This community has an association which includes a Parkhouse where all the residents pay dues every month for the maintenance and use, but the developer Lewis Operation Corporation hired a management company called Merit Property Management. The staff who run the Parkhouse are very rude, disrespectful, racist and they do not care about the residents of the community. It is extremely sad that the developer Lewis Corporation is a very well known and prestigious company, that unfortunately hired the wrong Management company which is putting The Preserve at Chino and The Lewis Corporation Company in a very bad position, their reputation is on the line because this Management company is misrepresenting The Preserve community, as a resident of The Preserve I would discourage anyone to purchase a property in this community, they make it sound like this is a great place to be, but once you move in here and meet the staff and get to know all the rules, it is very disappointing, the taxes are extremely high, the association dues range between $1, 600 up to $5, 000 a year plus the cheapest property runs between $280, 000 for a 2 bedroom to $480, 000. So you end up paying a high price for something that cannot be fully enjoyed, the Parkhouse is always empty, they don't really have any activities going on for the residents, all the money that is paid is not worth it at all, I have met other homeowner of the community who are in the process of selling their house for the same reason, they are unhappy with the way the staff runs the Parkhouse, plus all the rules and regulations are taken to the extreme. If you are considering this community please think and analize it because for the price or for the money you can get something way better in Chino Hills or Eastvale, Corona.

Do not come to THE PRESERVE. This is a very difficult community. The HOA does never answer and when they answer a common response will be "we do not have enough resources" and we pay for these resources to be in place and manageable. There is no parking space. There is a lie if someone told you that you have a parking lot. Parking on the streets it is crazy, neighbors are rude, vandalistic, and bullying. The Police take hours to come because we are located at the end of Chino, close to Eastvale so sit and wait. The Board of Directors DOES NOT EXIST. THE HOA only wants your money and they do not work with the community to keep improving the gated spaces, remember; There are no enough resources. I am currently looking for a good lawyer to sue them.

I've lived in the Preserve for almost 4 years now and I've never experienced any problems at the Park House. The Park House is probably the BEST amenity the Preserve has to offer. I use the gym and pool primarily and find its ease of use the top of things to do in the community.

My only complaints are the cow and sewage smells at night and the number of kids at play on the streets at Citrus Commons (a condo community). There are plenty of parks within the Preserve, the closest park is literally 200 feet from Citrus Commons entrance, but kids rule the private streets with the noise of skateboards, ball play (soft balls, soccer balls) and constant screaming. The problem is a lot of parents dont get home til 6 or 7 pm and probably arent aware that they're playing outside. With the number of cars parked outside of garages, the risk of a ball hitting and damage to a car is high. Also, the kids themselves are at risk of being hit by cars driving around Citrus Commons. Any activity that imposes a high insurance risk for the community and association is against the association rules and should be addressed. This has been going on for abut a year now and nothing has changed, nor has the issue even been addressed. It's a matter of time before either the kids at play damage a structure or parked vehicle or a child is hit by a car while riding a bike. All residents of Citrus Commons need to realize that we live in condos with no private yards. The outside area is shared and everyone needs to enjoy it. Not all people enjoy the sounds of screaming kids on a daily occurance, therefore a quiet, peaceful community is ideal. If kids want to play outside, go to one of the several parks nearby. Thats why they were built.

I would recommend Citrus Commons to families looking for an inexpensive home with nice schools and parks nearby. Now is the time to buy with most condos available for under $199, 000. Buy now before the prices start going up again!

The Chino Preserves is NOW one of the best values for homeowners and investors. My clients just closed on a 2000+ sq. ft. condo at $220, 000. That's over 50% from the highest levels back in [protected]. I helped my clients rent out their condo in less than a week for $2000/month! How's that for a return!
The reason why there are so many people selling is because of the housing market crash. You'll see that most of the sales are either Short Sales or REO (Bank Owned).
I have experienced the 'wonderful' nature smells myself... but with top-rated schools, newer homes, and low prices, it is one of the best areas to purchase right now.

I agree that some staff can be rude and some are nice. My 14 yr old kid and his 8 yr old brother was told that they're not allowed to stay there nor allowed to go upstairs while waiting for their mother to arrive. I felt bad that my kids were treated that way. The main reason i choose to live in the preserve is the neighborhood and for my family to enjoy the clubhouse and some staff who doesn't even live in the preserve kick out my kids!

lol you complainers kill me. I lived in the community for 4 years. I never experienced anything negative at the park house. They have to enforce the rules since many of the people using the park house didnt reside inside The Preserve. I noticed this many times while working out at the gym 4 times a week. Furthermore, people were not paying the HOA ever since the housing market dropped. I guess they figured they would walk away from their homes so why bother paying. This caused some activities and amenties to be cut back. The Preserve wasnt the only community where people were moving out. The whole San Bernardno and Riverside county area was hit hard by housing crash and many communities suffered. I moved out when my house went under water for over 300000. This is no fault of the Preserve. I enjoyed my stay and im a minorty as well. please dont complain about the HOA fees and the smell, unless you were totally oblivious when you were buying your home, all this was disclosed to you when you signed. How could you not notice all the dairys near the Preserve and then complain about the smell lol.

Wow! This complety changes my plans to purchase at The Preserve. I visited a few homes there for sale and The Parkhouse. I was planning to purchase a home there but reading all this information about the staff at The Parkhouse helped me to make my decision and look somewhere else. I would not have the patience to deal with a rude or direspectful staff, after all the HOA pays their salaray. Customer service is so important in their line of work. Thank you eveyone whom reside at The Preserve for your comments. I hope the HOA Board, the builders, the land owners and anyone looking into The Preserve reads the comments above. What a decision maker. Thank everyone.

No, do not buy a house here! you will not have parking space, and the neighbors are not good, the people around are not good, the Police are too far away and the HOA does nothing... so look around there are new developments in Ontario, better planned and more convenience than here.

It's true that the staff can be rude. Every time I go to the parkhouse they ask me for my address to "ensure" that I live there. I have even had to show them my id and key fob. I'm wont go as far to say they are racist, but I am Hispanic. I moved here in 2005 and used to enjoy the parkhouse, however some of the new staff members make it very uncomfortable to be there. I often ask my self why I pay for the facilities when the staff makes it difficult to use them. They wont even let you take a simple photo at the place. One woman even asked me to leave when I pulled out my camera. I don't get why I get treated this way. I don't abuse the rules or make loud noise. I often just go there for a quiet place to read. I just keep to my self and I get treated like an intruder. I almost never go there anymore. I only use the 24 workout center, but after the staff leaves so I don't have any problems. Many of my neighbors agree with the statements I have made. Some have even moved because of the treatment. I have had 4 neighbors on my block leave within the last 6 months. One said the staff sat him down like a kid, and disrespectfully explained why he couldn't plant flowers in his backyard without a preapproved plan.

If the staff is the problems, then fired them. Why should the community tolerate rude and unhelpful staff? After all, their salary came from the HOA, and all residents pay for that! Seems like the only complaint here was to the staff in Parkhouse, what about the living condition? Is it safe to live there with prisons within 5 miles radius? What about the flies and odor problems, are they getting better now? I was thinking of buying a home there since the price has drop so much, and it fits my budget, but what I read here concern me.

The staff can be a little bit more friendly. That's all I can say. Since they've changed staff, the newbies are so rude. They advertise the Parkhouse as supposedly your second home so you can feel at home. Now, it's all about staff people with straight faces who are often times unwilling to help, unless you ask like 5-8 times. The staff always have excuses for not fulfilling what Merritt is supposed to do. They make you look and sound stupid when you tell them of their lacking. I wonder why they're even there. This is the worst staff I've ever encountered for the past few years we moved here. They'd better change their attitudes before every family moves out of this community.

Kevin S.- Thank you so much for your honest and open experience about the Preserve. I was considering buying a townhome and renting out the property as a long term investment, but now, your story has really swayed my decision. THANK YOU THANK YOU THANK YOU.
Your opinion has really saved me a whole deal of cash, time, and stress.

I am British and not being a native here, let alone Chino, I feel very well informed. I will stick to Newport Beach. Some of the gated communities there have guards which are included in the HOA. haha At least that's better than a mickey mouse club house.

I don't agree with what you said, you probably live in LALA Land, and you find this place to be CandyLand. There is gotta be a reason why a lot of people are currently selling their homes and moving out, just drive around and you will SEE. when I first moved in 4 years ago one day when they had an event going on I met this young couple and the husband was a Chino PD Police Officer. They were telling me of how much they hated the community and their rules, that they just wanted to give them fines for any little ###. They also sold their house in a short sale and left happy. and for your information Preserve Lover, I never got in trouble besides that incident when I left the trash out. but I did hear a lot of complaints from other people as well, whatever you say I am glad to be out of there, you keep yourself right where you are ok, keep being happy in cow town surrounded by a bunch of cow ### and flies, I am out of there and I am just pissed to have waisted a good few years of my life where I could have been happy somewhere else, but now I went back to Diamond Bar and I am not dealing with their crap anymore.

I've lived at the Preserve for about 2 years now and find most of what you're saying to be completely untrue!

They have MANY activities and events! Most associations have one or two events per year AT BEST! The Preserve has at least 3 or 4 things going on every month! Is this the first HOA you've lived in?

I've never had any issues with the staff. They are very friendly and professional. Racist?!?! That's a pretty bold statement! I'm white and my wife is hispanic and we've never experienced anything even remotely close to racism!

Rules are there for a reason. As far as being strict on them, what's the point of a rule if it is not enforced? The rules are there to ensure that everyone can enjoy the facilities and to ensure that the facilities are respected. Yes, you will get letters or even fines for breaking rules. It's just like breaking the law and getting a traffic ticket. Don't speed and you won't get a ticket...follow the rules and you will never receive a letter or a fine.

Yes, during the summer there are a lot of flies. Eventually as the dairy farms move out of the area they will go away. You complain about the farms, but you actually had to drive here before you bought the house, right? Were you blind-folded? I'm sure you knew what was surrounding the area when you were buying the house.

The majority of your complaint is about tax rates and the lost values in your homes. This has nothing to do with the HOA. We all pay high taxes here, but we knew that when we were signing the loan documents...remember? As far as housing prices dropping, it happened everywhere. Again, it has nothing to do with the HOA, the management company, or Lewis Homes.

Quit crying. You're probably one of those people who feel that rules only apply to other people and you got in trouble so you decided to make a complaint here.

I do agree with you, I was a resident of The Preserve at Chino I bought my home in 2005 I paid about $685, 000 for a 4 bedroom. I moved from Chino Hills to the Chino area, but after the market crashed my home dropped in value to about $370, 000 which is half of what I had originally paid for, my taxes ran around $16, 000 a year because it is close to a 2% and my association was about $ 1400 and my mortgage was close to 4k. By the time I realized what I had got into it was too late because I had lost a lot of money including the down payment for my home and all the depreciation. I ended up selling my home in a short sale for $365, 900 in 2009 and moved back to Chino Hills, it was not a good investment because this community is in the middle of nowhere, we were only surrounded by cows and empty fields of dirt, during the summer there is a lot of flies and the whole community is filled with strange odors from the cows. I had a few unpleasant experiences at The Parkhouse which involved the staff, their regulations are very strict and they will always send you letters to bug you about any little things, they will try to collect money for no reason with citations that are unnecessary. One time I was threaten to be sent to the Board of Directors just because I went out of town and I had forgotten my trashcans outside. When I first moved in, The Parkhouse was a great place to be, but as time went by the quality of services which included activities for the children and activities for the community declined, the staff then became rude to people and the environment felt very tense around them to a point that I stopped going there. I am glad that I moved out of there, I don't have to deal with those stressful situations of the community. Do not buy here unless you have extra cash to throw away.
