Regarding the loan... try other lenders. You can often get a LOWER RATE/LOWER APR even if there are closing costs added. Even MORE WEIRD? They are so screwed up it is likely you can go to a different Wells Fargo mortgage office and re-apply. If it was their '3 step loan' ask the Branch to CALL the HARP/3 step internal helpline to get an exception. They used to grant exceptions from that office.
Bottom line: go into a branch, find a loan officer stupid enough to stay there more than a year or two and see what they can do for you by calling the office I suggested to try. Dont count on anything changing but it might be worth a shot.
