After applying for a house with Home River Group, we received an e-mail saying that we were denied.

To both my husband and I we were a little shocked due to neither one of us having any criminal background, making more than three times the amount of money monthly, and having high credit scores. When asked they said it was due to no credit history, after repeatedly asking and trying to find out where the problem was instead of helping me, they kept on telling me that I needed to go to TransUnion and dispute my credit report. All Home River Group did was give me the steps on how to set up an account with TransUnion and repeatedly told me for hours to keep contacting them, which I had multiple times. Each time that I talked to TransUnion they said my Social Security number was fine and nobody has even acquired onto my credit report.

Come to find out the problem was they put my husband's SIN number as my Social Security number. After repeatedly telling them they had the SSN with the wrong person I was told this should not affect my credit score which makes no sense because how do you pull my credit if you do not have my SSN number correctly? I had to tell them at least 5 times if not more that TransUnion told me that they needed to make the corrections and resubmit the application. after one day going back for forth they corrected the numbers.

After requesting more documents back for forth for days, we were told that we were approved and that they had to send it to the owner.

The next day I heard from the underwriter asking me for my bank statements. My husband refused to give bank statements with rightful concern. He feels that there's no reason for them to have this we are not purchasing the house and we have provided them with paycheck stubs. Also, the fact that they have already put the incorrect Social Security numbers with the wrong person shows that their system is not trustworthy. After four days of going back and forth to get approved for this house, they asked me to withdraw my application, I responded no I was approved, I had documents that showed that I was approved, and they needed to present my application to the owners of the property. I still have not heard back from them so I'm assuming they never presented my application to the property owners. I feel they are scamming people out of money by denying their applications for no reason.

Even after this they still would not make the changes until I sent a screenshot to them from TransUnion. After requesting more documents that we uploaded, we were told that we were approved and that they had to send it to the owner. Then I heard from the underwriter asking me for my bank statements. I contacted TransUnion multiple times. Each time that I talked to TransUnion they said my Social Security number was fine and nobody had even acquired it into my credit report, and they are unsure as to why they are asking me to contact them. I explained to them what I was told, and Brendan informed me they do not change the application. This is up to the management company to make the corrections and resubmit the application.

Come to find out the problem was they put my husband's SIN number as my Social Security number. Once I informed them that I was told they needed to make the corrections and resubmit the application, it was still a fight to get this done. They still would not make the changes until I sent a screenshot to them from TransUnion saying they needed to fix it. After Home River Group requested more documents due to my husband being new to the state from Canada, we proved to them the visa application, approval for him to be in the States, and our marriage license was all uploaded and sent to them. I even uploaded our credit scores this way they saw that we both are in the high seven hundred.

We were told that we were approved and that they had to send it to the owner. So now we are getting somewhere at least I thought we were!

Then I heard from the underwriter hours later asking me for my bank statements. My husband refused to give bank statements. He feels that there's no reason for them to have this, we are not purchasing the house and we have provided them with paycheck stubs. They also had the company’s phone number location that my husband worked for, all they had to do was pick up the phone or send an email to them to see that he was an employee, and the same as my employment.

Maria the underwriter sent me a message and I was told the reason for this request was because our paycheck stubs were not processed by the same company. And they would not be the same, since my husband gets paid by a home building company, and I get paid by Q forms ICF. They also asked for the registration of the business, Qforms LLC, I sent it to them also.

Instead of someone picking up the phone and asking questions they just assumed the incorrect answer.

They asked about my business expenses. We are only a distributor and we do not have large expenses. I run this business from home. I have a website, cell phone, and the Internet that is all the expenses we have.

I explained over the phone that the only reason we are distributors for this company is so we can use our products to build our homes at cost. We also help out other people who would like to purchase forms to build their homes, safe houses, or swimming pools. I also provided them with information and documentation that we own seven properties in Ellijay Ga and right now have two of them going under contract, each home is 1.4 million. Our homes range from $599 to 1.5 million, Mountain View on Carters Lake.

Even with extra documentation showing that we're more financially stable to afford a house at $2495 monthly. They still requested bank statements but as I said previously, Joe and I did not feel comfortable providing bank statements to this company due to the fact that they already incorrectly used my Social Security number and didn’t even use my husband’s. This shows that their system is not trustworthy, and the employees are careless with sensitive information.

At the end of six days of going back and forth with the underwriter and was approved! They asked me to withdraw my application, and I responded that no, I was approved, I had documents that showed that I was approved, and they needed to present my application to the owners of the property. But they also never closed my application to my knowledge or sent us an e-mail denying me this home.

I still have not heard back from them and it has been 7 days, so I'm assuming they never presented my application to the property owners. I feel they are scamming people out of money by denying their applications for no reason. This company should be closed down and the Broker should lose his/her License. Definitely should not be allowed to run any type of property management company. I felt that they had discriminated against us because no matter what we provided they kept coming back with reasons why they could not lease the house to us when there really wasn’t one. This company discriminated against my husband and me financially because of my husband’s race. Even though we provided financially we were more than capable of affording this house and was approved.

This is supposed to be a rental management company, but they treat the clients as if they are trying to get a mortgage. I can understand making sure that people can afford the home and asking for paycheck stubs and if someone does not have a paycheck stub to ask for bank statements. But again, we provided 3 paycheck stubs. I can prove our bank statements and I would like to if I need to in court.

Desired outcome: This company just stopped communicating with us all together. Never told us that we are not moving forward, no you all are denied, or if they went ahead and sent our application to the owners of this property.
