I started this process in May and they gave me a rate/term sheet as to what I would be paying monthly. They then asked for an appraisal, title commitment and 1003. I have nothing but bills and no money. I signed 108 pages of loan docs and even the title company hasnt been paid for their services. This is a SCAM!. Fmc lending, Bart with Lone Star Hard Money out of TX and Rush My File are all in the scam! The names change a lot so you're not sure who has your loan. FMC Lending 380 Beach Road, Burlingame, CA

What did you do about it? Can you list the amounts you paid and services obtained or not. Which agencies did you complain to? Did you lodge a complaint with your state department of banking and insurance? CFPB ?
Hi Karen, im currently working with Bart from Lone star now and experiencing the same issues. Its been over 2 weeks since I signed my closing doc and still no funds and no updates. Did you ever get your funds from them or did you go elsewhere

Stay away from Lone Star- Bad News
I am experiencing the exact same issue. Despite signing all of the closing documents, the loan has not been funded. The company has offered no explanation for the delay. It is deeply concerning that a lender would have clients execute formal loan documents with no apparent intention of actually distributing the funds
