After 10 months of a 13 month lease, I inquired about transferring my telephone/fax number in case the new lease terms were unsatisfactory, and he said "everything has a price." His price was $5, 000 per number, which he graciously reduced to $2, 500 after my BBB complaint. When I refused, he told BBB that "Chapman Executive Suites phones extensions are not for sale, they are owned by the business. They are extensions that are assigned to an executive suite and are not transferable." Nevertheless, he has bragged to me that he has sold the numbers for 3, 500-5, 000 on a number of occasions. For $2, 500 I can completely notify everyone I have ever known about a new number, so it is not the end of the world. I just hope that new tenants do not fall victim to his back-end ransom, and use Skype or a Cell Phone to conduct business until they can get into a more user-friendly environment. Of lesser importance, the restrooms did not have warm water, and the internet is slow during work hours while everyone attempts to access it.

As stated in the lease: Chapman Executive Suites phones extensions that are not for sale, they are owned by the business. They are extensions that are assigned to an executive suite and are not transferable. Please see attached lease Page 5 Paragraph # 3 Telephone Service. Leasee understands that any assigned telephone numbers from our blocks of phone numbers are not transferable when services is discontinued and are the property of lessor. It is always recommended to anyone that comes on our tour that they should bring in their own phone number or 800 number so they could keep it when they leave. With our phone system in place the customer may put on top of the number that is given to them there number, the providers charge for this service!

3. TELEPHONE SERVICE

Lessor agrees to provide telephone equipment rental, telephone line rental including dial tone, voice mail box and telephone answering service for Lessee=s incoming lines which includes a reasonable allowance of answers of incoming calls, defined as four hundred (400) calls per month for each office. In the event Lessee’s incoming calls should exceed the allowance, thereafter for the remainder of the Term at the highest monthly number of answers provided during the preceding portion of the Term, at Lessor’s election, charge additional Telephone Answering Service charge at the rate reference under Additional Service Price List, or to convert to Direct Dial In/Voicemail Answering upon thirty (30) days notice from Lessor. Lessee shall not be entitled to any compensation for any inconvenience or to interfere with its business which result from such conversion. Lessee agrees that only Lessor provided telephone equipment will be used in Lessee’s offices, except for personal facsimile machine or computer modems. Any adds, moves and changes relating to telephone service will be charged at the rate referenced under Additional Service Price List. Lessee understands that any assigned telephone numbers from DID blocks are non transferable when service is discontinued and are the property of Lessor. Lessee shall not order a calling card under the assigned telephone number.

Lessee further understands it is Lessor’s policy to restrict its lessees from using the telephone number in advertisement in the yellow pages, or any other telephone directory. However, Lessor shall permit Lessee to advertise in the yellow pages, provided Lessee agrees that upon expiration and/or early termination of the Lease, Lessee shall immediately cease use of the telephone number and notify the proper party at the yellow pages of the need to immediately eliminate the number from any further publication. Lessee agrees to compensate Lessor for any damages of any nature associated with Lessee’s failure to comply with this provision of the Lease.

I have no idea what Lexis-Nexis has to do with the cost of tea in China, or more accurately the cost of transferring the CES number to my new office. Nor do I understand what a copy machine has to do with a telephone. Everything I said is true; you pay HIS price, or he tells you that the numbers are not transferable. He is posting the Contract language, so now new potential tenants will clearly know his position. No matter how hard the tenant works to build Goodwill at their Start-Up, they will never be able to continue growing if they ever move. Mr. Podell is clearly stating that the Tenant's number will unconditionally STAY if they ever leave his building. What a great business model for marketing small businesses with big dreams. Incidentally, slander is an oral statement; libel is in writing, and truth is an Absolute Defense. I have not accused Mr. Podell of a crime, a loathsome social disease, or infidelity. I have merely attempted to let other potential tenants know exactly what he has stated: Cary Podell owns your telephone number and he will not work with you if you ever leave. As a result, it is my personal opinion that no one should rent an Executive Suite at his building. If he ever changes his position on transferring the numbers of his his tenants, he has affordable rates, good location, and helpful staff. There was NO warm water in the restroom while I was there, the Internet (although free) WAS slow, and there IS a Medical Marijuana Evaluation office on the first floor that keeps a constant flow of customers slipping in the security doors.

Cary Podell/Podell Properties lost the building @ 2230 W. Chapman about a year ago, and it is under new ownership. The new owners have made needed repairs and upgrades to the property since I moved, and I would recommend the location once again for start-up businesses.

This person (Skip) repeats himself too much on too many blogs with the same annoying stuff. We get the point, people should read their leases before they sing and pay on time to avoid late fees DUHH. Every professional business person knows this except this ATTORNEY. It is very obvious he doesn't have enough clients to take care of since he has more than plenty of time to write bad reviews about other businesses. Who would hire him anyway.

Mr. Corson did not expect us to investigate Lexis Nexis attorney services. After talking to their manager and owner who's name is Aryam, cell # [protected], and business # [protected]; we found that George E. Corson IV is not telling the truth.
As stated in the lease: Chapman Executive Suites phones extensions are not for sale, they are owned by the business. They are extensions that are assigned to an executive suite and are not transferable.
This lawyer is trying to slander us with untrue postings and lying to the Better Business Bureau.
This lawyer also used our copy machine and did not want to pay for his useage.
Please have Mr. Corson remove his slanderous lies and untruths from the internet.
