Asthika Potuhera is a want to be investor. He sells delapidated homesand properties in need of repair on land contract...however, he has you move in and start improving the property claiming that the contracts were being drawn up by his attorney. After improving the property, I then find out that he let the property go into foreclosure. He uses the home for as much equity as possible...takes a second mortgage on it...uses the money for himself, and lets the bank take back the house. Watch out for this man...he is a swindler. He is now trying to get investors for a large vacant building that needs million in repairs. I would NEVER recommend doing business with this company. He is a crook. He claims to have tons of money, when actually he is completely broke. He will rob you as well.

Him telling me December 3red 2019 hed have the money returned in up to 7 business days and I ask how and he ignores me

I have also met with this man to look at a house in Omaha ne. He demanded we give him the down payment that day because there were other people looking at the house and he specifically said he did not want to rent the home to the "black lady" would rather have my sisters and I rent it out. So we rushed the money together that day and gave it to him that night. Read reviews saying he is a con artist (keep in mind the house wasn't even ready yet!) My sisters no longer wanted to rent with me. So the following morning we notified him we wanted the down payment back which was with in 12 hours notification. He said he needed to discuss with his business associates and would return the money to me that Wednesday. Then goes mia for days not answering calls or text and is miraculously in colorado on a family emergency and would return the money when he got back. Then goes mia again. I go to the court house in down town Omaha to file a lawsuit against him. They could not reach him to even serve him papers! Wanted me to file another lawsuit and pay more to just leave papers at his known address of "deluxe properties" being a single mom I didnt want to go up there again and spend more money! About gave up trying to get 2, 050$ from this man! I just recently found his actual address and his phone number again and desperately need my money back for a property that wasnt even ready, nor did we move into, were told multiple times he'd return the money and he's dicked us around! It's been over a year now! Google says he lives on 16312 franklin street in Omaha nebraska. Has his wife's name and all their relatives and business partners and phone numbers listed. Only a low person would not just return the money to single moms who worked hard for that money! Also sounded like he was racist with his comments about not wanting to rent to the "black lady." Been nothing but excuses and dodged calls and text to get our 2g back!

Do not believe a word that Asthika Potuhera just posted, he is a cheat and a liar and has very unethical business practices. He is currently swindling money from us and we are in the process of taking legal action against him. Never do any business with Deluxe properties. You can not believe a word that comes out of this man's mouth.

Hello all, for the curious and the judgmental, my name is Asthika Potuhera, part Owner of Deluxe Properties Llc. I/we have no transactions with a "Dawn". However, the only event, along the timelines of the description here, that would have warranted this comment would be with a vile and manipulating (past) Secretary Tanya Warren of Prochaska Associates (also see baseless and tasteless Google review/comments on that business), in Omaha NE. I was introduced to a project by Prochaska a mutual business acquaintance, and we worked on an apartment building project in downtown Omaha at the time.
While I was awaiting Mr. Prochaska's return to Omaha from a business trip to Texas, he instructed me to call his office to obtain critical information on a pressing matter, and I spoke to Tanya. She, while pretending to find me the said info, enlightened me of her poor credit position and asked if I would help her and her boyfriend Paul Curley find a house they could fix-up and "Rent to Own".
I buy and sell houses on whole sale and she was privy to this information. Most of the houses are those lost to banks and can be in rough shape. Some are wholesaled as they are or improved and sold as value added.
I gave them a list of houses that I was transacting at the time and they picked one to view. This house was being partially rehabbed and was foreclosed on before I purchased it. I informed them that the house would have to be brought up to code to be habitable. I dropped off a key with them and asked them to estimate the cost to make the place habitable.
Tanya assured me that her boyfriend worked on Donald's property down town and that Donald approves of the work, and he would fix everything in lieu of the opportunity and they would move in after the work was completed and approved. She called me the next day and asked that I kept things from Don, and that she prefers that Don did not get involved in matters in their personal lives. That raised a red flag. At that, I wanted them to await Don's return to Omaha, and for my schedule to free up so I can discuss and agree on the details.
However, the next thing I found out was that they had started work. This put me in a bind to say the least. Especially when I learnt that Taniya had assured Paul Curley that there is an agreement. Upon inspection, the work needed to make the place habitable was not done and instead, they glued river rock on the bathroom tub walls, painted the kitchen cabinets and a support wall separating the living room and kitchen was improperly halved without a header to sustain support.
I wanted them to stop work until we got into an agreement. They were delaying the process while pretending to finally finish the work to bring the place to a habitable state. When we discussed the RENT, they did not see why they were required to pay to live in a house that they were fixing. Yet that was what they wanted, a Fixer-upper as they are referred to.
Next inspection was even more unnerving. They had moved in, despite my instructions or requirements to have the place habitable, siting a comment I made at the inception along the lines of, “if you can fix this house and like to rent to own it, it can be yours”. Meaning of course, that "if you say you can do good work and like the house, and can afford to pay for it, I will be happy to help you get into this house". As a good business practice, I had to have an agreement for the work and the "Rent to Own" they proposed. When they found out the monthly cost to cover my mortgage they decided not to pay. Of course, no judge would condone that, and they were kicked out by court order.
Therefore, even if there was a Rent to own agreement, it is as the title of that agreement would have read, and so there would be a "Rent" and "Own" parts. The “own” clause cannot be performed exclusively especially if it is stated on the agreement. What that really means is that if you don't pay rent to a landlord, or as banks call them mortgage payments and if a person thinks that they can improve a property in place of making such payments, that is grounds for eviction or foreclosure.
Even a child would tell you, that if you want a candy from the store, you would have to either pay for it, or do some service for the store owner in lieu, like sweep the store. One can’t simply decide to walk into the store and redecorate the candy wrapper and demand that the storeowner give the candy just because, in their opinion, the modification of an already well selling candy is better with the handy work and so deserve to be granted access to it. If, however, that was the case, I would like to find a bank that will lend me money for a house and then in lieu of repairs or decorations of my choice, have them somehow agree to let me live in the house for free. I too will then get in line to separate such a bank from its assets like taking candy from a stupid storeowner described here. I too would glue rocks on every wall, not just the tub surrounds to get me a free house. Well life is such that it is not all rock walls and wishful thinking.
Of course, Taniya and Paul can’t bring themselves to take any blame, because, like paying their bills on time, or in most instances paying their bills at all, they find it easy to blame others, their employer, their landlord and when you get to know them yourself they will blame you and even each other but never critically analyze inherent weakness. Tanya blames Paul’s alcoholism for their financial demise, and Paul her lies and manipulation of his.
Thanks to them, however, I will never do another deal with people that can’t pay their bills on time and can’t buy a house with a bank loan. If you have bad habits, the chances are, those habits did not manifest overnight and they are some of your defining qualities.
Beware of this Woman, she is very deceptive, and to many will not come off as the confidence trickster she really is. Her employer Prochaska Associates, my business and many others have lost a tremendous amount of money and their good reputation because of her conduct.
She will try to pass out samples and sell her cupcakes to visitors of the business she works for. Then she will see what else she can ensnare people to do for her. I see her potential, should she channel her drive and energy into stop the deception and somehow come around to do honest business of her own. She is one that has learnt to get her employers clients and coworkers into deals that are not related to the work place and then causes disharmony within. This conflict of interest is something she believes is ok even though she knows it is not, and tries to hide it.
If you are wanting to learn about an interesting psychological phenomenon, do it from a safe distance.
