Do you know which is the worst managed apartment in Mississauga?
Its Orchard apartments in Jaguar valley Dr., Mississauga.
I will tell my friend's story.
He moved into this apartment because of easy access of all amenities
At the time of submitting the application it was told all the repairs will be done before move-in
But on the move-in day he was surprised to see that no repairs were done

The lady ( superintendet) does not know how to talk to the customer/tenents at all.
No respect, no responsibility, very rude, and she always blame the head office for any problems.
She says she works from morning to evening, seems shes very frustrated.

If you call the head office they will tell you to contact your superintendent / do not pick the call.
Whatever problems reported, it not resolved yet, its been 3 weeks now.

I'm so glad to see so many other people affirming my experience with this landlord! They are, without exaggeration, THE WORST.

I lived on Bloor St in their 2688 to 2694 block and I must say if you're looking for a place to live, LOOK SOMEWHERE ELSE!

The first week I lived there I was doing laundry (multiple machines were down--a semi regular occurrence unfortunately) and I ran into another tenant. We said hello and she asked if I was new. I said I was and she said "Get out as soon as your year is up--they don't care about the tenants in this building at all!" I had hoped her experience was anomalous but after speaking with other tenants in the building (and having my own terrible experiences with Maria and Anna) I realized it was far from rare. These people should NOT have jobs wherein they interface with the public! Beware. They do a good job of pretending to be professional and courteous but it's a sick act and they WILL begin the disrespectful treatment of you and your property as soon as your lease is signed and they have your money.

I can't emphasize enough how unprofessional the behavior of Anna is in particular. She is the least helpful, most condescending woman I have ever had the displeasure of dealing with.

Thank goodness I got myself out--I hope the other tenants there realize they deserve better than vermin (which are blamed on the tenants!), cracked/crumbling walls, dark caramel colored stains which come through the ceiling in the bathroom and bedroom, run down laundry facilities (always a machine or two at least down), rude, condescending and unprofessional treatment from Maria and Anna, being blamed for the results of wear and tear on dated and inexpensive appliances (ie: fridge breaking, stove not heating evenly) and excessive heating in the winter months (which the tenant does not control).

An example of the blaming that goes on...
I once had a maintenance request because the 20 year old plastic handle on my tub faucet broke and was no longer able to turn the water completely off. The maintenance guy told me it was my fault because I had been turning it off wrong...Yes. You read that right---turning the tap to the right with my normal human (and not hulk like strength) caused it to break...Normal use caused it to break. But I was blamed? Fortunately I wasn't charged...for THAT. There were other charges they attempted to saddle me with but I know my rights.

TLDR; stay the heck away from this place. They're crooks and you deserve better.

I used to live in 3094 Jaguar valley dr. The management Anna is extremely rude and a horrible person. You will always see her yelling and shouting and she would never talk softly with you ever. She will never listen to your complains. There is also a lot of cockroaches problems with almost everyone that I know at 3094. The carpets stink and smells like dead rat. Don’t buy here to save money.

Anne Perebzak is the owner and she is known to treat tenants like trash and give them hard time. She collects illegal rents, doesn’t return rent money when people refuse to live there, files false claims in court, lies to municipal authorities, gets their neighbours to lie for her, intimidates tenants and locks them out of their home. My story is way too long to type just know that any Orchard Apartments building or any property having to do with John or Anne Perebzak will result in you in court and losses for years to come. Do not rent. The cheap rent is not worth it. Take heed now.

My family and I lived at the Rexdale Orchard Apts building. Our experience isn't completely awful. The apartments are spacious and hydro is included. There's a plaza and a Walmart within walking distance. Transit is right outside the building. And those are some pretty nice amenities. The building is a lot cleaner than other buildings I've seen. The elevator has been fixed, with just the occasional breakdown, and the super does call to get some one to come maintenance it right away. The supers, as we had a few while we were there, have all been friendly and professional. But they can only work with what they are given/allotted by the management, which is the bare minimum. The owners/management are not very people friendly. We did not get on their bad side, but did speak with them on multiple occasions and they always misunderstood. We heard from other tenants that they would hold rent checks when we first moved and thankfully always paid with a money order. We were late once and paid almost $300 in late fees (it was late because it was a long weekend and the bank was closed on the Monday, which also happened to be the 1st). They are not allowed to charge a late fee for those instances, for the record. They charge $100 "deposit" for keys to the outer doors, but they only pay $17 dollars for each key from the key maker. That's also illegal. I wasn't sure how to inform other tenants of this. Hopefully, they will see it here and check with the Tribunal so they know the legalities about keys and deposits (they are not to exceed the amount THEY PAY to manufacture each key, in other words, if they pay $17.00 for each key, maybe $21 after tax, then they are only legally allowed to ask a deposit of $21 per key. No more.). If you want to find out how much the key maker charges, you can call or email asking for the cost of the key and state you are just waiting for authorization to have one reproduced from management, and wish to know how much to expect. You're not going to actually get a key, you are only looking for the true cost. So you won't actually need to get any authorization. But every tenant is entitled to know the law and what they should be paying. Practises such as this show the shady nature of the property management/owners. They are either extremely ignorant of the Landlord and Tenant Act, or they are banking that their tenants are ignorant of their rights. Know your rights.
Sadly, the idea of confronting these landlords has always proven to lead to a harassment of tenants until they feel forced to move. They are most assuredly known to create untruths in order to intimidate tenants to not pursue issues legally. But as some one else mentioned, the other tenants are very good neighbours. We never had any issues with any of the supers while we were there. We did hear some concerning issues from previous supers, who described a very hostile working environment. There was a new super when we left, but he seemed very nice and professional.
It is a nice place to live, as long as you don't have a reason to deal with the management. They had 8 visitor spots and 4 reserved (for short term parking, like deliveries, mail, etc) spots outside the back door. Pick your battles. And if you're there now, I hope some of this is helpful to you (or to any one).

they are taking advantage of everyone and i don't know how come they are still in business?

Omg! thank you to all the commenters for posting your truths! i have printed all of them to include in our evidence against this company. we are currently involved in such a horrid situation with this management company and our ltb hearing is upcoming on the 5th of april. they not only entered our apartment without notice, but locked our cats in the bathroom without food, water or fresh air because they forgot they had done that while showing our unit without section 26 notification our cats were there for 3 hours before i came home! absolutely disgusting. the owner john b. tore signs of the door to our unit and when i confronted him to stop, he accused me of punching him in the face! an absolute lie! he did this to get the cops there within minutes, to intimidate me, the cops saw right through it and didn't press any charges. we have tried for 6 months to have noise issues mediated, they never answer the phone, and when they do they hang up on you because you have a valid complaint. they hired a new super for 2 months and he was an amazing person! they fired him as soon as he started to see just how disgusting this management company are to their tenants. he had many personal and private convos with me about just how bad it is for him and how they instruct him not to talk to tenants who have complaints/valid concerns, of course he's no longer here... we have been keeping logs of everyting with this management company, we will fight them to the tribunal, not the mediator. we are paying, quiet, respectful tenants who cannot believe how horrid these people are. they are so rude, they've made 90+ ladies cry in the front lobby because they've berated and lied to them. they even tried to show a unit within 6 days of a family's mother dying in the unit! they are rude, uncouth and greedy #. they have been scrambling to 'build' a case against us and it's full of lies. we have faced harassment and intimidation from the owner, john b, the leasing agent anna peterson, the superintendent clarence and the manager at 'head office' anna pelusa have hung up on us, accused us of lying about issues of noise in our unit from their shoddy reno's... these people will treat you like gold until you've moved in then watch out. beware, avoid at all costs. believe it or not, east west management in brampton is a better company to rent from, even tho their apartments are generally old and dingey..

Well, I have a duty to input my suffering.
I was one of group of people petitioned to get the maximum rent increase null in year 2014. This triggered ferocious backlash against everyone on the petition list. I was taken to court and claimed that I owed $375 on late payments of my rent!
I may have been late but not all the times but didn't have the proof of payment on the 1st date of every month.
The counsel mediated (I regret for going for settlement of payment of 50%, should have fought in front of a hearing Judge) and made me pay half of the $375.00.
This was not because I was late, but for part of the petitioning group to keep the rent increase at a lower rate and not maximum.
When I moved, the place was given with dirty fridge and dirty stove. I had to clean them and that included the cabinets and counters.
I heard the Jean or Jane the land lady who terrorized the tenants no longer on this earth. Things might be different? Can't tell course, I don't live there any more, hooray!

This place is the worst place to live in never again I'm paying $1, 300 to live with roaches and a bleach cleaned building with a broken laundry . To make this a very short message. If ur late with rent they almost charge un100 dollars but yet they don't answer ur needs. Great people living there friendly neighbours but that's the only good thing about the place. It's sad when ur paying someone's retirement with ur money but yet u have to share ur apartment with roaches I'm so disappointed I will be going to the labour board with all my complaints and I have letters of other new ours complaints before I leave this building in a few months. Don't not even think of living here.

I would not recommend this building or company. Horrible management, no organization and good luck trying get something fixed in a timely manner. Your unlikely to get a hold of anyone at the office by phone. My fridge broke down twice while living there. The first time, I lost all my food. It took two weeks to get a replacement. The Second time it took three days to just have someone come look at it and tell me it was broke. It was a week till it was fixed. Never any apologies, poor attitudes and rude.
The elevator was always an on going problem. Its old! My last two months there it was completely down. It took them two weeks to notify the tenants that it was broke and would need maintenance.
Most everything about the building went down hill while I was there, which was 5 years. The outside and inside maintenance. Bulbs in the halls, the front lobby and parking lot would be out for weeks or a month long. There were always issues with parking and cars.
Laundry machines would regularly be down and not accept certain coin.
Over all bad experience. Orchard apartments doesn't care about or respect their tenants.

Worst apartment I ever seen.This building elevator is not working at all.Only few times in a month it is working and the management is not taking an action against this.People staying on the top floor is suffering like hell here.management is notvready to gives us our money back also.ita kind of trap we are in.please don't choose this apartment.

Worst apartment I ever seen..the building elevator is not working at all.Only fee days in a month it is working and the management is not taking a proper action on this.we are staying on the top floor and we are suffering like hell here

Orchard Apartments Inc recently bought the building I live in near Rexdale Blvd. First thing they did was fire the superintendent we had for years and replace her with someone else. The superintendent we had was amazing she constantly cleaned was always very helpful and seriously went above and beyond. Since replacing her the building has gone completely down hill. It is dirty the garbage constantly over flows. I don't want to completely blame the new superintendent as I believe they have him doing the handy mans work (whom they have also dismissed) and that it is Orchard Apartments fault for having him act as handy man he is unable to clean and tend to the everyday upkeep of the building. Sometimes only one washer works in the building. The only provided bleach to the new superintendent so the odd time he does clean he just spreads bleach everywhere and febreezes everything. I have complained about the bleach since I see elderly ladies sporting face masks to block the fumes. Also residents with dogs have been worried about their animals walking through bleach. If I had the money I would move I only see it getting worse. They are also handing out letters constantly about parking issues and have now decided to cut visitors parking from approximately 8 spaces down to 4...there is approximately 700 units in my building 4 spaces is absolute nonsense that's not even one guest per floor. Avoid if you are able.

The worst apartment ever! Do not rent! The management cannot even enforce parking rules. Tenants park wherever they want, and to make matters worst they don't answer phone calls from their tenants. The owner of this place should get a reprimand from the government. What they are doing is illegal and should be sanctioned. We had a car parked in our parking space, when we called the superintendent on duty, nobody picked up and the call went straight to voicemail. We had to park our car illegally overnight and risked getting a ticket just because they didn't want to answer the phone. Pretty disappointing since we are paying for the parking space.

Orchard Apartments are con artists! I am a single mother whom went looking for an apartment for September. I was greeted by a very friendly woman (Jeannie, not to be confused with Jean whom is the Property Manager) I filled out the paperwork and even went across to Dundas Street to get the money orders (First &Last.)

On August 10th I contacted the building to see if I had the apartment and that is when I was introduced to Rose. She told me she could not tell me but it looked good. I told her I had another apartment that I had been approved at but was wanting this one as it was conveniently located near my work. She told me to call back tomorrow. I called back the next day and was told by Rose that I did have the apartment and September 1, 2012 I could come and pick up the keys and sign the lease? I found this strange because normally you sign a lease prior to moving in but I agreed. So I let the other place know I had found another place.

August 15th I get a call from this John individual (found out he is Jean's husband) whom told me that there had been a mistake and the apartment was not available till October? OMG I had already told the other place I didn't need it and now I had no place? I contacted Rose and was told that she had no other information? I told her that she had told me that I had the apartment for September, she was rude, passive aggressive, and seemed like a real [censored]! I told her that I would be by on the 18th to get my money..she hung up!

I went to go and get my deposit (which like I had stated before they required either a certified cheque or money order) and I got a personal cheque with Orchard Apartments on it? I also started to get a bad feeling about this but I deposited it anyway.

August 21, 2012 I go to withdraw money from my bank for a new place I had found and guess what...the cheque bounced! Here I was needing this money to put on a place because I had been screwed over by Orchard Apartments and they had screwed me over again?

When I called the number (which these individuals prior blogs noted they do not answer the phone) but when Rose did take the time out of her busy schedule of sitting on a couch all day to answer the phone I had told her that the cheque was rubber..again No compassion, just bitterness and incompetence I was told to call Jane. When I called Jane it sounded like she was on anti depressants and really was kind of dissociated she told me that they had just found out about it? I told her I would be down the following day after work to pick up either a certified cheque or money order and was told they would do that for me.

When I arrived let's just say I lost it when I found in the envelope a cheque..no certification, and no money order.

I started to raise my voice to Rose and she was as useless as a brick wall!

I had to go out of my way...take the cheque to their branch, , and have it certified which cost me money! Best thing was that if you want to have a cheque certified the bank has to get the account holders permission. Prior to me showing up at their bank I had called Jane at least 20 times as I wanted to tell her she had told me they would be reimbursing me by certified cheque or money order. I did not have my phone call answered. When the bank attempted to call within 2 minutes of the branch Manager calling her she had called back. She gave the go ahead and I finally got my money!

Rent from these ### lords if you want headaches, rudeness, and incompetence!

THESE PEOPLE ARE TRAILER TRASH WHO LIE, STEAL, AND SHOULD NOT BE RUNNING A DOG HOUSE LET ALONE AN APARTMENT COMPLEX! SCAMMERS, CON ARTISTS, AND NO CLASS!

Orchard apartment inc, is the worst company they may seem all friendly at first, but that is because they want to fill up the building because they are in need of tenants. They are very cheap they rather pay less money to JUST DO A JOB instead of doing the job and doing it properly . Sometimes they may come into your apartment without giving any notice. Furthermore management can be very rude, DO NOT I REPEAT DO NOT RENT FROM THIS COMPANY YOU WILL BE SORRY YOU DID. My advice for friend is to find a new place asap, trust me easy access to everything is not worth the headache you will soon recieve.
