This company is horrible! They have not installed a required-by-law carbon monoxide detector in my mothers place since she moved there in February of 2014. They have not fixed and of the work orders we have sent in, they never get back to you, the voicemail box is always full. There's just no way to reach them! How can one fix a situation like this?!?! I'm just so upset!

Well if you company owns 2328 Islington Ave (which was newly acquired by Orchard Apartments) then this compnay has some serious issues!

Hi Melissa508, thank you for reply. I am a tenant too... our building was acquired also by Orchard Apartments Inc [protected] Hurontario, Mississauga. We were owned previously by Metro Property Management...
And frankly we have pass from a normal/regular living to "Pure Hell" ... The supposedly 'Property managers' AREN'T John and Jean Perebzak they are the OWNERS (Jean AKA Eugenia, Joanna, J) {She is a fat short woman with very weird hairdo, and he is slender build, white tall old man with white hair, pretend to be nice but is as vicious or even worst then the wife... he drives a silver looking wagoner) are these the ones in your building ?
Indeed I agree this "Company" with different names starting with the 'Orchard Apartments' have many ISSUES starting with not complying with Landlord & Tenant Board regulations, harassment, verbal abuse and threat against the tenants, NO Heating until late Nov to Dec, constantly hot water problems, very RUDE Super-tenants, NOT fixing things in the apartments, asking to tenants to pay cash 'First & Last', not giving the shown apartments to the people, making strange accountings in their own favour, not cashing rental cheques on time to make it bounce back and charging the tenant twice, plus creating events to later take to the Landlord & Tenant board to make evictions notices to get rid of tenants that question them and they PREY on Newcomers that don't speak English too good or know that their are laws to protect them - like that they can rent poor quality apts at a very exceedingly high amount of money... just to mention some of the issues!
It seems they have purchased many buildings that used to belong to METRO P. and I have seen all of them are alike (old buildings with long time tenants) They have buildings in Mississauga, Brampton, Etobicoke, Toronto and even in Wisconsin USA ... that is far we have gathered...
Be aware they increase the rent ABOVE the guidelines constantly saying that they have fix or improve something in the building... in my building we tenants are constantly taking them to the court for that and other things.
Suggestion make a file just to keep any paper they send you or if you see any post take a picture of it, keep a journal of any event or problem with them and take pictures all the time before and after... believe me if you get to any problem you will have proof to back you up in LTB court... rally makes a big difference.

Sorry to bother you but we have the same name company in Mississauga... I was wondering if you know the owners names? I appreciate the information. And by the way call 311 and ask for the Law Enforcement Officer for Toronto's By-law... report it and they should be able to help you ... Let me know how it went :-)
