Absolute worst experience with apple carr, sun communities, after the receptionist left (she was amazing) we received an eviction notice after being told, via email, that if we resigned our lease for a second year that we would receive three months rent free as the "rent special" was overlooked when we originally moved in and that they left us literally homeless for two months prior to us (me and my daughter) due to "unexpected delays" in the previous tenants moving out and wanted to "make things right", which at the time sounded very generous. However, unknown to me... After we resigned our lease and the awesome receptionist quit, the generous gift was surprisingly was forgotten, and I received a notice of eviction so I tried calling the office (nobody answers now that there is no receptionist) and no answer, I emailed the manager and never received a response, which I assumed due her being overwhelmed that it was taken care of... Approx a week later I received a copy of the previous eviction notice taped on my door with a handwritten note stating we had to vacate by noon the following day. Now I was panicked and angry... I called the corporate office and left several voice messages that afternoon, again no response, so I emailed them and never heard a word from them. Approx 2 weeks later, my daughter hears a banging on the door and was scared so she was hesitant to go to the door and then there were people peering in the windows and the banging continued so she finally went to the door and was told she had to leave the house immediately as they were locking us out. She called me absolutely in hysterics and was trying to explain to me what was going on so rushed home and tried calling the office the entire way home and once again... No answer. I go into the office and the manager tells me that we had plenty of time to get our stuff out and that we were being evicted unless we came up with two months rent and court costs... Which apparently court costs are $1500.00 because thats what was added onto the amount of the rent. And we had to come up with money within 2 hrs but she would be so kind as to open the house back up until 5pm so we could get our stuff out... The entire house in two hours. And I again asked about the email I had received a year or so prior stating that if we resigned we would have 3 months rent free, she just went on and on about how they never do such a thing and I was pretty much crazy. So after I tried begging, borrowing, pawning and every other attempt to get the money and was unable to get it in the form of a money order or cashiers check before 5. So back and forth conversations, asking if we could have until the morning to get the money and another copy of the "gift" email and I was told absolutely not and they would be there at 5 to lock the doors... Well 5 rolled around and nobody showed up until 6pm with a police officer who stated that we had 12 days to vacate the home and that was very generous of them to give us that much time so we were to leave immediately and they house would be unlocked from 8am until 5pm the next day in order for us to get our stuff out if the rent wasnt paid. Now, we were told specifically that if we paid the money the next day we would be all set to stay... The next day I had the money, called the office to make sure someone was there when I brought it in and was then told that following us leaving the manager talked with the corporate office and they decided that because we had been evicted the payment would not be accepted and we just needed to be out within two hours but she was going to again be generous and let us have until 4:30 to get what we could out and the rest would be on the lawn the next day and if there was anything left by the time we got there we could get it then. Mind you I explained we had absolutely nowhere to go and that everyones story had changed continuously through this process... The person who talked my daughter and locked the house up stated we owed approx $2000 less than what I was told when I talked to the manager and that we had five days to get our things out of the house, we were told several times by the manager and the police officer that if the payment was made the following day we would be able to stay.. (not that I was very happy about ever living there again but like I stated above, we had nowhere to go and was in a bind), that story changed and so we scrambled to get our stuff out and ended up being told we had a half hour to get our stuff on the lawn because the house was being locked up. Just a few added notes... We had my 2yr old grandson that week and we had to wake him up in order to leave when the police officer showed up and because we had nowhere to sleep that night we had to take him to his moms, he was crying and screaming that he didnt want to go bye bye and we had to fight to get him into his carseat all while the manager, maintenance guy and police officer all watched and giggled to each other. I was told that there isn't any laws in place stating that they cannot force us out when we have a toddler living in the home or that they needed to give us any notice to vacate the home and that they were being more than accommodating by giving us 8 hrs, on a weekday with one truck to move out. This company is an absolute joke and let so many violations take place and never do anything about it, but as soon as it comes to money.. Boy they are right on it. The manager tried on two other occasions to get "extra" money out of me because of an oversight or whatever excuse she decided to come up with and usually if I contacted the corporate office they would take care of the situation. Not this time, they were pushing me purchase the home after the first year lease was up and when I didnt fill out there paperwork to do that they were doing whatever they could to get us out... It worked. We are again homeless and desperately looking for a new home. They are all about the money and it is so apparent in this place. It is a clean park and has several newer homes with nice lawns so I was hoping for a good experience after being desperate for a place to get into quickly after a very painful divorce of 23 yrs of marriage that came as a complete to utter shock to the entire family so I thought we would give it a try even though it was very expensive. The first month, there was a stabbing 2 houses down from us (the office had no knowledge of this when questioned), homes and car continuously being broken into, speeding vehicles, drug dealings, domestic violence with police involved several times, and many other things that are against the "rules" but again when questioning the office by neighbors (as I always kept to myself if it didnt directly involve me.. Mind my own business) the office had no knowledge of any of this. I was told on several occasions and have emails from the manager that we were great tenants and how they enjoyed having us staying there... That didnt last long after not buying their home. I was called and emailed several times six months prior to the lease being up asking if we were planning to renew or our best option would be to purchase the home... I never responded as I didnt even think I needed to worry about it at that time. So anyway, as you can tell it has been a horrific experience with that place and I will have a great time trying to get a lease anywhere else as I have an eviction on file. Be warned... Stay away from sun communities they are greedy and dont care about their tenants at all. Thank you for listening to my story and I am sure some will judge me but there is way more to this story than I care to share at this time.
