They buy foreclosed properties at auction that would never be considered 'vacation rentals' but are in high tourism areas. They have vacation rentals in Idaho Springs, Manitou Springs, Sedalia/Woodland Park, Central City/Blackhawk, to name a few, all of which are substandard properties with intentionally deceptive photos and descriptions. Her Idaho Springs VRBO listing #173765 for a MT. EVANS CABIN is now listed as a VICTORIAN COTTAGE with pictures of an entirely different house in the same location! The photos fail to show the trailer home this tiny house of horrors is nestled cozily up against. If you look closely at names on the guest 'reviews' you will see duplicates of the same reviews for all her properties. PLR (MA) & DRU100 (San Antonio) sure get around - they somehow stayed at all four properties on the exact same dates.
Julia Seniw filed papers in Douglas County CO recently regarding the property at 15729 Pine Lake Road in Sedalia "PINE LAKE RETREAT" She stating that the property was "not built to building code and had a documented history of deterioration and was bought at foreclosure for $165, 000" in her petition to have the property value lowered to what they paid at auction- not much for 'prime' Colorado real estate. This is public record and can be viewed by googling Julia Seniw. Yet they rent this property out for almost $300/night and hang on to your security deposit in order buy up more foreclosed properties to intentionally mismarket as vacation rentals! Please notify the Colorado Attorney General's Office of Consumer Fraud at [protected] if you feel you have been the victim of fraud by Julia and/or Anthony Seniw.
Julia Seniw is the epitome of what gives the entire vacation rental industry a black eye!

We rented from Julia and Anthony for 7 month. I can’t even start to describe what kind of hell we went through. It started with her deceiving us getting in to a longer lease stating she will let us go if we need to leave early since she knew we were looking to buy, but we will still get a cheaper price. She contacted me none stop with reminders for when everything is due which just shows how crazy of a control freak she is. She mishandled every problem with the house. Forbid us to call the fire department when the carbon monoxide alarm went off, told us to leave the property instead of calling the fire department. Literally told us to go live somewhere else. Blamed us for mold infestation in her house. Mold, rodents and none stop harassment! Stay away from Julia Seniw and her properties! Everything in the house is falling apart, especially the kitchen cabinets. The driveway is a hell hole where my children felt everyday, the roads to the house completely destroyed my car. When we told her we need to move out she made our life a living hell, I had to clean it spotless 9 times to show it to prospective tenants, she asked me to show it, advertise it and find a client. Tried to evict us when everything was paid. Threatened us several times a week for 2 month that we will still owe her! Btw, she didn’t bring a single client to the table when we brought 9, how is that possible? Gave me a lot of false info and straight up harassed us none stop. Nothing is maintained! This is in regards to 15729 Pine Lake Dr. But I would avoid all of them!

I also want to mention that we are a young family with 3 kids. She knew that I lost my father in December and was disturbed and grieving. She would text me on weekends and whenever she wanted. We also provided a 60 day notice which I regret because the way she harassed us and demanded her money was insane. Even when we offered some construction work in reimbursement she decided to have 3 more companies come out to my house for bids. No! I have 3 kids and I am busy! Just let us do a favour for you for crying out loud. Julia is very very difficult to work with and is poor at heart. I feel very sorry for her and anyone that comes in contact with her.

This Willow57 woman is known for slander and defamation of her colleagues and other people. I don't know why she is such an angry person. She has everything to be grateful for: her husband is a successful realtor, and they have a good home and a vacation rental in Idaho Springs. I think she has too much time on her hands to be engaged in non-stop abuse of other people.

Defamation is a false statement made to a third party that causes damage to the reputation of another person. Defamation can be broken up into two types: slander and libel.

Slander is a false statement made through spoken communication (for example, giving a defamatory speech);

Libel is a written or published false statement (for example, an online review or social media post).

I recommend before you publish your review, ask yourself if it is a true statement, or if it is anger or jealousy. Be kind, be happy, and be loved.

Landlording is a very hard job. It includes a lot of physical labor, cleaning caulking, painting, dealing with people (some wonderful guests and tenants and some you wish you never rented to), and a lot of paperwork too...

I am not perfect, but I am working very hard to be a better person every day.

I also rented a Julia Sinew property in Cocoa Beach, after which Jiulia fabricated charges to keep my $500 damage depost for pet fees, which were not part of rental agreement. Then when tried to take her to small claims court, she and her husband conveniently refused the court summons. Still pursuign her through the courts.

Zena Courtney, the owner of ZC Properties LLC, owns multiple properties in Cocoa Beach that she is renting on a short-term basis at $787/nt. She was remodeling the next property and needed a place to stay. She negotiated the rate for the condo she rented from us from $135/nt posted rate to $89/nt. After the reservation was confirmed on VRBO she continued to shop around trying to bring the rate to $75/nt. We couldn't offer a lower rate for 3 people and a dog. Zena Courtney canceled her VRBO reservation. We were not obligated to accommodate her after the reservation was canceled. As goodwill, we offered a direct arrangement and provided our own rental agreement. She accepted the terms and conditions of the rental agreement where it was clearly stated that the pet fee is $150/month. Later, after vacating the property she was upset that we had to charge a pet fee. Our cleaning team spent from 10 am to 10:12 pm cleaning the condo after her 4-month stay. They literally had to wash everything to remove pet dander, pet smell, and hair. Zena Courtney is upset now about the pet fee. As a vacation rental owner, she charges a $325 cleaning fee for a 3-day stay...

Despite a global pandemic and the inability to travel, Julia Seniw will not refund our deposit to stay in her downtown Denver, CO, condo. We initially booked through Air BnB, but she emailed that there was a glitch in their system and her place could only be rented for a month at a time, not a weekend. She said that she would be charged if she cancelled our reservation, but asked us to cancel it and then rebook directly with her. I know that Air BnB warns against doing this, so we did open ourselves up to be taken advantage of by an unscrupulous person like Julia. Even so, Air BnB is providing refunds, so it would logically follow that Julia Seniw would too. When I kindly emailed her to refund the deposit, she declined the Venmo request--no note as to why, just took our $275 deposit and vanished. I tried reaching out to her via Air BnB, but again, no response. She is a huckster, and I would NOT recommend booking anything with her.

The guest BethDAnn booked only a few days at the property. We lost another prospective tenant for the entire month in order to accommodate her. We offered other alternative dates. The guest was not flexible and wanted to cancel. Our reservations are not refundable. We still tried to work with the client, but she was not flexible. We lost the entire month of rent.

She did the same & worse to us. Kept $500 of our money, fabricated damages that weren't even from the unit we stayed in, tried to charge us for a slow draining sink, tried to charge us for things that the apartment complex doesn't charge for, harassed me for 2 straight hours via text message to store furniture for her in a place we paid $10K for 2mon to rent, I had to threaten her w/the police & send her screen shots of tenants rights, collected TWO deposits illegally (not through VRBO)... the list goes on & on. We are prosecuting through the legal system. She is a living nightmare & should be incarcerated for all the illegal stunts she has pulled to rip so many people off for as long as she has been. I should've done my homework on her before renting from her. I cannot Believe how many complaints there are against her & how many people she has ripped off...

Kari Sedlak and Kevin Pearcve rented our 2bd/2ba condo in Denver in the summer for the best two months. They complained about the used furniture. We had a long-term tenant before them and the furniture does wear out. We bought a brand new furniture set just for them and they refused to let us bring the new furniture. They brought two cats to the property. We had a ton of cat hair all over the bed linens, comforters, and floors. They lost the keys to the condo. We had to re-key the lock. We are not sure what they were doing in the condo, but the windows were covered with black paper. We rent this completely furnished condo with a mountain view at $2550/month when people rent for 1 year. When guests need only two summer months, we are very likely to be vacant for a few other months, especially if we have to clean and disinfect after two cats. That is why the rent for 1 or 2 months is higher, mostly in the summer, our high season. Here are the pictures of the condo taken before the guests arrival

I rented from this fraud and spent just shy of $10, 000. She had a broken vacuum when we arrived and some worn out old non stick pans that were the opposite of non stick. Her coffee pot leaked and was impossible to use, the house has mold in many areas and she entered the residence on multiple occasions without our permission to snoop and sneak. she was horribly annoying to deal with and once came by and wouldn’t leave for hours as we tolerated her endless conversation to just be decent. She scheduled a construction crew to install a fire pit ands walkway and lined saying it would take 2 weekends, it took weeks. We had to endure the pounding of machines and the disruption of the peace and quiet we had paid dearly for, when we asked her to wait until we had finished our rental she would not accept no for an answer and pushed through with her project, still demanding full rent. The internet went down and she blamed us for breaking a modem, which broke due to the shorting of the cables that were cut by the construction crew. She claimed we stole a pillow that was actually stored in a box full of linens when we left. She has endless charges and kept our deposit in full. In my opinion this woman is a complete crook and thief. I am not surprised to see this negative report. I contacted her through airbnb and she actually rented to us outside of the platform, big mistake for me! We paid dearly for a mold infested rental, endured a construction project we did not want, had her enter the property on multiple occasions without our permission and for and for all this we paid very close to $10, 000.00!

GFW rented our 2500 sq ft house for over 3 months barely paying $99/nt for the 8-10 people he had at the property which wasn't allowed. They smoked pot inside the house. They broke the modem for internet and the box was cracked. I drove 3 hour roundtrip to the location to bring a new modem to avoid an interruption of the service. Spent over an hour on the phone with the internet provider to reconnect the service.
The guest wanted to book directly instead of instant booking with AirBnB to avoid paying 20% booking fee. It was his own choice. We did disclose that we have a landscaping project outside. The guest didn't mind. The the contractor promised to accomplish in two weeks but due the weather it was longer.
The property was returned in bad condition. ALL pots and pans were burnt to the point of no return. We had to replace them. They took some pillows and left us a dirty brown-yellow item that cannot be used as a pillow for the next guests. It took us days to clean and aerate the house to bring it back to normal.

Omgoodness we had a very similar experience w/her. Changed our unit a week before we were supposed to show up, smaller (queen, not a king bed), dirty sheets & comforter I had to wash twice before using & then she tried to charge US for a new one after we left, peeling paint, ripped coverings on a bathroom door, no tv in the living room we were to be in for 2mon, took TWO pet deposits that she kept, I personally had to send her screen shots of what my rights were as a tenant because she was harassing me for 2hrs to store Her furniture in the unit we were renting, all of this for $10K +. We are working w/VRBO to shut down her account (although she uses different names i.e. Julia Wine) & the police to press charges for fraud. This unit was a dump compared to what we originally Contracted to rent from her & the pictures were Nothing like the unit we ended up in that she had put up. She is a crook, to put it nicely.

Willow57 is a sick person. All her life is devoted to defame people who are in competition with her. She is a poisonous snake. I know who she is. She is Lois Witte. She lives at 750 Dudley St., Lakewood Colorado 80125. Her husband is Scot Kersgaard, a real estate agent. She does not do him any favors by defaming her husband's potential clients. I would not buy a dog house from that "realtor" knowing that his wife will publish numerous offensive materials and malicious comments after the closing. They are both unethical.

"yid" - who stated the property is "truly beautiful" is none other than "PPRT" herself, also known as Julia Sinew. Please read the comment posted by "yid" on a diffierent complaint about Julia Seniw on these same boards. It was posted within minutes of the above posting. "yid" states: "I had some guests ruined a brand new foosball table...Some people are just complainers, they should stay in a five star hotel instead of a vacation homes since they expect five star service at motel 6 prices".

Busted again Julia Seniw! Don't you ever get tired of writing your own reviews? I see you opted out of VRBO reviews on some of your properties, why is that? The only positve reviews for any of your rentals are the ones you fabricate yourself. You can't even come up with original names and dates.

I would define a "bottom feeder" as someone who buys up foreclosed properties for nothing and knowingly misrepresents them as "vacation rentals" with carefully staged pictures and descriptions that are in fact nothing like what the property really is. All this with the planned intent of witholding people's security deposits because you know dang well no one will ever return to rent from you again and they probably live out of state and it's not worth the hassle to go after you. JULIA SENIW, YOU ARE THE EPITOME OF A BOTTOM FEEDER!

Are you denying that your Idaho Springs "mountain cabin getaway" (whatever) pictured above is not sitting next to several decrepit trailer homes and overlooks I-70 and a broken down RV? That the place is literally falling apart with boards hanging off the frame of the house? That you bought the property for less than $80, 000 and are renting it for something like $185/night by the time you add on all your hidden fees? And that's before you keep the deposit.

There are complaints regarding Julia Seniw and her MO of keeping security deposits going back long before "Concerned Party" wrote about her experience with this whack job.

All you have to do is google Julia Seniw and/or the property address in question. You will see all her "vacation" properties were bought at foreclosure and also the numerous complaints about substandard rentals, with holding of security deposits, and not coming through with promised 'amenities' such as toilet paper. Plus, the public record regarding "Pine Lake Retreat" is her own statement in her own handwriting which states "the property is deteriorating and not built to code". Can't undo that one Julia! The public records on all her properties speak volumes.

Julia, it appears your little vacation rental scam is beginning to unravel. The Colorado Attorney General and The Better Business Bureau have logged numerous complaints about you. This is all there for the public to see.
Fraud is a felony, and you deserve to be prosecuted and then spend time in prison reflecting on what it does to the soul to purposely decieve and rip people off. Or better yet, be sent to live in one of your "vacation homes". You attitude about renters being "bottom feeders" says it all. Perhaps if you treated people with respect they might in turn respect your property... what a concept!

We actually stayed at Pikes Peak Retreat. It is a beautiful property. We did not find any faults. Both decks are in good order. The house was very clean and beautifully decorated. We found that the house was exactly as described. Our deposit was returned right away. We read a lot of nice comments in the guest book at the house.
