People who are buying properties on Ghodbunder Road of Thane are foolish.
There is severe scarcity of water and electricity on Ghodbunder Road of Thane West area. People are foolish to spend lakhs of rupees to buy properties at exhorbitant rates that are prevailing now. There are all artificial rates. If you see there is hardly any construction activity. people who buy flats are either those who have sold their old flats to buy another one. Hardly anyone is putting his cash to buy a new home unless he is out of his mind.
Ghodbunder Road is having worst living conditions. No water, no electricity, no sanitation, lot of street dogs, and plenty of thefts.
Hiranandani Estate is also gripped in water scarcity and power cuts. Vasant Leela, Vijay nagari, Manu Smriti, Cosmos, Rutu Enclave, Rutu Estate, Charanamrit, you name it and there is hardly any resident who is not tasting the tanker water and lost in darkness.
Do not believe the builders...keep away from Ghodbunder Road of Thane West. You will regret buying a flat on Ghodbunder Road.

Thats not the case. Could you tell me in Thane which all societies doesn't get tanker. Do you undestand the prospects coming in GB. And do you have exp. on same which soceity you live in ? I don't think this is major case. Also Thane 6 years back was only concentrated in few location and rest all was jungle.
I have no problem in my society for either water or electricity ..
we get 24 hr water however our electricity cuts are at par with MSEB like 2-3 hrs daily. But that just started this month.

I dont agree with the comments regarding GB Road. Its infact one of the most upcoming real estate markets leave alone Thane, but also in Mumbai. I have known many families who have sold their properties in uptown Mumbai and have settled in Ghodbunder Road. It makes sense as GB Road has one of the best infrastructures in India. Regarding water supply problems, it exists in select societies and depends on the type of water connection the society has access to. Crime and theft is rarely heard of in these areas. Ghodbunder Road has one of the cheapest property rates as compared to other areas in Mumbai. Its no wonder that its increasingly becoming a popular destination for the families who are looking for value for money. With a average rate of Rs 4000/- per sq ft your money is well worth it. Where else in Mumbai can you get a 2/3BHK for 30-50 Lakhs with good amenities such as a clubhouse, swimming pool, gym etc. This is an gold mine for one who wishes to invest into property. It also shown highest appreciation value compared to any property in Mumbai over the past few years, and will continue to do so...Overall I would term it the best value for money.
Hi, I partially agree and partially not.
I am staying at Swastik Residency Phase-I, GB road. We have water problems in our society. We have to call tankers and water just comes for around an hour in a day. Many place around us do get more water than us. We are not getting TMC water because there is some fault in the pipe line. Our society tried to correct the problem but it failed. Surprisingly Phase 2 get enough water. TMC is not doing anything. May be if we pay some bribes then they might do...these people dop nothing with showing money...
When I checked TMC site and tried to mail at "tmcmc@thanemahapalika.com" but there do not exist any such mail id and I got sent-message as failed.
Exectricity problem is everywhere in Thane and just not at GB road, its even worst at dombivali and Kalyan...
I agree that we need to do / take some action. I am not sure where to start, or where to complain, if somebody can help then it would be really great.
In a way I hate to stay in India as our TMC, State and national government cant even provide basic need to their people.

Well, the post " Keep away from Ghodbunder Road properties " was posted one year ago. Even though I do not believe that the picture that the post shows is correct at all. Today G B Road properties are counted amongst the most elite categories of properties.I've staying at G B road since 2005 and trust me this area has never witnessed any kind of injustise.Power shortage and water scarcity is all over thane and the same regulations are being applicable as they are in the areas near Thane station or Phokran Road.I would even say that the standarad of living is much good and healthier at G B Road. Guys, I truly recommend G B road as a perfect area to invest (to be more precise viz. Hiranandani Estate, Swatik Group, Vijay Nagri, Vijay Park)

Can anyone let me know any major downsides of Ghodbunder road ? I heard there are 4 new flyovers which are to be build on the road however work for none has started, is this really true? Also does it face issues of water clogging during the rains?

Thane is no longer the city it was earlier. Encroachments, garbage piles all over the place, bad quality of roads and increased pollution have turned it into nightmare. Overall, Thane is much too overhyped by the builder lobby. Anyone thinking of buying here - investors or actual residents should think 10 times. The prices are just not justified and the problems are getting worse making it a bad investment choice for future.
The truth about living in Thane
1. Long commute to any work place - it takes more than 90 minutes to reach central/south Mumbai. Western suburbs take longer. Buses take much longer while trains are crowded
2. Toll - to go anywhere from Thane you need to pay very high toll (or travel in congested and dirty trains)
3. Atrociously prices properties - bad for investors as well as users. Here are some problems based on an individual perspective
1. Urbania - contruction has been delayed for more than an year. Although it is an open area right now, the surroundings are more industrial in nature and hence not pleasant to view! Biggest problem is the delay.
2. L Paradise and Luxuria - same problem about surroundings. There is also a large nullah carrying waste water within the complex (problem for other complexes too). Not a great view from any building. Newer building are between half to 1 km inside from the service road. Luxuria is far from completion and some flats are facing the nallah. This can bring in stench and mosquitoes to even flats that are not facing the nallah.
3. H Estate - very far from the city, some buildings said to be part of forest land litigation. Rates not justified. Distress sales by individual investors not uncommon at more reasonable rates.
4. H. Meadows - just a collection of buildings with good specs but 2 bHK flats are small. 3 BHKs have larger area but layout is not great. The approach roads (not within the complex but immediately outside) have been recently encroached by hawkers and before that by small shops giving the entire area a shabby look and large bustling mela type of atmosphere - definitely not something you want to pay about crore for (3 BHKs). Flats that should sell for 30-40 L are being quoted for 75 L ! The value cannot appreciate since the approach and surroundings are only getting worse
5. Vasant Lawns - Possibly the most overrated complex. Nallah problem for 3 buildings (Even then flat prices are quoted high). Delays in construction and possession means money is locked up for investors and not significant appreciation. Flats that were supposed to be ready in 2008 are not yet available for possession. Buyer unfriendly sales office turns away retail investors. Overall a bad buy unless the rates are reduced by 20-30 %. Distress sale to investors was rumored. Expected distress sales by retail investors cannot be ruled out in a few months
Among the older ones
1. Tarangan - No open spaces, haphazard collection of buildings. New mall makes it a nightmare from traffic perspective. Flats that should be priced at 30-35 L being quoted for 65 L and above. Nallah problem nearby - not so bad. Maintenance is ok, not so great. Building lobbies look shabby, indisciplined residents having flower beds and pots in windows have made exteriors ugly. Club house is good but not as good as the Hiranandani complexes
2. Vikas - One of the better maintained complexes but is older than 10 years. Several flats have seepage problem. one of the wing borders a nallah and has stench from it and mosquitoes. Parking is a huge problem. Any sound of traffic or other sound from road echoes and booms due to peculiar layout making it very difficult for residents facing the garden. During the boomtime, owners here sold flats for very high prices but recent sales are showing signs of distress. Paying above 60 L-70 L for 2 BHK is totally uncalled for (currently quoted at 65 L). For same money better property can be bought a little further away. No significant reason for price appreciation (not a good investment choice)
Today, builders in Thane are quoting rates that are higher than many areas in Mumbai city limits. There is no reason to pay this premium. Buyers beware and let the markets reach a saner price point at which this city may become attractive again for investment. For living, it will still carry the same problems but you would have surplus money every month if you buy at a lower price.

For a person who lives in Mumbai and comes to Thane, Thane is like heaven with its wide roads, greenery, low traffic congesion, malls etc. Also the real estate prices are amazingly cheap.
It is sad to see Thane residents running down their own city.
All cities have their own problem but I think that any real estate investment in Thane will double in 3-5 years as the Mumbaikars move to Thane.
Pls comment on CASA ULTIMA which is located behind the Jupiter Hospital on the Eastern Express Highway. I m being offered a 1BHK at ~35 L. What are the chances of appreciation in 5 years for this property?
I was surprised to see a comment posted by someone called ****RAJ****. All I could feel was two things, either he is a builder himself or someone connected to them, or someone who's trying to sell his property on GB Road which has now become a noose around his neck (Phaasi Ka Funda). POOR GUY...
I do not know how many others like him were made to look like suckers or I should say fooled by by the builders and the real estate agents into buying something that was grossly overpriced couple of years ago and even now.

I have been associated with the construction industry myself, and I know how much it costs to build a 30 storey tower which includes the so-called ultra-modern amenities and the pay-off needed for the local govt. agencies as well. So if somebody says a 4BHK apt in Hiranandani Meadows at Rs. 2.5 Cr is an excellent buy, I have only one comment for them, please go and commit suicide.
It’s not worth spending more than 12-15 lacs for 2BHK flat of 1000 sq. ft. built-up area, from Majiwada till Kasarwadavli on GB Road. Just wait for some more time guys; there are builders who would end up selling you their prized possessions in the above rate very soon the big ones, whom you know and read a lot about.
Hang on guys, just wait. Distress sales are happening as well, across all location on GB Road. Just keep your nose and ears open, you would end up getting a god flat real cheap from one of the foolish investors like ****RAJ’s**** for sure.

Hi guys! This is Shekhar and I am planning to buy a 2BHK flat at Cosmos Lounge at Manpada, GB road. The quote given to me is 4200/sq.ft for 1000 sq.ft (built up area ) which comes to around 46 - 47 lac including everything.

Cosmos construction quality is not so great. he is local builder with slightly better quality. Look out for Hiranandani or kalpataru ( siddhachal ). Besides this approach road to Cosmos Lounge is not proper. That is the main reason why Nilakanth Green flats are not easily salable. You will get it diffcult to resale.

I know LODHA as a builder has a good reputation around the country . But is it worth spending 50 Lakhs for a 1170 sq ft in GB THANE ?

I think investing on GB Road is a good option, I know the COSMOS County is rating around Rs. 3000/per. sq. ft. So [protected] at Lodha and DB Realty seems a good option, since they belong to A grade builders and also have all latest features like club house, Pool, Gym..etc. Also investing on land will never get waste, if you are in a hurry to make it double within few months/years then you have to take such risk. Because not sure what will happen in future.
Why I do say this is a good option is because if you take Mira Road area in western line, I see that area is over rated than GB road. I see the rates running there is around Rs.4500/- were its just an residential area were even govt. doesn’t have idea of bringing any govt. projects over there. Also I can see in GB road new IT parks are coming up and big malls like Hyper city is coming up. These are all the good sign’s of a developing area.
Someone quoted that its possible to get a 1000 sqft area in 15 lac in the future at GB.Come to think of it, when the current prices vary from 30 lac to 50 lac today for 1000 sqft, how could one expect these prices to drop so drastically? Given some tight economy conditions it might fall to say 25% in the worst to worst case, that is Rs 24 lac to 40 lac.But price fall beyond that is pure imagination or some extreme emergency conditions which is not under anyone’s control. I am having a flat near Majiwada junction in a good society. The plus points are: 1) Excellent connectivity from below my house to central & western suburbs. Autos, buses are always available.(2) All daily needs are available in the shopping centre below the building. Big bazaar is reasonably near. Some new malls are also coming up. No need to go to Thane every time for shopping.(3) No drinking water issues. (4) Some electricity shedding is there, but tell me where there’s not?(5) View of the Yeoor hills from the windows is just fantastic.(6) Flyover is under construction which shall further ease traffic.
Its going to be prime property in the coming years. Forget all the trash people put up & invest in good projects.

Well, G B road is an excellent upscale residential area.Skyscrapers, Shopping Heavens, Good roads (some under construction :-) ), High net worth individuals and decent mix of cosmopolitan flavor makes G B the most sought destination after south mumbai (I don't know if I'm exaggerating :-) ) .Once G B road was mere a transit to Gujrat ( SH 42) with all kinds of greeneries around and roamed by animals from the adjacent National Park. Today you would find all kinds of luxuries, class, quality along with a saddening depletion of the greeneries around.Today's hiranadani estate, waghbil, area around the hypercity and kolshet were once like some areas similar to the one that you would find at any hill station region.Trust me even though you would find all the comfort and luxuries at these big brand homes at G B Road, you would just become the part of fast depleting green covers from Ghorbunder. I hope the builders' lobby at G B takes the notice of this and actually develop or leave some green patches intact around.

If i compare Ghodbunder to Navi Mumbai like Kharghar i feel Kharghar is a better place to buy a home . I think both Ghodbunder and Kharghar are almost at the same distance from Mumbai considering its a hour and 15 mins drive to BKC from both these places .The rates are in simlar range from [protected] .
With Navi mumbai coming up as a hugely planned city from Cidco with the upcoming airport at 4-5 Km, planned SEZ in Kalamboli, Ulwe and Dronagiri, central park, structured city, i can see place like Kharghar coming up in a big way in the next 5-7 years.
So yes though i agree Ghodbunder road has come a long way in the last 4-5 years, however the fact remains that it has only seen a lot of Real Estate devlopments .
I am planning to buy a property @ about 4K per sq. ft. Is this price too high? I am not a Mumbai resident, any advise.

To buy a propery in GB road, you need to think 20 years ahead... from where I look at this locality, I see it getting into the urban map of Mumbai suburbs with its own distinct identity. With quality builders and developers coming up with residential, IT/ITeS, commercial and mall projects in the vicinity, I see it as a metropolis of the future. Do remember, unlike Mumbai or other such suburbs, with exeception of Navi Mumbai, GB road is the only place which we can call as a Planned City, with Development plans already in place, to be executed in the next 10 years.
If you run by the old concept of buying a flat in Thane near the railway station or near Mumbai, I would advice stay away from this upcoming locality, because it doesn't have either of the so-called positive characteristics.
But, do remember that cities do expand over a period of time, if the local authorities have plans for improved connectivity with the outer rings of the city, the chances of people preferring to reside on the outer rings increases, since the central city areas will get increasingly choked, commercialised, and inflexible for further development.

I am a resident of vikas, a very active resident
No flat whatsoever has seepage problem unless an untill people above you have plumbing issues or clogged bathrooms

yes there has been seepage problems for top floors, i think with the heavy rains which we get its very normal to have a issue for top floor ie 12 here and there.
The B side does border a nallah, but now the nallah is closed and buildings have come up in the place of shanties which where viewed from B complex
The A1 building facing towards the road, is having noise related problem.
But building further inside do not have any issue whatsoever its very peaceful, quite and serene

Offlately yes the amount of cars have been increasing making the parking a little cramp
Safety wise and security wise we are excellent
It is surely good to invest in VIKAS as it is well maintained, your money is valued in the real sense
The thing is not just the boom time but now people are ready to pay that price as the maintenence speaks for itseld

The A side goes for 85 lakh plus
The three beds goes for 1 crore
Its worth staying here investing your money here..

Hi, I'm thinking of buying a place with GB realty at Parkwoods in Thane as an investment. The builder is quoting 4500/sq ft. I am totally new to Thane so please tell me my concerns (below) are valid:
1. Is oversupply in that area going to lead to price drop?
2. Do possession dates always get postponed because Dec 2012 is the expected possession?
3. Is forest encroachment going to lead to problems?
4. What has been the property rate trend so far and where will it go in the next 5 years?
