BEWARE AND BEWARNED OF KSL LETTINGS/PROPERTY MANAGEMENT - LARNACA, CYPRUS !

I was in England looking at properties to rent long term and came across KSL Lettings. We exchanged emails over OROKLINI HILLS 11 BLOCK D21. I was told it would take 5 working days to sort things out and paid my deposit (300) 7th august and was moving in 31st august.
When I arrived on 31st to the office I paid four months rent in advance (1400 euros). I signed the contract (silly me) and was given the keys. No one showed me around the apartment which is what I thought would happen. I arrived at the apartment to find it filthy dirty. No Inpsection or clean had taken place before I arrived. No maintenance on the apartment done either. The floor, you could not walk on it but slide everywhere. The toilet was heavily urinated all over and down the toilet. Soap and hairs in the bath tub and along the walls. The fridge was so dirty and heavily stained. The place was FILTHY DIRTY!

I noticed NO WATER. KSL (RUSSELL FLICK) Emailed me to tell me to go onto the roof and switch over the taps. With everything being foreign to me I went in search for the roof but could not get onto the roof. The taps are NOT on the roof and if he did his inspection he would have known this. I found the switch inside the apartment and when I switched it on, the boiler started to leak everywhere. Water and electrics don't go... There was no HOT water either. and NO AC. KSL stated they would send someone on monday a plumber to sort this matter out. Monday came and NO PLUMBER ARRIVED. I Moved in on friday 31st August and had to leave the apartment 4 days later.

Surprise Surprise, my first night I was woken at 3am to a mouse biting my toe. I am petrified of mice. Due to the filth of the place I am not surprised mice was roaming the place. Food remaining in the cupboards and the last tenants rubbish and other bits still remained in the apartment. You could tell this apartment wasn't lived in for such a long time and no doubt only pleased to get someone from overseas to rent it. I was bullied into staying longer than I should off. OROKLINI HILLS 11 BLOCK D21 is inhabitable and no can live in such conditions that I was made to live especially pay for living there. I signed the contract and therefore unable to claim any money back. It wasn't like I used a lot of electric or even water. NO HOT WATER AND NO AC.

I spent the remaining 4 nights wide awake watching 3 mice roam the apartment and at times needed to use the bathroom and couldn't due to mice running around.

KSL have stated 'if I leave the property I would not get a penny back' A woman on her own and no where else to go to I remained until i could not take anymore of the mice roaming the place. Mice carry disease...

Sadly, the landlord refuses to even deal with this issue too. The pair of them are totally useless men. If I had a property and I knew my tenants were upset over my property I would be completely ashamed of myself for allowing someone to live there. I asked if I could move somewhere else, NO! I asked to be released from the contract considering I have just moved in again, NO. Ron Temperly the landlord, refuses to speak with me.

OROKLINI HILLS 11 BLOCK D21 IS INFESTED WITH MICE AND I SEEN 3 MICE ROAMING AROUND AND I'M SURE THERE IS MANY MORE AROUND.

I hung up a cheap beach dress oneday and I came back to the dress being chewed by mice. I still have the dress and I have pictures to prove which I need to download of my phone and place online asap.

IF YOU RENT OR ADVERTISE YOUR PROPERTY WITH KSL LETTINGS - NO INSPECTION IS DONE. NO CLEAN IS DONE. NO MAINTENANCE IS DONE. IF HOWEVER IT WAS DONE, HE WOULD OF KNOWN THAT:

1) NO HOT WATER
2) NO AC
3) THE PROPERTY WAS FILTHY DIRTY
4) MICE DROPPINGS WAS IN THE BEDROOM
5) THE BATHROOM WAS HEAVILY URINATED WITH SOAP AND HAIRS
6)THE BOILER LEAKING
7) TH FRIDGE HEAVILY STAINED
8) THE FLOOR - YOU COULD NOT WALK BUT SLIDE ALL OVER IT
9) FOOD REMAINING IN THE CUPBOARDS
10) THE WATER TANK IS DOWNSTAIRS NOT ON THE ROOF !

The lift did not work or go to the 3rd floor. No mailbox key was given and someones car had been left for months and months in my car parking space.

IF AN INSPECTION HAD TAKEN PLACE - KSL LETTINGS IN LARNACA WOULD HAVE SPOTTED EVERYTHING I NOTICED WITHIN MINUTES.

I should have inspected the property before hand but I paid in GOOD FAITH and expected to do a surface clean but not some heavy duty clean. Not an utter of an apology from KSL OR RON TEMPERLY CROSSED THEIR LIPS REGARDING THEIR SERVICES AND BAD SERVICES TO ME.

I Didn't expect to move to cyprus to move out of a place 4 days later especially with paying four months and deposit down in the first place. And I didn't expect to share my apartment with MICE !

I just think people need to be aware of dealing with KSL. if however you need to rent an apartment, make sure you rent from a CREA REGISTERED COMPANY. YOU CAN CONTACT CREA THEMSELVES AND THEY HAVE MANY REGISTERED COMPANIES. KSL ARE REGISTERED BUT NOT CREA REGISTERED!

KSL mentioned I breached the contract by contacting the landlord but it clearly shows on the contract due to the affect of the property I am allowed to contact the landlord via text, fax or email. I did via text and email. I broke no breach of my contract. I expected to rent an apartment clean and mice free and all I got was an apartment filthy dirty and infested with mice and no maintenance done. I pitty anyone renting from KSL. Bewarned and be aware just how they run, operate their business. I would never have walked if these issues was dealt with right away.

I agree with Sarah.

We moved to Cyprus for family reasons and with the situation we were in, we werent able to view the property before signing the contract. Fair enough, that is our fault, but KSL should have done a proper inspection on the property and made sure it was safe to live in before handing over any keys.

Upon moving into our apartment, we have had numerous issues to deal with for example; balcony doors not locking, balcony doors not opening, immersion heater switch popping and sparking every time you switch it off, wardrobe doors breaking, sink leaking, phone to downstairs that is supposed to unlock the door not working meaning we have to go downstairs whenever we want to let someone in, and the best one... the light fitting around the bulb in the living area FULL of water, and when we called the 24 hour EMERGENCY KSL line, water mixed with electricals were not classed as an emergency, I beg to differ.

The apartment was clean on the surface, but under sofas and beds and other furniture was filthy.

A man was sent to fix some of these issues, the immersion heater switch was changed but makes not one bit of difference as it still pops and cackles, a pipe under the sink was tightened which again makes no difference as its the wrong area he tried to fix, the balcony door that wouldnt lock now locks, the balcony door that wouldnt open again does not open. we also mentioned the issue of the light fitting to this man and instead of FIXING IT, he said he would inform KSL, who already knew about this. still, around 3-4 weeks later, the light has not been fixed. It is that bad that the metal part of the bulb has rotted away! I also have images of this, and copies of the emails sent to KSL regarding this problem with the images attatched, yet it has still not been sorted.

When we first got to Cyprus, we spoke to a few of people who are now close friends, and 1 mention of KSL and they look at you with pity in their eyes.

So, like any person with a brain cell would do, we emailed KSL informing them that we were terminating our contract, as the place is not safe to live in. Again i'll mention electrics mixed with water! KSL refuse to take any of the blame as they say they tried to contact us numerous times regarding fixing things, and I believe we had 1, maybe 2 emails from them and they tried to call my old number. Baring in mind there is KSL staff on our complex from very early in the morning until around tea time every day, if they wanted to resolve the issues as bad as they made out that they did then they could have very easily sent someone round.

Following giving notice of us wishing to terminate our contract, we were advised 8 days later that they would not notify the landlord that we wish to terminate our contract for the reasons we provided but they would notify the landlord that we wish to mutually terminate our contract. They also notified us that we were in the wrong for not being contactable, this is a strange claim considering I work from home and the first time someone knocked at my door requesting I check my emails, I responded within 5 minutes of the person knocking at the door, their email was not about the issues that we had reported weeks ago, it as about the bank failing to execute the standing order for the rent. Which we resolved and paid. They also claim the fact that we had an unathorised dog in the apartment within their response and the fact they tried to contact us numerous times, the best part is that they contacted us once and I responded immediately informing them that the dog was rescued from outside the complex and that we had rehomed her with a company in germany who will be training her as an assistance dog.

I feel this was a clear indication that landlords that have KSL manage their property do not get to see the full picture of what is happening at and with their properties. Fortunately for us we know a personal friend of the property owner and he will be getting informed of the true reason as to why he's lost a years contract on his property.

I have not heard 1 good review about KSL, and I certainly wouldnt be able to give one.

I have never dealt with a company so incapable of doing their job as this company. As long as they get their money then they are not interested in any problems you have.

I would not reccommend my worst enemy renting through KSL!

Fortunately, we are moving out at the end of this month and I cannot wait to hand over the keys and get out of this place for good!

KSL really do live up to their reputation and the tenant is wrong no matter what in their eyes, with reference to their comments regarding a law suit I highly doubt they are true in the slightest as im sure no one within KSL would manage to complete the task within 7 years...unless of course it was collecting the money.

IN RESPONSE TO THIS POSTING

Due to the complete inaccuracy of events as stated by Ms Shaikh her comments have already been removed from other forums by the forum supervisors who have agreed that they breach forum rules. Further to this we have a pending law suit against Ms Shaikh for publishing false information with the intent to extort money from us.

Our response.

We were contacted by Ms Shaikh on the 13th July this year. At this point Ms
Shaikh informed K.S.L of her intention to move permanently to Cyprus.

Ms Shaikh decided that she wanted to rent a property remotely from the UK
without either seeing the location of the property or the property itself, this
she was advised not to do by our Larnaca staff. Ms Shaikh decided against our
advice to rent a property in this way and continued with the rental remotely.

Ms Shaikh informed us at this point that she could not provide any references
for the landlord, she also informed us that she did not have any job to go to
in Cyprus. This being the case the landlord requested Ms Shaikh provides three
months rent as a bond against the property this Ms Shaikh agreed to.

On arrival in Cyprus Ms Shaikh collected the keys to the property and the
following day complained to the office that she was unhappy with her choice of
property. At this point our Larnaca staff offered whatever assistance they
could to settle the tenant, Ms Shaikh refused all offers of assistance.

Over the next couple of days the situation escalated with our office receiving
various complaints and again when offered any assistance Ms Shaikh simply
refused our offers of help and would not enter into any civilized communication
with our office.

After just four days in Cyprus Ms Shaikh decided to return to the UK.

The landlord of the property decided not to return Ms Shaikh’s deposit for the
following reasons.

Ms Shaikh had stated that she was moving to Cyprus permanently and without any
references or job and against his better judgement he agreed to Ms Shaikh
taking a tenancy in his property.

In the landlords opinion in just four days Ms Shaikh had made the decision that
she had made a mistake in moving to Cyprus and as such was simply trying to
create a fictitious situation in order that she could obtain her deposit back.

It is worth noting Ms Shaikh entered into a rental contract with the property
owner and not K.S.L.

All bonds are held by the owner and any deposit returns would have needed to be
made at the discretion of the owner.
