Hey everyone, we had a leak in our building, which coincidently is only 8 months old. Granted these things happen, we expected Simerra Property Management to look after us. After all, we pay them a maintenance fee of $500.00 per month. Multiply that by - approx 184 units x 2 buildings - equals $184, 000.00 (This is just an approx as some people pay more than $500.00 and some pay less).

So a month and a bit later they finally approved a contractor to repair our unit (no idea what took them so long). They approved a contractor that we never even met with or even talked to. How can they approve a contractor when he doesn't know what needs to be done? We aren't blaming the contractor. He does what he is told. Simerra Property Management decided that the quickest way to get the work done - without their insurance rates being effected to the fullest - was to have the contractor come in, quickly assess what needs to be done and get things rolling. So according to them, it was not important for the contractor to meet with us - even though we live in the unit. I would like to ask every employee at Simerra Property Management - if they had a leak in their house would they like to meet with the contractor to make sure everything was being looked after?

Anyways, when we spoke to the contractor, he was not even aware that our floor needed to be re-done. Would you feel confident about that the building selected the right contractor when he doesn’t even know that? I mean half of our floor has already been pulled out by our insurance company!

So we asked Simerra Property Management if they would accept our contractor - that had originally come to our unit on the day of the leak through our home insurer - to do the work. Well guess what, Simerra Property Management refused. They said the contractor had already bought the materials - although he had no idea that our floor was being replaced - and that their policy stated that "one company needed to do all of the work".

Reluctantly we have no choice but to accept their proposal. We question if they are telling us the truth or they are trying to pull wool over our eyes?

That is where we are right now - more to follow!

So we meet up with the contractor and he was very accommodating and somewhat understanding about the entire situation.

After he viewed our unit the materials were purchased and the repairs have almost been completed. I have no idea why Simerra Property Management Inc. told me that all the materials were purchased when that was clearly NOT TRUE.

As a side note, the contractor told us that they were getting the exact same floor from the builder’s vendor but the floor installed is a different color, is physically different and who knows about the quality. I would not put it past Simerra Property Management Inc. to approve a sub-standard product for us.

I am still waiting for Simerra Property Management Inc. to provide me with their policy which apparently states that "one company needed to do all of the work".

Simerra Property Management changed their name to FirstService Residential because there was many complaints about Simerra, AVOID doing ANY business with FirstService Residential, they are a SCAM and your property values will decrease by doing business with them, do a simple search on google by typing FirstService Residential Reviews and you will find thousands of complaints about them, they are a corrupt company, they will ONLY choose board of directors that are in favor of them and offer them money under the table in order to keep their position active, all board of directors that has this company acting for them are being investigated.

FirstService Residential bought Simerra Property Management, First Service residential has tons and tons of complaints, just do a search on google type

Yes many companies has complaints but this company has the most complaints! Many people say they are corrupt and dishonest, and some say that they steal money from contracts.

If you are a board of director, I strongly advice you to terminate the contract for first service residential as soon as possible, to avoid bad reputation and de-appreciation for your property!

There are many better companies, don’t choose this garbage company that will hurt your property.

Listen up everyone; I was a board of director in a building for upto a five year period, which is not normal practice but anyway I sat down with these people from Sierra quite often and I learned very fast that they were not at our building to help us and to do their due diligent type of job. But rather they were there to screw us at every little spot possible. They even buy off some of the board members so they can push their deceptions through the agendas and business of the corporation. Now, of course you don't need to believe me, that is totally up to you, but because I was elected on the board because of my construction background they never really liked me from day 1. I was overseeing every little job they were doing in that building and mostly got into arguments with them because of their pricing and overall business structure. They left me no choice but I devoted the last half of my term to getting them out of that building which I discovered was not easy to do, but all you need to do to begin seeing what I'm saying is to compare one of their proposalsproperty management contracts with one from a real company like tridel or Daniels and your eyes will begin to open and you will start to see what sierra is really all about... of course they are terrible...
they hire people and do no back ground checks!

The Cuban superintendent in our building had a criminal record it turns out.
I googled his name and he came up in an article in the Toronto Sun this past August!

Another one for Remington Group and Tania Dimitrova. This company will tell you one thing one day and say something else another day, very unprofessional! Please do your homework before going with Remington group. We have been wrongfully accused and the staff in downtown markham need to be re-trained and fired.

As most of you know by now that Simerra property has now changed name to firstservice wonder whats going to change. i am putting together a complaint shortly and would love to hear more from all of you. i am sick of being lied to.

Here's my problem with Simerra.
Before Simerra property management became the property managers for my building, the building was managed by Remington - the builders. I had placed a $20 deposit so that i could use the bicycle room - I was given a key, and was told that upon returning the key, I would receive my $20 back. I signed a form for this. This was all managed by Remington.

A few days ago, I saw a notice in the elevator telling all residents who are currently using the bicycle room to see them. I spoke with the manager, Tania Dimitrova, and she told me that there is now a "management fee of $20" to use the bicycle room. Fair enough, so I tell her I will forfeit the use of the bicycle room as I don't use it much anyways, and wish to retrieve my $20 deposit back. She then tells me Simerra has no records of deposits - my money is not there, and there is no sign of the agreement I had signed with Remington. I then ask her to follow up on this for me, but she has the nerve to tell me that they (Simerra) cannot and will not do anything about this, and that I am on my own. How is it possible that they cannot contact Remington and follow up on this? Isn't there some sort of communication between the builders and the property managers? They told me it is not their problem. I am now missing $20. To make matters even more infuriating, I was told that in order for us (the people who had signed agreements earlier with Remington to use the bicycle room) to keep using the bicycle room, we would need to pay the extra $20. Not only did our $20 deposit just disappear, we are told we need to pay a $20 fee on top to use the room. It doesn't take a Ph.D graduate to figure out that this is unethical business practice. I will submit my complaint to the Landlord and Tenant Bureau shortly.

We also have the same problem at our Tuscany Gates condo. We pay $680 a month on condo fees. In early June 2012, we noticed a small water stain in our condo ceiling, and brought it up with our Property Manager for Simerra. They came to inspect (just a look) and left, saying its probably a condensation from the AC vent next to it, despite explaining to them that we noticed the stain seem to appear moist after a rain. After several back and forth and emails, Simerra finally sent a contractor in (first week of August 2012) and the guy sawed-of an 8" x 11" size rectangle on our ceiling. They discovered there is a pipe over the stain and that pipe is leaking unto our ceiling. They said they will send a maintenance guy again to patch up the pipe with insulation tape, and its been a week since the hole and there' a drip bucket in the middle of our unit. The Property Manager is the most annoying, pompous and rude Property Manager we have ever met. We will soon be starting a petition with the rest of the residents to kick this compay out of managing our condo. They are really useless an incompetent.

Simerra Property Management is the worst of the management companies. They recently entered our suite and valuables went missing despite an alarm in the premises. They knew that they did not have any authority to enter the suite but did so any way and then stated that was by accident and fired the supposedly new security guard who was supposedly at fault, the matter is now with the police and we have lost all the valuables in the suite and the property manager claims that it is not her fault as she hed told the guard not to enter but he was new. How can we get rid of them and make them liable for the losses?

Woo hoo! I'm glad to hear that SO many buildings are having the same problem with Simerra Property Management.

I agree with all of your statements, except for P.M.M who believes they are doing an "amazing job". That can't be true. He or she must not know the ins and outs of who Simerra is and why they're put in to what seems like EVERY new condo development in the city.

Simerra was put into our building by Great Gulf Homes. They are a developer's property management company, WHICH MEANS: They will SCREW the owner every chance they get if it's favourable for the developer. They are in the developer's back pocket, which explains why they are also price gouging for their ### services. GET RID OF THEM. If you feel like you don't have any power, CONTACT YOUR CONDO BOARD ANONYMOUSLY, leave letters for them at the concierge desk, do ANYTHING in your power to get rid of these crooked slime bags before they screw your condo royally and bring your property value down.

Simerra Property Management is a condo board's worst nightmare! Stay far, far away from this company.

We have delivered termination notice to them (finally) after interviewing a number of companies to replace them. I look forward to returning to this blog to post particulars of our escapades with Simerra after they are off our premises for good!

Bottom line: If you are looking to hire a property management company, there is lots of choice out there. Don't waste your time with these crooks.

Simerra is the property management for my building as well and they are doing a TERRIBLE job. They are very rude and unprofessional. We are currently in the beginning phases of trying to get a new company to replace them.

I feel like Simerra Property Management Inc. has been doing an amazing job. I feel like this person is dissatisfied because of other reasons (personal). Grow up.

how can we get simerra out of our building quickly?
sorry i'm unfamiliar with these rules but our building lobby is turning into town hall every day .. with all the issues we're having everyone stops to complain to anyone who will listen
