FYI, this real estate negotiator, named Joanne Choo. Told me that the condo was not a bumi lot, whereas after I'd signed my S&P, however, claimed to be a bumiputra unit.
The property cannot transfer under my name, which means I need to do a deed of assignment, if i wanted to buy that condo. If not, my 10% deposit will be burn.
May I ask, does anyone wants to buy a condo which its not under their name? Feel like cheated.
Moreover, any questions after that, she is not helpful n ask me to consult the lawyer. So be careful when you are going to buy a property.

Hi Reapfield, I faced the same issue with my recent purchase through your agency. 2% earnest deposit had already been paid but SPA not signed yet due to the following reasons. 1. Agent said can get 90% loan without checking the facts as commercial title property can only fetch 80-85% of loan! My loan is approved for 85% loan margin. 2. Valuation of the property, he said no problems but after asking around, the highest valuation came to RM270K and property purchase price is RM290K, a double whammy for me as I need to fork out extra cash. 3. Stamp duty waiver for first home buyer does not apply to commercial title but the agent said can, got the confirmation from my lawyer that it cannot be waived. 4. Quit rent and assessment fees are much higher than residential property. Agent said assessment fee is only RM400 per year. Am getting my lawyer to check last year's receipts to prove him wrong. After all the hassles and misinformation, I have no intention to proceed with the purchase and would like to get my 2% earnest deposit back. Please advise. I may be reached at weevil_xyz@me.com

Dear Sir/Madam, we are unsure who you are but we did a checking of our records during the period of last quarter 2011 and 1st quarter 2012 and found such a property had been legally transacted and the property is now legally the buyer’s. We wish to highlight as well that this transaction was done through the proper channel i.e. through the solicitors for both parties who had well advised the parties concerned. The negotiator concerned had also confirmed that she had highlighted to the buyer all relevant facts pertaining to the property and that there should not be any problem with the sale.
