Austin Rent A Home with Realm Real Estate Professionals is a dishonest, unprofessional, unethical and out right ridiculous property management company that I came across in Austin. First, it is a one man operated business and his name is David Soriano. He claims to have a crew that helps him, but that never materialized. He is a cheat and doesn't have any loyalty or regard for his investors or their money. He only does what's best for his interest. I had multiple properties with him and he failed to do proper management. I had high turn over tenant rate (60%) and bad quality with his tenant selection and placement. He doesn't do proper background check and is very amateur when it comes to property management and style. He orders and completes repair work without obtaining prior authorization per contract. He is full of excuses when you (owner) end up getting a hold of him. Otherwise, it is almost impossible to reach him. He promises to take care of things and never follows through with them. He places tenants with strong criminal and sexual offense backgrounds without notifying the landlord. Bottom line is, he is the worst property manager and stay away from his services. STAY AWAY FROM AUSTIN RENT A HOME.

David Soriano of Austin Rent a Home who rents homes in Austin and Cedar Park should be in jail for stealing from families. He will take 2 month to repair issues in homes then he would bring winos and drinkers to fix issues and they don't. The gang of thieves who work with David and Austin Rent a Home should be arrested and should go to hell and I hope they live in sorrow and poverty for the rest of their lives.

David Soriano and Austin Rent A Home company are all nothing but THIEVES and CHEATS. I feel sorry for the renters specially the one on /off Lakeline Blvd. / 1431 in Cedar Park. If you have black water flowing from you faucett in the master bed room. See a doctor please.

David and staff at Austin Rent a Home. I hope to god that you all rot in hell and may you spend your days/nights in hospital.

Signed by miserable renter in Cedar Park.

I can confirm that this company is run by a single individual and his one (1) and only associate (a family member) and that I know this first hand. He is a cheat, a liar and a lowly slumlord. I have a private group that I have invited all of you to. Please accept my invitation and if you read t he group description, you will see what we are dealing with. He has threatened us on numerous occasions and is about to find out the hard way that justice will be done and he cannot continue to operate in this field as a slumlord.

My private email address is in the group description, along with additional information needed from those who have been ripped of by this company. Isn't it funny how he tries to monitor this board and defend his unscrupulous behavior. I'm sure he will have to look that word up in a dictionary. He has time to monitor this board for complaints but no time to handle REAL and IMMEDIATE issues with existing owners and tenants. Please join my group and let's put and end to this company once and for all. I have tried to invite all who have complained but if I missed you, let me know. I do have to be careful that this loser himself does not post a fake complaint and try to infiltrate my group. I wouldn't put it past him.

Managing over a thousand tenants and over 100 properties it is difficult to make all parties happy over the years. Let it be known that our first complaint from Steve above, was determined to be unsubstantiated by the authorities. We do our best to follow Code and the contracts in place and if it can't be solved between the two parties quickly then I prefer to resolve the issues in front of a judge.

Concerning the second complaint made by Stolen Deposit...

It is true that investors I work with do include my own family, but this statement "...buys foreclosure homes and uses tenant deposits to fix them up", is completely untrue. This tenant received the majority of his deposit back and the funds deducted to repair the property was nothing compared to what the investors did to improve the house. While this tenant occupied the house, the majority of the first floor of the house was painted and laminate floors were installed. This tenant requested more faux wood floors on the second floor before he decided to leave and we agreed to have them installed without a rental increase, but he decided to leave anyway. Once this tenant moved out, faux wood floors were installed throughout the second floor and stairs and much of the second floor and the utility room was painted. These investments in the property far exceed the deductions made to the tenant's deposit that went towards improving the actual property. These deposit deductions included a wall newly painted when the tenant moved in to it's original condition, the repair of two walls physically damaged by the tenant and painting a wall that the tenant had left with artistic drawings on them. Another deduction came with cleaning the house. I appreciate that the tenant did make an effort to clean the home before returning possession and we allowed the tenants to save money by not requiring them to have the floor professionally cleaned since we knew the second floor was going to be upgraded. However, we felt it was necessary to have those places cleaned that were not cleaned. That is, when an oven can produce dark smudges on a dry paper towel then it must be cleaned. The few deductions made for cleaning was nothing compared to what the investors spent to make the home even nicer.

It's too bad for this tenant that he and his family had issues with the community that management has no control over and I think they would have appreciated the improvements we had planned for them without rental rate increases.

I am not surprised that I was not contacted by his new landlord, for rental history verification. This tenant paid his rent late on more than four occasions and without checking my records I am positive that he was more than 4 days late most of the time. This tenant may complain about late charges I have charged, but contractually the amounts charged are less than 50% of what could have been charged and can be reinstated if we so choose.

I understand that this website is here for persons to vent their complaints, but it is too bad persons with happy experiences don't often feel as compelled to write their experiences too. As I had stated earlier, we do the best we can to treat everyone fairly and if what we do is questioned and it can't be solved quickly then let's solve our issues in court with an impartial third party. The complaints from Steve were confirmed as unsubstantiated and I am sure a judge would favor with us with this tenant.

I can confirm and agree that David Soriano is a liar and a cheat. Although, for reasons different than the investor above. His investor(s), a family member, by the way...buys foreclosure homes and uses tenant deposits to fix them up. They steal from hard working families that are just trying to get by, and lie and mislead and directly intend to defraud them out of inflated deposits.

And wow, did you see that scathing reply above from the first complaint? How defensive are we, David? Let the bad apples rot, huh? I bet you will say that about me, too. You know the family with two kids, who you were always so nice to, and respectful toward, who paid their rent for 3 years until we were forced to move, literally across the street in order to get away from the vandalism we endured at your home. You were always nice, until we discussed the deposit. Then you stopped answering calls, ignoring constant requests to discuss the move out requirements and criteria... Suddenly, because I rightfully and contractually expected a refund of my deposit, you will try to trash me as a "bad apple" or maybe a "peice of ###" as I heard you call me to William when you thought you hung up on me earlier today. Either way, it is just a distraction to the fact the you are an immoral and dirty player. You manipulate the rules to let my hard earned money fix up your brother's foreclosure property... And you will probably reply to this to, and try to say how awful I am... but you know what, I wasn't awful until I realized you were stealing and lying to me. Karma is a ###, David. Play your games. Work your hussle, and keep it going, because in the end all the people you have stolen from know that you are a dirt bag. I will do everything in my legal power to continuously tell my story in every form of media . I hope it was worth it to you. When you treat people poorly they talk about it.

I failed to mention that the owner who posted a bad comment about Austin Rent A Home, wanted to set up leases that made the tenants responsible for range repair. With lower income housing Austin Rent A Home felt that this was an inappropriate policy. It was instances like this that led to the departure of our business relationship from this property owner. We bent over backwards trying to satisfy this property owner. Sometimes it's better to let the bad apples rot on their own.

Austin Rent A Home is a great management company.

The owner above has properties that did not meet up to our standards (politically correct) and we were happy to let him go. His tenants have moved into other properties we manage or plan to.
