Ember Homes Capital Group review: Agreed sale price changes without your knowledge

Ember Homes Capital Group is a hugh disappointment.

Their TV adverstisement say THEY WILL BUY YOUR HOME "AS IS"..., and makes it sound Fast, simple, and easy..., but it is not. I asked all the questions that I could think, because I am not a license realitor. When they require you to sign a DocuSign Contract Agreement, be careful when you sign it. Read the fine print. Just before you sign, they make you feel good and say, "oh, no worries, you can change your mind if you desire, because no one can take your home from you." What they DO NOT TELL YOU, is it will cost you $10,000 to change your mind. This is how they cheat you out of your house. If you change your mind, they will threathen to put a Lean against your house if you change your mind, and try to back out of the deal.

The signed contract which has your Home Selling Price listed on the contract, will change to a lower price without your knowledge. They claim this change is the price of a similar homes sold in your comminity. While you're thinking Ember Homes Capital Group is going to buy your house Fast, Simple and Easy at the contract price that you both agreed too and signed on a contract, ...is not a true statement.

Eample: I ask for $825,000 to sale my house. In my community homes were selling for almost a $1M. First they offered me $740K; I said no deal. Then I counter that offer and ask for $800K; Ember Homes said no deal. Then I counter again and ask for $780K... Mr. Dillion and Josh Foregard at Ember Homes said okay, we accept. Without my knowledge, they already knew that the final price at closing is going to changed to a lower price. I thought $780K was close enough towards what I orginally wanted to sell my house. So, agreed to the deal and signed Ember Homes Docusigned Sells Contract for $780,000.

Their TV advertisement said they would buy your home "as is," at a fair price we agreed too. As we got closer to the closing date, I called Josh Foregard to remind them that the manager, Mr. Dillion, called me and said Ember Homes is setting to closing date for July 10th, 2025. By this information I knew how much time I had to move out. But I never heard nothing back from Ember Homes as time got close such as what location to be, what time to be there for the closing date. When I called their office to remind them today 9 July 2025, I had already moved out my house so I could turn over the keys. Ember Homes were surprised that I called. I asked about the $780,000 Sales contract we signed, then they changed the signed Sales Contract previously agreed down to $706,500.00. When I asked why they changed the contract to a lower sell price, they said, because "the fine print says according to current market value" they can change. So, it maks no difference what the sales contract price has agreed, either $780K or $7Million dollars. The CURRENT MARKET PRICE IN THE COMMUNITY IS FINAL SALES PRICE OF YOUR HOME..., NOT THE AGREED CONTRACT THAT YOU SIGNED.

After moving out, finding another place to stay, I felt like I had been lied too by Ember Homes. Next day I requested to cancel my contract and not sale my house. Ember says I am in breach of (that Fine Print) Contract, and they threathen to put a $10,000 lean against my house. I called my Lender Mr. Cooper, and told them what was going on. The sale representative and the office manager Mr. Dillion was upset that I changed my mind to sale. This is how Ember Homes takes your home and pressure you and threathen you to go ahead and sell your home for a lower price than was signed on the contract. I reported Ember Home's decitiful contract actions to the Atlanta Board of Realtors, to The Cosumer Affairs, and to my Attorney.

BE ADVISED: Do not deal with EMBER HOMES CAPITAL GROUP. Do not allow them to steal your home at a lower price than what they signed on the Sales Contract. They will take your Home Equity that you earned, so they can make a profit.
