After receiving a unvalidated notice to evict, ten day notice, due to noise, I contacted 3d as to the nature of the complaint. I was directed to a Home Owner's Association. I'm a renter. I have a lease with 3d. Not anyone else. When i challenged the complaint & notice, it was dropped. Yet now I have lost the ability to make Any contact concerning such complaints with 3d. I'm alone & my rights violated.

Do you accept section 8 at any of your rentals? Although I am about to receive section 8, I still have income and I wont cry like these people and I have my deposit and a double deposit if needed

3-D Brokerage is a third-party property management company. We are inherently in the position of being between a property owner, a service vendor and a tenant. Some property owners are in a position to make costly repairs quickly and sometimes we have to wait for approvals or funds. We explain each and every situation to the parties as a situation unfolds. Sometimes a repair is waiting on an unresponsive property owner, which is as frustrating for us as it is for the tenant (and the vendor). If it happens with too much frequency and proves to be a problem, we cancel our contract with that property owner.
Another part of being a property manager is doing security deposit dispositions. There is often disagreement as to charges and refund amounts. 3-D Brokerage has a process in place to review any disputes in good faith. We try to make the disposition process as fair as possible but no matter what we do, some people are going to disagree and express their frustration.
Finally, the other most common source of angst is poor communication between a vendor and a tenant. An example would be a vendor fails to call a tenant or the tenant does not answer or is not home and the repair is not made as rapidly as desired. If this happens frequently and is the fault of the vendor, we will stop using that vendor. Generally there is an explanation. We give out a lot of service calls so patterns of poor vendor performance become obvious quickly.
We do what we can to mitigate problems but it's rare that we have 100% control of a situation. Furthermore, upset people tend to not the most understanding.
3-D Brokerage does not ask for or reward tenants for positive online comments. We also do not pay for fake comments like so many other companies. As such, your most likely to only see a few negative comments. If you are looking for management companies, I would be suspicious of any that have an abundance of positive reviews. 3-D Brokerage has thousands of tenants and will never have a 100% satisfaction rating. It's simply not possible. Not even Apple has a 100% satisfaction. That's no excuse for poor performance, it simply illustrates the problem of trying to please thousands of people - especially when you are not 100% in control.

I am a current about to be ex renter from 3D. Since moving in I had to become a handy man myself in order to get repairs done around here. When you call them thy are rude and unprofessional. Even had to go as far as filing a complaint with the city of Tucson before getting an response from them. Only then did they get things fixed. One of the most unprofessional companies I have ever dealt with. RENTERS BEWARE OF THIS COMPANY!

I agree with the maintance problem, since I moved in there has been so many wrong things with my place that I had told them with in the first week of moving in and I haven't seen anything close to getting them fixed, just recently I got flooded and it could have been avoided to getting flooded. All my things got wet and dirty and since I don't have rental insurance I can't claim anything. So how is this my fault from not getting insurance that I wasn't even offered ? When I sign my lease, I am just dissapointed because it's not my fault the way this place is set up is the reason why my personal things got damaged and this just gives me another reason why I will not renew my lease that and plus the cockroaches.

Its rather sad when you have to leave town, after an individual illegally takes your keys, and takes ownership of your property that is not listed on the lease. Police had been out to your property. Its even more sad that you alert 3-D Management that this has happened, and they do nothing about it. Even crazier that they disclose the issues with your neighbors but don't get back to you. Do the right thing 3-D. Anyone that goes through this is a victim and further being victimized by the almighty dollar.

I have had 3D for years before I moved and it was fine. My biggest complaint was that they did take FOREVEr to fix things but eventually they all did get done. I had issues with the office person named Stephanie, she was always rude and forceful when I spoke with her and she hung up on me several times when I talked back too much. Other than her the rest of the staff was wonderful and I enjoyed working with them. If they ever get rid of Stephanie, i wouldn't mind going back with them. I can understand having someone like that working for them to keep the contractors on their toes but having her deal with the tenants is just business suicide.

This is a horrible company to rent from, do not rent from 3dmanagment, I repeat DO NOT. I have had multiple problems in my rental, there solution are temporary quick fixes that don't stay fixed. I have reported multiple problems to them, every time I call to check up on the fix they always say " no one here said they talked to you" after a while I didn't even bother to call anymore how horrible and irresponsible for a company to not follow with their part and do these repairs. Most of their rentals are beat down slum homes I don't think half of them are up to code with the city. Stay away from this company only crack heads rent from them.

i have been in search of a rental home and have stumbled across a few homes from 3D brokerage and even when i have called asking information on homes that they are" in charge" of they have no information to give you and are also extremely rude while doing so! just by me speaking with them for a very brief time i now refuse to do any kind of business with them especially renting! u guys most definitely have 0 people skills!

Renter1234, we would add, not everyone is happy with their deposit return. It is the nature of the business. As such, we document everything that we do. It is not unheard of to have an adjustment to the disposition but the only way to make it happen is to give us a call and discuss what you think is incorrect.

Renter1234, all of 3-D’s deposit dispositions are documented and justified. 3-D does not make any money off of repair bills or the withholding of deposits. If you have specific questions, please call the office.

Undercover2010, 3-D has never generated any revenue from vendor work and does not have any maintenance crew on staff; nor does 3-D or its principals have an interest in any vendors. There are management companies that do capture a percentage of all vendor bills/discounts and/or have their own maintenance crews but 3-D is not and has never been one of them. 3-D passes along all bills as they are received from the vendors, including the discounts. The business is structured that way intentionally. We believe it is the best and fairest system for our clients - clients should benefit from the scale of our operations.

3-D only generates revenue from rents collected – there is no monthly administrative fee, vacancy fee, lease generation fee, etc. 3-D only gets paid if a tenant is paying their rent. To claim that 3-D does not follow through with tenants or rent is disingenuous at best.

As to your HOA claim, it does not fit with how we handle HOA notices. If what you claim occurred, then: 1) if a vendor lied to a property manager about completing a job on time, corrective action would be taken against the vendor - i.e. vendor responsible for HOA fine, amount withheld from next check, potential loss of 3-D's business, etc.; 2) if the vendor knew that a re-inspect would occur again in 14 days, then having the HOA check two days after assigning the job does not indicate malfeasance - i.e. the vendor would be aware of the timeline and schedule accordingly; 3) if the property manager failed to assign the job in a timely manner, the fine would be taken from the manager's paycheck; 4) if the notice was not forwarded to the property manager in a timely manner, it may have resulted in a fine; and 5) the only other possibility that comes to mind is perhaps the HOA made an error or was overzealous (i.e. the vendor missed some weeds in the alley that he/she was unaware belonged to the property) - however, in such cases we can usually get the HOA to refund the fine.

I have queried all of our managers as to these HOA claims and none of them are aware of any similar situation occurring in the last few years – or before for that matter. Bottom line is that we are unhappy that you are unhappy and have sent you a private message in hopes of getting to the bottom of and resolving your concerns.

3-D is a member of the board of realtors and has been for at least the last two decades.

Renters! This company is full of thieves. They will do anything and everything to rob you of your money. It is bad enough to lose your deposit but to lose your deposit and still owe hundreds of dollars for false statements is ridiculous!

OWNERS BEWARE---- watch your properties expenses, 3D is famous for generating income for themselves with excessive maintinance, landscaping, and lack of follow thru with tenants and rents. Fined by our HOA's for not keeping a clean "weed free" yard 3D sent us a bill for yard keeping saying it was weeded 2 days prior to the notice. Thinking it was a mistake or crossed in the mail we had HOA go out that day (3 days later) and again yard had in fact NOT been weeded. Unfortunately we had many DOCUMENTED incidences like this with our 3 properties and took our business elsewhere. ALSO 3D is NOT a memeber of the board of Relators--meaning they dont take any complaints. This is how he can state that no one has ever complained about his company--Nice move 3D!

I know the person that wrote this and am letting everyone know that he decided to take it upon himself because the account isn't even in my name. At this point, I am pleased that I did find one person at 3D that is willing to help and give me genuine answers without sweeping things under the rug. You know who you are and I appreciate all of your assistance.

Assuming this is who we think it is, you live in a condo. We do not manage the entire building. If a neighbor complains to the Condo Association and calls the police about excessive noise coming from your unit, which then passes the complaint on to the owner who then gives it to us, we have to pass along the complaint to you, the tenant - no matter how valid or invalid the complaint is in your view.

If you have a complaint about your neighbor, because we do not manage their unit, we do not have any authority beyond notifying the Condo Association, which we have done multiple times. Furthermore, we gave you the contact information for the Condo Association and have given you the information in this comment on more than one occasion. The Condo Association and the police have recommended mediation for you and your neighbor, which we agree might help. That is really all that we can do without a police report documenting illegal activities.
