell me to leave my phone line open and someone will call me back. I never get a callback.
I don’t know how they have 100% resolution when everybody else would never rent from them again. I don’t trust your site at all and neither should anyone else.
They had my son and I pay an application fee knowing he had know credit to deny us after 2days of waiting and filling out paperwork. Why make us pay application fee if you know he wasn't going to qualify because he had no credit. Scammer and God don't like ugly.
This company does rents out homes that are flipped very poorly, will not attend to customer complaints. Will leave you strander without electricity or water until their verified Vendors will come fix the problem which for me took 2 months. Customer service at the worst.
I currently LIVE NEAR here, and I am trying to warn every viewer to be sure to READ and BELIEVE every review. They have this property listed and it is dirty, yard looks exactly like mines where they are changing us to fix, you will never receive your pool keys, bugs are actively in the home. JUST BE AWARE - THIS IS THE WORST MANAGEMENT COMPANY!
